Douglas On Third - Owner's Suite #8 bedroom

    Douglas On Third

We decided to make McMinnville our "home base" when visiting the Willamette Valley. The main part…read moreof the town is on 3rd street, the same as Douglas on Third! The location could not get any better. It is so convenient to all of the stores and restaurants. Our unit was like a small apartment. One small room with a couch, high bar table, small fridge, sink and microwave. That small room led to a pass through toilet/shower room. The shower was tiny and the doors to the toilet/shower room were just sliding barn doors so you literally hear everything in there (not sure if I'm a fan of that part). After walking through the shower/toilet room, you hit your bedroom. It was a nice size. For those with mobility issues, there is no elevator and the units are all on the second floor so you will need to climb stairs. Communication with Douglas on Third was excellent. They had very detailed email information on how to access the building, how to access your room, parking, etc. You may also text them to communicate. I would absolutely stay here again!

They do respond to complaints, but otherwise it is a DIY operation. Access is with coded door locks. They have excellent free self-parking, but they do not have an elevator to reach the rooms on the second floor. It's actually a flight and a half to the top of the stairs. Decent size guest rooms although ours was an unusual layout. Bathroom sink is in a tiny closet. Unexpected small steps between bedroom and entry area guaranteed to trip the unsuspecting guest on the way to the toilet - in the dark. Their excellent plush towels make up for the tiny shower stall with a shower curtain instead of a glass door. Room #3 has a view of a partially enclose narrow space between the building exterior wall. Somewhere inside this space there is an exhaust fan, probably from the Thai restaurant, that pumps out incredibly strong cooking odors beginning at 6am. Fortunately, they are closed Sundays, so we had one night of relief. They have a small lobby halfway between the ground floor and the guest rooms. Sometimes they have background music and coffee available, sometimes not. Overall, I think the room rates, ours was $300-$330 / night are too high. However, there are not a lot of options in McMinnville near 3rd street.

Nowhere during the booking process or at check-in was it mentioned that there was a limit on the number of pets allowed. I had two small, well-behaved dogs with me and assumed we were within the rules. Instead, I was confronted in the parking lot by a manager who told me I had to buy an additional room just to stay--which is ridiculous. Then, back inside, the front desk woman yelled at me across the lobby, demanding I check out. The entire interaction was aggressive, embarrassing, and completely unprofessional. This experience ruined my trip. If the hotel has a strict pet policy, it should be made absolutely clear upfront--not enforced through public confrontation and threats after the fact. I do not recommend this hotel to anyone traveling with pets or expecting respectful customer service. ---

Bathroom sink drained very slowly. Our biggest complaint was the breakfast. All hot items were out. Waffle maker was down (OOS), eggs and bacon were gone at 06:45. Check-in was a mess. Arrived about 10pm Thurs June 26. The person up front claimed to not have my…read morereservation and immediately asked if I booked the wrong hotel. Was pretty sure I hadn't, but maybe a fair question so I provided my text confirmation. Eventually she located my reservation, which was at this hotel, and shouldn't have been hard to find since I had an electronic confirmation. I had applied a $50 online credit towards my stay (Best Western reward for earlier stays). But the lady at the front desk wanted to charge me the full price of $198. Fortunately I noticed and told her. She asked if I had the "coupon" print out. I said no, it was electronic. So proceeded to show her the email confirmation which she seemed surprised about. She had to manually change the price to $148 which I paid. She then had to go check the room (420) to "make sure it was ready" which I have never had happen at a hotel. A few minutes later she came back and said it was so we got our room. Additionally the Internet was terrible. I had to take one work call (zoom) the next morning before heading out. I was dropped twice from the call and froze several other times throughout. Not a good experience. Then I get home and two days later the charge posts in my credit card for the full $198. So I am disputing with my bank and with Best Western to get this resolved.

The published rates for BW McMinnville average about $158 according to its website. Days one and…read moretwo of a multinight stay (M-W) were $169 and $138. Day 3 was $351. Midweek. Not a holiday week either. For $351 I could have stayed at the Atticus Hotel which is nicely appointed and is in a nicer location. Next time I will. I'll bet the Atticus Hotel has hot water at 6 am on the nights it charges $351/night. You know who doesn't? BW McMinnville, that's who.

Day 1- Trash was not removed from exterior of guest house. Upstairs patio and chairs at guest house stained with bird dropping and smashed cherries, as were the downstairs outside couches. Called ITrip operations who sent the groundskeeper to resolve issue. He never did wash down the patio. Same night, we wanted to enjoy our dinner to experience the beautiful weather. We were unable to remove the layers of dirt on the patio dining table at Manor and had to eat dinner inside. Day 2- We noticed outside chairs at Manor were dirty and did not sit on it, as were the chairs around fire pit. Called ITrip operations again to tell first tell them Day 1 patio cleaning was not properly done, and that my HUSBAND washed and scrubbed it himself. Then proceeded to tell them about newly noticed issues. Operations sent someone in a timely manner. He was the plumber, Victor who scrubbed and scrubbed and scrubbed...did an AMAZING job!!! Also told him our a/c was warm and not working properly. He tried to resolve, and advised if not cooled by Day 3 to call management._ Day 3- After sleeping 2 nights in warm stuffy condition, had to call management again to notify....they could not promise someone could come out. After waiting a few hours it was evident a/c was not working and sent text message that conditions warranted an emergency service call. An a/c expert arrived shortly thereafter and confirmed major issue with a/c system in guest house. He managed to get it cool enough for us to enjoy sleeping. Day 4- Finally all issues resolved the day before we were to check out. _ Check out day- Post wedding celebration, we requested a late check out but no response. We quickly packed up so as to not get charged. House cleaners arrived as the last of us were about ready to leave. We told her everything except a/c issue in guest house. She confirmed it ALL should have been completed prior to our arrival, and that we could have had a late check out since no one was scheduled to arrive in a couple of days. Moreover and probably the most concerning was an undisclosed RV above the property was being occupied by groundskeepers who had codes to access the homes. Terrifying if all females stayed at the property. Exterior night lighting around grounds insufficient, making it dangerous. The amount of money we paid to stay was overpriced for the non-privacy and condition it was delivered in. Above all else, interior of both homes were very clean, the beds were comfortable, bathroom amenities excellent, expansive outside space and private lake was enjoyable. Response time and maintenance resolution by ITrips operations was impressive, however, I'm still waiting for the property manager to call me, it's been 7 days Might recommend to others with but with caveats.

The gal behind the counter was very kind and explained to each wine to us and how it was named after the three daughters of the owners of the winery. The view is beautiful and the wine was tasty.
