My Personal Experience: I lived at Viktoria Apartments for two years. The building itself is beautiful, with great amenities and views -- but my experience as a tenant took a serious turn when I was displaced from my unit due to flooding caused by maintenance work. A dishwasher installation in a neighboring unit led to flooding in mine. I was given three options: 1. Move out -- only six months into my lease, 2. Sign a new, more expensive lease, or 3. Pay out of pocket for a hotel during repairs. They also suggested that my renters insurance should cover not only my housing but even repairs to their unit. I was eventually served an eviction notice while still displaced -- after I told them I wouldn't pay rent until they addressed the costs related to the flooding and my temporary housing. Around the same time, I learned that a neighbor where the flooding originated was offered a temporary unit (which he turned down), but I was refused the same option because the Regional Director told me he fears I may end up "squatting" - which raised concerns about inconsistent treatment. I also found proof of other flooding incidents (including images of floods). Throughout the ordeal, I also dealt with 14 months of ongoing noise issues that I repeatedly reported but were never resolved or seriously investigated. These conditions eventually led me to move out. In court, three Viktoria employees testified under oath. Some of their statements differed from what had actually happened. That experience was deeply disappointing and further eroded my trust in management. But I suppose they are just doing their job; it's very hard to do the right thing and stand up against injustice or be whistleblower when you have a family to feed. I believe that most, if not under oath, would agree that the way I was treated by their corporate office was not right...two of them already told me themselves. I didn't know this before I moved in. But a maintenance staff member once told me they receive $50 for each positive review that mentions them by name. While incentives like this may be common in marketing, I believe it's important for prospective tenants to understand the context behind some of the praise they may read. We love living here! The building is really nice and all of the amenities are great. We love the gym and the rooftop area. The staff is lovely and super helpful. Justin is always helpful with any questions we have and really helped with the move-in process. Robert always fulfills maintenance requests within the day and often goes beyond the request itself. It's really nice to have responsive staff especially because that was not the case at the last place we lived. They also coordinate events throughout the year that have been a fun way to get to know the building a bit more. The package situation is a little disorganized because packages can be in a couple different places, but that is really the only criticism we can think of. read more

Since moving in Nov '23, I've had several maintenance issues (A/C, lighting, plumbing), but what has stood out is how quickly and persistently the facilities staff resolve them. Kevin and Robert in particular have been up to my apartment over half a dozen times. They really treat my tickets like it's their own apartment and their own comfort that's affected. Confidence that they're going to stay on these issues until they're resolved has made a big difference. read more

The rooftop view looking over the Sound, West Seattle, much of the city (the Space Needle is visible!), and even up north towards the islands is undoubtedly one of the most incredible views in the city. Any event you throw on the *large and aesthetically designed/decorated* rooftop (even just grilling with friends or having a bottle of wine) will feel incredibly swank and meaningful (again, incredible view). - Location You are near the market, wow! Everything else kind of sucks tbh. The area isn't particularly lively nor is it particularly safe-feeling during some parts of the year. That said, if you are willing to walk, Olympic Sculpture Park/Cap Hill/Belltown aren't that far. Additionally, the area is changing pretty rapidly, if the new improvements near the waterfront continue and complete and the nearby derelict buildings are filled this area would obviously be extremely prime. - Maintenance Efficient! Fast! Your stuff will be fixed! All great but Robert in particular has fixed a lot of my stuff. Can't say enough good things. - Concierge Wonderful, Wonderful! All of them! Such lovely people to see and interact with. It truly is super nice to have a concierge at the front when you forget your key or something. The apartment room has all the essential features you need including AC, wash and dry machines. What stands out to me is the responsiveness and enthusiasm of the service stuff. You can simply submit a service request in the Active Building app, and somebody will contact you within a day to fix things. Also you can always write an email to the management team about any questions you may have regarding billing etc. Although the air circulation isn't ideal, and the parking cost is pretty steep in downtown, it's still a great place to live for its price. This company tried to raise my rent in the early days of the pandemic. When I moved out with ample notice, I gave them a pristine apartment. They fabricated charges and refused to return my security deposit. Three years later, they have hired a collection firm to collect like 4 days of rent with three years of interest. The first notice I got was a ding to my credit report and score. These people are thieves, they are liars, and, raising rent during a pademic also makes them criminals. We live in the apartment building next door and they run the power generator for over an hour. It's very loud and interrupts our sleep. I sleep with ear plugs yet it still wakes me up. It also blows a lot of smoke into my apartment, so I have to close the windows every time. I wish they'd be more considerate of their neighbors. I can't imagine it being quiet for their residents either. read more

I have been living in Viktoria with my parents for the last three years and have really enjoyed my time here. I don't think I want to move anywhere else till I am in Seattle :) To start off, this building is located at a really nice spot. Pike place is a block down the road. Target and several other shops are close by. There are several metro transit stops within a block or two. There is a really nice coffee shop - the moore cafe in the block which is my go to place. Homelessness has increased a bit here since COVID but it doesn't seem to bother me much. Apart from the location, the rooftop of this building is a highlight. You will get the best views of the space needle, the Ferris wheel and the water. The sunset is amazing. The concierge and the leasing team is so helpful and friendly. Huge shout out to Justin, James and Robert for always helping us with a smile. Would recommend that you consider this place as your home. read more

This is the most horrible place I ever met. The leasing office manager, Daniel, is super unprofessional. Each time I scheduled something to talk with him, when i went to the office and he was not there. He never cared about appointment with you. Every time he just asked you to meet his schedule, however he never showed up. He never replied to any email either. When I decided to move out from this stupid place he did not send me email about the renewal lease, then he charged me 500 usd more because i am late to notify him my leave. Their website is bad. You can never remove your bank account information from their system once you leave. I would suggest you guys do not come and live in this bad place. So in the last month...the building sold. With Greystar now managing it. I've never known Greystar to manage a luxury building..and I'm guessing this is why... 1. We can't pay our rent online. 2. The manager refuses to give me the number of her Manager..after asking 5-6 times (photos to follow). It's awkward, yet sad? 3. Cigarette butts all over the roof top. 4. The garbage is never emptied (see pics). 5. They let strangers into the building (very safe). 6. The roof top seats have been missing for 6 weeks? They refuse to respond to why? 7. The women's bathroom toilet was covered with blood (super classy). 8. (Temp) staff is a pleasure to deal with...said no one... 9. The building is always filthy.. 10. They never respond to tenants (common conversation in the elevators). 11. Beer cans, wine bottles and pretty much garbage is always left laying around.. 12. I moved in here when the building first opened back in February and it's been pretty much perfect. Relocating here from Phoenix in January I spent a lot of time touring other buildings in the area and found the Viktoria was not only closer to my work, but also far nicer appointed (it was brand new too) and cost less than the majority of its competition... And was pet friendly too! As others have said, the concierge and maintenance teams have been great. I actually look forward to picking up packages and often drop in just to say hi, everyone seems to really like what they do and when you do need something done, it gets done. The location is very close to Westlake, making it one of the few places you can truly live car free in this city and it's very easy to get to the airport, which I like. I've found it easy to call this place home and I don't know what all the fuss is about the construction - This is the downtown area of a very large and popular city, to me it's to be expected and the price you pay to be at the heart of it all. I highly recommend the location for anyone working in the area, just by itself not having to commute is amazing. I am happy here and have no regrets about the move, come take a tour and make up your own mind. read more

James our leasing agent was wonderful and down to earth. The concierge/front desk is super friendly. It's insane to me how someone can leave a bad review because of their own apartment choice, or over small discrepancies that really have absolutely nothing to do with the building, and then not being happy about this place... that's why you choose what you like! Overall, great leasing staff, everyone I have spoken to is super friendly. Amenities are kept clean and so are the common areas, and there are plenty of amenities. We've been living at The Viktoria for 9 months and having a great experience. There were several management changes right as we were moving in, which were a little disconcerting. Things seem to have stabilized now and the new management team , led by Sid, are doing a great job! The staff are very friendly and helpful. They are putting on events for residents all the time, which are fun and a great way to meet your neighbors. Yesterday they sponsored a Super Bowl party that filled two of the rooftop venues. Sid and team provided burgers and other great eats and the residents all pitched in and brought potluck. It was a blast. One of the things we love most is the building is very pet friendly. We lost our best buddy recently and have have been missing him something fierce. Since getting to know our neighbors at the sponsored events, we have loved spending time with some wonderful dogs (There's even a rooftop dog walk, complete with fire hydrant) It is like living in a 5 star hotel as far as we are concerned. Concierge services, terrific gym and movie theater and a fabulous rooftop with sky lounges, gourmet kitchen, game room and the most spectacular view in all Seattle. The residents run the gamut from tons of Millenials to a contingent of Baby Boomers like us. The rents are very steep, but we were willing to give it a try just to have the "urban experience". Surrounded by shopping and restaurants everywhere you turn has been a real experience for us. Being located just two blocks above Pike Place Market, we are in the thick of things and can walk everywhere. The Westlake Light Rail and transportation center is only two blocks away. I travel constantly and being able to walk three minutes and then ride straight to SEATAC for $3 is huge for me, especially with no traffic to deal with!! There's building is built as solid as an absolute fortress. We never hear our neighbors, except for the rare party being held on our floor. All the noise is coming off the street. You are dead center in downtown Seattle and you just have to accept the street noise comes with the territory. Sometimes some of the parties up on the rooftop venues can get a little boisterous and carried away (a bunch of 20 somethings living the life). Not a big deal usually and it seems the problem tends to be the guests, not the residents most of the time. We like that the building is non-smoking throughout, at least the building management does their best to enforce it. There are only a few things we don't care for. The access is to the secure garage is off the narrow and dark alley behind the building and the construction of a building across the alley has made for a traffic hassle. That should be completed soon and the problem cleared up. This entire downtown area is full of the homeless and drug addicts, which means you need to be alert when you're out on the street and in the alley. The Seattle mayor's office seems to be unwilling, or too politically correct and "hands-off" to deal with the problem. The Viktoria recently hired a nighttime security guard to patrol the alley and maintain a presence to make the residents feel more secure. I will say again, once you are in the building, you feel extremely safe, security cameras throughout and the apartments have solid core doors with high quality locks and hotel-type interior nighttime bolts. You don't see strangers wandering around the building. There has been a building going up between The Viktoria and Pike Place, which means we have had to deal with the constant construction noise since we moved in. Fortunately, it's almost completed, but there are other tall buildings scheduled to go up around us in the near future and we expect the noise to continue. It's comfortable, well-stocked, much bigger than a hotel room, and the staff are incredibly friendly and helpful without ever being intrusive or corporately phony. The building is ideally located, walking distance from everything Seattle has to offer, including the best Metro station, and the roof lounge is both spectacular and pleasant to hang out in. Reasons why Viktoria has been pretty great for me: - Close to Amazon HQ, a 15 minute walk to Day 1 - Close to lots of food options, including stuff at Pike Place Market - Close to Target, although they're a bit lacking in the groceries department - Close to public transport, tons of bus lines as well as the Link Light Rail that goes to UW (more food) and the airport - Modern interior, easy to clean hardwood floors and giant windows - Rich appliance set: in unit W/D, AC, dishwasher, oven, microwave oven, and fridge Amenities: - Rooftop access with sweeping views, lots of space for hanging out with friends, BBQ grills, and a pool table - 7th floor gym with a squat rack ($80/mo back in my pocket), and free towels you can throw into a basket when you're done - 8th floor office space with a printer (bring your own paper, still handy) - Movie room that I don't really use - 24/7 staffed front desk that holds packages for you - Resident events like Saturday Brunch and Wine Wednesdays - The front desk staff and leasing staff are top notch. April downstairs is delightful, remembering everyone's name and giving a heartfelt welcome every time she sees you. Keith from the leasing office was very professional when he showed me around and continues to be responsive to resident feedback. Since I moved in, Viktoria's added: - Fresh flowers at the front desk - Spa water and coffee at the front desk on weekends - A hella-dope fully automatic coffee machine on the rooftop. I love it. It makes the rooftop feel like a membership-only airport lounge with no snacks but unbeatable views. Complaints: - Sometimes, the entrance to the building is a bit smelly. I'm not sure what the cause is. - Sometimes, people leave a mess on the rooftop when they're done. The cleaning staff usually takes care of it, but it's still unpleasant. Utilities: - NB. Building utilities are shared among all residents based on the square footage of their apartment. So the lights in common areas and stuff. I'd have to decipher my bill at some point to identify the cost of common utilities, but my entire utility bill including my personal use clocks in at around $95/mo. Lots of new buildings are opening up and down the same street, following what appears to be a similar pattern of amenities. I think it means Viktoria's got the formula spot on. This seems to be a great way to live in Seattle. read more

From the outside , the Viktoria apartment building is very nice and the apartment itself is great with a large bedroom, bathroom and living area. But it stops there. The only view is of your neighbors' windows and the rooftop bar across the courtyard which plays loud music until late at the night. The building itself is ill-designed as a hollow square surrounding a busy courtyard that is open to foot traffic as well as city vehicles, rubbish trucks, delivery trucks, maintenance trucks, etc. Both the living room and bedroom windows overlook this exceptionally noisy courtyard where vehicles come and go all night long. Add to this the sound of bottles clanging together after the bar closes and they start dumping box after box of empty bottles into the bins followed by, I assume, graveyard shift recyclers trying to dig them back out. Add to that the trash trucks that seem to empty trash containers all night long, people yelling up from the same courtyard, sirens from emergency vehicles. If you stay here either get ear plugs or plan on getting no sleep whatsoever. read more

I have just moved in and have to say that my experience with this leasing office has been one of the worst. I get COVID precautions and everything but the customer service here is just horrendous. I did a tour with Michael at first and the apartment itself was very nice for the most part. They have very outdated closets and one of the shelves in my closet fell down after hanging my clothes on it. The maintenance guy said they can only hold 30lbs. Sorry but suits and jackets and pants all way more than 30lbs. Anyways, leading up to my move in I kept working with Michael who said he would make my move seamless. I had explained to him that I was moving from NJ and would be buying a lot of new furniture so it will get delivered on different days. He said no problem we will make sure is stress free. Since then, I have not even seen or heard from Michael. I guess once you sign the lease they think their job to act nice is over with. I finally come to get my keys and they basically were just going to hand me the keys and send me off. I actually had to request them show me around and tell me about where everything was. James who showed me stuff didn't even know how the door to the package room works. So was I supposed to figure this out by myself? Every other "luxury" apartment that I have lived in has had some kind of welcome packet, walked me around, explained the amenities, etc. I felt that I was bothering these people when I'm their customer. They obviously do not want to interact with their tenants and hide in their office which is locked constantly. The concierge people are just as bad. They know nothing about the amenities either, they do actually no work for the tenants but sit there. My packages sit out in the open without a phone call or email that I have something. There is only one freight elevator which is constantly locked but they want you to bring your bulky boxes down there. The furniture that I'm getting delivered that Michael said would be no problem has been a huge problem and they have not wanted to help with anything. Seriously, if you want a building just for the location and views and no customer service then this will do. But don't any help from anyone. I'm very disappointed in this building and the people who work here. And definitely one of the worst experiences ever moving in. read more

I lived in the Viktoria for 15 months on the 24th floor overlooking the sound and ferris wheel. The view from the rooftop was spectacular and there was a premium for it, the unit was expensive, which is fine. The concierge was super friendly and welcoming. Initially the office staff was cool too, until the new management company Greystar came in. At the time of move out I closed my account / bill at the leasing office. A few months later I got a letter saying that I owed $615 on my account - I asked for a break down of what this was for. I was told it was for utilities for the last month - my utilities historically were $80 or so, on a 600 square foot unit, it is in not possible for the utilities to be $615. I asked for a line item break down, I was given a bill which shows 3 months utilities for $235. I asked for a reconciliation, I never heard back from them. Greystar proceeded to report the issue to the credit agencies. First, the account was closed upon moved out. Second, in a situation like this the reasonable thing to do is to provide a break down of the accounting. In addition, I never received my refundable deposit either. 1 star for the views and concierge. Avoid the Viktoria and others that are managed by Greystar - the company is very hard to work with. read more

I have to keep the blinds shut all the time. Management raised my rent and when questioned given the vast reduction a long note with market rate calculations etc was given. Despite the fact that they are not exiting any units below me that have blocked views. That's a $0 market rate FYI. The new management is professional but not warm and friendly. I'm always like to wake up in the morning and in 1-2 minutes drink my favorite coffee in the First Starbucks, then go to the French Bakery for some macaroons and buy a local fruits, veges, seafood and raw milk from Farmers. This is 2 blocks from Viktoria! If you will come in our lobby you always found our concierges very friendly, smiling and happy to work here! All of this people so interesting! I like to chat with them ) They are also can give you a good advice about beautiful place in Seattle to visit if you are new in this city! We have 24/7 service to get your packages. This is so good if you working too late and don't have a n opportunity go to the office in their work hours. Elevators. They are always working!! All three!!! I remember 2-3 times when one of the elevators wasn't work. Btw I live here for more than 2 years. Rooftop. We have a gorgeous rooftop!!(you can see it in the pictures). Our landlord always trying to keep this place clean, but we have some people who don't want to follow building rules. But they are in all buildings! Our community every day sending a reminders about our rules, and after that it getting better. This is about that people who don't leashed their big dogs. I have a little baby and it can be scary if your elevator is opening and a HUGE HAPPY DOG is trying to make you happy)))) I'm totally agree with our management that if you have a dog you need to respect other people who don't like them(especially if you have allergy or little baby, who can be scared to death). And now about apartments. Quality of the apartments is truly luxury. Hard floors, huge windows and... My favorite part of this... AC!!!! If you don't have A/C in your apartments at summertime or if you live in the South and East- omg... You will have a big problem! Also we have a theater in the 9th floor when you can watch your favorite films on the big screen! So, finally, when I was in the many buildings at the downtown, I can tell you 100% that on this price you will not find better apartments! I am a former renter at this apartment, and completely recommend against them. The apartments are beautiful, but I would describe the management as unprofessional, rather thugs! Here's my gripe: At the end of my one year lease, I set up an appointment with the management office for an exit inspection, so that appropriate reparation work could be documented. The officer documented need for deep cleaning and wall repair, but did not share any dollar amount. I was to move from the US to Europe in a month's time, so I chased their office to get an estimate of the expenses, to no avail for the next three weeks. During the last week of my departure, they presented a bill which included full repainting, in addition to deep cleaning and wall repair - the full repaint was NOT included in the final inspection report. When I pointed that out, they refused to remove the full repaint charge. As 'evidence', they only shared photos that show need for deep cleaning and wall repair. Viktoria's office manager refused to come to the phone to talk with me. Her assisstants made shameless promises to call me back, email me, but never did. All this while, I have been calling from Europe with a 9 hour time zone difference, but Viktoria officers don't have the courtesy to respond! read more

Update: I changed the rating because the entirety of the staff has hanged. Kevin and James are utterly delightful, friendly, kind and helpful. I am so lucky to see them everyday. Gabe is the best maintenance technician. He's super friendly and WONDERFUL at his job. These three individuals alone are the reason I've stayed at the Viktoria. Kevin, James and Gabe....Thank you for everything that you three do for me and the other tenants!!!! The building is wonderful, clean and modern but what stands out is the staff. The concierge April is simply delightful. I have never had to pull out my keys in order to enter the building when she is working. She will see me with groceries in my hands or if I'm not carrying anything she will still open the door for me. I appreciate the warm touch of saying "welcome home" after a long day. April takes the class and professionalism of the building to a new level. She is the standard that I measure everyone to. I will rave about the building, April and the amenities but I can only give Viktoria two stars because of rude, unprofessional and crass behavior from other concierge staff. David, chef concierge, has been blatantly rude to me, my guests and even my dog walkers. His attitude suggests that myself and the other residents are nuisances to him yet he is in a position where he is asked to be courteous and helpful. This is why I can only give 2 stars.
