I told Lsmb Arcitect Tom Lamb I wanted a big front & back porch & inside I have French doors I can view my back pasture where I had 3 horses. And Frm front porch i sit & admire the peaceful setting of Hms down the road. Inside I love the design of my wash room where Tom designed the appliances in place to give me a large walking space. My Large Walk-in Food Pantry is so nicely designed, I not only store grocery but it's my Pharmacy Meds pantry too! I have a large walk-in Master Bdrm Closet that has Top & Mid-Size Racks for hanging seasonal clothes. oh my Dining Rm has French doors to bk porch & has open area leg space into large Lvrm, which I have built-in shelves for decorating the seasons of the year! my Kitchen is a large open area if I wanted I cod stl add the island I thought I wanted but decided against it since I have new table. Our builder wanted us to close on an incomplete home, and they didn't even have a final inspection report before the walk-through. Joe saved us from many potential problems later on. The builder did it for completion but not for a safe move-in. Even with a brand-new build, his extensive experience and keen eye for detail were crucial, especially since those issues aren't visible to uninformed consumers like us. Joe is completely honest and transparent, and he took the time to teach us about every part of the home. He carefully checked everything and found several issues that weren't up to code and posed safety hazards for my family. His detailed report provided us with the exact documentation we needed for our builder. Our builder tried to dispute it, but there was no evidence or standard practice to support their case. Retail Builders Group, called the city to confirm what was needed, checked city code, and even attempted to schedule a meeting with the city permit personnel to ensure my documentation was going to meet the city's requirements. He also did not performed activities which he charged and pocketed the money. He asked us to pay him the last installment of the project, which we did and then tried to get more monies from us. He changed the plans with out our approval. After he was removed, he threatened to sue me on the theory that we could not fonish the job with the original contracvtors. after researvhing the issue and talking with a construction litigator I confiemd that was a lie. When we reveiwed the work he performed we found he used other individuals to do the workt and that a big part of the electrical was not to code. that neede to be redone. After that he still went to the city and slander us. The first review is true. He waits until he gets close to completing the project and then he tries to extort money from you. He does not even fallow his own contract.

Sarah Gamez from Geotechnical Consultants was highly recommended by our realtor and we decided to go with an expert like her. She was very professional and on time. Her report was very detailed, and she found additional things that our inspector and general contractor didn't noticed. She also made recommendations for some of the cracks and separations in the foundation. Overall she was very thorough and I am also glad we contacted someone that would give us an unbiased assessment.
