(AA PROPERTY MANAGEMENT IN SPECIFIC) ***** Patrick Burris - comes off as a true genuine human being, but is the exact opposite. Best way of describing this man (he is a wolf disguised in sheep clothing.) definitely knows how to sell you and undermine you. Whenever I had to reach out for repairs, or had general apartment questions- such as "why isn't the laundry mat available in my apartment complex!??" "Why am I paying for so much water?!" or even addressing the neighbors being loud and down right rude- there was never a sense of urgency or corrective action from there team, but instead of getting a prompt answer- all they would convey is that "it's been addressed"... lies lies and more lies and it all comes to light eventually. I saw right through this man the moment I met him. Bullshit walks, & money talks. March 2022 my partner and I were vacating the rental we last stayed at on Ventura rd, to be exact- Patrick Burris threatens me with a voicemail, WHICH I STILL HAVE, where he says "I NEED YOU TO CALL ME, THE UNIT IS DESTROYED, OR ILL SEE YOU IN COURT" I'm sorry, but the apartment was already destroyed upon us moving in. YOU sold it to us that way, prior to us moving in REMEMBER. You also kept the safety deposit for ANY damages you claim were left behind so that is on you, SIR. Also, charging $1600 a month for a run-down 1960's built apartment? Are you joking? ALSO Get a load of this- he ACCUSED me and my partner of dumping all our furniture and garbage out into the dumpsters... we had no furniture which is the funny part, as we came from a small studio... Supposedly he had to call a "clean crew" to pick it all up. First of all, SIR, everyone and their mothers dumps their crap into those EASY ACCESSIBLE TRASH CANS. Your all of a sudden concerned about that, maybe add some locks and hinges for them and provide it over to the tenants? Secondly, the "clean crew" was just the Mexican Gardners that show up weekly, who he called out to clean up the junk. this guys a fraud. Your hard earned money is being burned if you engage with this company. Further more, he's a failure at what he does considering his background. You should absolutely reconsider your profession sir, as your weak attempts of intimidation do not work on a professional like me. This man has failed completely in the property management field, and his credibility is shot. (STEER FAR AWAY FROM HERE) A total lack of communication between tenants and services TILL THIS VERY DAY. Patrick, please take this advise into consideration as your reputation has now proceeded you. Just close up shop. Have Alexis write you up a nice letter of rec, and MAYBE someone will consider you to be qualified to manage their property in a much better, professional way. PS- if you choose to do business with these folks, just know you will be STUCK. Absolutely stuck, and no transparency from these people whatsoever is the BEST way to put it in terms. He takes months to get repairs done and blames it on the owner so he doesn't have to pay out money and keeps more in his pocket. The roof could be falling and he would say it's the owner stay far away he's a joke and a stuck up asshole who thinks he's better then everyone else save your time and money and your renters the headache I rented on Ventura rd 2005 and the place was falling apart he's just shitty

    Do not deal with Arzate & Associates if at all possible. You might get stuck with them if they are…read morethe chosen agents of the second party in your real estate matters, as they were for me. The seller left the house an absolute mess. Junk was left and a window was broken by the fumigation company. All this was discovered 3-4 days before closing. The listing agent, Mr Vicente Arzate finally appeared at the property on the day of closing to try to fix things. The junk was hauled away and the window he said he would have replaced, but that I would need to do the work to install it myself, as hiring someone to install it would be too expensive. I agreed, and here I am a month later and the window has still not been fixed. It seems after he left the property he changed his tune a bit. Twice since then he has sent a repairman out to fix just the glass panel, while the entire window frame is cracked through and the latch is broken! He saw the damage himself a month ago and said that it was too much for just a glass replacement, and that the entire window needed to be replaced. Now myself, my agent, and his office have been emailing up a storm over the past few weeks. All for a window that is absolutely the seller and listing agents responsibility. Sleazy and cheap. All that talk he gave me about wanting to make my experience buying my first home and wanting it to to be just right was absolute BS. He just wanted me to be happy until he left and could slip away without fixing the biggest problem there! Despicable. Shame on you Mr Arzate.

Maria who was driving in the right lane decided at the last minute to make a left hand turn (I was next to her in the left lane) onto Canon Perdido cutting me off requiring me to swerve and lock up my brakes and loudly skid to avoid her and a parked car. Considering the location (in front of the Post Office on a Main Street) there were numerous witnesses many of which yelled "WATCH OUT" etc and when I avoided the almost certain collision, many now yelled "OMG - You are so lucky". Anyway - this was a classic left turn in front of a motorcycle and likely one of the main reasons for a car - motorcycle accident, many ending in fatalities. Once I caught my bearings I followed her in hopes to point out what just happened and to ask her to be more careful because clearly she was clueless. However, when I finally got her attention she yelled at me for almost hitting HER! WHAT!?!? I almost wish we did collide as the SBPD would clearly see what I just experienced by our individual locations at the time of the accident. Unbelievable! I mean no harm no foul "I guess" but would have expected an apology or at least an acknowledgement that she almost seriously injured me and damaged both of our vehicles. I sure hope she had a super important showing to possibly account for this carelessness and disregard for other motorists. Thanks for the car advertisement. Makes it super easy to know who to report had there been an incident.

He was paid to do a kitchen and bathroom remodel and he did half of the job and left without completing a single project. He and his subcontractors did not complete sub flooring repairs, installed damaged cabinets, painted windows shut, left bubbles in the ceiling, put large holes in walls with no explanation for what they are for, holes were placed in our original 1927 wood floors, screens were damaged, and door locks were painted over. This has left us without a functional kitchen for 10 months. It is effecting our entire lives. The icing on the cake is the bumper sticker on one of the sub contractors truck... the picture has been attached.

They began a project, painted windows shut, improperly installed cabinets, ripped screens by putting ladders on them, poorly installed subflooring, and then left the project with no warning and will not come back. Today, the project manager employed by Keith was supposed to come and begin fixing the mistakes around the kitchen. Rick Newman, the project manager is unreachable and does not have control of when his employees show up. Rick Newman of Beachside Builders has not had any work done at the house in over 7 weeks and left the kitchen in ruin. Rick refuses to provide an itemized bill and said "how would I know what work I've done." If you choose to use Beachside Builders, do not pay them until they complete work.
