From our visiting and leasing experience to the maintenance team that responds quickly and works efficiently, the entire staff is friendly, well-trained, highly respectful and always responsive. The concierge crew deserves special recognition, as they keep residents' operations running smoothly with pickups, deliveries, communications, regular community events, etc. ... The building and its facilities are also top-notch. Our apartment fixtures are superior to most apartment furnishings, and the same can be said for the equipment in the fitness center and other commons areas. Used to be good. 2023 marked a severe decline. I went out in the morning and there was a DEAD BODY on the sidewalk. Lots of stabbings and shootings and assaults and robberies and drug use within 5 block area. Less in South Lake Union area. Severe problems with elevators - long wait times and frequently out of operation. Major water flood. Management and corporate are tone deaf on impact to residents' time and degradation of service. Developer received approval to build a 40+ story tower right next door. Anticipated to be a long, dirty, very noisy, material inconvenience and blocking light and views. read more

This review is long overdue. My boyfriend and I moved in to Tower 12 back in July. We had spent a long weekend touring apartments and had a wide range of experiences. Most of these were cold, mechanical and pushy. We had positive ones, but not at the places on the top of our list. Tower 12 wasn't even on our list of places to see but we had just left a neighboring building that we had hoped would be the one, but the staff was very unwelcoming, which left us at square one. We looked up apartments nearby, gave a quick call, knowing it's Covid and appointments are not only respectful, they are necessary to navigate a positive experience in these times. Most places aren't able to accommodate without. Everyone was warm and welcoming, and it didn't take us long to realize this was the place. Every day since, we have been greeted with a smile and I have witnessed every tenant, vendor and delivery person be treated with the same, regardless of ethnicity, age or status. We constantly find ourselves gushing to our friends and family about how much we love where we live. We love calling this place home, and I hope maybe you find the opportunity to as well. I would like to share a detail that I only find relevant because of the 1 star reviews. I'm not white, I'm not wealthy, and thats never been an issue here. I love calling this place home. read more

We have lived at Tower 12 for almost a year and a half, and if we move out, it will be a sad day. My wife, my son and myself moved in, and after only a few weeks, I begged my parents to rentban apartment here as well. We have been renters for the past 16 years, and living in tower 12 has been the best experience of any place we have lived at. However, everything starts at the management level. Unlike other apartments buildings, where management keeps rotating, the management at Tower 12 has been steady. They keep everything in the building running like a perfect Swiss watch. Maintenance has been impressive. I never had to complain or nag them about anything, but mainly because there's nothing to nag about. Management is always approachable, kind, polite and cares out tenants needs. If some equipment, like an elevator or even a a coffee machine fails, it is taken care of right away. Everything in the building is always squeeky clean. Even the days when a maintenance person may call in sick, I've seen management, plenty of times, perfoming cleaning and maintenance duties. Incredible. Everything in my apartment works, period. And if something fails it gets fixed. No tomorrow, nonext week, it gets fixed within minutes after I report it. From cleaning and maintenance crew to the concierge desk to the management team, these are a great group of individuals. They even remember your birthday. If you are considering tower 12 as your home, you won't regret it. For my family, It has been a life of luxury living we will never forget. read more

We moved in when the building was brand new and stayed a year. Pros: -View from the top!!! -Helpful concierge 24/7. -Great maintenance. -Everything new and modern. -The gym and yoga room are stunning. -Really good sound proofing for each unit. -Endless hot water. -Nice appliances and gas range. -AC (hard to find in Seattle). -Management hosts Wine & Champagne Night, along with other fun events. Cons: -Trash chute issues (I don't think it's that big of a deal). -Only THREE ELEVATORS for the whole building. -The area. -Small complaint, add screens to windows so birds don't keep getting into apartments. Yes, the rent is pricey but that comes with living in a rather posh building in the middle of Seattle. The building is awesome with a few small quirks OTHER than the elevators (read on for that). The area. A main concern due to almost constant sirens and crazy / high people outside the building yelling randomly. If you are willing to put up with the area, I would suggest Tower 12. Note this location is only a block away from 3rd Ave. Be prepared to wear earbuds, sunglasses, and look down at the sidewalk to keep from being constantly asked for money by the large homeless population nearby. There were several times while walking around the area that I felt very on guard. It was not at all uncommon to see people shooting up, smoking crack, passed out, or acting very erratic. This is downtown city living though, so really not anything unexpected. The elevators. This building has 34 stories, plus 5 floors underground for parking. This means there are 39 floors serviced by only 3 elevators, although high tech and very fast, still only 3. There is no extra elevator for those moving in/out, at least one of the elevators seemed to always be out of service, leaving one elevator. I've often said there should be benches on each floor by the elevators as it wasn't too uncommon to wait 5-10 minutes for an elevator. At peak hours, these elevators fill to the brim with people and sometimes, after having to wait for a long time, you just have to wait for the next one and hope it isn't as full. For such an exquisite building, one would assume it to be common sense for more than 3 elevators. At the time of move-out, residents weren't allowed to use the stairs as they were only for emergency egress. From what I understand, management was working on code rules to allow resident to have stairs as an option rather than elevators only. I am unaware if this was completed. read more

We've lived in this building since June 2017 and have enjoyed it from day 1 until now. We would recommend this building to anyone in a heartbeat. It is not perfect by al means but comes pretty close. The rooftop is the best especially if you enjoy admiring the PNW view and just all of downtown. If you like to stay active, oh boy, there's a pretty good gym for you with a yoga/barre studio. If you're super buff and needs other fitness toys, it may not have everything, but trust me, you'll be fine! Working out never got easier and nicer when you have the best views in Seattle! The apartments have nice finishes and appliances. I believe there's an apartment size for all. We've been lucky enough to live on the 6th floor with one of the large/r/est (still smaller than penthouses) patios that we use everyday to play soccer with our dog. We did choose this unit specifically for its strategic location to the dog run area and for the size of the patio when we pre-leased this unit in January 2017 :) In the summer time, we've grown a lot of plants from (smaller) peach tree, to lemon, jasmine flower, rose, kale, tomatoes and a bunch of herbs such as cilantro, parsley, lavender, oregano, etc. Yes, we just love our apartment! Really enjoy the open floor plan! Can you believe that we were able to fit our 10-seater acacia wood dining table in our dining room? We had 2 of those, one we placed in the patio for the summer outdoor gatherings! Staff: The best. Concierge team cares about you and gets to know you. They'll take care of whatever you need. (Thanks, Nate, for knowing whether its my book club time and/or my workout time (or any other event) with the girls for my women's group). Maintenance staff: fast and efficient. Honestly don't know all of their names since you don't interact with them much nor see them if you need something fixed but when you do see them, they're very friendly! Leasing staff: all very nice and approachable! LeAnna and her whole team deserves an applause! Again, it's not a perfect building and it certainly has had many issues the past 1.5+ years, however, they've done their best job to resolve many of the issues. Advise to new residents: if something is broken and/or you need help, seek help by telling someone, maybe concierge and/or leasing officer, and guaranteed, someone will try their best to resolve your issues. The one star racism reviews are from a "viral influencer" video on Linkedin and facebook. The video firmly asks him to leave after using the consulting session/tour as a photoshoot, and in face of being asked to leave multiple times, he clearly pulls the R-card on his race. While there is no evidence that the staff was being racist, as he clearly claims, there is an immediate encouraging response in his comments, with the influencer directing people to start hatefully harassing the Tower 12 staff and management and corporate. The reviews below are people who have directly commented they will leave hateful comments, public phone #s, names of management, and encourage fake consulting sessions to harass staff. He supports them and tells them to go for it, leaving fake reviews based upon an edited video. The entire video is him spiraling a supposed narrative, yet they say none of those things in the video and they repeatedly and firmly ask him to leave the premises. In addition, the video only "conveniently" films the end where he is forced at the door, assuming after multiple attempts to ask him to leave. read more

I am a barre & dance-fitness instructor teaching regularly at Tower 12. My experience interacting with the staff and tenants has been entirely positive because of the friendly and inclusive environment the building offers to its residents. People don`t just live there, they create a community! And this is a rare asset in today`s hectic alienated world. The building has one of the supremest views of downtown and the interior is the right amount of new-age luxury and location convenience. In addition, the building has one of the best looking fitness studios on the very 34th floor. You can imagine the rooftop view! I moved here 18 months ago and I have loved being able to walk to everything Seattle has to offer. Our views are amazing from the Space Needle to the Sound. Tower12 has the best rooftop and gym, hands down. In actually look forward to workouts now. The apartments themselves are a tad on the small side, but have beautiful finishes which make having to get creative with space worth it. We were going to rent a unit here but got a bait and switch instead. We got a price yesterday for 12 months from Taryn who is the excellent leasing agent there on the weekends. Of note, we were also willing to leave our current place a month early and pay double rent for a month to live here. Today, we called to apply and was told by another woman 'visiting from corporate' who said they are no longer giving out 12 months leases and are only doing 14 month leases now. She told us she mentioned this to us the day before. For one, neither me nor my husband heard this and two, it isn't any different of a deal when you calculate the overall cost. It would have actually been $200 more per month out of our pockets in the end. We wouldn't even have minded signing a 14 month lease because we're looking for a home for several years until our condo is ready, but this person specifically left a really bad taste in our mouths. Tower 12 must be having serious problems if they're bringing in corporate and treating potential tenants like this. Her and the leasing agent were practically fighting in front of us when we were there. In the end, we're disappointed, but we're glad the flag was raised because now we're going to confidently rent from another property who has much nicer amenities and seems like a more secure of a place to stay for a couple years. Don't waste your time here, they're obviously on the way out, no matter how nice the apartments are or how nice they may be to your face. read more

Lived here for a year plus some. I would say the other reviews give you a pretty good idea of the place. My additional thoughts: Pros: - Most notably, I would rate the building management as excellent, hence the 5 stars. Maintenance requests were dealt with swiftly, and they even patched and painted over my TV mounting holes without a fee. - I waited to review until we got our deposit back, and the deductions were totally reasonable given that I only spent about 2 hours cleaning the place up. - The staff was quite friendly and the building had frequent events with free food and drinks. Cons: - I was not a fan of the location. - There were definitely elevator issues, but as a low-floor resident I just took the stairs. - No one could possibly argue this place was a good deal. You get a nice building with a great staff, but in the end I'd rather spend that money on other parts of life. read more

We have lived here since July 2017. When we first moved in, we gave Tower 12 a 5 star review. The staff were over the top pleasant, the building was well kept, and communication from the management team was stellar. Sure, there were issues with elevators, trash chutes, etc., As would be expected in a new building. At one point, each resident received a $100 gift card to Nordstrom's for the inconveniences. Now, 8 months later, the building has been under new management, Weidner, for about 3 or 4 months. We continue to have elevator issues, trash chute issues, water issues and basic building function issues. The new management and staff, whereas pleasant, do not communicate as well. Band aids have been repeatedly put on the ongoing issues in the building and there are no signs of things getting better . With elevators always down, you can count on long waits to get on/off your floor. Garbage builds up in the trash rooms, carpets not well maintained on the floors, temp regulation in common areas is lacking-too hot or too cold. Recently a water pipe burst, flooding the storage areas. Communication regarding that mishap was very slow and lacking. Tower 12 is in a great location. Easy access to most of Seattle. We pay premium rent for this convenience. We also pay top dollar for a residence to be functional and not be repeatedly put out by things that do not work. This is not the case . We have lived in other high rises without the issues we encounter here. Bottom line, It's not worth the money to live here. It is not worth the frustration to live here. Before signing a lease here, do your due diligence. Tour other buildings. Ask questions. Talk to residents. As the saying goes, you can put lipstick on a pig, but it is still a pig.... read more

I could not be happier with living at Tower12. I have lived in several other buildings downtown and this one is by far the best. Our rooftop 100% has the best views which is huge! All of the residents are social and inclusive. The building throws great resident in events that really show a great sense of community. My husband and I moved here about 10 weeks ago. It was a cross-country move and we actually moved 3 months ahead of schedule because we fell in love with this place very quickly, thanks in large part to our leasing agent, Brandon. We have a 2 bed 2 bath corner unit and we absolutely love it. When moving in, we had to have A LOT of things shipped and delivered here over the course of about 2 weeks (nearly 100 packages). I know this was a major inconvenience to the staff, but they were consistently helpful and went above and beyond to ensure all of our packages were handled as efficiently as possible and always with a smile. Everyone that works here was immediately friendly and accommodating​ and have proven to continue to be wonderful over the past several months. The concierge team is amazing - all of them work extremely hard to keep the residents happy. I hear a lot of grumblings from other residents who seem to complain when things aren't perfect (elevators taking too long, trash chutes jamming, etc.). I have to say that I have yet to experience or witness anything that is actually anything beyond a mild inconvenience. While I would love for the elevators to be faster and more reliable, I'm also a realist - it's an occasional, minor inconvenience and not worth complaining about. When the trash chutes stop working, 9/10 times it's caused by a resident shoving items down it that don't belong there. The building management has even gone so far as to hire someone whose primary job is to maintain the trash chutes and waste management to prevent this from occurring as much as possible. Also, for what it's worth, the building was constructed and opened by a different management company and sold in 2017 to Weidener. Most of the issues that occur seem to be caused by design/construction issues from the original owners, and it is apparent to me that Weidener is consistently working to fix issues and improve the building. All in all - we are very happy living here. Anything the property lacks in reliability is compensated for by the amazing staff. read more

Moved downtown and never looking back! The entire process was easy with the staff at Tower 12. They are always helpful and friendly. Views are great, the common areas amazing (roof deck with an awesome view, don't even get me started about the gym on the top floor!) Apartment layouts are well thought out and allow you to maximize space. Seems like all sorts of different layouts and # of bedrooms. Waking up to a view and being able to walk anywhere down town has been life changing (moved from greenwood). They even do community events frequently. A couple recent ones were bringing in Dogfish Head brewery for a happy hour and a chili bar for the first day of fall (with plenty of free booze of course!). Easy to meet neighbors living in the building. Plan on staying here a long while. read more

What stands out to me about this tower is the degree of professionalism. Every tower has problems arise but not every management team is able to fix those problems in a timely manner. When they say their maintenance will address problems in units within 24 or 48 hours, they mean it. Whenever I was a private renter in the past, the landlord would take weeks or months to fix issues, would accuse me of being the cause of the issue, just overall poor service. Not tower 12. We moved into our apartment when the building first opened. The original management company was great, very proactive with anything that went wrong. The new management company seems inexperienced at managing a high end apartment building. Over the past year, it's become apparent that the building was poorly constructed. Poor construction has resulted, so far, in the flooding of storage areas AND apartments due to burst pipes. Our toilets are constantly clogging. The cheap finishes (literal vinyl wood flooring) aren't worth the rent. Since the new management company took over, there have been security issues with car break-ins in a supposedly "Secure" garage. In fact, the parking place fee has been increased.. Elevators, amenity floor fireplaces, and Bbq's are constantly inoperative to the point of embarrassment when you have guests and want to enjoy your buildings' amenities. At least the previous management company attempted to make up for constant inconveniences with gift cards and such. This new company doesn't even make residents aware of break-ins. We find out about them from other residents on the FB page. Look elsewhere for your next apartment. read more

As others have listed, this building has had many issues that do not get resolved. I had to move units 1 month ago as my unit flooded due to an ac issue 1 floor above. Water was coming in from above me through light fixtures and required me to take 2 days off work unexpectedly to move. Vehicle break ins are a very regular occurrence and management does not communicate... we hear updates from other residents. I would highly recommend looking elsewhere for your next apartment. The headaches from poor construction, lack of security and poor management are not worth the price you will pay here. It's really too bad as the building is in a great location and I very much wanted to love it here. read more
