The complex is nice, and unfortunately due to the recession, filled with renters. There are a lot of renters in this area due to the military - I should know, we're a military rental family too. We also own a home, so we're very good tenants (as it seems are others in our building). The way we have been treated by the property manager Lindsey throughout our move-in process and after, has been abysmal to say the least. She calls us "you renters" and says that renters cause all of the problems around here. That is her justification for charging $75 and a $500 deposit every time you need to use the elevator to move something in (it's pretty much the only way up). Of course, you have to notify them in advance because they hire someone to hang up curtains in the elevator to make sure it's not damaged. What is this, the Taj Mahal? The elevator has faux wood floors and plastic wall liners. We're still waiting on a refund of the $500 deposit from more than two weeks ago. I innocently (and I think nicely) approached her about moving a refrigerator in the elevator (which by the way, is the owner's) and was literally accosted this morning. I have never met someone who comes across so abruptly and defensively within the first 30 seconds of meeting them. Sorry, but if an HOA is going to hire an on-site property manager, I might consider hiring one with a better disposition toward those who are paying the bills (and her salary). She should be fired for her blatant rudeness and disregard for the happiness of her tenants (owners or otherwise).

Denise always did what it took to make sure my family and I were safe and comfortable in the property. Sadly, the owner decided to sell or I would still be there for at least a few more years. Denise helped me then too, let me know with plenty of time before my lease expired that I wouldn't be able to renew and offered to help me find something else or discuss purchasing the property with the owner. Everything from beginning to end was stellar and I would rent another property from Walker and Paul without hesitation or use them as a property manager for my own rental property.

They're so quick to come and check to see if we're keeping the apartment complex clean, lord forgive they see a minor thing because they're so quick to send letters wanting an immediate response or "give up the apartment" yet, if we call them to come and fix something they LAG! My bedroom window has been broken for almost two months and they have done nothing, called them and left a very upsetting message, they called back asking for a timeline, a damn TIMELINE?!! Just come and fix the window. Honestly they're the worse.

    We have had a very negative experience with this management company and would not recommend them…read more Throughout our tenancy, we experienced ongoing maintenance issues that were never properly resolved--most notably the dishwasher, which never worked correctly despite repeated repair requests. The issue was acknowledged but consistently ignored or addressed with temporary, ineffective fixes. The most troubling issue has been the billing and invoicing upon our departure. Unfortunately, my father is very ill, and we needed to move out of the residence as soon as possible to be with him. After 10 years as residents--with repeated requests for carpet updates, virtually no repairs completed, and zero tenant issues--we believed the outcome would be more amicable. Charges, as shown in the attached documentation, appeared to change after the fact, and attempts to obtain itemized breakdowns were met with vague responses or no response at all. This felt highly unprofessional and, frankly, raised serious concerns about the accuracy and legitimacy of their billing practices. At move-out, we were charged $1,200 for "cleaning," which is completely unreasonable. After 10 years, yes, some light bulbs burned out; however, we replaced them. The unit was left in excellent condition and was professionally cleaned. The attached preliminary statement provides no detail or itemized explanation to justify these amounts. Requests for specifics were never received. Overall, this company demonstrates a lack of transparency, poor communication, and disregard for tenant concerns. Between unresolved maintenance problems and unexplained financial charges, dealing with them has been frustrating and stressful. I strongly advise others to proceed with caution and document everything if you choose to rent through them.

I have a rental property, and this company managed it for eight years. Throughout those eight years, they did an outstanding job--conducting annual inspections to ensure the tenants weren't causing any damage. Every month, they never tried to fabricate issues just to deduct money from the rent like some other management companies do. When I decided to take the house back, they handled everything thoroughly and professionally. They have a team of contractors, so whenever there's any damage to the property, they have the right people to take care of it. I also reach out to them for referrals to trusted vendors. Even though they no longer manage my property, they are always responsive, enthusiastic, and provide sincere advice whenever I contact them. Tracy Guillen, the owner, is someone I truly admire--she is truly exceptional. That's why I highly recommend Esquire Management if you're looking for a reliable and professional property management company in Ventura County.
