    DO NOT MOVE HERE - WORST APARTMENT COMPLEX IN LA I have lived at Ferrante the first day it opened Nov 2022, and it has been the worst of the worst. Everything written in the negative reviews is true--this place is HELL 1. HORRIBLE MANAGEMENT * Management is absolutely terrible and never responds to calls or emails, no matter how many times you reach out. * They have changed management multiple times, and with every change, it just gets worse. * My assigned parking spot was given away even though it was on my lease and agreed upon when I first moved in. -Asian maintenance manager was a weirdo it was giving I'm jealous that a young girl can afford to pay 3k rent and he's stuck having to "work" when he wasn't doing shit but policing the wrong things!! Bothering people that were minding their business. 2. DIRTY, NOISY, AND UNSAFE LIVING CONDITIONS * The neighbors are sketchy, miserable haters--malicious, dirty, and noisy. -packages constantly being stolen * Dogs pee and poop everywhere--in the halls, elevators, and even in front of people's doors. Owners don't clean up, and management will blame YOU for it even if you don't own a dog. - residents leave trash outside of trash chute instead of putting it inside the trash chute * Amenities are filthy, overcrowded, and always closed down for some reason. Half the people using them don't even live here. 3. CONSTANT FIRE ALARMS & DISTURBANCES * Fire alarms go off all day and night, supposedly because people are smoking or "overcooking" food--especially at 12-5 AM. * The residents here are aggressive and miserable--probably because they can't afford the rent. Some guy called me slurs over the elevator door almost closing on him. 4. SECURITY IS USELESS * People who don't live here get in all the time by following cars through the garage. Security does nothing. * Security has called me saying someone is here to see me--but I have no idea who they are. How do random people have my information? * Meanwhile, when my Uber Eats or groceries arrive, security refuses to let them up. Make it make sense. * Instead of doing their jobs, security just sits there watching Netflix or talking on the phone with Cindy Lou. 5. GARAGE & PARKING ISSUES - EXTREMELY UNSAFE * People drive dangerously fast in the garage, almost hitting pedestrians and parked cars. * There are no blind spot mirrors, making sharp turns even more dangerous. * No cell signal in the garage, meaning if you have an emergency, you cannot call for help. 6. LOCKED STAIRWAYS - MAJOR SAFETY HAZARD * All stairways are locked, making it impossible to escape in an emergency. * You can't even enter from the street--the Latch app says it's disabled. * The only 1 elevator takes 5-10 minutes to arrive because everyone is using it, especially during rush hours. 7. CRIME & SKETCHY RESIDENTS * Cars have been stolen, packages have been stolen, and someone slashed multiple neighbors tires. * They are moving in psychos, felons, and thieves who are loud, aggressive, and disrespectful. * A crazy resident had an angry meltdown in the elevator and got aggressive because the door closed on him--it was caught on camera in elevator 8, but management did nothing. 8. FAKE 5-STAR REVIEWS * The only reason they have 5-star reviews is because they force you to leave one to get approved for your application. BOTTOM LINE: SAVE YOURSELF THE STRESS This place is overpriced, unsafe, and poorly managed. If you're thinking of moving here, DON'T. It is not worth the money, frustration, or risk to your safety.

    So their front desk liaison named Danny, was rude to me with his tone... completely refused to be helpful until I told him I want to see his manager... then him and his manager both teamed up to try and explain his rudeness... he didn't even have his shirt tucked in... looking like a slob in the job... if this is Ferrante hospitality expect your guests to be insulted instead of assisted. Do better.

I appreciate the acknowledgment of the situation; however, I have already contacted the management office multiple times, and unfortunately, no effective action has been taken so far. The incident caused damage and created a serious safety concern for me and my family. I am not asking for details about another resident -- I am requesting a direct and clear resolution to my own case, which includes: * an explanation of why this happened, * immediate remedial action, and * compensation for the damage caused. I hope the management will finally take this matter seriously and contact me directly with a concrete solution, not just a general statement. I am ready to provide all evidence, photos, and videos, which I have already submitted to the office several times. Thank you, and I look forward to a prompt resolution.

    Lived here for over a year and dealing with management has been frustrating. They discriminate between tenants and you can't trust what their staff tell you. Our new fridge has broken twice. Both times they fixed it, but first time they also reimbursed for spoiled food no questions asked. Second time, exact same situation, and they refused reimbursement. When I asked why the different treatment they basically ignored my question. I found out that not even a month before our fridge broke they reimbursed other people for their spoiled food while telling me no. It makes no sense. The worst part is their maintenance team will tell you one thing and then management does something completely different. Apartments are decent quality but the management is unprofessional. They discriminate between tenants instead of treating everyone equally. Don't expect them to stand behind what their own staff tells you. Would look elsewhere if you want reliable management that treats all tenants fairly.

    I am very disappointed with the condition of this parking garage. Every time it rains, there is a heavy leak directly above my parking spot. A yellow-colored liquid drips from the ceiling and falls onto my car. I drive a new and expensive Lexus CX, and at the car wash I was told that these stains cannot be removed because the liquid coming from the ceiling is too aggressive. Now my car has visible and permanent marks because of this issue. I have already contacted the management directly and am currently waiting for a response. I request that you urgently address this situation, fix the leak, and consider compensation for the damage caused to my vehicle. Please resolve this matter immediately and inform me of the actions you will take.

    Living at Ferrante Apartments has been a constant source of stress and disappointment. What was supposed to be a secure, comfortable home turned out to be a place where tenants are disrespected, threatened, and left vulnerable. Management frequently resorts to intimidation rather than communication. We've been repeatedly threatened with eviction for baseless reasons. On one occasion, we were falsely accused of theft, only for it to later be revealed that other individuals were responsible. Despite this, we never received an apology or any clarification -- just continued pressure and blame. Security at this complex is virtually nonexistent. The guards consistently abandon their posts and fail to monitor who enters the property. Yet when it benefits them, they act as if they own the place, imposing arbitrary rules on residents. One example of the fact that the guards do not sit at their posts and checkpoints: a dark-skinned man, a stranger, entered the complex and frightened people and near the pool he took off his pants and frightened children with his sexual orgone, when the residents kicked him out of the pool he entered the elevator where he is located next to the security post and inside there was a mother with two children and began to frighten them in the same way. As a result of this negligence, strangers regularly enter the complex unchecked. Just recently, a disturbing incident occurred where an unknown Black male entered the premises, wandered around the complex, and behaved threateningly. Most alarmingly, he approached the pool area, near children, and exposed himself in front of them. This horrifying act clearly demonstrates the complete failure of the security system and raises serious concerns for the safety of residents -- especially families with kids. Add to that poorly maintained apartments, malfunctioning appliances, thin walls, and unreliable maintenance response, and you get a living situation that is not only frustrating but potentially dangerous.

I've never seen any pests in any part of the place, including the garage and the stairwell. I haven't had any major repair needs but any time I've texted Danny, he is always responsive. Amenities: the gym and the roof are nice features of the building. The roof has a beautiful view and a grill. They are also kind enough to bring your packages up to your apartment, which is really nice since outside is a pretty busy area of Ktown. Area: the area is great for social life, lots of restaurants and things to do. Staff: it really feels like they care about making this a great place to live. I have no complaints.

Hands down, so amazing - Units are S P A C I O U S - Neighbors actually are kind + talk to you - Communal area pool + ranges are amazing - Staff, did I mention that already? - Walking distance to amazing food + drinks - Well maintained building Cons - Parking for guests (street parking - plenty, so not bad) The parking is not a deal-breaker for your guests. If you have two spaces and don't have two cars, you can always get them into your other space to avoid street parking. With meters and lots all over the area, what else would expect from the city life? It's safe here and frequently monitored by SouthPark officers as well. What I'll sorely miss about this place were the relationships that I built. I knew the entire staff and would wave, talk, and truly lean in with them all. Whether it was before/after work, going out for the night, or chatting, they were more than friendly. They became my community of friends. They felt like family. If you want a place that does not feel pretentious, has a community of others that say "hi" to you, and is close to the core of DTLA, come live here. It will be hard to find a staff that manages the building and secures it, then you will find it at ELLEVEN. Cleaning staff of what I can tell might be only 2 people do a great job of handling the occasional mess. Apartments: Well maintained, appliances are pretty good, but all compact versions as the rooms themselves are pretty small. Decent amount of cabinet space, and high ceilings so if you can make use of vertical storage, you should be in good shape. Floors are concrete so while they are easy to clean, they are also very cold. Not recommended for families due to size, but couples can make due and singles will be fine as long as you don't have a lot of stuff. Amenities: - Parking is limited to 1 space per apartment which would be one of the few drawbacks but some of the neighboring streets have free parking with only 1 day where you have to move the car for street cleaning. Streets in the area are also very safe seeming.. Building has electric car charging spots also. - Gym Equipment is relatively new, good quality and kept clean. Nothing too fancy, similar to a nice hotel. Would be nice to have 1 or 2 more items but definitely adequate for a relatively small apartment complex. Also, never busy and 24 hours (although be careful after hours as I believe the person directly above can hear the noise from the gym). Two large TV's for watching games etc. - Coffee Commissary: This place is great. While it's not part of MLofts, it is in the same building and is a good place to do work. - Pet Run: This is a secure walkway where you can walk your dog. A great idea in concept but I generally walk around the block to the grass. - Laundry: 1 washer/ 1 dryer on every floor. Seems like not enough but I've only occasionally run into a situation where I had to borrow another floor's. Laundry rooms are relatively clean (as far as laundry rooms go anyway). - Common gathering areas: Firepit, common area tables and penthouse grills are all well maintained. These areas don't seem to get much use. While they are nice to have, I think it's probably because it's a bit awkward to have a gathering or to hang out in the middle of the common where you are in view of basically everyone else that lives in the complex (unless you're into that sort of thing). The penthouse grill area is more private which is nice, but again, I've never seen a gathering up there. - Wifi in lobby/gym: This seems a little spotty, but there's general cell service in the area. Staff: Julie the Property Manager and Stephanie the Assistant Community Manager are definitely a huge plus for this place. Both of them are very responsive to concerns and will go out of their way to take care of issues. They have responded to all of our maintenance requests within 24 hours. They even move all of the packages into the locked office before they leave for the weekend and put them back out in front of your mailbox to minimize the chance of theft. Residents: Generally young professionals who keep to themselves, very dog friendly.

I've lived in many apartments in my life, and it is rare to encounter a leasing specialist like Shanice - who is truly a step ahead on the details and provides such an overwhelmingly positive experience. I've had a rambling list of questions, and she has put me at ease with her patience and with each answer (via email, phone, and in-person; excellent communication). I honestly feel comfort in knowing that Shanice and Jackie are on staff at M Lofts. I can tell they care, and it makes me feel at home.

We ended up going with a unit in a different area for work convenience, but honestly we really loved the concrete floors and the view from the balcony. The place looks really well run. The landlord, Sabrina, is an absolute dream to have on your team. She's personable, she listens, she cares, and she will do what it takes to make you confident in your home. Her team member Alex, is so sweet and hard working. Both of them rock a smile daily, and are very easy to talk to. The building is clean, they keep the units up to date and working efficiently and effectively. I went from a 2 bedroom, to a 1 bedroom over the course of a handful of years. My partner and I at the time were the very first renters to secure a unit in the brand new built complex. It was a virtually perfect living experience for us, and then myself alone in the one bed unit. Better late than never, I HIGHLY recommend this complex as a hop-skip-jump away from Sunset Blvd and all Silver Lake and Echo Park have to offer. THANK YOU for making me feel important and completely cared for.
