I have entrusted my home to Utopia Property Management since 2020. For the first four years, our property was managed by Richard West. During his tenure, he was competent, knowledgeable, and proactive. As a long-distance homeowner, I relied heavily on effective property management, and under Mr. West, issues were handled efficiently and unnecessary problems were prevented. Our experience during that time was entirely uneventful, which is exactly what a property owner expects.
In the summer of 2025, our account was reassigned to Amanda Green, and our experience deteriorated rapidly. Her lack of follow-through, poor communication, and general complacency created repeated and entirely avoidable problems. Most notably, due to her failure to communicate timely and clearly with our tenants, a contractor we hired was confronted aggressively by the renters, an incident that could have been prevented with even minimal management oversight.
Ms. Green consistently failed to address tenant issues, neglected basic responsibilities, and demonstrated a level of unprofessionalism that was alarming. Her mismanagement and inaction ultimately left our property open and vulnerable. Despite numerous phone calls and repeated attempts on our part to resolve these issues, both directly with her and through corporate channels, no meaningful corrective action was taken.
As a result, we were forced to terminate our contract with Utopia Property Management.
Unfortunately, even after termination, the problems have continued. Corporate offices have failed to return calls, have not followed through on promised communication, and have not refunded the so-called "eviction protection policy," which proved to be entirely ineffective and unnecessary.
What had once been a reliable and professional management relationship devolved into a frustrating and costly ordeal. The lack of accountability, communication, and basic property oversight we experienced is unacceptable. read more
