We built a 1.7M Million dollar home recently at Rancharrah and ended up with a leak in the house because toilet + shower were backed up after only 5 months of living there. They told us we threw too much toilet paper down our toilet causing the leak, and made us pay for our own plumber. Our plumber said one of the pipes are slightly misaligned, causing a slow back up. After spending 3 hours unblocking the pipe, they agree to send in their plumber the next day who spent 15 minutes checking a clean pipe. He tells us the pipe is good and nothings wrong (of course). Their plumber also told me, next time -- don't call your own plumber, as this is covered under warranty. Toll still refused to reimburse me for my plumber as they tell me this is my fault. We built several properties in Reno from the ground up and hands down, Toll brothers has been the worst. Our neighbors all concur. I've told our business partners, every realtor I come across and our professional colleagues about our issues with Toll. Terrible customer service - Maggie and Lee. Everything is the home owners fault - the attitude is us against them. read more

This is a review of Toll North Reno, LLC who is our homebuilder and the developer of this community. While this is a long read, we encourage every prospective homebuyer to carefully review this feedback and weigh the level of detail on its own merit so you can decide whether building a home with Toll Brothers is worth risking your hard-earned money. As an out-of-state buyer, we were given only a few weeks of notice in the middle of summer 2020 and COVID to immediately return to Nevada for the purposes of making design center selections (after trying to schedule during a whole week in late May). You can expect structural and/or design center upgrades to involve 130-250% markup for the same product available through retail suppliers such as Lowes or Home Depot. Yes, that same solid-core door listed for $225 at Home Depot will run you $500-600 per door as a Toll Brothers upgrade. Bear in mind the cost of door installation is already baked into the price of the home, and TB's process does not reflect any credit for replacement of homebuilding materials included in base price of the home. For reference--after making structural and design center selections, our closing price is 38% higher than lot + base price of the home. Moreover on design, our experience is that there is very little coordination and client advocacy between design and install. The meetings with design studio and low-voltage/electrical are structured to up-sell you on features, not necessarily to design your ideal home. The designers may not even be familiar with your floor plan and best practices for install. Do not expect any communication updates on your home. Although our slab was poured in July 2020, the first home progress update we ever received from our Sales team was nine months later AFTER framing completion in March 2021. Moreover, the 'Construction Manager' we were assigned never turned out to the be the case, and Toll Brothers mislead us for exactly 12 months as to who our Construction Manager actually was. So the first time we met our Construction Manager was 8+ months after slab was poured, and that individual even no-showed us on the first appointment. We began inquiring about scheduling a buyer's inspection at framing stage in late December 2020. We had to follow up 3 additional times before our appointment was scheduled in mid-March. Given this was a framing inspection, one might expect this would include both interior and exterior, however Toll Brothers moved instead with installing the stucco siding which prohibited our inspector from being able to inspect the exterior structure, straps, and footings. Our pre-drywall walk was scheduled for the following day. Our construction manager no-showed, but we were able to track him down and start the process an hour later. We were assured by TB Sales we would be notified when all the PDW action items were completed prior to sheetrock installation. This did not happen and roughly half the action items outlined in PDW were not completed. Toll Brothers initially provided us with a closing window of May/June 2020. Nobody from TB Sales or Construction bothered to notify us when this timeline changed to August/September 2020. We only were only told after we made the effort to inquire in late April about our upcoming closing date. Toll Brothers markets itself as a luxury homebuilder, however you may come to find almost every feature in the model home is either a structural upgrade, design upgrade, or not an available option. Additionally, you may find the installers subcontracted by Toll Brothers do not rise to the level of craftsmanship you see in the model homes or what you would expect of a 'luxury' homebuilder. We've come across many instances of framing errors that have passed "inspection" and "quality assurance," wiring installed in wrong locations, uneven light switches and outlets, countertops installed with damage, or installation of wrong product. The only install we can compliment thus far is the casing installed on doors and windows. Toll Brothers claims to have a process and 'Quality Assurance' team, however we have yet to witness an effective process in action. read more

BUYER BEWARE if you're considering a new Toll Brothers home save yourself, frustration and heartache and a ton of money. I believe they use the cheapest materials and cheapest labor they can find. It may not show in the first month or two, but when the paint starts to chip and the screws start to pop out you'll know you have serious problems ahead. If you're thinking about upgrades, the cost are staggering the things you would expect are standard or all extra. I've never seen anyone nickel and dime the way they do, for low quality items. Toll brothers likes to think they're the luxury builder but they're really the Dollar General of builders. At Regency the pool needed to be repaired that took two months. The pavers in the front entry needed to be removed and replaced and I would guess 50% of the trees are dead or dying. This will all be replaced at the homeowners expense so if you think the HOA fees are reasonable just wait until the bills add up for all the work that needs to be done! and did I mention the dues go up as soon as they sell out all the homes? There's a reason about 80% of the reviews are one star! Toll Brothers comes in build a bunch of homes and get out as soon as they can. I'm surprise there's not a class action suit. The poorest quality construction I've seen, and I built several homes from New York and CT to Missouri. Do yourself a favor forget about Toll Brothers and find a quality builder, or will see your post here next year! I'll be sure to say I told you so! I wish someone had told me! read more

If I could give them less than one star I would. We had over 100 items wrong with the house from the water resistant carpet pad that had the seam sealed with brown packaging tape (which is not any industry standard) to a black spot on a piece of floor tile that they said was "naturally occurring" not a defective tile. I called the tile company, told them that I had a tile setter place a piece of tile that I thought was defective and asked them to look at a photo. I could not tell them that it was built by Toll Brothers because the companies that Toll contracts with cannot talk to the home owners, even years after the house has been built. Upon seeing the photo's they sent me an e-mail saying that the tile was defective and should not have been placed, and by the way the tile that we have has been discontinued. I showed Toll Brothers the e-mail and they still refused to fix it. I had to have the contractors board come to our house on six occasions to force Toll to fix the problem. The fireplace hearth is slanted over 1/8 inch from left to right and Toll says that it is "within the industry standards" Now we have leak in the bathroom and they claim it is because of the solar panels, but we had a solar company come out and tell us it is a roofing problem. Just for info the solar company was not the same company that originally installed the panels. I did this specifically so I could have an independent company give me an impartial opinion on the problem. Toll has refused to correct it. We will go to the Contractors Board as well as the court to get this resolved. I plan on speaking with my Reno Council member and I plan on attending some meetings to voice my concerns. The City of Reno needs to halt any construction by Toll Brothers until an investigation can be completed on the fraud and sub standard building practices. After all the City is supposed to protect us from these type of builders. I hope others also voice their concerns. read more

- house is fairly well built and solid. They do cut corners in several areas and any upgrade is very overpriced for what you get. fences around houses are low, cheap and have large gaps between planks. - Many people didn't have yard/walk-way on sides of house graded properly and they had to fix this at their own expense. - Make sure to get a thorough home inspection to find any potential corners they cut or other attention to detail mishaps that are numerous as they tend to rush through the build. Also make sure they fix any problems with your home properly and don't just try to put a bandaid over it or delay fixing it until last minute of the one year warranty. If something goes wrong one day after the warranty period project manager will ignore and not return phone calls messages - some neighbors had issues with dimensions of their lots/yard being smaller then stated on plot maps. Take measurements! - A neighbor actually had the builder remove decorative river rock columns from back patio after owners signed paperwork and put down deposit and never told the owners they removed things from the house. They hoped owners wouldn't notice but they did and Toll Brothers fed them some B.S story and never replaced their decorative river rocks columns. - don't trust the sales people or other project staff if something is wrong or they can't fix something and use the "Building Codes won't allow that" excuse. If they try to use that or other excuses do your homework and make sure they aren't feeding you BS to get out of doing something or fixing their mistake. - out gate/fence to back yard was poorly done. Had about a foot gap from bottom of fence and ground. Small children and pets could easily slip out under this. Was fed a BS story about why it couldn't be fixed so I had to have a independent contractor come and fix it at my own expense. - go over everything with fine tooth comb and thoroughly inspect the build as it is being done and make sure measurements, appliances and other specs are as promised and not damaged or low quality. read more

Horrible experience with Toll Brothers at Mason Hills, Leander TX! I have about 10+ open warranty tickets that haven't been addressed since the past two years. These tickets address basic everyday routine issues including garage door not working, issues with foundation & indoor flooring. These guys really need to get their act together. read more

We have lived in a toll house for almost 3 years. We have replaced our dish washer that was faulty from them putting it in, we have had issues with our water heater and our heater. One of our neighbors had their entire HVAC replaced within TWO years. They rush everything and act annoyed when you complain. Not only that you can move in and listen to their construction teams BLAST music all day. Yay for us who stay at home. You're better off buying an older home and finding contractors to update the inside for you. We always heard good things about toll but it's clear based on reviews I'm not alone. You'll pay 40k for hardwood floors and then they'll drip paint all over them and not care to fix the mistakes they made. If you want a half ass build toll is for you. read more

I bought a home in the over 55 community of TollBrothers Regency at Caramella Ranch in Reno Nv. They said we would have our streets snowplowed whenever they reached 2 inches of snow. Well my street hit 2 inches 3 days ago and is now at 6-8 inches and no snow plow in my block for 3 days! No response to complaints but they made sure the SALES OFFICE parking lot has been clear this whole time. They have not done the streets or the sidewalks in my part of the community so I can't even walk my dog! Once you buy you drop to the bottom of the priority list! This is just one of many complaints about the responsiveness of Toll Brothers and the management company they hired here! read more

We bought a new Toll Brothers home 3 years ago; we found issues after issues over the period. Carpet: Right after moving in, my foot stepped onto nails walking upstairs, on almost every step. Calling the foreman, he told me that we were not supposed to walk there. When I told him that I also stepped on nails between the carpeted rooms and the bath rooms, he had no answer. After moving in, we gradually discovered carpet bumps, eventually in every room. In the large bonus room upstairs, in addition to bumps, there were also two visible spliced-in carpet lines (with bumps) across the entire room. We had to spent money to re-stretch every room. The repair man could not re-do the poorly spliced lines. No wonder I saw a couple of homes replacing their carpets not too long after moving in. Air Conditioning and Heating Systems: Bryant is the company that produces the heating and air-conditioning system for the entire Toll Brothers housing track. When our heater went out, we contacted Bryant directly to find out their authorized local repair shops and warranty policy. But the lady told us we only had 3-year warranty on parts instead of the standard 5-year warranty; because Toll Brothers did not send in any register cards. We asked her if anyone in our track had a 5-year warranty, she replied no. Bryant's air-conditioning system was not the best. Some were crazy loud. Toll Brothers located our next-door neighbor's right under her bedroom and near our living area. We spent lots of money and time installing a second set of acrylic panels on the 3 large windows near her system; but only managed to reduce the noise by a couple of dbs. Design and Design Studio Issues: The kitchen island to the stove counter top space is surprisingly narrow (less than 3.5 feet wide). My wife and I often bump into each other when doing different tasks. And we are small. Refrigerator space cavity is only 31" deep. Even with our counter-top depth refrigerator, it sticks out 2", when closed. If it is open, no one else will be able to go around. The big pantry does not have a single electric outlet to allow a freezer chest. We had to locate a small freezer in the laundry room. All the power outlets along the stove counter top are just on one, 20-amp circuit breaker. If we have three appliances on, the breaker trips. We have a small, 900 watt microwave oven along a wall in the bonus room, the lamp on the far end of the same wall dim considerably when we turn on the microwave oven. The design studio personnel were arrogant and condescending. They offered no useful tips other than what they gave you. May be that was why we do not have a single water faucet in the back yard where it is most needed. We discovered the color of the wood floor color was much darker than what we ordered. We contacted the Design Studio. They refused to allow us to go in to compare. Half dozen calls later, they told us the brand we ordered was no longer in the studio and we could not make any further calls. Other Quality and Quality Control Issues: After moving in, we found water accumulate in the tub because the drain was clogged with construction debris. When changing ceiling filters the 1st year, we found it was also clogged with debris. We were shocked. It seemed there were no quality controls or inspections on my home. Our next-door neighbor on the other side called us a year later, telling us we had a big 10" hole leading into our attic. We took pictures and called Toll Brothers. It was no wonder we had a lot of pigpens circling near where the hole was. Irrigation Winter/Summer valves were each located in a one-foot high pipe, but filled with mud, discovered as soon as we moved in. I dread to shut off/open them each year as I have to fish for them each year, twice. We can't say much about the irrigation in the entire complex of hundreds of Toll Brother's homes. But Trees and bushes are dying and my HOV are forced to chop down many. Tree-supporting wooden poles seem weaker than pine. Ours and many in the Toll Brothers homes have broken tree poles. We had to secure and trim our tree short each year to prevent it from getting up-rooted and die on us. It is often very windy here. A fact Toll Brothers should have been very aware of. The back patio door and screen are hard to open and close. I have to use force to open and close, so do my wife. I don't think such door should have to require silicone grease; but we did. The alternating "their side-our side fence" separating us from the neighbors had too much gap; some are ¼" wide or even wider. So there is little privacy to speak of. We were from out of states so could not monitor construction until signing off. We spent weeks putting up double fences on "their side" of the fence facing us; but we could do nothing to the other half. At least we have half privacy. A few times my neighbor talked to me though the gap when we were both in the respective yard, what an informal way to communicate. read more

I am so disappointed in Toll Brothers and our experience purchasing a home from them. We started the building process in June of 2020 and moved in March of 2021 expecting and paying for a "luxury" home as they call themselves. This week has been the most frustrating and disappointing experience. Once we moved in we had landscapers come to give us a bid for the back yard, every one including the company that built it told us the retaining wall was not built correctly. For over three months now we've been going back and forth about the wall and TWO DAYS AGO they agreed it was not correct and they would fix it. Four people, two of which work for toll, agreed it was wrong. Today, Ken, who is one of the supervisors in Reno emailed to say they wouldn't be fixing it and they should not have told us they would. So Toll now acknowledged there was a problem and they are refusing to fix it. Before we even moved in there were issues we brought up and were told that there had been changes to the plans and that's how it's supposed to be. The major one - the ceiling of the pantry is lower than the door frame. We were never told of these changes, just told that's the way it is. Since we've moved in there has been someone there almost everyday fixing or working on something in the house. One of the bathrooms had to have the door frame moved after we moved in and while they fixed that quickly they still haven't replaced the countertop back splash that was incorrect. There was a problem with one of the garage doors, after multiple times asking they finally sent someone out to check it, turns out it was not properly installed and the technician told us we're lucky the door didn't fall on our car because it was not attached to where it should have been. There have been so many other issues through this last year, this is just a few. Did we get a "lemon" for a house? Maybe. Or maybe the builder doesn't care and hopes the home buyer will just give up by making it impossible. read more

Toll brothers actually goes out of their way to hire people that don't have a clue about construction. That way they don't have to make them do the job right and slow things down. There is nothing top notch about this builder. I have had nothing but problems and so have several others. The Facebook group to Sterling Grove has people complaining all the time about not getting responses from the company. I signed my contract before Christmas and never received an executed contracted. Long story, several errors later, Toll Brothers wanted me to sign an Amendment to a change I didn't want. Five weeks ago, I cancelled my contract as I was within my rights to do so with a full refund of my deposit. They didn't know what to do as they never executed the contract and refused to do so without me signing the amendment. They owe me a lot of money, signed saying they'd return it, they can't seem to let me know when I'll have it. Such a disappointing experience with a process that was supposed to be enjoyable. Now, they are hindering my buying ability as they have not provided a refund or a real status other than "it's being worked." More than likely it's sitting in someone's email. read more

Previously I have already left a review of Toll Bros on consumeraffairs.com, I would recommend all "house owner to be" to google it, it should be quite helpful! Here is a little update after a year we have been dealing with Toll Bros warranty service. No communication as usual, both internal communication and external communication with owners, I don't see Toll Bros work as a whole company. TB sends their contractors to our house for repair work without informing us in advance, basically whenever they are available. It happens, unexpected visit.. If TB/contractors say they will come back later to finish/follow up the work, they give us no time frame, we just wait and stand by because we don't want to miss the door. More minor mistakes we discovered, colour variations in window glasses, outlets missing, light missing, floor squeaks.. etc. Also high turnover rate I guess, we have dealt with three warranty service representatives so far in 12 months, not sure if it is common. read more

BUYER BEWARE!!!! If you are considering purchasing a new home YOU MUST GET REPRESENTATION (BUYER AGENT/ REALTOR). Don't fall victim of any builder $$$ incentives to let them write your offer or get an agent. The sales consultant that is very friendly, cordial and polite is NOT looking out for your interest. Their interest is solely for the builder. Understand that the home models are ALL UPGRADES. Understand all standard features, layouts, plan and get the pricing options list BEFORE making your design choices. Structural choices CAN'T be changed and these are big ticket items. Also, the design STUDIO is where the FAT is meaning the builders profit CENTER. You have been forewarned! read more

Very bad mistake. We will never order another house from Toll. Promise 12 month build and takes almost 2.5 years to build. Attractive base price, until after you sign contract and come to find out they charge you an arm and a leg for every option. Your house price nearly doubles after all the options. Doors, lights, fixtures, floors, carpet, toilets, garage floors, cabinets, counters, tile, sinks, bathtubs, even bath mirrors, door handles, paint colors, lot premiums, balcony, anything you can think of is considered an upgrade, so your base price essentially pays for part of the lot and framing, nothing else. Will never make this mistake again. read more

Although Toll Brothers is trying to address the issues we are having, we've only been in our brand new home for 6 months and have had the following: 3 roof leaks, non-working oven, electric adjustments, a door that doesn't lock, rotten insulation around a slider door that crumbles off when you open the door, cabinets that chip, a replacement refrigerator that we did not want in lieu of what we ordered, outside fencing built cockeyed, no insulation between upper and lower floors ( apparently it's not code...but it's a luxury home). I realize that Covid has affected many aspects of the build, and materials are hard to get, however, cheap materials, faulty design and cut corners doesn't excuse many of our issues. I give them the star because we finally have a project manager who is trying to remedy the problems. The management has actually issued a letter to the neighbors informing us that it's our responsibility to get rid of the ice on our roofs in order to avoid leaks in the future. How about they design a roof that can withstand snow and ice? read more

filed my construction defects claim against them. from the start the state contractors board investigator tried to give me BS that he could not do anything about my claim and i told him to transfer me to his boss. he put me on hold and said he would come look. bottom line is that i had my consultant there with the proper measuring tools and he proved that the floor was off in several areas of 1/4 to 1/2" over the max limit of 1/4" in 10'. i even took pictures of him taking his own measurements which showed 1/2" off. his boss was there and i have pictures of him measuring the floor as well. they both left and within 30 minutes they sent me an email deniing my claim. be advised they are in the pockets of the home builders and corrupt as hell. i even emailed my state senator and he acknowledged my corruption question and stated; "the government of nevada is corrupt. it has always been corrupt and always be corrupt. nothing you or i can ever do to stop the corruption...not even an act of god and fix it. pretty astonishing for a state senator to put that in writing in an email. any way i filed a complaint with the chief investigator about his corrupt investigators and he fired the manager but the other idiot is still there and would not make a ruling, stating that i would have to go after them in court. then filed a complaint with the attorney generals office to see what happens to my complaint of corrupt investigators. now get this! i was suggested to me by others in local government who were sympathetic to my cause that i should watch out because these corrupt individuals and home builders may try and silence me so they dont get found out. by silencing me they mean murder or getting beat up to shut me up. can you believe this???!!!! be aware this entire state is corrupt in every way, everybody lies and trys to cheat you. this includes the businesses as well. new to Nevada? good luck... i have decided to take Toll Brothers to small claims court since the limit is $10K and my floor repair is $8894. now, lets see if the judges are corrupt in small claims court. read more

Toll Brothers - Incompetent Inspector doing a "Courtesy" inspection not meeting the ACI 117 Standards - General Contractors Near Me - Reno, Nevada

I own a luvery home built in 2001 by Toll Brothers. I purchased the home in 2014. We moved from a custome built 6200 sqft home to down size to a 4200 sqft home in the next town. To all purchasing a Toll Brothers home beware of what you don't see. In a million dollar home the adick HVAC duct in this home looks like the worst seen in Spiderman. Most of the duct work is crushed or looks like bad spagetti. The duct work supplying the great room is completely crushed. There is no access as the room is on a concrete slab. We had to install a pellet stove. Replacing filters is a nightmare obstructed with duct work. Main drain lines had to be replaced as the slope was not sufficient and were all clogged. A load barring wall gave way with the 2X4s breaking through the sheet rock. This home has been a joke since it was purchased. A toll Brothers home never again. They know how to dress up what yoy can see. The hidden construction is sub quality products and sub quakity subs. read more

Toll Brothers in Reno has turned out to be the worst decision we ever made. As many have stated they take shortcuts with everything and wipe their hands clean of everything. We ended up with a massive leak in our home 12 days into having ownership. 50k plus in damages later Toll Brothers has refused to do anything to help - and i quote " we are wiping our hands clean of this." They told us since we installed our own fridge that it must be the water line (which was never visibly leaking) even after they pulled it out to check it. PLEASE PLEASE PLEASE do your research (extensively) about this builder and the various issues they are facing across the country before going through with a purchase - a simple google search will prepare you. As others stated, conduct multiple inspections (not through TB - outsourcing will save you in long run) ahead of closing on your home. I dont want this happening to anyone else. It's caused us months of emotional/financial stress and sleepless nights trying to figure out what even happened and we still cant.... best of luck to any of you going through this process. read more

Everything Toll touches is beautiful! Wonderful finishes and great options. The community is beautiful and the amenities are fantastic.

We just moved into our new home in the Saddle Ridge development six weeks ago. We love our new home and so do our kids! I'm a retired general contractor from California so I knew what to look for and watch for durning the construction. I was at the house for a short periods of time almost everyday during the 10 month build. I really enjoyed it and I'm actually sorry it's over. Terry Jetton was the Toll Brothers project manager in our development. He was great! We communicated over text which made it so easy to reach him. I could take pictures of things that I thought needed attention and send them to him to address. He responded to all my messages promptly, especially if he know it was critical. Terry also sent me texts letting me know what was coming up next and what day to expect it to happen without any prompting. I think it is important to stay closely involved in your house build and develop a relationship with the guy running the project. It also let's the subs know that you are around, you care, and will be looking things over. I also think it's important to have the proper expectations. I knew what we were buying. It's a nice home in a nice development, but it isn't a custom home where you have an architect design exactly what you want. It is a high end track home with various elevations at a good price. Works for us. All of our subs were nice and most of them took pride in their work. There were only two trades that, in my opinion, fell short of my expectations. Terry helped me with those two trades and had them come back and fix things. One of the trades was doing more damage than good when they came back, so I told Terry not to worry about it because I would do it myself after moving in. I don't blame that on Toll Brothers. I've been there. In this construction boom, it's hard for the subs to find qualified employees. Terry also knew I could take care of it myself and would actually enjoy doing it! Had it been another customer, without the experience, I'm sure he would have stepped in and straightened it out. Here are a few things we did that we were glad we did: Added a fireplace in master bedroom. Very calming and comfortable. I really look forward to going to bed knowing how comfortable the warmth and flickering light will be. We also did the hand troweled wall and ceiling texture. We call it old world texture in California. It really helps kill the track home look of spray texture. It's pricey however. Make sure the painters dust the walls and prime them before painting. They don't normally prime. If you have to pay more for primer, pay! We made our kitchen island larger so we could all sit at it to eat without using the dining table all the time. Don't skimp on outdoor lighting, extra outlets and extra hose bib locations. Don't go too crazy with interior picture lighting. It's hard to figure that out without living in the house first. We put too many picture lights above one wall and missed other locations where we should have done it. Its not that hard to have an electrician add them later. We also put carpet in the bedrooms and hardwood floors everywhere else. I'm glad we did carpets in the bedrooms. Even though hardwood floors are the in thing right now, when you leave the hardwood floors and step on the soft carpet it is wonderful! We got the thickest padding too! read more

I will never buy another home from Toll and in particular with an associated HOA. They rush you through the selection process and only do a mediocre job in fixing things. The worst thing they allowed a neighbor to build a wood burning smokestack on the fence line and his property is 3 ft above mine and all the smoke comes into my backyard which is my entertainment area. There are bright lights that penetrate my bedroom windows. A privacy wall that exceeds the fence line. So I get all the crap. This was done under Toll Bros watch. Toll Brothers have amazing homes, great construction!!! I love all of their amenities, HOA is low!

Attempted to purchase a beautiful home thru this company at saddle ridge The airmont is just what we wanted. But after review of the contract and also that the builder will not assume any risk down to the point in you don't get approved by your lender in their timeline you have to use in in house toll brothers financing at a undisclosed rate. This is totally predatory and I wouldn't be surprised if it was illegal!SCRREW Y OU TOLL Brother! The sales manager of Toll Brothers confirmed the company's bad practice when they bought a home from them and she was a victim. The only way I will purchase from these thieves is indirectly off the used market Beware of Toll Brothers! Read your contract! And remember there are lots of builders Reno that you can purchase from read more

We bought a toll brothers house in Somersett Reno built in 2006, it has the problems of a house built in 1906, foundation sunk, rooms 3 inches out of balance, cracked tile everywhere, they tile and cut the tile around the baseboard! Roof leaks everywhere, roof tile un-nailed everywhere, stucco leaks if you spray a garden hose a it, water comes inside. Flashing around windows was never installed, causing the windows to leak water down the wall. Heres the kicker, i went to replace a small piece of grass sod, so i removed the old dead piece. Well i found a hammer head, piece of wire, gravel, rock ,wood scrapes, Yes these crooked assholes put sod over the construction debree. I know I'm out of warranty, but i have called these guys to get some suggestions to fix my home built in 2006, with problems of a house from 1906, I left at least 10 messages , Never GOT A CALL BACK! Ive went to see THe Boulders, the Toll community nextdoor, The retaining walls are cracked and their putting gray caulking to hide the cracks, and the house was leaking water in the basement area, and the house isnt done yet...RUN , buy anything else, read Toll reviews and ask yourself , Can all these people be wrong, RUN, your better of buying a mobile home...Run away , save yourself!! read more

OK The homes at Regency are beautiful BUT figure $80,000 to $100,000 for your upgrades. The design center has beautiful color selections for your walls. BUT it will cost $2,900 more (depending on house size) if you want colored walls instead of white walls!!! Last I checked white paint and colored paint cost the same at Home Depot. Toll Brothers only allows for GAS dryers which hardly anyone in Reno uses. They charge you $890 to add 220 to the home OR you are stuck buying a new dryer!!! Now we are told we have to pay $1,040 to upgrade the standard service panel to get adequate amps to the house. The models have overhead can lights galore. Well -- Add $175 for each can light. Very few are included. No decorative lighting is included. You buy your own and Toll charges $78 per fixture to hang them. One gets to pick appliance upgrades but then Toll tacks on $900 to "reconfigure" the kitchen. The list goes on and on. BEWARE of all the hidden charges. The standard options for flooring and granite look like something that goes in an apartment from 10 years back and not a $600,000 house. The price of the granite is way out of line. Many homeowners are taking the standard flooring and ripping it up and replacing everything after closing. That is what we are doing. Other than this all is well. read more

We recently purchased a Toll Brothers home in Damonte Ranch. The staff, Katie, Tim, Mark and Brad, did an outstanding job of ensuring that everything went smoothly. The customer service that we received was exceptional. The staff at Presidio is the reason for Toll Brothers success. The only negative experience was the extremely high price of the upgrades and rude agents in the design center. We ended up doing most of our upgrades on our own after we closed. If you are looking for a home, give Toll Brothers a look. Katie, Tim, Mark and Brad will make you glad you did. read more

Best builder in Reno. Exceptional quality and superior customer service. Can't say enough about this company.

Considered purchasing a home from this "quality" builder, but became suspicious with hard sell verbiage, such as," the price will go up soon" and "this will go fast". The add on prices are outrageous, and no construction outside of the lego-type model can be attempted. I googled complaints against this company and find thousands from all over the country. These are a must read, especially those from this area. Beware also of serious downplaying of obvious future and present traffic noise and view blockages. read more

This is the best home builder in Reno. Katie in the sales office is absolutely amazing. If you are looking to purchase a new home in Reno look no further. The Ed in the warranty department is equally amazing, I cannot say enough about the whole crew. read more

We bought luxury home from toll brother cost us a lot of money. But the quality of the house and service was horrible. The sales rep and project manager do not communicate, they were very disorganized and confused. There were upgrades we wanted to include, but ended up that they didn't include them when they were building the house. We spent almost 1 million of upgrades on the house, but they built the house like production homes, built them with no upgrades. Then when we did first walk through, we found out they missed a lot of the upgrades stuff. Then when we did second walk through at closing, we found out even more stuff didn't do correctly and didn't include those upgrades we wanted. For example, they were suppose to do the pre-wiring for the camera system before sheet rock, they forgot to do that. They were suppose to include barn door beams before sheet rock, again they didn't include those beams. We found out afterward, so toll brother have to end up drilling holes every where just to get them fix. When we moved in few months, the water pipe underneath ground broke causing water to overflow and our bill to be hundreds of dollars. Toll brother horrible builder. I escalate to VP of Sales at Toll Brother, he promised to give me credit for what they did wrong. All of sudden he disappear and never respond to any of my email. Horrible service! I will never want to buy home from Toll Brother anymore!!! read more
