Unfortunately we checked into this hotel the day after Christmas. As you can imagine the area was packed and there was nowhere else to go at this point. We were there to meet our children who were checked into a different hotel otherwise I would've left! I didn't want to ruin our few days together so I chose to stay. The thought about sleeping in my car did cross my mind! Let me start by saying when I checked into our room and used the bathroom I noticed a wet shower towel hanging on the back of the bathroom door. I brought it to the front desk and the woman at the desk replied, "oh, I didn't even know there were hooks on the back of the bathroom doors. I will speak to the housekeeping staff. " A very strange reply to tell someone who just checked in. I was immediately turned off! The floors were absolutely filthy as you will see from the pictures of my socks. I keep them in my suitcase for when I forget a pair of flip flops to walk around in. Trust me, those floors haven't seen a mop in forever! The dirt and dust on the louvre doors for the closet look like they haven't been cleaned in years! I wasn't about to hang anything up in there. We kept all our belongings in our suitcases zipped closed! It was a big inconvenience. Their so called happy hour left little to be desired and could use much improvement along with their breakfast. The only "good" thing about this hotel is that it is walking distance to everything, but so are all the other hotels! Choose wisely! If I could give this hotel 0 stars I would! It was a disgrace and they should be embarrassed to rip people off charging the prices they do. They have a lot of nerve. It cost us over $1,000 for 3 nights. Everything about this hotel was old. Not only was the room dirty but the furniture in the room was old and in DESPERATE need of updating. Musty, Moldy, Dirty, Dusty and just Disgusting.

The complementary breakfast needs improvement. Plan on taking food back to your room because breakfast area is tiny. Most of the good reviews are a year or more old. I believe the property situation is the result of poor upkeep.

I read a couple reviews about this and requested a room away from the road when I booked. When we got to the hotel they said that every room on the quiet side was occupied. I was upset and asked if a higher floor would be better as they did have those. The staff member assured me that when they placed our room they would have given me the best at that time. We ended up on a second floor room that felt like we were on a drag race strip. This did not help me sleep and I was up most of the night tossing and turning. The room also did not appear to be two queen beds as booked but rather two fulls. Or have hotel beds shrunk and I am just now learning this? It also had a shower instead of a tub which was not good for my toddler to take a bath. This was my mistake for not researching that more as I thought be the photos it looked like they did have them. The room was spacious and came with a mini fridge and microwave. There is free self parking at the hotel. Since the hotel is at least a 15 minutes walk downtown, they offer a shuttle that takes you there although we didn't use it. Overall, I would not stay at this hotel again unless I could be guaranteed a room away from the road. I'm surprised at all of the good reviews on Yelp but maybe they got better rooms or are heavy sleepers.

Nice sized, with comfy beds and pillows. The bathroom had me concerned because the sink didn't look like it was cleaned. There was a small chunk of toothpaste in the sink and some spots which made me wonder if the rest of the room had been cleaned thoroughly. There was also a used coffee k cup in the machine and the drip area was wet with old coffee. We mentioned it to the front desk on our way out to dinner and when we returned just before 10pm we were told we could switch rooms. I didn't want to pack and unpack all over again. We declined as we were tired and just wanted to go to sleep. Thank God for the small sink in the main room because that's what we used. In the morning we got up to shower only to find there really wasn't hot water. Two lukewarm showers later we were frustrated and checked out. We weren't asked how our stay was by the front desk so we didn't ask if hot water has been an issue. We won't be staying here again.

The BnB recently expanded to a second property and are seriously updating everything from patio pavers on. A total of 22 rooms in the two buildings across the lane from one another. Breakfast is is the parlor of the building housing your room. Our bathroom was renovated and in great shape, and the room offered a nice vestibule outside the bedroom. If you have ever stayed in St Augustine the one thing this town doesn't have is parking. Every space not private is meter pay and the B&B has plenty but a two block walk away. They have several spaces to load and unload but not for overnight. The property is located in an area full of historical properties - amazing to see these homes from the 1700s! Hard to take old buildings into current standards and I don't think the property is ADA friendly. I find it amazing they are still standing, many built with lime and shells. A lot of streets on this side of town are cobblestones and narrow (most one way). Very Cool! Fortunately it's quiet and a short walk to everywhere including the river and a short drive to the beach. Easy to get around. Restaurants are abundant including a couple just up the street. Our room (bed) was clean & comfortable and wifi is free. The refrigerator with a small freezer was a nice plus.. Breakfast is 8-9:30 and is comprised of a starter and hot meal. Yogurt and fruit followed by egg soufflé. Baked pear & granola followed by "french toast" croissant and sausage. Juice, coffee and water flow freely. A choice would be nice, especially if you have dietary restrictions. But what we had was delicious. I think a fifth star would be warranted if they upped the breakfast menu. The outstanding feature of The Victorian is the people and service. Friendly, caring and all about accommodating you in every way. Manager Jonathan was a true gem and the dining staff wonderful. Can't say enough about how well they took care of us. If we came back it would be here, but we'd go for a room with a balcony next time!

It's not a close ocean view as it's set back from the beach, but that seems to be the case with most hotels in the area. This place is a gem with top-notch service. Would recommend it to anyone.

The air unit was old and noisy, but it worked. I wonder with the lack of maintenance the true air quality in these rooms, as well. Our TV did not work upon arrival and while they did send someone to fix it promptly, the TV system continually displayed ads that took up half the screen and made it tough to actually watch anything. The internal Struggle we had with "These sheets are the softest thing I've ever touched, let's not get up" and "We are in the heart of everything: let's go exploring!!!!!" was too real. Walking distance to everything we wanted to see, and a short drive to St. Augustine beach (which has good parking) for when we were ready to do some beach time. The crown jewel of the Bed and Breakfast is the BREAKFAST!!! Made fresh daily onsite, with ingredients they go out and get the night before (they called ahead to see if we had any dietary restrictions). My husband and I live about two hours away from St. Augustine, and since we had a night off, we decided to book a one-night getaway. I searched online and found what looked like a completely relaxing, dream room: the Palm South room. I felt comfortable booking directly through their website because the policy explicitly noted that payment was not due until we arrived on the property. We were so excited at the thought of a quick getaway where we could just relax in our own private, in-room jetted tub. A few minutes into our drive to the hotel, the nightmare began. We received a call from the owner demanding payment. I thought this was odd since the website stated payment was due upon arrival, but since we were already on our way, I paid over the phone. A few minutes after that, while still driving, my husband received a text message giving us the access code to a different room: "Palm North." The room they forced us into was $30 cheaper and did not have a jetted tub. Figuring it was a simple mistake, we called the owner. He informed us that they switched our room because the water heater for the Palm South room was broken. When we explained that we only booked that specific room for the in-room jetted tub, he told us we could still stay in it, but the water would be cold! He did not offer any compensation or a discount for the forced downgrade. When I asked him to please just reverse the charges since the advertised room was unavailable, the owner flatly refused. He claimed he had offered us two different rooms--neglecting to mention that one was cheaper and the other was broken! Since we were almost there, we decided to drive to the property to speak with someone in person. When we arrived, the property was completely deserted. The owner refused to answer his phone, leaving us with no choice but to call the local police for assistance in resolving the theft. Even the police could not reach him. He had gotten exactly what he wanted: our money for a room that wasn't functional or as advertised. We ultimately left and had to book a room elsewhere with working hot water and a much nicer owner. We are now relying on our bank to dispute and reverse the fraudulent charges. What started as a beautiful dream turned into an absolute nightmare. I learned a very hard lesson and will never book directly through a website with a small property like this again. Avoid this place at all costs. **Edited to add that I filed a report to yhe BBB and a secondary complaint with the Florida Attorney General (the Department of Legal Affairs).
