I will be moving into The Villas at Beardslee last weekend in June. The Villas at Beardslee are incredibly clean and bright and in an excellent location near great food and coffee. My husband and I moved to the Villas at Beardslee two months ago after touring more than ten apartment communities, and we couldn't be happier with our choice. The community, staff, and maintenance team are truly exceptional. Our apartment has a large window that brings in abundant natural light during the day and offers a beautiful view of the surrounding greenery. The community area also has several restaurants and a pub, making it convenient to dine or relax without going far. The club room and gym are spacious. I use the gym frequently--it has a good variety of equipment and weights. The common areas are always clean and well maintained. The only minor downside is that the elevator is bit slow. When we moved in, there were a couple of things that needed fixing, and the maintenance team handled them promptly. Special thanks to Mr. Derick, who was attentive and quick to resolve everything. From my perspective, Hailey was the absolute reason I signed on with Villas at Beardslee. Since everything had to be handled remotely and on a quick timeline, her communication made all the difference. She consistently went above and beyond by sending detailed videos and updates, which helped me feel confident about moving forward without ever having seen the apartment in person. Hailey is highly professional and set the bar extremely high in terms of customer service. While the condition of my move-in wasn't exactly where it should have been, she took full ownership and made sure everything was corrected and in place. That kind of follow-through and commitment is rare and truly appreciated. Her efforts are appreciated and I'm thankful for the level of care she brought to the entire experience. Update 7/27/25: I called the front desk in advance and left a message requesting the elevators be locked to allow the movers to work efficiently. Unfortunately, I never received a call back, even to this day. On moving day, I also tried contacting the after-hours line over the weekend, but they referred me back to the front desk, which wasn't scheduled to open until noon. I even pleaded with them to get in touch with the maintenance staff (who I could see riding around in the maintenance cart), but they still redirected me to the front desk, leaving a four-hour gap with no support. As a result, the movers experienced significant delays completing the job. I'm hopeful this was just an isolated incident. Update 8/1/25: Two weeks ago, I spoke with Liza regarding an erroneous $4,000 charge (twice the monthly rent) for August, when this month was supposed to be rent-free per my lease agreement. Liza acknowledged it was a system glitch and assured me it would be corrected, and that I'd only be responsible for the utility charges ($101.30). As of July 31st, the system reflected the correct $101.30 balance. However, on August 1st, I received an email confirming an auto-draft of $4,061.30 was being processed from my account. I immediately called and reached Liza again, who said she would contact accounting. She did a great job and resolved the situation! read more

Great Maintenance Service! I've been living in this apartment for about a month now, and I'm really impressed with the maintenance team. When I first moved in, there were a few things that needed attention. I submitted a request, and everything was fixed and replaced promptly. Derek was incredibly professional and efficient--he handled all three of my repairs quickly and with great care. I moved into the Villas at Beardslee in 2022 and continue to renew my lease because it's such a convenient and nice place to live. For the most part, the units are relatively quiet (well insulated) and the staff are so friendly. Hailey Markham, a Sales Associate at the Villas is our favorite. She is always quick to help when I need something, is friendly to my dogs who love visiting with her, and she is always such a friendly face to see if I'm walking through the leasing office. 10/10 recommend living at the Villas at Beardslee if you're a renter that wants to feel safe, respected, and heard. Jeff is an amazing maintenance worker. He was prompt at the appointed time to pressure wash our balcony on a Saturday, the day before Easter no less! His work was fast and thorough and he took only 30 minutes to do everything including setup. He even cleaned out the drain trap in our tub at our request even though doing so was not part of the original maintenance work order. He was good natured about it. We have made Villas at Beardslee our home for eight years and have loved our time here as residents. The apartments are very nice with excellent amenities, the location is fantastic, and the maintenance team is always quick to respond and so kind. While we have lived here, there have been several different leasing and management teams, and we have felt supported and cared for throughout. We want to specifically recognize Hailey, who has gone above and beyond for my husband, me, and our pups since day one. She has such a warm and welcoming presence and has been pivotal in making Villas at Beardslee feel like home. We have lived in other large complexes where the leasing and management teams are disconnected and do not interact and get to know the residents. Hailey is the antithesis of this, as she has taken the time to get to know our family and shows genuine care for us as people, not just residents. I've been a current resident for over 2 years now and it's been good overall! At 2 years, I moved into a larger unit and the staff have been so helpful during the move and for my entire time here. Specifically Hailey, Kim, Liza, and Jeremiah have been awesome. The maintenance crew are extremely responsive as well. The only negative things are, the gym in my old building only had 1 treadmill. There used to be 2 but it stopped working years ago and was never replaced despite me asking. This made it challenging to use the gym since it was nearly always taken. The stairways can be quite smelly and dirty. Finally, my 1st year rental increase was extremely steep at 15% which was a bit of a shock. read more

We have been over charged since living here on our utility bills. We have been told it would be resolved but have not. We have been paying between 160-400 a month on utilities (says our usage is a 5 bedroom home). They admitted it was wrong (as we use our utilities sparingly), yet havent fixed ir yet as apartently the utikity company they use , we musy contact separately. our rent was expecged to be $2100 after utikities, but has been arounr $2500 each month. read more

Update: I received a collection notice 3/20/2023. I was told on 10.28.2022 that I was actually owed part of my security deposit. So now I am complaining to the BBB, Holland Partner Group, & Sequium Asset Solutions. Thankfully I have all the documents proving I owed nothing and in fact they owed me. It is absurd that this is what they do. I also find it rather surprising that I hear from a collections group after posting this comment in the first place. This management company & location is possibly the worst apartment I have dealt with. I was living at the Villas at Beardsley, Bothell, WA. This location was nice, however the leasing agents completely lied about updating my buildings gym. Equipment was missing, machines broken, & the cleanliness was atrocious. Update: The representative at the time promised they would update the gym. They didn't, I ended up purchasing a gym membership. Wouldn't have chosen this apartment if I knew they would not do as promised. I frankly wouldn't have cared, but after getting a collections notice for something that was taken care of in October, I am frankly demanding a partial month refund of rent to cover for those gym expenses. Furthermore, the staff was hard to get a hold of, I had to physically walk to the office to get requests done. For even mundane things. They were also going to increase rent by hundreds of dollars, but somehow unable to afford to fix the gym or have trained staff to answer tenant inquiries. When moving out, they charged me for cleaning fees, which in the state of Washington, tenants can't charge for normal wear and tear to a unit. And you cannot sign away your rights. I was making inquiries for nearly a month, past the 21 day mark of when tenants should be given back their deposit. But they still were able to reach out and bill me for my 'balance'. So I was advised to reach out to corporate. I have left voicemails and sent emails for a couple weeks. Then for some reason they were not able to answer my calls. So I tried a different number instead, shockingly the same receptionist I have been getting connected to before answered me through this new number. The receptionist was surprised when she found out it was me. Finally, I was connected to the Regional Manager, Residential & Regional Vice President, both named Jennifer. Both have said, that they can charge for those move out fees items b/c I didn't live long enough in the apartment to not be charged. I request the legal code/disclaimer on that. Neither were able to provide any. So after a few more inquiries, the VP made an 'exception' to take out those fees. Finally refunding me part of my deposit. I was not going to make a review due to finally getting this whole ordeal out of my life. However, after hearing what my friends are going through, I feel is it better to share my experience to help others be more informed before moving in with any properties managed by this company. Ok, so where do I start.... Don't believe those negative reviews online you hear about this place. People are just upset because they live a miserable life. HA! The staff here is dope. They are usually very busy with tours, so sometimes they hard to get ahold of. However, if you do leave a message, one of the lovely ladies will call you back. The Maintenace folks here are dope Asf too... Everyone super friendly as for the staff. Ok, so if you don't like dogs, this is not the place for you. There are far more dogs and cats here than kids. Its near Bothell UW, so there are a lot of students as well. The only noise you really here at night is sirens from an emergency vehicle on Beardless Blvd, other than that its pretty quiet. Shout out to the new Property Manager Annamarie who is making a stamp. She's far better than the last looser who just sat in the office and didn't do a thing. Shout out to the young sales agent Ms. Hailey Markham. She's always got a smile on her face and ready to talk about her precious puppy. Overall, I'd rate this place an 8/10.
