We have lived here since 2024 and were assigned a garage. After someone jumped the property gate and damaged our vehicle, we raised security concerns and were temporarily given the garage. Later, we were told that garage was needed for incoming residents and we had a new assigned carport. I explained I did not feel comfortable using an open space since there had been damaged to my car, the assistant told me she would share my feedback to the manager and the manager would get back to me but never then. Then came 2 days later then the controller for our assigned garage stopped working, and we discovered the code had been changed and our belongs had been thrown away or someone from maintenance named Andres kept them. The biggest issue was the lack of communication between management. Celina said she was not aware the garage belonged to us, while another staff member apparently believed it was vacant but if it were to be vacant why would they call us to let us know they needed it for incoming residents. Maintenance was instructed to clean it out, and some of our belongings were discarded because they were apparently mistaken for trash. We never authorized anyone to remove or dispose of our property. We were also never told to remove our belongings Trying to get the situation addressed has been extremely frustrating. The main office representatives have been disrespectful and unhelpful. We were given the supervisor Humberto's number and called approximately 20 times, leaving multiple voicemails, but never received a response. We repeatedly contacted Celina to let her know Humberto was not responding. We were told there was nothing she could do other than continue forwarding our emails to him, and that she was not the manager in charge. As residents, we expected management to know which garage was assigned to us, communicate with us before making changes, protect our belongings, and actually provide assistance when something goes wrong. I'm posting this so residents can make an informed decision. I'm also considering sharing our experience on TikTok so others can see what happened If you are considering renting here, I recommend asking detailed questions about garage assignments, security, management communication, and what happens to residents' belongings before signing..

If you are an introvert who doesn't care much for having many people over or if you are busy raising a family so you don't care much for worrying about visitors needing to come over then this is the perfect place for you. All of the other residents have been just as sweet. ***Maintenance requests are attended to very quickly. My apartment has never had any major issues, either. I once had a leak and Tomas fixed it right away. Honestly, the scariest thing that happens is an occasional spider or two. (You will see bugs from time to time since Maplewood is close to a large park and has a lot of green on its grounds.) ***Stephanie and Tomas are so helpful. Stephanie always answers my phone calls and emails/calls back within 24 hours whenever I had a question. She signs off on packages for me when I need it, and drops them at my door when I request it. Stephanie has also opened up my apartment on my request when AT&T came to set up my internet (I had work and couldn't physically be there). ***My apartment is quiet. My neighbors or any outside noises have never disturbed my sleeping. It's a good, safe neighborhood.You can go for walks/jogs/bike rides in the neighborhood adjacent to the Maplewood complex. ***There are TONS of restaurants (you can walk to the hip restaurant, Tempo Urban Kitchen, for taco Tuesday and drinks) and grocery stores (Sprouts, Trader Joe's, Whole Foods, Ralphs) within a few miles. And, don't forget downtown Brea and the Brea mall. ***There is a barbecue, pool, jacuzzi and big laundry facility. Best wishes to all of the residents and management at Maplewood. I was told at move in that if I wanted I could get the carpet replaced in my apt after 5 years. When I signed my 6 year lease they said they would replace the carpet but I would be responsible personally once they did. I suggested vinyl flooring because that's what they were replacing the carpets with in all the other units. They said they would if I paid half. Really? Also, when they prepare the apartments for new tenants they paint the walls with watered down paint which makes them impossible to clean. The kitchen cabinets have been painted over so many times without proper prep that you can literally pull the paint off in sheets. At one point the tenants across from me had to be moved out due to black mold. A new tenant, a disabled Vet, that had been in a unit less than a month had to be relocated due to a cockroach infestation. The final straw for me and the reason for this review is I finally moved out after 7 years, never late on my rent or services once and they sent me a bill for the carpet replacement. They kept my entire deposit and still sent me an additional bill for the carpet replacement. Said if I didn't pay within 15 days they would send it to collections. Basically threatening me with a bad mark on my credit report. I am also a disabled Vet but I'm trying to buy a home so I ended up paying them because I couldn't take the chance of them screwing up my credit. So, all I can say is RENTER BEWARE.

The community does not feel family-friendly, as many residents seem unconcerned about the number of tenants in each unit, and affordable rent attracts a variety of tenants. Parking is inadequate, and there appears to be favoritism toward certain units, which can have up to three parking spots without issue, while others must walk 20-30 minutes to find parking. My family and I have faced numerous challenges during our time here, and unfortunately, we are unable to afford to move at this time, which means we must endure the remaining seven months of our lease. Overall, I would advise others to consider alternative housing options, unless you are single, have only one vehicle, and do not expect to have visitors or family over.

Most of the two bedroom apartments were upstairs and the 1 bedrooms downstairs. We had complaints during non quiet hours from our downstairs neighbors. We asked the office several times to send us "proof" of the noise as our neighbors started video recording us instead of having a healthy conversation. The office never gave us the proof we requested. Instead, they told us the problem had been resolved. But a week or two later we would get a demand letter for the noise to stop, this inconsistent pattern of being told we were noisy and then ok happened for months leading me to PTSD over losing our home. I offered to give the neighbors our phone numbers so that they could text us if we were bothering them. I bought rugs for all of the floors. I was tip toeing around my home in fear of eviction. The office could never tell me what the next escalation steps were. My children were in school from 8-4 everyday and the noise complaints were between 5-7. The Karens couldn't deal with communal living. Unfortunately we are not the only ones to experience this. I have seen the same type of noise issues reported on FB, Yelp and Google reviews. Do not move here if you have children. I recently connected with another old tenant who moved out due to the harassment from Karen neighbors and the office. We both were living in building 7.
