If you're considering turning your family home into a rental and want a management company that will, in my experience, run it into the ground and hand it back to you filthy, neglected, and with no deposit money left to address the damage, then Paradise Property Management--and specifically my interactions with Stephanie then look no more. Our SFH in the Pierpont area has been in the family since the 60s. It became a rental in 2006 with the long-term plans of coming back. When that time finally came, I walked into what felt like a shock: our home was returned in a state of total disrepair, far beyond what I ever expected after 15+ years of professional management. To make matters worse, I later learned from my parents that the previous tenants had received their full deposit back. Let that sink in: after more than a decade of management, the property was returned dirty, damaged, and badly neglected--yet, according to what I was told, no deposit money was retained to address any of it. For me, that alone is enough to take Paradise Property Management off anyone's list. When I reached out to Stephanie to discuss what I found, the response I got felt defensive, combative, and lacking any acknowledgment of responsibility. There was no constructive conversation, no ownership, and no willingness to resolve anything from my point of view. A deal was struck later to send cleaners in on their dime, but clean doesn't fix a laundry list of items to be repaired. (garbage disposal inop, bathroom vent fan inop, list can go on) I have been rehabilitating this house ever since, and I've waited far too long to write this review. Paradise Property Management, led by Stephanie, is notorious for putting owners' profits first with jacked-up rent hikes and shady tactics to push out pre-COVID tenants. They've got no qualms about using illegal self-help evictions--think changing locks or tossing your stuff--to make way for renters who'll pay more. Even if you've never missed a rent payment and fixed every single thing in the condo yourself, they don't give a damn. Complaints from Ventura, CA, back this up: tenants have reported Stephanie issuing termination notices right after cashing rent checks, with no explanation, and harassing good renters to vacate without cause, sometimes without the property owner's knowledge. My rental portal was hacked while I was mid-Atlantic without internet access and an obscene message was posted which is highly offensive to me as a Christian. Understandably Stephanie felt threatened by it also so it should be investigated. Rather than meet, as requested, and investigate how the breach occurred, I am being illegally evicted at the end of the month. The company made a formal complaint to the Police who came to visit me at my home but I was still traveling. When I explained I was in the air so impossible to post it, he accepted that and took no further action. In an honest world that alone should quash it. I am also being slandered as Stephanie has contacted multiple people outside of the organization informing them about what was posted. The portal has a major security breach as it does not log out after 15 minutes as per other sites that contain personal and financial information. Stephanie showed us a property that was extremely misrepresented in her listing on Zillow. She purposely left out a lot of pictures, and when we asked for more pictures of the yard she lied and said she couldn't send any because the owner's son's boat was in the yard (and it was actually in the garage still when we toured it). The reason she didn't send us pictures was likely due to the small pond fixture in the yard, and we have two small children (one crawling baby) so that was a disappointing surprise. The entire backyard was taken up by an oversized built-in grill, a jacuzzi, and the pond. The house was also in rough shape and not kid friendly. The upstairs room was makeshift and felt unsafe. She offered to return our application fees because she had insisted we apply before she would even show us the house, but she was rude when we told her that her listing was deceiving. We were completely catfished - and needless to say, she has ignored our calls and text messages ever since and has not returned our application fees. She was incredibly unprofessional. Now when we see a house being listed by her we don't even bother to go look at it because we know the place will probably be a dump. read more

I'm not even going to go into detail about my story because it was so heartbreaking, but steer clear of these people. Stephanie is absolutely not to be trusted and has no honor. You and your Dad should be ashamed at how you dealt with me. I hope you learned your lesson but I doubt it. They lie to you to get you to sign the lease. As others mentioned, I worked with Stephanie and her dad. I was told the utilities would be around $150/mo, my fish tank was ok, and there wasn't much noise from the elementary school. I moved in and found out the utilities were over $700/mo, I was forced to sell my fish tank, and the alarm and screaming kids from the school woke me up at 7:30am and go all day.  I spent weeks fixing up the rental house when I moved in it was in such bad shape. When I moved in there was garbage everywhere on the property they didn't clean up. Additionally, I got a substantial rent increase after one year, and they kept $700 of the security deposit, even though I left the property spotless. This place is nasty ..... they showed us an apt . It was discussing I would not let anyone live there THIS PLACE SHOULD SHUT DOWN they should have there license taken away ....... it was infested with RATS and ROACHES all in the cabinets and carpet and she said they spray monthly NOT how gross !!!!!!!! My land lord used this company and I cannot exaggerate how unprofessional they have been. Unresponsive to calls for basics of management and not willing to do a walk though before or after in person. Stephanie Brown in particular was very frustrating to deal with. If I were able to I would not rate this company a star at all. I called to get information regarding a property. The male representative who I spoke to on the phone today at 12pm was rude and unprofessional. I asked questions but his answers were vague seemed as if he did not know much about the property. He was smacking his gum while talking and did not seem engaged in the conversation. I work at a Housing Authority; I know it is essential to be professional when speaking to an applicant. You have created a bad image to the company. I am disgusted. During the call, he asked me to tell him about my household and he cut me off when I said 5 adults. Keep in mind this is a 4 bedroom home. He said "No we do not want any roommates." First off, who said anything about roommates? Second, I feel discriminated.Third, this person does not know anything about my family besides 5 adults. He said "too many cars already, the landlord doesn't want that." Who said everyone in the home owned a vehicle? I saw Stephanie today, I personally went to her office to give her a Christmas gift. I did this because I appreciate her so much. In looking for her new address I happened to read a negative review on yelp. This review was so contrary to my lengthy experience that I told her I was going to write up my own review of Paradise Property Management. Stephanie manages a number of our properties in Ventura. When I first met her I was immediately impressed with her positive attitude...and over the years this hasn't changed...and this is so important in a management company. Stephanie has proven to be an amazing asset to our life. Why? Because I no longer worry about things I used to worry about. Stephanie has good judgment; she is responsive and compassionate to our tenants, which is very important to me. Her reporting software is better than others we receive from other out of state property managers. Stephanie Brown is a jewel! I have never spoken to more rude person on the phone than I just did. I called Paradise Property Management to check availability of a property they have listed on their website. My 1 question was followed by 20 questions. When I told the guy I was only checking availability he told me to just answer his questions so he could "Save the property manager a phone call" Really? Isn't the point of property managing to rent out the properties? Why try so hard to deter people from your business? And to top it all off the guy says "Well I'm the owner of the company." Uhhh so? I just wanted to say that this property management company is awesome! Stephanie Brown is extremely professional and she's gone above and beyond to be accommodating. She was very understanding and actually let me explain some things to her about my credit that are now completely out of my control (due to my divorce) and still went ahead and worked with me. Most places won't even care to listen once something pops up not in the best favor. She was never rude, always had the best intentions for her perspective tenants and is also very prompt at answering her phone and returning calls. Typical sleezy property management company. Avoid if possible. We needed to move on short notice and didn't really thoroughly investigate the area and fell right into their arms. We needed to threaten with non-payment of rent to get them to perform basic maintenance (like broken appliances). Further, at the end of our lease, they refused to do a move out walk through with us and then tried to keep our entire security deposit for basic upkeep (like painting the walls). Downright nasty! I literally had an issue the 1st week I moved into a home they managed (Stephanie and Barry). As per my lease obligation I was to report in a timely manner (and make a list) of all things that weren't in order at the house - when I did this I was scolded, and called "demanding!" Who in the world talks to people like that??? And it's been down hill ever since! DO NOT RENT 651 STARBRIGHT COURT in SIMI VALLEY -- I discovered MOLD at the end of JULY and had significant health issues a few months prior to discovering. The MOLD was remediated but I still believe there is mold in other parts of the home. Paradise & the homeowner were not willing to reimburse me for hotel & medical MOLD related expenses incurred during the 3 1/2 week process of finding the leak, testing the air, remediation, re-testing the air, etc., at 651 STARBRIGHT in WOOD RANCH/SIMI VALLEY. We have used Stephanie as our property manager for the past 8 mos... In that time, she has improved the quality of life for our tenants by removing problem ones (they left the 2 neg, 1 star reviews in Yelp, though they were evicted for illegal drug/nuisance issues) she is caring & compassionate for both us as owners, and tenants. She is on top of needed improvements and handles them with the tenant's schedule in mind. This management company is probably one of the most evil and relentless I've ever encountered, Stephanie Brown specifically showed absolutely no care or empathy in kicking us out of our apartment for absolutely no reason that held any kind of validity at all. We were given no warnings about the so called "issues" she had with us when she took over our apartment complex. Within a month she had served us with termination of tenancy papers with no chance of salvation, we were given 30 days to move out of our home even after we explained that we were in a tough situation, my husband had just been layed off and on top of that she knew we have a 2 year old daughter to take care of but none of that mattered. Im sorry for anyone who has been penalized by this property managment company with little to no reason at all, all the lies and slander they have brought upon myself and my family is disgusting and hateful. I am not a mean person, I am actually a very undertanding person and I rarely say the word HATE but In this case I could use that word. Professionalism is nice. Services offered and services performed. Call or email with issues pertaining to a rental and get immediate resolution. That's rare these days but as a renter through Paradise property management it has been the norm for me this past year. What's more important to me is that it has been professionalism with a personal touch. You get to speak to Stephanie and she is responsive, polite, kind and fair. She cares as much for the tenant as she does the owner. She's providing a service , running a business, but she's also a genuine person with a personal touch. I've been impressed by her since day one and I would recommend her services to anyone I know looking for either a management company for a rental or a renter looking for a place to live.
