Put in a request to rent a beautiful property through Cruz, their vacation rental manager. After confirming the property was available and he would put together the contract and that we were good, he failed to follow up. After waiting with no response I followed up and received reassurance it had been "a busy day" and he would "do it first thing in the morning" 10:00am next morning I followed up with him again as no response had been received. He followed shortly after to let me know he did not secure the property and he was sorry but it was now rented giving me the alternative of a substandard replacement or nothing. Letting him know he should make things right and let the other party know he made a mistake and the property was already spoken for he said he can't because it's through Airbnb and they do too much business through them to cancel as it would affect there business too much. "It is a business decision" After giving less than a half ass effort to make things right he told me he had no more options. This place has garbage customer service. As someone with my own vacation rentals I would never hire these crackerjacks with my properties. Beyond Disappointed to say the least. read more

Extremely professional communication with Danny managing a tricky move during a pandemic. I felt respected and valued as a tenant at all times throughout our exchanges - in every way, I'm impressed with Danny and T.R.E.E.'s handling of our move. During our tenure as tenants, we had a few typical minor issues with our rental - when the few issues with the property did come up, Eva was quick to relay the issue to the owners and respond to our requests for repair in a timely manner. Great experience renting from T.R.E.E. and I'd happily rent from them again. read more

Unfortunately, this was our property management company when we moved to Oxnard, CA. Not accommodating, no ownership what so ever, slow to react to issues, the list goes on. After about a year into the lease, one our kitchen cabinets fell off the wall breaking every glass in the cabinet. After closer inspection, there had been a single screw supporting this cabinet. Immediately, I contacted T.R.E.E. for assistance and was greeted with a lack of concern and air of inconvenience. God forbid they send somone out ASAP to assess the damage/ property condition (is this place stable for Christ's sake?). Nope. "Well, ughh, I can maybe get someone out tomorrow". So, whatever, they send someone out, gets fixed. Great. Next, we start seeing little ants in the second story bathroom of all places, a colony, whistling while they worked up and down the door molding " Liz, we have ants, can y'all send an exterminator? No, it's up to y'all to find one but we can provide some referrals" wow, ok, "honey I think we're home owners now!" Finally, move out time :)!! So we get everything out of the place. Ok, so was it perfect? No, your average scuffs, dings, dents etc. I didn't expect to get all of our deposit back but let's go over the bill: Misc repairs $370 Remove trash Replace one battery Replace light bulbs Replace a ballast Patched paint Secured light cover "Sweep balcony & garage" (fallen leaves) Power wash patio House cleaning $487.50 (for what? Dust, dead ants, left over broken glass?) Carpet cleaning $270 (agreed) Service fee $190 (stated in lease, fine) Total $1,326.50 I assure you this place wasn't spic & span when we moved in. (Picture provided) Listen, I wasn't expecting full return on deposit when we left. We agreed to let them clean the house and clean the carpets. But at the end of the day you're at the mercy of this half wit company. We received about a dozen photos of scuff marks and minor dings (um ever heard of magic erasers?) and many of these were exactly images of pictures we reported as flaws during our move in inspection! They left a bad taste in my mouth. Remember that your tenants are your PAYING (at a decent premium too) customers. You're not a slumlord renting out to someone that's going to give you the monthly beat down about why their rent is behind. We stayed in a lovely 5 bedroom home with my daughters family in early November. I reserved the property in May of 2021. At that time, the collected partial payment of the rent and A $1000. 00 security deposit. The agreement stated it could take up to 21 days to get the deposit refunded. I contacted TREE on the 1st of Dec. I was informed the credit had been processed and should show up on my credit card soon. I have sent numerous emails to my contact....and now, it seems, he gave up helping me. We know many many people down there and we will put out the word to avoid a rental through this property management company. read more

My family's experience with TREE was great! I'm surprised to see that not everyone else had that experience, maybe they had to do more with the owners of the property and the contractors? Eva and the TREE team were always very friendly, responsive, professional, and accommodating. Some examples are when we were out of town they notified us about a (faulty) fire alarm going off and took care of it for us, quickly fixed some plumbing issues, and when we had to move out early they were very helpful in working with us and the owner to come to a compromise. My experience is similar to Pickles McNickles S. They withheld a portion of my deposit for no good reason what so ever. It was just another way to make money. I was absolutely livid when I recieved my refund and saw that they had used my deposit to finance an upgrade on the property. This was had no relation to any damage I had caused. But upon reading Pickles McNickles S. review I actually feel a little better as now I see this is their standard practice. So any class action oriented lawyers out there, I am sure if you contact past tenants of TREE Property Management you will find that this is a standard practice for them. If you are looking to rent from them, be forewarned and take lots of photos of everything so they cant screw you over. read more

Very disappointing. They just bought the service for the Keys area and we didn't like the sound of things so we did not sign. Our former property manager was superb and TREE can't hold a candle. Message only on the business phone. No call back when required on a very serious matter. 3 month delay on getting our tenants security and repair reserve back. Our file is still not here as requested. Bet there is similar lack of action should a renter need emergency care. We called on an emergency problem with a check lost in the mail. they were to call in a few hours the manager promised. Joke--Here it is 4 days later and no call plus all i get is a message on the machine at 3;30 in the afternoon. So glad we never signed up with them. read more

Words like; expedience, reliability, transparency, and customer care all come to mind as good traits in a property management company. It would seem these words were not a part of the TREE Real Estate employee handbook. The word Tree evokes something well established, cyclical, and rooted with purpose and moreover something wholesome and good that can stand the test of time. With regards to TREE Real Estate... let me paint you a word picture: Think of your worst experience with a property management company...take that experience and jot it down on a nice coarse piece of sand paper, sprinkle some hot sauce on it and try cramming it into your unspeakable orifices. That graphic depiction is the only real way I can explain to you just how big of a s*** show this operation is. Let me be clear I choose the word operation and not business as businesses tend to have a goal to please their customers and standards that protect the rights of their customer. This operation is solely based around getting your money and using it as ear plugs to silence your cries for basic fixes around the house. If for some reason you decide to rent under these shameful money grubbing a$$h0les (or god forbid like us, get transferred to them) take pictures of every square inch of the place you are renting. They will gouge your deposit so hard you'll feel like you were part of an organized crime shake down. There has never been a deposit I haven't gotten back and yet these shameful excuses for property managers ignored the state of place when we moved in and took our money to renovate, raise the rent, and capture their next sucker. If you can help it, do not rent through this company. If you want property managers that genuinely care about their tenants or respond to your concerns there are better companies out there. My husband, friend, and I all lived in a great duplex together for 4 years. For the first 2 we had a great property manager but the owners decided to switch to TREE. Our first interaction with them was waiting over 1 month to get the fan over our oven fixed which took multiple calls and emails as they would never respond back to us. Many issues that needed fixing were deemed "tenant issues" which clearly required a technician. When my husband and I decided to move out, our roommate understandably wanted to stay and get new roommates. When we emailed the company we saw a not so nice email from the manager John which he quickly responded with "time to kick him out." 4 years of being tenants and this is how we were treated. They eventually allowed him to stay there but only after raising the rent $500. When the time came to move out we offered to replace blinds in 2 rooms that had been broken. They told us to not worry about it and then took $300 out of our deposit for them. From the start they have been a nightmare to work with. I wish I could rate them lower. read more

I was unfortunately transferred to TREE real estate after enjoying a wonderful property management company by the name of "Realty by the Sea." The sharp contrast between the two companies began to crystalize almost immediately. It took multiple calls and emails to get TREE employees to even acknowledge basic tenant issues. I could gloss through the list of complaints I have but some other poor saps have expanded on them already online (fortunately you don't have to look far). One example stands out for me: our overhead fan for our kitchen range lights went out. In order to re-install the small specific bulbs, a technician is required due to glass fittings that cover the bulbs. TREE sent a repair technician out and instead of replacing the bulbs with the one that came default from the manufacture; they installed standard medium sized incandescent bulbs, which did not allow the glass fitting to fit flush with the overhead range, causing them to protrude from the range and other than looking horrible made them susceptible to damage because they were no covers over them. When I brought this to their attention and let them know that their repair job was not complete, they laughed it off and said something to the effect of, "Oh yeah, that must have been [name of technician]." Their response made me think this haphazard repair practice was common place with their technicians and they had no desire to remediate my complaint. I'll end with this, the professional relationship between a tenant and an owner should be treated with respect from both parties. There is a responsibility on the tenant to not destroy someone else's property and take ownership of any damage or wrongdoing while renting. Conversely a property manager should realize that they are providing a service to people that are trying to make a home for themselves (albeit temporarily). In my experience TREE could care less about their role in this relationship and is only concerned with the bottom line, profit over people. Please think twice before using TREE real estate. read more
