This was more than enough for two meals for me. The barbecue was dry and not well flavored. The texture and flavor was more like dried out beef that has been over-roasted. This is not something I would order again here. All that being said, I am leaving the rating for Black Pelican as it is because we have always had good meals here. I accept that it can't be 100% perfect every time and sooner or later we will run into something that is less than stellar. We will continue to return. I just know this not where I will have barbecue and we are sure the shrimp thing was just a one timer.

The woodfired pizza was good but nothing to rave about. I got the Aloha one with pineapples, chicken, scallions and a white sauce. We got the bruschetta as an appetizer and that was really good - it also came out pretty fast. The rest of the food took a while to come out. The service was also not very fast. I might recommend this place from an ambience and historical perspective and maybe the food, but definitely not the service.

Every single employee we encountered was incredibly helpful, kind, and attentive. Having the hotel right on site was an absolute dream. The hotel staff were incredibly accommodating, and our guests were very happy with their rooms, the restaurant, and the pool and beach access. It was beautiful and very relaxing. Both the indoor and outdoor pools were warm, which we really enjoyed. The only downside was that there were hardly any towels available at the outdoor pool. We booked the last available room for the day and were pleasantly surprised with complimentary breakfast vouchers. Unfortunately, after using the vouchers, I checked my account the next day and noticed I had still been charged for breakfast, which was disappointing. The room itself was comfortable. The pillows were soft, the blankets were warm, and we slept well. However, there was one large bug flying around the room, and I have no idea where it came from, which was definitely unpleasant. Overall, we enjoyed our stay because of the pools, beach view, and comfortable room, but a few issues--especially the breakfast charge and the bug in the room--kept it from being a perfect experience.

My family and I have been renting homes for many years along Outer Banks and the East Coast and I can tell you Twiddy is by far the worst company we have ever rented a house from. We spent over $6,000 a week and the house was a DUMP. The house we rented was "Away From It All V12351 in the 4x4 section of OBX" The pictures of the home had to be years old and it was many many years since the home had a deep cleaning. Here is just some of the issues we had with the home. 1. The house was infested with both live and dead bugs all over. The window sills, sliding doors, showers and other areas in the bathrooms, kitchen, den and bedrooms were noticeably either not cleaned upon arrival or not treated for bugs. I was staying in master bedroom on 3rd floor and must have killed 25 bugs in bathroom alone. They really come out during the nights. We did not have windows or doors open during our stay due to lack of furniture provided outside, and we understand that at the beach, especially in the remote area of Carova there will be some bugs, however the owner HAS to know about this issue and should have an exterminator there monthly. 2. We found that there were dead batteries in all the smoke detectors on 1st and 2nd floor (did not notice until one started beeping and found out none of the others had working batteries so had to run to the store and buy them) given there was children in the house. This was not a short trip since the house is located 9.7 miles from the start of the 4x4 area. This should be on a regular checklist for the owner! 3. Two of the door locks on second flood and also one on 3rd floor was broken and rusted so doors did not shut properly or lock (This was a concern since we had 2 small children). 4. Multiple light bulbs burned out and some lamps/light sockets did not have bulbs at all. 5. Shower door on 2nd floor master bathroom was broken. 6. Two windows on 3rd floor had a sign that said "do not open broken" 7. The Hot tub jets were broken. This was really disappointing since we were really looking forward to using it. We talked to the pool company and they opened up a ticket but no one ever fixed it during our stay so we could not use it. 8. There was no real patio furniture on the decks other than a few plastic dirty chairs and a dirty table that was not setup. It was flipped over, covered with standing water and dead bugs. When you are spending $6,000+ a week to rent a home, there is an expectation that there is some furniture to sit outside considering we are at the beach. It would have been nice to be able to eat dinner outside and watch the horses. 9. The master bathroom 3rd floor shower was covered in mold. The entire shower is moldy and dirty. This is not the fault of cleaning company as shower has to be 20+ years old and needs to be replaced. 10. The windows are just filthy. It looks like windows and porches have not been cleaned in years. 11. Landscaping was not taken care of. Around pool weeds were about a foot high. You can tell the outside of this property has not been maintained in many years. We didn't expect landscaping to be fancy, as that is personal preference, however the minimum effort of pulling weeds around the pool would help make the area look a lot nicer. 12. There were no cables to hook up dvd player on 2nd floor so no DVD player for kids. 13. Above hot tub there were exposed electrical wires just hanging down. Looks like light fell off and was never replaced. 14. Broken rusty water spicket and electrical on 3rd floor not working outside on deck connected to dining area. 15. Multiple broken pool chairs. While not expected, for the price of the home, we felt that nicer chairs (more sturdy ones) would have been more appropriate. This just added to the lack of care put into the home for the renters. 16. No railings or marked steps on pathway to beach. My 65 year old mother fell and was injured due to step down in the middle of the boardwalk to the beach. 17. The steps to ocean washed away and were never replaced. The house listing said it had a dune deck, but this was clearly damaged and never replaced since it was missing. The owner instead must have put a fence around missing steps to make guests walk up/down dune in a 1 1/2 foot clearance area. This fencing was metal and had sharp rusty wire, along with pieces of wood that were sticking out of the sand that were dangerous for children. 18. None of the kids bedroom beds were made. We understand this may be the cleaning company's fault not owner. 19. There were dirty sheets on 2nd floor beds. Sand and black curly hairs in both master bedrooms. I could go on an on how much of a dump this house really was. Twiddy.com should be checking homes monthly and doing deep cleaning of the homes yearly so issues like this or fixed or addressed. Stick with the smaller rental companies in OBX as Twiddyis obviously unable to manage the amount of homes they manage. read more

I can't warn you enough to run, not walk far away from ever dealing with Twiddy & Co! When we were looking for a rental in the Outer Banks, friends and family that had been there prior recommended using them and unfortunately for us we did. From the moment we entered "Seas the Day ll" house, hours later than check in time, after it was supposedly cleaned by their professional cleaning crew was absolutely filthy on all levels and had flies everywhere! The pool was broken, not running, cloudy and full of trash as was the backyard! The carpets were disgusting still full of actual garbage and sand as well as being completely stained and in need of being replaced, nevermind cleaned properly. There were dead bugs smashed to the walls, windows and doors filthy as well as a mountain of live ants inside that must have been there for days at a minimum without getting addressed. Instead of relaxing and enjoying the beachfront home we paid thousands for, we spent the entire first night cleaning the house from top to bottom as much as we could without a working vacuum or mop. The kitchen and bathrooms were disgusting and took us hours and hours to clean. We got on our hands and knees cleaning and scrubbing as much as we could with our own supplies that we thankfully brought from home thinking we would maintain the clean throughout the week, never thinking it would start out as a complete disaster! On top of being dirty, some of the kitchen cabinets were also hanging off hinges, bathroom mirror falling off wall, loose faucets, decking planks that needed to be fixed that we learned the hard way when the kids were outside and almost got really hurt by. After cleaning the filthy fridge, we filled it up with food and drinks only to find out in the am when we woke that it wasn't keeping temperature and ruined what we had stocked it with! Twiddy sent a backup cleaning crew the next day and brought a working vacuum, but at that point we had done so much of it on our own the day before. They also admitted that it wasn't the first time this house has needed extra attention as was mentioned by the maintenance company that came. The pool guy didn't come for days and when finally did, told us he would be back the following two days in a row to make sure it was still running properly because has an ongoing issue and isn't getting attended to, but sure enough he never came back and the pool stopped working less than 24 hours and clouded up again! Twiddy promised us they would get there, however no one came the entire week to fix the pool! From the beginning issues we had immediately, Twiddy told us there were no houses available to move us to and all throughout the week with new issues we kept encountering, Twiddy kept promising us they would make things right and not to let this house reflect on who they were as a company and to let them prove that to us. WELL, that didn't happen! Twiddy proved the opposite and how completely unprofessional they are as well as just how little they value their clients and future clients! With way too much back and forth just to ruin this nightmare of a trip even more for us, they are offering us next to nothing to make up for it all and even tried to hush us in the process so we would never post bad reviews going forward! We told them they can keep their money and that we will get more satisfaction out of helping others avoid Twiddy and having the problems we encountered with them! If Twiddy and Co continues to treat customers like this in the future, eventually they won't have any left! read more

This Review is titled FARFRUMSTAYN 9/15-9/22 Prior to our arrival, Hurricane Florence came along a 42 year storm in the making. North Carolina and neighboring States were under a state of emergency; life and safety being number 1 the prediction was that the OBX area would be hit with a Cat 3 or 4 hurricane and we were under no circumstances to try to travel to the area based on Twiddy videos and the national news. Given that warning and with all of the arrangements that were made for pets, etc. we had to make a decision and came up with a plan B. We understand that if we had made the decision to cancel that is one thing, but the State made the decision, otherwise we would have traveled to OBX. We have used Twiddy for over 20 years for our rentals in the 4x4 area and have been very pleased with the service and professionalism that we have experienced in the past. We would hope that, given these unusual circumstances, we would be provided a refund for this stay. If you are not able to refund our full amount we would appreciate your consideration of a partial refund. Twiddy Reply, No matter where your travels take you, the last thing you want to do is think about something going wrong. Still, sometimes, the unfortunate situations happen; long-awaited vacations may be interrupted or canceled due to unforeseen events like illness, flight delays, lost or stolen baggage, road closures, natural disasters or Acts of God. As a leaseholder, you choose to Accept or Decline the optional Travel Insurance upon signing your vacation rental agreement (lease). Upon declining the Travel Insurance, you acknowledge that you have read, understood, and accepted the Cancellation policy (paragraph 13) and that you will not be covered in case of a Mandatory Evacuation N.C.G.S. 42A-36. Twiddy may also attempt to, again, offer Travel Insurance via email to the leaseholders' who declined Travel Insurance upon signing their lease. The decision to declare and enforce a mandatory evacuation was issued by the Governor of NC and county officials and was not influenced by Twiddy. Please note that the mandatory evacuation was in place for all residents and guests of Dare and Currituck Counties. Unfortunately, by declining Travel insurance, Twiddy nor the Owner is able to offer a refund or replacement of your vacation rental week(s). Please refer to your vacation rental agreement (lease) Paragraph 11 Acts of God/Construction Noise, Paragraph 13 Cancellations, and Paragraph 15 Travel Insurance. For a sample of the Vacation Rental Agreement. We will, however, be refunding you the home service fee and the taxes since you did not occupy the home. The short term vacation rental industry has been growing by leaps and bounds the hotel industry however to friends and family going to the Hurricane area were all able to get refunds because the State call a state on an emergency. So before you think about going to the OBX and renting a house you may want to think twice and go to a very nice hotel if something happens beyond your control they are happy to accommodate. My first trip to the Outer Banks was over 20 years ago and I was't overly impressed, mostly because the home we were staying in, that other family members rented, wasn't well kept, was very bare bones in furnishings and just wasn't welcoming or cozy. Think white walls, no pictures, a bed in each room and that's it. I don't mind a simple cottage, but this wasn't that either. A few years later I had the opportunity to stay in a well kept, well furnished house that Twiddy managed and it was a completely different experience. We have stayed in Twiddy houses now for 12 years and have never been disappointed. We usually stay in a 4-5 bedroom house and typically are a short walk to the beach as those are the homes in our vacation budget range. I read a few reviews mentioning some pretty fancy gadgets that people paid a lot of money expecting to have in perfect condition and I get that, but I know in reality, it's tough to get guests to behave and report when they break something so it can be fixed in time for the next guests. I would expect the homes to be spotless, and to be notified in advance if there is an issue, but know that something(s) will be broken or missing, especially in the much bigger homes that tend to create anonymity with large groups renting them, especially by August when a dozen groups may have been in and out already that summer. I also read a few reviews about bugs and spiders. I have seen it all in the OBX, it's the south and we have bugs. Sometimes they are worse than other times, but spider webs outside the house are a GOOD THING, they catch the bugs! One of my favorite Twiddy houses in Corolla had beach views out the back windows and lighthouse views out the front windows and had spider webs completely encasing the front porch within days of arriving, where none had existed on check-in day. I considered using a broom to knock them down, but I decided they were better than the bugs and left them. I couldn't believe how many were there and how fast they built their webs. We have had a variety of small issues over the years, things all homeowners deal with, and Twiddy has been quick to respond with repairs as needed. The homes we have vacationed in in Duck and Corolla have all been nice, well kept, and comfortable and I wouldn't hesitate to book through them again. read more

Just rented from Twiddy and stayed at Groovy Dunes. The house has such potential. We arrived and the cleaning crew was rushing out (with beverages in hand that the previous tenants had left, mind you). We were all excited to get into the house, got in there and it was filthy. There was sand everywhere. Not what you would expect from a beach house...every inch of this house was covered in sand. There wasn't a day during the week that my feet didn't have sand on them. There were dirty dishes left in both kitchens. There were plenty of lights out throughout the house (bedrooms, bathrooms etc.) Handles were broken on cupboards. The beds are extremely uncomfortable. One was even broken. Every single utensil we used had to be washed prior to use because they were dirty. The downstairs refrigerator didn't work and we had to call for someone to come out and fix it. There were exposed nails everywhere, which one of our house members were cut on the first day. The pool was disgustingly dirty when we arrived and a pool cleaner didn't come until Friday and we were leaving Sunday. The outdoor lighting stopped working the first night. The second day, two of the three air conditioners stopped working so the house was roughly 80+ degrees inside. We were able to get someone to the house around 10pm to install window units in the bedrooms. The worst part was the bugs. The decks were unusable once the sun went down because the spiders took over. And not small spiders, HUGE spiders. And to top all of that off, many of our house members have left with bed bug bites from various bedrooms in this house. A week at this house is not cheap, and the expectation should be a clean and relaxing time. read more

We just spent our 16th OBX season (May 16 - 30) at a beachfront Twiddy home called L'escale (BFS60.) I paid $10K in advance for the two weeks. Twiddy really let us down to start but mostly redeemed themselves with follow-up service. The house, on the other hand, was a great disappointment. We arrived at 11:00p Sunday evening after driving from TX and the house had been "missed" for clean-up and service. BTW I had called earlier in the day and was told "everything was ready for us." The place was a disaster. Twiddy has no after hours help so we were on our own. We checked in (16 of us) to the Hampton Inn in Corolla and dealt with the issue Monday morning. Linda Flannery at Twiddy did a fantastic job making things right on Monday. The biggest knock on Twiddy is the lack of QC on their houses. This house should have never been allowed in the Twiddy program. Filthy and run-down, I wouldn't even allow the carpet to be a mat for one of my dogs. Lots of broken down appliances, doors, gates, most of the patio furniture broken down, no steps to the beach like the other houses so you are out of luck without four-wheel-drive legs. Bottom line ...Twiddy needs to improve their quality control but they genuinely tried to make things right, but L'escale in Four Seasons (Duck) is nowhere near "as advertised." Do your homework before you pay your money. I thought I did ...I was wrong. The owners of L'escale (BFS60) should be ashamed. read more

Save yourself the heartache and attorney fees and book with someone held accountable. I was hoping that the resolution to our most recent stay at a Twitty property would not have resulted in making a public review, unfortunately it has. We stayed at "whatever it takes" a Twiddy managed property in July 2022. our property was considered uninhabitable for a total of four days. No hot water for 4 days and no running water for over 24 hours due to a broken hot water heater. Plea after plea, call after call, email after email. We begged to be placed in a comparable property and were denied. There was no sense of urgency to fix the problem whatsoever. Our weeklong stay cost a total of $12,000. After the Twiddy resolution team took 2 months to review our case it was determined we should receive back $1,400. The first floor of the property was flooded making two bedrooms and the game room unusable. We had seven family members that had to sleep in the living room. We could not shower and could not attend any of the activities and dinners we had planned For our family vacation. We had to resort to washing off at the community pool showers. Even after the hot water heater had been replaced we still had flooding due to a crack in the ac unit, industrial fans and dehumidifiers throughout to combat the mildew and horrific cat urine smell. About 5 years ago we had Brindley Beach Construction install wainscoting in our Villa. The had a great estimate and the work made our cottage look awesome. The attention to detail rivals my own. Subsequently, we had them remodel a master bath. The work was extremely professional, completed on time and completely changed the look of the bath. Again, the attention to detail was awesome. We then had them do the rest of the baths the following year with great results. This year, we replaced the wood accent on the fireplace wall, installed stone around the fireplace and replaced the hearth. The room has a new feel and look. Jesse Little and crew(s) do fantastic work. After we concluded the contract, I thought I should have had them put in a mantle above the fireplace. I got the pictures and WOW!!! There it was... Jesse thought something was missing and put in the mantle. There's that attention to detail again! Jesse is extremely easy to work with, does great work and never disappoints. He listens carefully to what you want, makes suggestions and then delivers great results. I highly recommend Jesse Little and Brindley Beach Construction for any project. No stars for this listing, SEA SHELLS house at milepost 22.5. While Twiddy has tried to cooperate to some degree, ,this house is borderline dump with terrible kitchen, peeling cabinets, Disgusting kitchen sinks, almost Indecent cooking tools, microwave on its last legs, mold in showers, non-functioning fans and lights, no main floor bathroom (except the master bath) broken furniture, crumbling grout around bathrooms facilities.....on and on. For the price, it's a big house with not such a good floor plan and frat house furnishings. Also greatly annoyed by the fact they will not tell you about equipment in the house before you get here, so it's a guessing game to bring large pots, knives, cribs, high-chair, etc. Did I mention the non-working washing machine? I understand brown well water but this is something easily corrected. They assured us it would clear up in 24 hrs which actually became 6 days. there is a real problem here and the realtors ( if they are not the problem) should be checking the status, contents and repairs of their listings. The Outer Banks is a great spot but this rental is way overpriced and not maintained. read more

My advice - Stay away from Twiddy when renting-out a vacation home in the outer banks. If you have to cancel your reservation, BEWARE - they have a very unusual policy - once you cancel, the owner has the option to immediately "reduce" the price to get it re-rented. The problem is, I was told repeatedly by Twiddy "not to worry" this place will rent-out full-price. However, after their assurances, I started getting emails from Twiddy saying that the owner is 'REQUESTING' to reduce the price. Each time, I immediately called back & was assured by Twiddy not to worry this place should re-rent with no problem without the need for reduction in price. Next thing I know, I get a reimbursement $1,000 less than I paid-out. Apparently, the owner can unilaterally start lowering the price immediately, thus guaranteeing that you will have to "make-up" the difference. From my perspective, I was handled in a very dishonest way and strongly urge anyone NOT to go though Twiddy - I know I never will and have relayed my experience to friends and family who go down to the outer-banks - STAY AWAY! read more

I recently stayed at a Twiddy home with some friends at home N092 Three Little Birds for a wedding at a house close by. Twiddy was always there to help every step of the way and kept us informed before our arrival. While we were here I did have one question about a slower bath tub drain and their maintenance team was promptly out and addressed the situation. Don't let these other reviews fool you, if you have something go wrong at a Twiddy managed home, there is a team behind them to help. Surely they can handle anything internally with the staff that they do have, but after reading some of these reviews it seems that some things are out of their control. I have stayed at other rentals and this sort of thing could take 24+ hrs to resolve. Great to have such a large, effecient team. OK.....sometimes you just get impressed with good folks. I have rented a vacation home thru Twiddy & Co. for the past 6 summers. I have NEVER had a problem and I consider them to be the best on the Outer Banks of NC. This year, we didn't think we were going to be able to come down to the beach and on top of that, we couldn't get our normal place as it was already rented by the time we determined we could get away for a week. Shelly and Ross (at Twiddy) went above and beyond all expectations to assist me in getting an incredible place for our vacation week. I cannot thank them enough!!!!! We just finished our two week stay in Duck and had a great experience with Twiddy & Company. We've rented through them for years in the northern Outer Banks beaches (Duck - Corolla) and have never had anything but excellent service. We stayed in Sea Delight this year from 8/5 - 8/19 and had a wonderful time. The house was comfortable and close to the beach and within easy walking distance of the great shops and restaurants in Duck. The new boardwalk is amazing. I highly recommend renting through Twiddy when vacationing on the Outer Banks. I've always found the staff to be professional and helpful and have never had anything but a great experience with the homes we've rented. I'm back in Richmond,now, but we will be back next summer! read more

Our family went to Twiddy Real Estate one too many times and we are so sad. We regret to say it's not the same company it was even five years ago. Last summer we had a nightmare 4 br/ba house in Corova ($2750/ wk.) and had to abandon the place after a few days: dirty, bugs, broken-down. We all made telephone calls and a whole slew of inexperienced staff showed up to clean but it was just too big a job to accomplish after we had moved in. And we love going to the Outer Banks. We tried to reason with staff at Twiddy for three days with no success. My Dad finally took legal action against them in Dare County and got all our money back. Twiddy is too big, too powerful. We lost our only family summer vacation. Just sad. read more

Our family of 8 adults and 2 toddlers stayed at Our Particular Harbor. The kitchen was well equipped with any necessity that we needed. (Although it could use an ice maker) There was an additional fridge/freezer in the basement that came in quite handy for our group. The pool area was great and had pool toys for our Grand Kids. The hot tub kept its temperature and was a good size. The bedrooms were roomy and comfortable. Twiddy staff cleaned & serviced our pool and spa half way through the week as well as pushed our garbage bins to the curve on days that garbage was being picked up. Beach access was only a 5 min walk. This home also had a good view of the ocean. Overall, we highly recommend Twiddy rentals! read more

This is the 4th year renting the same house from Twiddy in Duck. The house is ocean front in Duck and we have only had positive experiences dealing with Twiddy. I reserved the house again for next year. We had one issue with an electrical outlet this year and when we called to report it the electrician came out the following day and fixed the problem and checked all others outlets in the house. The house is always clean when I arrive with plenty of extra blankets and pillows. There is a hot tub at the house and it is well maintained. Beach chairs are replaced as needed and there are always plenty for our group. I would recommend Twiddy to anyone who is interested in renting a house. read more

I was so surprised to read any negative reviews about Twiddy & Company. My experience with them has been superb. We just returned from spending the most awesome week in one of their newer homes-"Story House" and it was a magnificent home. We were met there to complete the initial walk- through with Twiddy's property representative, Garrett, who took us through the home and explained & answered any questions we had. The office staff, along with Garrett, could not have been more accommodating, friendly & genuinely eager to assure us that we would be given the best service possible. Beware of the property known as The Quarterdeck. The nosy neighbors next door like to watch you through the very open windows and report lies to the owner. Twiddy does nothing to help the situation. Won't even answer legitimate questions on false accusations. Twiddy throws you out on the street with invalidated claims and no explanation. If this is how locals treat vacationers here, I'd stay far far away from this property and Twiddy. Plenty of other places to rent from in OBX. If this had been my first experience in obx, I would never return. If I could post less then 1 star I would! Horrible owners, horrible neighbors, horrible locals, horrible rental company. The recent week spent in the OBX at Twice Blessed rental was worst of over 20 years renting from Twiddy. While Twiddy does their best to accommodate they can not overcome the the product. Many of the units in the OBX are 15 and 20 years old. Without owner care and upgrades they become progressively worse with each season. Many of the units are cash cows at $9000 week. My advice to potential renters is request the age of unit and a chronology of recent maintenance and upgrades. Do not rely website photographs they are often old and not an accurate representation. My future rentals will only be recent construction. read more

I spent a week in the Outerbanks and had the most amazing time. It would not have been half as great without Twiddy & Co. This is my 3rd year from renting from them. They went out of their way to answer all questions to make sure our stay was the best it could be! The staff at Twiddy was soo nice and friendly. We did so many fun things based on their recommendations; had a crab feast, rented bikes and kayaks, visited the Wright Brother's first flight. There is so much to do there. But mainly, we just hung out at our beautiful house! I can't wait to rent my 4th house from Twiddy! read more

They have 3 grills in the back and picnic tables, excellent for a family get together. Check in is done by entering a code (which is provided via email) on your room door and it automatically unlocks. You will use this code to unlock every time, no key cards are given. The place feels very safe. The pool was very clean, I recently stayed somewhere else and the pool water was cloudy, yuck. I loved the coastal decor/theme. Price point was fair. I definitely will stay here the next time we're in town for sure!

The rooms were pretty comfortable, and the continental breakfast with homemade blueberry muffins were delicious. Downside, there was still renovation activity going on in the rooms nearby. Plus, the mini fridges had not been installed yet so no way to keep our leftovers cool. In the end, the staff was super friendly and ready to assist... and the check in/out was a breeze.

Filthy, Unsafe, and Insulting Response - Do NOT Stay Here!…read more I have stayed in many places over the years, and this was by far the most disgusting and poorly managed property I've ever experienced. This place should not be advertised at the rate I paid -- it felt like a $50-a-night roadside dump, not a $200+ vacation rental. Here's what I encountered: * Black mold in the bathroom and even on the doors, a clear health hazard. * Thick layers of dust coating the ceiling fans, window ledges, and even the walls -- clearly no one has cleaned this property in ages. * Lamps literally falling apart. * The entire room smelled musty and damp, making it feel unclean and unsafe. * Trash scattered throughout the backyard, including a dirty diaper just left behind. * To make matters worse, there was an animal scratching inside the walls at night, making it impossible to sleep. When I reported these issues to KEES Vacations management, they only offered a pathetic $30 "goodwill" refund, which is beyond insulting given the condition of this property and the amount I paid. It's clear they have zero concern for guest safety, cleanliness, or satisfaction. This property is completely unkempt and neglected. I will never stay at a KEES property again, and I strongly urge others to stay far away. There are plenty of clean, well-managed places to stay -- don't risk your vacation, your health, or your sanity here. Bottom line: * This place is a health hazard. * KEES management is dismissive. * Absolutely not worth the money. Do yourself a favor: DO NOT STAY HERE.

The room had a musty smell that *immediately* began to bother my allergies, its by the beach so I figured it was just hard to keep completely dry. You get limited resources, 3 small, sad pillows, no extra blankets, 1 towel per guest, and no place to get water (except the shower or bathroom sink and just... no.) or ice even in the entry area and hall. The bathroom door didn't latch, much less lock and even if you held it closed there was a 2in peep hole where the latch *used* to be and the wood is worn down. We're married, c'est la vie. The toilet did *not* want to flush but if you held it a while it finally would. There was no hook for the hand towel they provided so we draped it across the back of the sink- not ideal. Still, the room seemed nice enough at first.. until we tried to shower. It had a jacuzzi tub that we were excited to try and now will fuel my germaphobia and nightmares for years to come. The shower walls had someone else's hair on them, an indication that they had not been cleaned. We were sore from the drive and the tub looked clean enough, even though the walls were gross, we planned to shower after anyway. To start, it was broken, if you pressed the button the bubbles would start but as soon as you took your finger off the button, it stopped. We rigged it with our keys to get it going. When the vents started, the water began to make *actual* bubbles... we had not used soap yet. Then, to our everlasting horror, when the bubbles burst against the tub wall, a greenish brown scum spread across them. I about vomited so we quickly tried to drain the tub (we had to pry the plug out because it didn't have a handle or anything). The dispensers for both the soap and shampoo were empty. They didn't even spurt a tiny bit out so they have probably been empty for quite some time. We had checked this ahead of time, thankfully, and borrowed some from travel companions in another room (they, too, were almost out. So, we had a coffee cup with *maybe* two quarter sized squirts of soap- once I added hand soap to the mix?). We always bring soap but it was only one night and hotels always provide it, right? Once we had scrubbed the top layers of our skin off, we climbed into a creaky and *very* uncomfortable bed. The shade on the window beside the bed would not go down further than halfway and the curtains were this so they did not block the lights from the street. The AC is above the closet so there is no way to cover the light it produces which was an impressive amount (at this point, just about anything would have annoyed me, so...), this meant that there were bright lights on either side of us. The toilet periodically made loud running water noises even though no one was using it. This, too, made sleep difficult. Hands down, the *worst* hotel experience of my entire life. I created a yelp account for the sole purpose of warning all potential guests away. TLDR: Please, SPARE YOURSELF. Rent some place else.

The room is very pleasant a whole kitchen with 1 bedroom 1 bathroom 1 living room and a marvelous pool side view. You have a tv this year we watched the FIFA World Cup. You also get a free beach access you have to bring your own chair. Or you have to pay for the beach. The ocean had no jelly fish. And the waves were massive I got knocked down twice. I will really recommend this place for people in the east.

That said, the property is showing its age. The units still have outdated Dish TV service, and the curtains are faded and dated. Most of the furniture is cloth and overdue for replacement. The area rugs are also a concern--they seem a little smelly and retain sand, which makes them feel less than clean. Maintenance and management have noticeably declined. It's frustratingly hard to get in touch with someone when you need assistance. In short, you're paying for the location and ocean access, but the interiors and upkeep need serious attention. With some investment in updates and better guest service, it could return to being a top-tier beach property.
