Our TriPointe home in Fulshear Tx
    Phyllis G.

Excellent builder. We LOVE our TriPointe home. Very well built and their customer service is amazing! I highly recommend them as a builder.

Extremely disappointed in the quality of construction, both interior and exterior. If you submit a warranty claim, expect Tripointe to pin the blame on the homeowner for failing to properly maintain the home. We've had issues from the time we signed the purchase agreement through present day. Tripointe cares more about their bottom line than they do providing quality customer service and doing what's right. Below are some examples of the quality warranty work you can expect from Tripointe. Then, when it fails and you call them out on it, they say "it's non-warrantable" and thr home owners' "failure to maintain."

Let me say that I had the pleasure of meeting up with realtor Jordan. We've been looking for a home…read morefor several months and we've dealt with some very unprofessional realtors. Jordan was a breath of fresh air. He showed us a few properties and was very knowledgeable about the area, especially the schools...as we are new to the area and looking for a good school district. When we met Jordan he was wearing a mask (we were happy about that), and he made sure to spray our hands with sanitizer...such a nice touch and made us feel comfortable. We went to lunch and talked about what we were looking for, I tried to pay the bill, but Jordan insisted he take care of it. We had a great day and looking forward to viewing houses again with Jordan. We weren't impressed with the building materials on one of the houses, as the windows had plastic frames and they didn't even match up to the locks and some of the door frames already were cracking around the edges. That was our only concerns. I tried to close the window and I was afraid it would break. With that said, Jordan is our realtor and we want nobody else to help find us our new home. We can sleep well at night knowing Jordan is on our team! Thanks for everything Jordan!

STAY AWAY FROM THESE BUILDERS! Not only ended up losing $5K but also no home after a year of…read moresigning our first contract. I want to write this review in four parts so that I can at least save few people from the same agony that we have been through with this builder for over a year now. In addition, I feel it is a safety concern also with all the high tension wires underneath the lots 1, 2,3 4 and 21. Here you go... Part 1: We signed our first contract with them in June 2018 for Yellowstone and 2060 sq ft on Lot 24 and paid $5000 earnest money. While signing the contract, all the sweet talk and said within 6-months your home will be ready! They said 2-3 weeks to get the permits, but literally took 2-3 months to even start the construction. Finally, in November, they poured the slab and when we visited the site, the house perimeter looked smaller than a typical 2000+ sq. ft home. Naturally, my wife and I asked for the blue print, and to our shock, the house is actually 1620 sq. ft only and they added 440 sq. ft of garage area into the total sq ft. Of course we confronted, and their response, "Oh, sorry it's a mistake". Note that this is from a "Home Builder"! They did cancel the contract and returned the check. Part 2: They offered me a 1995 sq ft home on a different lot for a similar price per sq. ft, and they said this is a premium lot and we are doing you a favor! I did not care if it is a premium lot or not, my wife and I just wanted my 2060 sq ft house in a lot we chose in the first place. Nevertheless, we took it and paid again $5K with new contract for Lot 4 in November 2018. The owner of this building company said, your house would be ready by end of April 2019, or worst-case end of May 2019. Soon it turned out be a nightmare and we realized the biggest mistake of our lives. Not only ended up losing $5K but also no home after a year of signing our first contract. Part 3: Three months into signing the contract, forget about the completion of house, they do not even have permits to start the construction. Remind you, while signing; they said 2-3 weeks for the permits! Finally, in March 2019, I get a call saying, "the permits are approved and you will see construction move so fast". As usual, nothing happened until April 2019 and the reason by them, "Oh bank is taking time to release funds". Now the twist in the plot, in April, they said we found a high-tension wire underneath your lot that is going from Lots 1, 2, 3, 4 and 21. We cannot build anything until CenterPoint removed this dangerous wire, otherwise our workers may die if we hit this wire while digging during construction. Again, nothing moved until June 2019. Part 4: The builder called me in May, and said, "Centerpoint is asking us to pay $9K, and we told them we are just going to build on top it". I said "Absolutely not, and I don't feel safe having a high-tension wire underneath my lot!" They immediately changed the story, and said it is just a normal wire and is not dangerous at all. Naturally, I asked them to provide a letter from both CenterPoint and the builder saying, "The wires are removed from lot 4 and it's safe to construct/live & a genuine date of completion of house". Not only they did not provide any letter but the response we got, "With regards to "the history" and your feelings that ESQ has been dishonest. You signed a contract which our company has abided by. This contract clearly states all of the things that you now are having issues with. Namely, that our only obligation with regards to timing is to acquire permits within 180 days and to build the home within 2 years. The contract also clearly states that time frames given to you by us are estimates at best." July 2019, we have neither a house nor the state of the construction, and needless to say, we canceled the agreement and lost our $5K. We not only suffered financially, but also mentally and emotionally! I hope and wish no one goes through this hell again.

I'd like to share our experience with the property management company responsible for the home we…read morerecently moved into. We were excited to find a new home to lease through our realtor and paid over $500 for early move-in before the 1st of the month. Unfortunately, our experience on move-in day was far from smooth. Upon arriving with the movers, I conducted a walkthrough and noticed several issues that prompted us to delay the move, especially considering my current health concerns. Here were the initial issues we encountered: * The air filters had not been replaced and were visibly dirty. * A large wooden desk was left behind in the master bedroom closet. * The home was not thoroughly cleaned: baseboards were dusty, the pantry and microwave were not wiped down as there was food in the microwave, cabinets and countertops were still dirty, and the refrigerator had visible mold. * The secondary bathroom toilet and tub was unclean. * Multiple light bulbs were out throughout the home. * Trash and construction debris were left inside and in the backyard. * The carpets were extremely dirty despite being listed as "cleaned by previous tenants." We ended up paying out of pocket for a proper cleaning. Additionally, the tile and wood floors were gritty. The items above are all very reasonable expectations to be resolved before new tenants move in. I reached out to the property manager, who assured us the issues would be addressed. However, upon re-entering the property, we found that most items had not been resolved. Rather than going back and forth, we decided to handle the cleaning too ourselves by hiring out, despite having communicated our concerns multiple times. From what I understand, the management company relies on the prior tenants to pay professional cleaners to clean the home and simply requires a receipt for proof--yet no follow-up inspection seemed to be done. We were also told that cleaners were sent back out to address the concerns, but it was evident that this was not done. We dropped off our refrigerator and freezer food items the day before our delayed move-in date to make the transition easier. By the time we returned the next day, everything had spoiled/ruined due to the refrigerator not cooling properly. While a work order was placed, the loss of food and the cost of a delayed move added to our frustrations. This did not seem to be very important to the property management company as a refrigerator repairman did not come out until 4 days later to tend to the repair. We requested a refund or credit of our early move in payment for the inconvenience of the delayed move in and lost of all our food in the refrigerator/freezer but have yet to receive a response or resolution as of date. Additionally, the request was not even acknowledged by the property manager as of date since Friday last week. The overall communication regarding matters since the lease was signed has been untimely and somewhat lacking. No one ever answers the office phone or return calls since we've been tenants. Timely responses are an essential part of effective communication, and this is an area that could use improvement. There were also concerns during the initial home tour, where the showing agent appeared unprofessional in communication with our realtor. While I'm not aware of all the details, the tone of the conversation with our agent was very unpleasant and unprofessional which we should have taken as a red flag and went a different direction. While the move-in process was stressful, we do like the home itself. I'll share more updates each quarter throughout our stay and hoping for a more positive experience with the property management company servicing the property. Feel free to reply with any questions and I'll be happy to share more. Update as of 6/11/2025 I wanted to provide an update regarding our request for reimbursement of the early move-in fee. Unfortunately, the property management company cited a clause in their lease agreement that essentially protects them from liability, even in cases where their obligations were not properly fulfilled timely. Additionally, they convinced themselves they took care of things within 48 hours of notice, however, when we went to check on things two days prior to our delayed move in date the repair men pulled up after us on this same day. I have a strong preference for honesty and transparency, which was not shown in this case. To provide context, we were forced to delay our move and had to reschedule for the next available date with our moving company, which was the following Friday. We understand that, technically, we did not take legal possession of the property, which the management company used as the basis for denying the reimbursement. As property investors ourselves, we would never treat a prospective tenant in this manner and hope this feedback is helpful for others working with this company. Just beware.
