    An example of the air quality in my apartment when the neighbor smokes.

    Management here does not prioritize tenant health and safety over profit. Due to a neighbor breaking community rules and smoking in her unit, my unit has become unsafe and uninhabitable due to the secondhand smoke. The air quality in my apartment is very unhealthy and hazardous. My request to be moved to a different unit for reasonable accommodation was denied for the sake of money. If I were to move into a different unit, I would need to accept a rent increase of $400+. Management said they would not honor my current rental rate if I moved units. I am stuck in unsafe living conditions for the sake of their profit.

    UPDATE #2: RENT ANYWHERE ELSE. Despite spending $275 for cleaning, $100 for carpet cleaning, and hours repairing an unrenovated 1970s apartment I lived in for 7 years and paid nearly 200k in rent for, Trinity Management Services charged me nearly $500 for cleaning and painting. Have a look at the photos I posted. Think I owe them $500? I now have to waste more time suing them in small claims court--which I will do. Please do yourself a favor and do not do business with these people. UPDATE: "The most unethical landlord in San Francisco." I advise anyone considering renting with Trinity to look elsewhere. The apartments are overpriced and the management company is unethical and dishonest. After nearly 7 years in my home at 2133 Stockton, I made the decision to move, rather than continue renting with Trinity Management Services. As a person with a disability, this has been indescribably stressful and challenging. Trinity had no issue trying to bully me and gouge me for rent as a loyal tenant, so I have been losing sleep about what the "chargeback fees" for moving out will be. Therefore I have spent several hundred dollars painting and repairing the apartment before vacating. Receipts and photos of my empty home have been posted below. After posting my Yelp review and speaking with a lawyer and a Rent Board counselor, Trinity was suddenly willing to negotiate without forcing me out on the street for 3 days, but still above market value and with the new addition of paying for water. I found a gut renovated 1 bedroom with an office and bay views nearby for what they wanted to charge me for my junior 1 bedroom that hasn't been updated since the 1970s. The bullies at Trinity also wanted me to provide an invasive note from my doctor stating that I was disabled and it would be unhealthy for me to move out of my home during a pandemic AND to sign a nondisclosure agreement--that's right they wanted me to sign away my right to say anything publicly about them and their unethical tactics. The lawyer advised me to just move and said Trinity is "the most unethical landlord in the city." When I said they're "the devil I know," she said I'd be in better hands with ANY other landlord. I will miss my old home, but I didn't feel comfortable after being lied to and gouged for rent by a company I have been loyal to for 7 years. If you are a current tenant and they are telling you these lies, push back. Better yet, just leave. It's a renter's market right now. If you are a prospective tenant, I advise you NOT TO RENT in any building owned by Trinity Management. Look around, you can do better. The apartments are overpriced. This company is awful. If you are considering 2133 Stockton, here are the pros and cons. PROS: - The building is old and dated, but very clean and well maintained. The maintenance crew are fantastic and quick to respond. - It's centrally located and in a safe neighborhood. Bianca and office staff are also very responsive and easy to deal with. I feel bad for them having to be the mouthpiece for the horrible company they work for. CONS (besides the ethics issues): - The walls and floors are paper thin. I can hear my upstairs neighbor snore and my next door neighbor's phone buzz. The floors creak. If your neighbor is showering or even running a sink, the pipes HOWL and are loud enough to wake people up. You can hear entire conversations even when people are speaking in a normal voice. - Most of the apartments have ugly light beige carpeting that gets dirty really fast (light carpeting in the middle of San Francisco is a bad idea). You'll need to pay to have it regularly cleaned. - The appliances are the cheap and fall apart. - Security has been an issue for years (read the Yelp review about the carjacking and Trinity's response). I have had thousands of dollars worth of packages stolen. Trinity didn't do anything about this until recently by installing a camera and moving the mailboxes beyond the gate. I think they only did this because thieves started breaking into the mailboxes and damaging Trinity's property. They don't really care if your packages are stolen or carjackers have keys to the building. - The patios are nice, but be warned you will have a LOT of seagull poop all over and the back of the building is an insane wind tunnel most days. It limits how often you can enjoy your patio, even in good weather. - The laundry machines are expensive, break a lot, and there aren't enough of them for a building this size. Finally, I've heard from former neighbors and Yelpers that they play games with your security deposit, so I've attached photos of my apartment when I moved out. It has been professionally cleaned and carpet shampooed. I have in writing that I will not be charged for paining. If my deposit is paid back in full, I will provide an update.

    URGENT for current and potential tenants. Request specifically to have your bathroom vents cleaned and then verify. I asked for this to be done over a 6 month period. After confirming with the property manager that they had verified it was in working order and clean, I opened it up to verify and found a horrific scene. See attached photos.

    I have to say: stay away from 2000 broadway! Even I moved out for over 40days but they keep giving me a lot of headache!!! After the toxic smoking issue I had no choice but ask to transfer to #901 from #1002~ before the transfer, leasing Agant Kim told me that was the best choice for me but they didn't disclose there was going to have a laundry room turning down project right besides the room... they are not trustworthy. So in 2000 Broadway way I moved from #1002 to # 901 on Jan 16, but after I knew that news I tried to change to another unit but none of them wanted to help! They don't care!!! so I chosen to move to another trinity's building on Jan 25th 2020. What shocked me is I didn't live in 2000 Broadway in Feb, but I received the Feb rental bill for $2799. they charge me $95 moving-out deep clean fee, $45 painting fee coz they tell me there is the pencil spot on the wall, which excited before I moved in... I even don't have pencils!!!! also they charge the carpet shampoo fee for $89, for this part luckily I claimed it when I moved in coz this stain was so obviously so there was evidence on the paper they can not deny the carpet stain's responsibility. But for the one pencil spot on the wall I didn't even thought that would be an issue so i didn't claim it on the paper. Until today is over 40 days after I moved out but I don't receive any of my deposits refunded! So I emailed the 2000 Broadway- Rob last two weeks for two emails but there is no any response!!!! In the second email I told them if they don't respond I will consider to fill the small claims complaint form but they still no response~ I called the helpline at 415-5636333 last Friday and told the helpline staff my concern, he told me he would send the message to Rob for priority message that day.... nothing happen .... I don't know how to describe their management and the way to treat the tenants... I can attach some pic when I move out from #901 which is tidy and clean maybe the stove need to be clean but this doesn't take one hour deep clean fee for $95!!!! I just stayed in the unit for 9 days how come they want to charge me so unreasonable fees???? For the one existing painting spot? I am filling the form and will sent to them soon!

    Please see the attached photo. I found this message posted on the front gate of 2133 Stockton Street at 7 am. It's a harrowing account of a resident who was robbed at gunpoint right outside the apartment building. The robbery happened on Saturday at 10 pm, leaving this person without a car and without keys to the building's perimeter doors and his/her own apartment. When this person called Trinity Management, they refused to do anything and told him/her to not to expect any help until Monday. Isn't that lovely? When I went out again at 5 pm, the message had been taken town. I normally like to walk to Safeway or Trader Joes for groceries in the evening, right before dinner. Now I feel like I have to make sure to get all my errands done before sundown because I am terrified for my safety. This is not an isolated incident. It's part of a disturbing pattern. I had a package worth hundreds of dollars stolen. Several other people had their packages stolen. Two families on the ground floor moved out after some rando started regularly jumping in and out of their patios to get inside the complex from the Worden back alley. You know what would have prevented these incidents? Security measures: cameras everywhere and/or a security guard. Residents have been complaining about incident after incident and begging for heightened security measures, but management simply doesn't give a damn, and will continue to do nothing that will cost them money.

Saj was in touch with us frequently through the application process, but once our applications were submitted, communication was less consistent. That said, we found out the next day that we were approved! At least, we thought we were. Nobody at Ukiyo had confirmed whether we have pets (we do, and didn't want to double-list them with multiple adults applying), so they had to recalculate the deposit and needed us to provide vaccination records. Once we did so, we paid the deposit and went to bed, feeling like the next day we would pick up keys to our next home. Instead, we found out that the property owner doesn't allow pets, and that our entire application process was wasted. Not only are we not moving into what we thought would be our home for the next decade, but also we're having to find another option and wasted a week of time and energy. I can't claim I understand property management. That said, either the owner provided incorrect information to Ukiyo (in which case Ukiyo needs to do a better job screening owners since they "don't work with just anyone" according to their site) or Ukiyo didn't ensure that they had the correct information in their listing. Whichever is the case, the entire process has left us with a terrible impression of Ukiyo's business. It's already exhausting enough to navigate bay area housing without this kind of mess.
