And the full internal framing replacement of 3 windows, insulation and drywall. Project crew was great, and professional. Being here was several weeks, I worked from hime to let them have access to the backyard and inside the house for their needed repairs. They all worked without issue and concern, and provided necessary updates when available. Communication with the city for permits was at issue at first, and an initial inspection was missed. As myself and the team weren't aware it was taking place at that specific time. 2nd inspection, the inspector was several hrs late and made the contractors wait all day, and no work could get done that day. Inspections after were good. Only issues I noted were a number of nails left out in my yard, all in the same area vicinity. Where my dog also goes out to walk, so that was a little concern. But there was nothing else that occured, and clean up for was good before and after. Total work - $18k+

1 Star: The Patio Looks Nice, but That's About It!…read more While I will admit that the finished patio looks nice, that is honestly the only positive thing I can say about my experience with this construction company. The construction has been ongoing for months at Greenhaven Oaks Apartments, and the lack of professionalism, communication, and respect for residents' personal property has been extremely disappointing. During construction, workers damaged my children's belongings, including my daughter's baby carriage and my child's bicycle. Nobody even had the decency to notify me that my child's bike had been broken. They also put a hole through my living room wall, which was eventually patched but left unpainted and unfinished. What is especially frustrating is what happened to my children's recycling. I have been teaching my kids responsibility by having them sort and separate our recyclables on their own. They worked hard to organize everything, separating the materials and bagging them up properly. We had seven bags of recyclables ready to go. The following weekend, we lost access to our backyard because of the construction, and we still have not regained access. Now, only one bag of glass bottles remains. I have no idea what happened to everything else. This was not just a pile of recyclables. It was something my children took the time and effort to organize as part of learning responsibility, and now their hard work has essentially disappeared without any explanation. I have already reported these issues to my apartment management, including the damaged baby carriage. A nice-looking patio does not excuse damaged property, missing belongings, poor communication, or a complete lack of accountability. Residents should not have to discover damage to their belongings or repeatedly complain just to have their concerns acknowledged. At the end of the day, the patio may look good, but the way this company treated residents and their belongings was anything but professional. The finished product might deserve five stars, but the overall experience deserves one.

Their proposal was very professional and detailed, listing what was to be done for each part of the job. They got to work pretty quickly after we came to an agreement and I was really impressed with David and his crew. They were sure to let me know when they would be there each day, and let me know when they found issues (and there were more than a few with our old house). They ended up fixing a number of problems with the woodwork around the house that I hadn't noticed how bad they were until they were exposed. The team worked through the holiday season and finished the job faster than we expected, which was really great. I met with Kurt for the initial estimate and he was great in pointing out the kind of work that needed to be done and took the time to answer all of my questions. Once I made the decision to go with 3 Generations, I started working with Jeremy who went the extra mile to meet me at my work to sign the paperwork and select the type of siding for the house. We signed the paperwork in the late Fall, which is a busy time for them but Jeremy was always up front with their estimated timing, which I really appreciated. Once the work started, the job was completed pretty quickly. Again, Jeremy and his crew were very communicative and kept me updated on the status of the work until it was done. They also fixed some plywood dry rot and installed new plywood as well as correcting some roof deck problems in addition to all of the siding replacement. I've included some pictures the old siding, which was cracked and loose as well some pictures of the new siding to show the improvement. The steps in front of the house needed to be replaced. A number of contractors asked me to take…read morepictures of the steps with my smartphone and text it to them. It would be very difficult to give an accurate estimate that way because there's a lot of dry rot underneath the steps which needed to be inspected in-person. R&B Framing was the only company which showed up to take a look at the steps. Two days later, Jose Cedillo emailed me an estimate and thoroughly answered my questions. His company uses Redwood or cedar wood for Victorian homes, though cedar does cost extra. We were surprised by how fast his crew finished the job. They showed up on April 9th, early in the morning and worked until the evening. They arrived the next day to finish the rest of the steps and the banisters. He also painted the banisters according to the original white creme color. If it's a legacy house, they'll stick to the originality of the Victorian architecture. (Per building code regulations, when a house is considered a legacy house the paint must be the original--or close to the original color--of when the house was first built.)

Using the existing substructure that was still viable, they built this beautiful redwood deck and used a stain that we selected. All boards were stained on all sides prior to construction and protective tape was applied to the substructure so that there was no wood to wood contact. All joints were tight and gaps were consistent. Workers were polite and pleasant and on time and cleaned up after themselves . Great job!!! Highly recommended!
