Choose Value Garage Builders for their speed and service! During the consultation and quoting process, we made changes to the design and requested features multiple times for our garage. Mike patiently answered all of our questions and adjusted the quote. When we were set on the final design in mid-September 2022, Mike prepared a contract. We settled on a 22x20 reverse gable design with party door, windows, and concrete patio. We selected Estate Grey shingles and Wedgewood siding. As for the interior, we had the crew install insulation and drywall. The crews were punctual and maintained a brisk pace throughout the build. Just 3 short weeks following contract signature, our garage was fully completed with electrical and doors installed. We did not have an existing garage to demolish so the process probably moved more quickly than usual. Thanks to Value Garage Builders, I not only have a very fine garage, but also now have this hobby of writing Yelp reviews! Let me tell you how this happened. . . Aside from a A+ BBB rating, Value Garage Builders had some very happy customers that posted reviews - - and I wanted to be one of them. I AM a happy customer, but since the review for Value Garage Builders was the first and only review that I wrote - - I had a hard time getting it to post. I noticed my first review "disappeared" and then I thought the second review that I was writing a new review. It ended up posting as an "update" but a few days later, THAT review "disappeared"! I did a little research and learned that since it was my only review and I didn't have any Yelp friends at the time, the Yelp algorithm sent it to a hidden section called "reviews not currently recommended". I noticed a line at the bottom of the business page and clicked on it and there was the explanation of why my review was sent to this hidden section along with a few other reviews. Well, I decided to earn some Yelp credibility and started posting reviews. I found out that I really like posting reviews and I also started making friends with some very nice people! My review finally started showing up on the business page after I wrote about four other reviews. I did not learn how to post photos until a couple of years later. Value Garage Builders just finished my new garage last week. It replaced a tiny, dilapidated old garage that was on its last leg... My experience working with Mike, the owner, was nothing but positive. Mike was quick to come out and give me a quote, taking care to pay attention to all of the extras I needed -- the garage will function as my woodshop, so I needed (among other things) a more finished interior with loft storage, more lighting and electricity than are typical in a garage, and some natural light that would still leave room to hang tools on the wall (hence the unusual use of transom windows). I had done my homework and knew the price Mike quoted was fair. I also appreciate working with a smaller business. Mike was in touch throughout the process. It was obvious he cared about delivering a good finished product. The crews Mike employed to demolish the old garage, to pour concrete, and then to put up the garage and do the electrical work were pleasant to deal with. More importantly, they were skilled and efficient. The only delays in construction were weather related. I recommend Value Garage Builders with no hesitation or reservation. Mike and his sub-contractors had permits pulled, my old garage down, and concrete poured before the competitors called to follow up! It was fewer than 5 weeks from estimate to completed garage. That may not be typical, but is sure worked for me. All the sub contractors were great. They clearly worked regularly with Mike, the general builder, and they worked seamlessly together. They were always available onsite and easy to talk to. I was also able to add a concrete pour to fix my walkway (not a part of the original bid, but just a small amount more). I loved the flexibility to add that. For what it's worth, Value Garage also had the lowest price of the 3 quotes I received. I have a property in the south south of Chicago,I requested a quote on line and I received a phone call from the sales person asking me when he could stop by to give a quote on a new garage.Once I told me him that i work far and my hours would have to be weekdays from 5:30 pm to 7: pm.Hes answer was ''THAT IS NOT GOING TO HAPPEN"NOT ONCE BUT TWICE.He offered to weekends and I asked him to call me on that Friday witch he never did.I received a called yesterday from him with the same situation.I guess my business is not important for them(im too far). He might be great - I guess I will never know. I was ready to hire him, but when he produced his contract, he seemed to be trying to dissuade me from reading it (wtf?) - telling me that nobody ever reads the contract, not even him. When I got about 1/2 of the way through I noted that his contract states that if the job is cancelled (presumably at any time and for any reason), the buyer needs to pay him 25% of the price. He deflected to discussing the payment terms. He told me that he required 1/3 up front, and that this was non-negotiable. There are lots of ways to create an agreement that protects BOTH the contractor and the buyer, but he wasn't interested. There are plenty of reasons not to work with a contractor who needs payment before work has even started (go ahead and do a google search - I myself learned the hard way with other contractors). The only protections a buyer has with a contractor is the signed contract (his contract expressly protected him, and not the buyer), and the leverage that the contractor wants to get paid. Once you have signed a contract like that (NEVER sign anything without reading it), and given your money - you are at the mercy of the contractor. He could put your job on hold, for any reason, and you would have no leverage to negotiate what happened next - you couldn't even cancel the job without losing $4000 - which would already be in his pocket. Beware any contractor who asks you to trust them, but protect themselves with a contract that limits your options, and puts money in their pocket before they have even lifted a finger. read more

We called on Saturday night but he was at a street fest. No problem! He said he'd call back Sunday morning. Fast forward to Tuesday afternoon and I get a return call, finally. However, we didn't get to use this company because they wouldn't come give us a quote. We are looking into purchasing a home and need a quote on a new garage to submit to our mortgage company. But because we are only under contract and not actually 100% guaranteed to be buying the house yet, he wasn't willing to come give us a quote. He also said the price difference between a one-car garage (~11-12k) and a two-car garage is only $1000. Seems strange to me. I'll definitely be looking for someone that WANTS our business enough to be willing to come give us an estimate. read more

WOW!!!! This guy is a waste of time. He came early and I never got to talk to him personally only on phone. First of all, I think he has a problem doing work on south side. Then he told me I could not build a garage on the vacant lot that the city sold me next to my single family home. I told him that I've already talked to city of Chicago and Com ed and they had no problem with the construction of the garage. He came back with I will build it but you have to sign a wavier releasing all responsibility of the construction after he finishes the garage. That's a take the the money and run with no responsibility or warranty. Talk about not standing behind your product. Here is the funny one. I asked aren't you going to pull a permit he said yes. I was thinking how if the city forbid the construction of the garage. Needless to say, there was significant structural damage, and the door/door rails were totally dysfunctional. He actually arrived early, no pressure selling, understood what I wanted and gave me a fair price. My garage was built in the timeline Mike gave me. No "unforeseen" extra costs. He was willing to go 'under the radar' and not pull a permit. He had no idea about the City permitting process. He could not tell me the construction or type of garage that was included in the quote.
