Great experience so far. Moved in a few months ago, and I was a little nervous about the reviews here, but it looks like management has addressed most of the complaints. For example, someone complained about the slow response for maintenance, I've submitted two maintenance request since I moved in and the first one was fixed on the same day and the second was fixed the morning after. The worst experience I've had was the hot water going out during the night. Not sure how often this happens, but it was fixed the next morning. Shout-out to Enriquez and team for being extremely responsive and friendly when they come out. In addition, someone complained about packages getting stolen, but I believe this has also been addressed. While it does sucks that we have SOME of our deliveries sent across the street, it doesn't really happen that often. Apparently, oversized packages are supposed to be delivered across the street but I had my mattress delivered directly to our building. They've installed a decent-sized package room (with our own Amazon locker) so that we can receive most of our packages in a safe location in our own building. There were some complaints about fees and deposit issues, and I did see a few billing errors during the first month that had to be corrected. My advice is to be anal about everything you're about to sign and pay for. I mean, you should really be doing this for everything in life anyway. Overall, it's been a good time living here since we're so close to almost everything in DTLA, the apartments have a pretty good layout with high ceilings and in-unit washer/dryers, the neighbors are all respectful and quiet, and the surrounding area is more or less pretty safe to walk in (It's DTLA). If I had to request one thing, it would be guest parking spots. The level parking garage has plenty of space and would greatly improve residents' quality of life. If my friends want to come visit, they would need to pay the parking fees around the area (about $15), so I just tell them not bother. read more

As cliche as it is for the City of Los Angeles, this management and leasing department for this place is ALL window-dressing, NO substance/all phony bologna/B.S. Just ended a multi-year tenancy here. Management billed me, on top of my security deposit, for a $160 cleaning fee, even though I left the apartment as clean as it was when I moved in. The property manager told me they deduct a standard cleaning fee from every security deposit, which is not permitted according to the California Tenants Guide. In practical terms, the sum was small enough that I did not want to deal with the hassle of disputing the debt or going to small claims court to win my deposit back, so I paid them. Their collections agent called from a random, unlisted number, and never left voicemails. By chance, I happened to pick up one of her calls; if I had not, I'm sure Onni would have tacked on even more fees and penalties. Having read Wes L.'s review, I now have real concerns that, despite having paid their ransom, Onni will come back demanding yet more of my money, perhaps even years after my move out. I share his sentiments: stay far away from Onni Group. Everyone else I knew at Union Lofts also had trouble with the management, and they were happy to move out. I wish I had joined them sooner. Positive reviews here should be taken with a grain of salt; in the past I have seen reviews posted by Onni employees who do not disclose their connection. My thoughts on my tenancy: Positives: - Good KitchenAid appliances - A solid maintenance team, who are able to fix numerous electrical and plumbing issues created by the builders - The building common areas are generally kept clean - Concierge desk often helpful at working around the management's bureaucracy Negatives: - Pretty regular disruption to hot and cold water, A/C, and elevators. - Poor craftsmanship in the kitchen and bathroom cabinetry. Floors, floorboards, and countertops aren't level - Hundreds of dollars per month in unpredictable fees for trash/water/HVAC/etc. - Shady management. During my tenancy the management tried to institute an illegal building-wide rent increase in the form of a new "amenity fee" (see Emmanuel C review on Onni Group Vancouver), and recently began refusing rent payment by check or any means besides their fee-based web portal, which I believe is unlawful [CCC 1947.3(a)(1)]. - Sloppy accounting. I was routinely mischarged various fees, whether fees waived in my lease or fees in excess of the amount allowed by my lease, and had to dispute them with management to get them reversed. - Parking problems. I received two $45 parking fees due to problems in their parking garage system, which took months of nagging follow up emails on my part for them to reimburse. - Privacy lacking. Twice, management failed to provide notice when sending maintenance workers to enter my apartment in order to work on exterior building fixtures. I encountered total strangers who had entered my apartment, on one occasion while leaving my shower, and another time returning from lunch. Unacceptable even once, and the second was after receiving false assurances from management it wouldn't happen again. Management had presumed I was out of town and thought that meant they didn't have to give me notice to enter. - No rhyme or reason to when maintenance tickets are addressed. Maintenance generally does a good job of repairs, but tickets may go weeks without any update.ke read more

Unfortunately after my encounter here I won't be leasing here and it's too bad because I really like the units here and where this spot sits in relation to DTLA. But unfortunately The front desk Concierge team were quick to get attitudes. The two guys in front just did not want to help me resolve an issue after explaining how I was locked out and how I couldn't retrieve my personal property after a disagreement happened between my "friend" and I from my which resulted in the locks being changed on me. Long story short I was trying to take over the lease here for someone who I thought was my friend who had left the country and couldn't fulfill her lease obligations and I was staying here. Little did I know she has the locks changed on me leaving all my personal property in the unit which I can show proof for. I have bills going to this address with my name on it with even more proof however their their tone both when I visited asking for help and when I called was extremely Condescending. There's cable boxes that are leased in my name that are still inside the unit that they refuse to allow me to retrieve that I am held responsible for! I understand their policies and parameters about who they can let in the unit, but to brush off your concerns and even get combative in nature is extremely unacceptable as far as a customer relations stand point goes. I even reinforced that I was only here to seek some answers and options given this situation I'm in and stated that to Mousy who continued to hurry me off the phone. If they say they can't help me retrieve my personal property post this lockout then I have no choice but to go through the hassle of reporting my property as stolen and go from there. They really need to think about having a friendlier team in the front of the office because first impressions do matter and for these guys to disregard the situation. And the funny part was I asking to speak to a manager who I've been emailing this the whole time and they both felt the need to overstep their job titles and roles Update: Called again today 9/4 asking to speak to a manager. Once again Mousey picks up the phone taking matters into his own hands and proceeds to reflect unnecessary attitude. It once again became very combative. Just unbelievable how this is your front man dealing with issues and occurrences. I really wish he would just direct me to a manager who can help me resolve this situation. Mousey says what he's telling me is the same exact information the managers are going to say but that doesn't change that I still want communication from a manager so just accept that dude! He once again proceeded to rush me off the phone and hung up on me in mid sentence or so he thought lol I really hope to not talk to Mousey anymore because there's no help here at all. I wonder if he has something personal against me because every single time it's an attitude. He knows my voice now and his tone is clearly reflecting the destain he has In speaking with me. He thought he hung up on me and I over heard him speaking negatively about the situation and I could overhear him talking about me in the background but he picks up the phone and once again the conversation goes no where with him. But I'm hoping to get this resolved with management and their corporate office to retrieve my belongings. Maybe they can make an attempt to reach out to my "friend" to persuade her to let me in the unit, that would be a huge help, or else unfortunately I'm just going make a police report for stolen property which I don't want to do. read more

2024 update: I can't believe I need to go back and write this, but Onni Group is on the edge of irresponsibility and plain sight scam. Despite using my deposit, charging sparking clean apartment $250 cleaning & painting fee, never giving itemized bill or final statement, they sent invoice to collections. And guess what. Even after paying the invoice to collections, 3 years later, out of the blue, they send me a completely new bill for $650 for the SAME THING, but now cleaning costs $200 and painting $250. Was renting a studio for a year, btw. 6 phone numbers (the phone they shared? Guess what--nobody answered!), 10 email addresses, absolutely no reply. At some point a few years ago, I was able to get in touch with a person from Onni Group to discuss the matter, but they were completely adamant about the charges, no apologies for never sending the full statement, never sending an itemized bill, waiving late fees for this (because no payment method was provided?). And despite me gulping the collections bill, yet again, I'm charged. If you want to be chased with random bills and never see your deposit back, please definitely apply to any of the Onni Group properties! You'll love it. read more

Everyone BEWARE BEFORE APPLYING FOR THIS PLACE. Saul was the representative helping when I applied for this apartment, he answered a couple questions. But he didn't want to help me when I had a question about the $500 deposit holding fee. So I decided to apply anyway. I did get denied, which was fine with me. But BEWARE before giving them the holding deposit because, they say you will get it back. THATS A LIE!!!. They are money hungry and they will scam you out of your $500 holding deposit if you get denied. I paid my holding deposit with a debit card, thinking I would get it back right on my card, like other apartments. No they will debit your card, and send it back in a check. When they send it back, they don't send it back right away, then send it back on a specific day of the month (read the screenshots for proof)... but I never received my $500 check at all. It's been 2 months already and I still have not received it. I called the building and emailed the company. Saul or no one even replied back. The deposit is supposed to be refundable. But it's not. After nearly 2 years, I can't wait to leave Union Lofts. We don't feel safe. When we moved in there was a live security guard. He was replaced with cameras and a concierge over at 825 Hill St. While they do answer the phone, there is no actual security at Union Lofts. There are cameras, but when things go missing you (as the tenant) have to file a police report before anyone looks at the footage. Even then, it proves to have no value. Here are just a few examples. Aug 2021: I was on vacation for two weeks. Someone sent me a package, but by the time we got back it was gone. I was notified a package was received, but no way to know who it was from or what it was. When I asked the concierge about it, they only had notice I received a package, but not from whom or what it was. Oct 2021: Two racks of bicycles (not just bikes, but entire racks) were stolen from the downstairs locker. Did they file a police report? No. I had to file with my insurance to get reimbursed, but the police were never notified. They say they added more cameras, but since no one watches them, they serve no purpose. Jan 2022: I paid rent via check in the drop slot, but they didn't get the check. Again, I asked if there was any camera footage--No! So, I cancelled the check and paid online. Apr 2022: One of my packages went missing (moving boxes ordered from U-Haul and delivered via Fed Ex). Fed Ex isn't required to get signatures at this building because Union Lofts found it inconvenient to have the packages delivered to 825 Hill where someone could sign for them. The building is nice, but old, so there are occasionally mechanical issues with hot water or trash. Generally a nice place and area of downtown to live. We just can't guarantee things we ordered, packages sent to us from others, or even the stuff we have in storage is going to be safe. If you plan to never leave your apartment and never get anything other than regular mail, it's a bit pricey, but consistent with other downtown loft apartments. The security at this place is not existent. So, keep that in mind. read more

As a new resident to Los Angeles, the time at Union Lofts has been solid so far. We looked at several apartment lofts during our search but the units here provided everything we needed. Residing in DTLA is an experience in itself and the fact that we found a gem like this makes everything better. The staff has been very attentive and any issues that arise have been handled fairly quickly. The amenities are pretty good and I love the rooftop as well. I'm a current resident of Union Lofts - and moved into a unit hear because years ago when the building opened, it was touted as one of the best buildings downtown. Ultimately, I moved into a building a block away at that time. I recently moved back to LA and decided to give Union a try. The first few months were dotted with small things - like an extra fee that was not supposed to be on my rent roll, minor fixes in the unit, etc - but nothing crazy. Starting about two months ago, things took a turn. I was harassed in the contracted parking garage by a security guard. My refrigerator broke twice, an exterior window broke, the package room has been broken into more than once and five packages stolen over two weeks, and the main mailbox bank has been broken into more than once. Aside from things that are directly related to the buildings function, homeless people often wander into the lobby and try to get in the elevators, relieve themselves on the inside of the vehicle pass through. I know management is tired of hearing from me - but safety is a primary concern for me - and for other residents I have spoken to. Most recently the package room was broken into with the use of a crow bar. I communicated to management that I was concerned this type of breaking and entering could lead to someone getting further into the building and burglarizing a unit or hurting a resident. This was their response - "While we have security provided, we never guarantee anyone's safety or security for any of our properties. It is always our priority; however, I strongly recommend that you review your lease agreement as you will not find anything mentioned the guarantee of security. If there is an actual threat to your well-being - it is always advised to contact LAPD directly." (copied from email.) A similar response that the building cannot accept responsibility for packages being stolen from a secured package room that was provided. Similar complaints for similar security reasons have been shared for over six years and it seems little has been done. The only time I have seen a security guard on premises was after a resident threw a huge party that set off the fire alarm. For several nights after that, there was a security guard stationed in the lobby. The units are spacious and its lovely to be able to use the 825 S. Hill amenity deck - but if security is important to you, I might talk to a few residents about their experience living here before signing the substantial lease Onni uses. read more

Despite having read a number of bad reviews, my wife and I decided to rent at Union Lofts because we knew the building was under new management and we fell in love with the history of the building. If you are renting a unit on the 2nd floor, make sure to read to the end for details about our unit, but I'm going to start with the general reasons you should avoid renting here in general. Regarding maintenance, the building doesn't have enough people on maintenance staff to take care of the constant deluge of problems. If you're like me and think that you're going to take care of the issues yourself, understand that the appliances are all incredibly cheap and seem to break frequently (we had a dishwasher replaced with another dishwasher that also didn't work after two runs). The AC unit went out one week into moving in and took another week to fix. We had friends in the building who didn't have AC during the heatwave. When we were given access to another unit to sleep in after we had a security issue, the AC in that unit also didn't work. I believe Amber and Tania care about the tenants and want to do a good job. I actually think that is the worst possible news ironically. If they didn't care, you could try to get in their good graces or ask for them to replaced. But they do care, and still it takes ages to get stuff done and communication is sporadic and difficult. Most days they weren't at the building and couldn't be reached by phone. I'm convinced the only reason we got anything done was that I spent a decent chunk of my day, every day, trying to chase them down in person or via email. Amber is frequently in financial meetings and other company obligations that keep her away from her building which is still full of issues. Her team is entirely too small for the number of issues people in the building have. This isn't good. It means you are basically on your own. And you shouldn't be paying these prices to do all your own stuff. When we moved in, there were several large dirt spots on the floor, the grout in the bathroom was solid black (it should be a light gray), and the cabinets were sticky with sauce and oil spilled inside. It took the building calling cleaners twice to get the dirty spots and oil removed and even after the third cleaning (each cleaning was an hour or less for 1400 square feet) the floors would turn your feet black just walking from the front to back of the apartment. If you need something done to your unit before you move in, make sure you get it in writing with deadlines and consequences. We were promised via email that we would have privacy shades installed before we moved in (a month and a half prior). A month after we moved-in, we still didn't have shades. Move-in was a disaster. Nobody around to help us get set up. It took us a week to get properly set up with the parking garage and that was after talking to the valets no less than 5 times. We had to pay once to park in a garage we were already paying for monthly. In addition to all of our maintenance and cleaning issues, I need to warn you about units on the 2nd floor. If you are above the trash room, you will hear every piece of trash that ever goes down the trash chute (the jump scares when you're on the toilet are especially fun) and when the trash is picked up in the early hours of the morning (3-5am) three times a week, you will feel like your floors and walls are shaking. This wasn't disclosed to us, so the first night my wife and I slept in the apartment, we woke up in literal fear to very loud clanging and shaking. Also there are no cameras on the 2nd floor, so when my wife came home alone one night and there was a young, drugged out guy sitting outside of our apartment door, she was lucky to make it inside without incident. If something had happened, no one would have been around to do anything about it. After this incident, I was told by security that there had been a previous incident where someone had jumped into our unit's back patio and the police had to be called. This was also not disclosed to us prior to move-in. I really tried to be patient with this situation. I understand it is a new acquisition and an old building. I understand sometimes there are surprises and that security is not omnipresent, but all of it together added up to the worst living situation I've ever experienced. Management let us out of our lease with no penalty, but didn't compensate us in any way. Between having to find a place in the middle of summer and having to pay movers again, it will have cost us 500 up front and over 3000 in increased rent at our 2nd choice apartment, nevermind the 5 weeks of misery living in a loud, unsafe apartment. We are in touch with Onni corporate and if they feel the handling of this situation was below their normal standards, I will update the review. Things happen, but they should be handled with apologies and good customer service. Don't subject yourself to this, you deserve better. read more

The property grounds are nasty, the front door is always broken so you come home to find random homeless people in lobby. Apparently, they don't clean the lobby, elevator nor hallways so there's always a stench. Management is non existent here. There's only one positive, the unit themselves are cute, so if you're willing to look past the dirty lobby and constant homeless, then maybe give it a try. I moved out of Unionlofts 1 week ago. My time there was mostly great. Pros: Most tenants are friendly or at lease don't bother or cause trouble. The building has a lot of charm/character and history if you like that. It use to house the original Union Bank of CA headquarters (check out the 4th floor and vault). It is safe and location is central to e everything. Staff: Friendly and responsive. Bryanna in leasing made my stay great, no matter what I requested, she was always very friendly and willing to help even if the request was not in her areas. From the original tour to move in day and move out day she was great and always made me feel comfortable living there. Danny in maintenance was also a positive. I interacted with him on a few occasions, good repair work when needed and also friendly. Cons: parking (it is al old building so no underground garage). Parking is across the street. Interior building upkeep. The common area furniture and minor paint and scratch issues should be addressed by Onni. Overall my stay here was fun and relaxing. read more

I love Union Lofts! It has so much character and I love the historical aspect to the building. Outside of absolutely loving my place, I love that there are roughly 45 different floorplans in the building! It feels like your home is specific and unique just to you. The onsite services such as an Amazon Hub, dry cleaning, and rooftop level with a gym really makes me feel like my needs are met. Essential stores are within walking distance which is very convenient. Lastly, I am super relieved I don't have to complain on anyone and vice versa. lol It's quiet for the most part but there seems to be a level of respect among the residents here and I'm all about that. read more

Mismanaged building. Huge mistake! The pictures you see on the website are nothing like the building. Forget about a warm welcome you are literally thrown in apartment on the road with no concierge or help. After various requests, emails, calls and waiting, the paint stains were removed from the floor so that move could happen. The person on the reception was rude and insensitive to my complaints. I learnt to ignore many things for the time I stayed but that did not make me regret my decision everyday. You will feel "Choked, claustrophobic", blocked within the building all throughout your lease term and it will make you realize what a waste of money! Whole night loud car sirens, loud homeless ppl fighting will not let you sleep!! Once there was a homeless woman sitting inside near the elevators inside the apartment. The most horrible thing which they will not tell you when you sign up for your lease that you have to pay almost "$300" for your Utility bills".They don't have even a concierge, its creepy, their air conditioning system is old, noisey. The maintenance team don't care to do much anyways! Very disappointed with the whole experience. read more

We moved to Union Lofts a few months ago and have thus far, enjoy our residency here very much. Our experience with the leasing department in the beginning and now resident services and maintenance staff has been easy, friendly and prompt. Our neighbors are friendly and the overall the charm of living in a historic building in DTLA has been amazing. Since we've moved to our unit, Onni management staff have communicated several updates to the Union Loft community like increased amenity access at their sister building across the street and new roof top furniture, just to name a few. The location is ideal as it's in close proximity to restaurants, whole foods and lots of other businesses. read more

While my apartment is beautiful and Bryanna is fantastic (you'll notice others saying the same) my last almost two years here have been disappointing. The removal of our 24 hr concierge and Security during the pandemic with crime skyrocketing in our area, is absolutely shameful. We need more security, not less. Certainly not zero. When I sent emails noting my concern, I was ignored. They're putting all the resources into another building they own, Level, instead. Our security, is over THERE now. Their enforcement of Covid health and safety has been virtually nonexistent. The rules are all there on paper, they put up signs, but when someone for instance, kept having huge parties with crowds of people drunk and maskless in the halls, they did nothing, for months. Residents complained repeatedly, but they claimed to have no record of it. The units here also don't seem to be properly insulated for sound, you can hear everyone's business, and the appliances, plumbing, electric, are cheap, and break often. And twice now they've had accounting "errors" on their payment website and accused me of owing money which I did not owe. Something I have never experienced in 16 years of renting. There's new management now, but most of these problems continue. I keep hoping that when the pandemic is over they'll get it together, but if they don't, I'm unlikely to stay. Sad that such a beautiful building is being so poorly managed. 3 stars only because my apartment is so beautiful, because Bryanna is nice, and because I know a new team took over during a pandemic, so, I'm being generous. read more

I periodically get messages from potential tenants asking if things have changed or improved, so I thought I would post an update of my opinions as of September 2018. The good: The valet parkers are excellent and very helpful. The location is getting better and better for shopping/dining, although the downside to the buzz is that there's also a LOT of construction in the area. The bad: Security is not getting better. They briefly reinstated 24-hour security to stem the tide of thefts, but they recently (and without explanation) ended it again. They are putting the property managers in charge of watching the door during the days. As before, they seem to wander off pretty frequently or take people on tours, etc. And there appears to be no real plan to ensure that the door is actually attended. So, despite advertising a 24-hour concierge at the front desk, they aren't providing it. Unauthorized people can enter the building and there's no one to let in legitimate deliveries and shipping companies. One of the two elevators have been broken for several weeks now. They keep thanking us for our patience without actually fixing it. Our apartment continues to have some pretty troubling plumbing and electrical issues. The maintenance guy is nice, but I assume he has a lot to deal with. The water temperature still fluctuates like crazy. Our kitchen faucet requires brute force to turn between the spray/flow setting. Our bathroom light switch recently just stopped working and wouldn't turn off unless you physically jammed it--and even then it would flicker. After over a week of requests (and living with a light that stayed on/flickered 24-hours a day) they finally fixed it--although they scratched up the bathroom wall and inexplicably made the switch flick up for "off" instead of "on." We also recently realized that turning our closet light on/off inexplicalby makes a light bulb in a lamp in *another room* that is *not turned on* flicker. This kind of weird electrical stuff isn't new. I told the prior manager about little power surges blowing out light bulbs at the same time or making lights come on when nobody touched them. She just waved it away and said unless we could re-produce these issues while she was in the room, that there was nothing that could be done. But, unless you believe in ghosts, I think something must be wrong with the wiring behind these walls. When we saw the lamp thing, I told my husband that we've got to move before the building catches on fire. The a/c continues to struggle and although we turn the temperature up during the day while we're at work, it stays on a lot at night to keep the apartment below 80. We recently received an electric bill for the some summer months that was, I kid you not, $692. Anyway, we've been here a while and this building ebbs and flows and it looks like it's on a downswing right now. Also, know that they solicit positive reviews from the tenants in their weekly newsletter, so be aware that there's going to be at least some of those in what you're reading here. What a gem, in the heart of DTLA. Union Lofts is quiet, comfortable, and its feels like home. The overall experience was great which started from Tania. Bryanna is an absolute pleasure - She is very energetic and truly cares for her residents. She is always going the extra mile, in anything needed. Danny the new maintenance tech is amazing too - fixed my kitchen sink and left a wonderful note. The residents and the employees in this building are amazing! The apartments are beautiful and modern with very tall ceilings and new appliances. The view from the rooftop is often breathtaking. The rooftop gym is the size of a bathroom with 4 exercise machines crammed into it. There's no a/c in it and during the summer it takes on the greenhouse effect. If you don't use the gym then this review is 4.5 stars. :) I wish I could pick the building up and move it to a different location. The area is okay. You can walk to lots of bars/restaurants/ the staples center but you will pass a lot of homeless people on the streets. Which isn't a big deal unless it hasn't rained in months. Then there's a strong urine smell lingering in downtown. read more

This property is one of the most unique places to live. The floor plan I had so spacious I just moved out because I needed a bigger place and sadly, they didn't have a 2-bedroom available. The place I had was a studio and it was so spacious with plenty of room to truly design your perfect home. Theft/Security Issues We'd like prospective residents, and even current residents, to be aware of a theft that took place and to realize that their packages being left at their doors will not be secure. This building had 24-hour security up until 10/12/2017. The following week, on 10/17/2017, two packages were stolen from outside our apartment door around 4 p.m. The packages were out to be picked up by UPS, which is something we've done without incident for the past 4.5 years. The items stolen had a total value of $635.00, so a police report was filed and we requested security footage from the management. At the time of this review, it has been 8 days since submitting the police report to management and they have still not responded. The management had previously offered package receiving for residents who did not want packages left at their door. Due to the security issues, we requested they receive our packages from now on. However, we received notice on 10/28/2017 that they will no longer be receiving packages for any residents in the building and all items will be left at our doors. Additionally, Friday-Tuesday there is only security from 6 p.m.-6 a.m. Wednesday & Thursday there is 24-hour security. An assistant manager is present when there is no security, unless he is on lunch, on a break, or showing an apartment. During these times, it is easy for anyone to enter the building and "piggy-back" on the elevator to access our floors. The building is advertised as having a 24/7 concierge, but this isn't exactly true anymore. Due to the theft that has occurred, this building and our packages are not safe. read more

Just moved in and am in love with the building. Amazing space in a bubbling part of the city. Broadway street is around the corner along with a Whole Foods and a bunch of food options. Resident services have been very responsive and leasing crew is amazing! read more
