I hope they will make the appropriate upgrades and improvements needed soon. On that note however, I would like to share that when David N. Shultz painted the building, my rent was not increased. Schwartz judgement in obtaining professional and outstanding managers to manage my apartment building, Paulina and Jibarie have been great! They are professional, very nice, respectful, and very accommodating. They are always on top of things. Whenever I request maintenance in my unit, I always receive an immediate response back, and a call is made within that same day to resolved any issue in a timely manner. That is very important to me. I have locked myself out of my unit a few times in the past, which was quite embarrassing, and they were always at my rescue, no complaints (I have copies of my keys now, so that I don't have to bother them with that anymore, lol) Paulina and Jibarie get the job done. Within hours he responded back promptly, asking specific questions about the issues at hand and communicating was no problem at all. The next day, he arrived and checked up on everything and had them fixed. I've rented in many places and to have management that is this responsive was refreshing! Last month, husband and I made the decision to move out and we contacted Rick but due to the current pandemic, there was a slight delay in him getting back to us. He dealt with it professionally, apologizing for the delay and explaining his current situation and ensuring us that the leave would be done smoothly and properly -- which indeed has been so far. Will be leaving in May and I hope it will be a good experience like our 10 year tenancy!

The home itself was…read morevery nice--a 3-bedroom, 2-bath house with a spacious backyard, large driveway, and decent-sized rooms. One of the biggest positives was maintenance. Whenever we submitted a request, issues were handled in a timely manner. When we first moved in, the maintenance technician even installed automatic lights and took care of several minor issues around the house. The Invitation Homes app was also easy to use for submitting requests and making rent payments. The biggest downside was the amount of additional fees. We were charged for things such as smart locks, a Ring camera that never worked, cable and internet that were bundled together and couldn't be canceled separately, air filter delivery even though we never received filters, and payment processing fees. Altogether, the extra charges added roughly $100-$200 per month, not including the water bill. Our base rent was around $3,800, but our final monthly payment was usually closer to $4,000. Overall, I would give Invitation Homes 4 out of 5 stars. The house was nice, maintenance was responsive, and the rental process was convenient. My main complaint would be the number of mandatory extra fees added on top of the advertised rent.

They sent 3 people to look. Nothing has been done. Then someone broke our screen door, we sent in a request JUNE 8th. Since then 5 different vendors have been to our home to "look" and do nothing. I have a newborn and can't keep having people come in and out of my home for the safety of my child. My child chipped his tooth in our little yard due to uneven surfaces. It's a total safety hazard. They sent 3 people to look yet nothing has been done. At seven weeks pregnant, a heater fell from the ceiling on to my back in my three year olds bathroom. They offered me $500 to keep quiet. I declined and at this point am seeking legal action. Mold in our bathroom. BLACK mold that they are saying can just be "wiped off" or is discoloration. Again, a hazard. The houses are built so poorly and they don't care once you are in them. I will update here once our case gets going.
