We had a mixed experience living at the Victor for a little over a year and a half. In short, the building was a great place to live but we had to be consistently vigilant to not be overcharged by management. Pros: Excellent location, very close to transit, grocery stores, the North End, etc. Very friendly and helpful staff, including the concierges, maintenance staff, and leasing office staff Clean building and generally respectful neighbors. The building has very good insulation between units, we never heard any of our neighbors above, below, or to the sides. We could only ever hear sounds through the front door, which was never very loud at all. The unit had an excellent layout and good finishes. There was slight damage when we moved in (scratches on the floor, dents in the fridge), but we were able to record them and were not charged for the damage when we moved out. Excellent communal spaces, especially the roof deck with shared grills. It was also very nice that we could rent the communal spaces for a reasonable fee to host parties. Very convenient loading dock and freight elevator for moving in and out (can be reserved for free) Very responsive to maintenance requests. Easy to submit through the app and everything was followed up on within a day. Fun and varied resident events put on by the building Cons: If you choose to live here, you need to pay close attention to the bills they charge you because they are not always accurate and take some work to get corrected: While paying for the last month's rent, we were charged twice through the Bilt portal that we were required to pay through. Bilt refused to help resolve the issue, and it took 5 days for us to get our ~$4000 back. We had to reach out twice to get back a $200 deposit for renting a common space; we should not have had to ask at all. We were charged a bike storage fee after we had already turned in our bike storage key, even after getting written confirmation that the charge would not be made. We had to call again to get this charge removed. Maintenance was always super responsive to all tickets that we put in, but for a few recurring issues we put in tickets at least three times and they were never actually permanently fixed so we just gave up on putting in tickets. These issues were 1) the dryer did not vent steam and gave an error saying that the condenser tank was full, even though there was nothing in the tank; and 2) the built-in water dispenser in the fridge would stop working every week or two for about a day. With this issue, it is totally possible that it had temporarily resolved itself by the next morning when maintenance showed up. When we were in the process of re-signing our lease, we requested the interest on our security deposit, but were told that "security deposits don't gain interest here." Massachusetts law (Mass. Gen. Laws ch. 186 § 15B) requires that interest on a security deposit be paid to the tenant on the one year anniversary of the lease. The Victor has since replied to our review saying that they did in fact pay us the interest we were owed at the one year anniversary. They also did pay us interest on the deposit when we ended our lease early. It is unclear why we were told that they would not pay us interest on our deposit. read more

My overall opinion after living at the Victor is that it was good, but not great. The rooms were spacious and the facilities were always clean. Apartment amenities include basketball court, gym, business center and 24 hour concierge. I paid $3300 for a one bedroom though, so for the price you would expect those amenities. The only real problem I had with the apartment is that the windows are not soundproof and you get woken up at 6 am everyday by construction. The biggest pro was the old concierge. They aren't there anymore, but they were amazing. The first couple rounds of management (I think it turned hands 3 times) were awful. In the end though, Beth and Courtney were very nice and helped me have a great move out. The real "con" in my opinion was that management for the most part didn't care about resident satisfaction, and I felt that a lot of things went neglected. For example the front door remained unlock for about 3 months at one point because no one bothered to fix it, and same with The back elevator which has been out of commission for about half a year. Even the one grill on premiss has been broken for a couple of month. They also charge for some things I believe are part of the high rent: One time my fridge needed a water filter replacement and they told me to buy one off amazon for $40, or they charged me $50 to have concierge let me into my apartment when I got locked out. There are just so many little things that really aren't that big of a deal, but when you pay the price I did, the little things make all the difference. . read more

Wow! This place is amazing! I came to Boston and needed to find a place on short notice. The Victor was the first place I looked and I was blown away! Even after looking at several other apartments, nothing came close to what the Victor offered. All the units are brand new and top notch with a high quality microwave, fridge (with ice and water dispenser), dishwasher, washer and dryer. The espresso colored cupboards look great contrasting with the white walls and hardwood floors. I especially love the big windows stretching from the floor to ceiling with a great view of the city. Not only are the units beautiful, the amenities are unmatched! There is a common area with water, soda, and coffee, a sports lounge with a pool table, a conference room, and a fitness center with a half sized basketball court. To go even further, Beth, Emily, Gabby, and the rest of the Victor staff have been the most helpful and hospitable people I could have ever asked for. Thanks for everything! read more

Fantastic apartment complex with great people running it! Excellent location right near every major highway for those with cars and on top of the Orange / green lines for those who use public transportation. I really didn't appreciate this until i realized how much time I save being on the 90/93 highways in under 3 minutes and at the airport in 10. The amenities are the envy of all our friends; the spacious gym, roof deck, and basketball court are surprisingly rarely crowded. Management is also very responsive, friendly, and they have set up many social events for residents to meet their neighbors. Concierge is also available 24/7. Residents are very quiet and I have rarely been disturbed by outside noise, and sleeping with earplugs mitigates some of the early morning noises from trucks on valenti way. From my experience, residents seem to range from late 20s young professionals all the way to social butterflies in their 60s, and all that I've met are down to earth and friendly. Unlike some of the high rise buildings, you never have to wait longer than 30 seconds for an elevators during prime time. Great for pet owners who need to quickly take the dog out before going to work / once they come home. I moved in with my girlfriend (both late 20s) in summer 2018 but are moving in June 2019 due to a new job an hour outside Boston. We are choosing another Windsor property as we loved our experience at the Victor. The Victor is expensive, but when you compare it to other rents in downtown Boston and consider the location, stylish interiors, and just basic ease of living (management will take care of any possible needs), it is absolutely worth it if you can afford it. read more

So I lived here for a couple years and I'll honestly say that my experience was generally positive with a few negative moments thrown in - some of which are almost unavoidable in a city like Boston. Positives - The location is obviously great - close to the North End, TD Garden, North Station. The concierges have greatly improved from the first year I was here. However, there seems to be a frequent turnover so I'm sure they won't be the same in a few months. Also, the maintenance team is amazing. Whenever we had an issue with the apartment they would fix it promptly. One of the best aspects in my opinion. Amenity areas are nice, though I never really used anything other than the gym. The gym is pretty average and I never really had any problems with it being too crowded. There's also a half basketball court. Negatives - Being close to North Station, you occasionally get some shady characters roaming the street late at night, though they never really caused any problems. It can also get pretty loud on game or concert nights at the TD Garden They say they don't allow undergrads, but I had some pretty rowdy neighbors during my time here. It's not surprising to hear loud parties and smell pot smoke on any given day, though the building is supposed to be smoke free. There were some good stretches, but some of this may be unavoidable no matter where you live. I probably saw an email "reminding" tenants not to smoke about every few months. I probably would have given this place 3 stars a year ago. But they honestly have improved in my opinion over the last year. Plus the rent is lower than One Canal and there's less parties than at Avenir. read more

I've lived here for about 9 months. This place has been a pretty positive experience overall so I give is somewhere between 3 and 4 stars. There are many positive things about living here, but there are a couple of issues as well that have bothered us. First off, the location is fantastic. It's next door to North Station, CVS, the North End and super close to the Boston Public Market. It's hard to find a place other than One Canal that offers nicer apartments in this area. We chose our unit (one of many layouts offered) because we liked the layout and it's quite nice compared to many we have seen. And we have looked at a lot of apartments around Boston!! The details such as granite countertops and the bedroom carpet are nice. It's just a more polished unit compared to many I have seen. I love my study and the wooden floors too. The unit really is beautiful. The fitness center is nice too. This place had some issues when we first moved here, but it's clear management has tried to make improvements. The staff has always been friendly and the maintenance team has always helped address any problem with promptness and professionalism. This is definitely one the biggest highlights of living here. With that said, one of my biggest complaints is that our apartment doesn't utilize space efficiently. There is NO medicine cabinet at all or anywhere to store bathroom products except for under the sink which I find bizarre and not well thought out. I bought a tiered stand to place everything on. The bathroom sink is super porous and unusually wide which takes up almost half of the already tiny countertop. Also, there isn't a pantry and despite how large our kitchen is, the storage space is still rather small. But, you can get creative and rent out storage units on site (for a fairly cheap price) which helps a lot. One other issue we've noticed recently is there have been some problems with smokers in the building. With that said, the management here has a history of fixing problems so they are cracking down. The risk of moving into a location like this or any apartment building is that you'll be sharing it with others who aren't always perfectly respectful. But again, this is a solid building and the location is fantastic. You do get some weirdos out over here and a lot of people here don't pick up after their dog. The traffic from TD Garden honestly isn't as bad as I thought it would be so this isn't even an issue for us personally. Unfortunately there is also a construction project on the East side of the building and because of One Canal's construction, we often hear some faint background noise which we have learned to tune out. We are on the West side of the building though so it's not really an issue. All in all, this place is not luxury for what you pay for, but it's comfortable and it's hard to find a better location or even a better unit around Boston. read more

Pros -Concierge and maintenance are very helpful. -Location -CVS and Supermarket next door Cons -They charge you extra for amenities, but they wont tell you until you are signing the lease. - They don't care to keep current tenants happy. They tried to raise my rent over 10% -is that even legal? And then charged the new tenant around $700 less then they were charging me. -Great amenities, but if you bring more than 2 friends they will try to charge you $250- even if you do not reserve the room. -The windows are not soundproof, you can hear everything! Even people talking as though they were in your apartment. -Since windows don't seal properly, make sure to change your air filter often a black dust comes in and goes on everything. -At least 1-3 times a month you will be awoken between 12-4am by jackhammer noise which last between 30min -1 1/2h - supposedly from the north station T -Management office is most unhelpful, if not rude, not just to me but to many in the building, its the most talked about topic between tenants. -The building likes dogs/cats more than they do children. - There is a meth clinic close by, and a fair amount of homeless people. Although the location is great- I would not recommend based on the treatment from Management and upper management- they really made the experience awful. UPDATE I complained about the noise for about 1.5years. When I last went to management to seek help about the noise and other complaints, they said there was nothing that could be done- "You have the cheapest unit in the building" was their response in person, and in front of my child- as though, because it wasn't the penthouse I deserved less from the building. When I said I would not be renewing the lease, and let them know the reasons why- they said then that they could move me to another unit. Working with me 1.5years later, when I've already sent a written notice on non-renewal is not particularly helpful, the correct and responsible thing would have been to work with me when I asked for help politely, and not when you fear you are losing income in the middle of a pandemic, where you had to settle for make ~$700 less per month for the same unit. Leaving early would have been no help either- where would I go from one day to another during a pandemic, when my lease was a month away from ending? MBTA is not your control- but will you mention that to the next tenant moving in- or should I? Should she bare the same discomfort I had to? Tenants have a right to know what they are getting into, and be properly informed. The noisy issue with the pipping was another story altogether- it took 1.5years to get that fixed - thanks for fixing it 6 months before I left, my son and I were able to take a peaceful shower finally without feeling like the walls were going to burst on us! Raising the rent until necessary ??? That is a choice you choose to make ad-You raise the rent every year! Last year was absurd though- it was as if you knew the pandemic was coming and needed to raise rents like crazy. The buildings response to my original post: Hello Lauren, thank you for connecting with us. We are disheartened to read how the noise around the community was disruptive to you. When you expressed these concerns to us, we offered to transfer you to another apartment or allow you to leave early without penalty. Unfortunately, the noise you were hearing was from MBTA construction, which we have not to control over. Our notes also indicate that we did our best to resolve the noisy pipe issue in your apartment. We feel we did everything it could to ensure your comfort, and we are sorry we came up short in your view. Regarding the rent, we do not raise it until necessary, and market conditions warrant us to do so. I've lived in the Victor for 8 months now and overall I've had such a wonderful experience. Before moving in last August, the reviews were slightly negative which made me a little hesitant to live here. Below, I've commented on a few of the concerns you might read in previous reviews, and I've added my own key points, as well. Staff and concierge -- first of all, the staff (Hillary, Jessica, Zuilda, Kevin, etc) are incredible! Honestly, they have gone above and beyond to create a neighborhood feel in a very large, urban apartment building. The holiday parties and other monthly social events are great opportunities for the tenants to get to know each other. The concierge has changed a lot since I've lived here, and I can honestly say that at times they are great and at times not so great, and may take lengthy breaks or not be able to figure out tasks that often management will help me with even though it's not their job. Overall, I think management is working on having the best people for the job as concierge and it's definitely a work in progress. However, the services concierge offers (dry cleaning, signing for packages, holding onto your bags and keys, etc) are great! Building and apartment amenities -- the gym, basketball court, printing station, gift wrapping station, living room, board room, and sports lounge are incredible! The outdoor grills aren't the best and sometimes tenants will monopolize on reserving the board room for continuous periods of time, but management has been working on making reservations fair for all tenants. The apartments themselves are awesome! The kitchen, especially. Some downsides: carpet and doors are a little industrial, bathroom sinks and cabinets are very awkward with little storage space, kitchen lights are very dim, and the paint gets scuffed on the walls with even the slightest touch. Overall, I'm so comfortable here and the entire building is always kept in the cleanest conditions! Location -- north station, TD garden, Zakim bridge, the north end, haymarket, are just a few of the incredible places right by the Victor. If you want to experience Boston city living, this is a great place to live!! I have lived here a little less than a year. We have had a pretty bad experience. We are actually leaving before our lease is up (and paying double rent) because we just couldn't take it anymore. Pros - I find the management and concierge to be helpful and professional. They have helped us a ton. The location is pretty central to many parts of the city Amenities are nice Cons - NOISE! Seriously if you ever want to sleep a full night again do not live here. The dumpsters are done between 2-5am three days a week. These are LOUD dumpsters. From both the Victor and the Avenir. Buses line up outside the building every morning starting at 5:30 to pick up commuters and the noise of them honking and opening and closing wakes us up every morning. The garden lets out screaming fans almost every day which is also not ideal but it's the dumpster noise which is insane. There are some not so great people that loiter around the building all day. It's not horrible but I don't love seeing drug deals on a frequent basis. Overall we had a poor experience and would like others to know before making the decision. read more

I have recently relocated from the Midwest to Boston and finding an apartment can be such a frustrating and hopeless process. However, I had stumbled upon the Victor apartments online and couldn't be happier that I did. First, the actual building: it is absolutely gorgeous and has more amenities than you can shake a stick at. The gym is amazing and they have their own classes which makes me question whether or not I'll need a separate gym membership myself. There are a couple of lounges for hosting large groups including a sports lounge for watching sports. There are also a couple of patios, one of which is exclusive to guests living on the top two floors. The units are gorgeous and everything is spacious and brand new--including a washer and dryer. For what you're getting, I couldn't not find a better prices. Also, you don't pay an extra fee for amenities, which I found out some of the apartment complexes in this area force you to do. Second, the staff is incredible. They're so friendly and they always have your best interest at heart--even after you've signed your lease. They do everything within your power to ensure you're happy with where you're living and that you've got everything you need. As I looked at a couple of other apartment complexes, I've definitely found my share of nasty staff or staff that only views you as a number moving into the building and that simply is not the case here. I would highly recommend this apartment complex to anyone moving to Boston! I absolutely love this place! read more

At The Victor, the party never ends! Do you like to party? How about blazing on kush? Are your parents helping with the rent? The Victor is for you! Pesky city noise ordinances are only ostensibly enforced at The Victor. If your neighbors try to stop you from getting turnt, here's some helpful tips: 1) For management, noise only happens at the hallway level, not in your whiny neighbors room. If your room has another wrapped around it, just make sure your subwoofer is hard to hear from the door. Since bass doesn't really travel around corners you're set if you place your woofer right. Also, the concierge are very lenient about what constitutes too loud, especially at night. 2) Call in counter noise complaints about them in the middle of the night. Doesn't matter if they're not actually making any noise-ideally they're sleeping. Don't worry, the concierge won't walk up to actually check. The concierge will call twice to get through your whiny neighbor's phone's do not disturb! Also, management will ignore their complaints if they bring this up, so feel free to do it multiple times. 3) Wait a half hour and then turn the music back up. Remember, management doesn't check or keep records about noise complaints. 4) If they go nuclear and call the cops-don't worry, management always discourages this but never in writing-it's probably safe because the concierge only calls and doesn't check (see point 1). If you like to smoke a little weed once in a while, The Victor likes to send out notices ostensibly cracking down on the it periodically. I've seen three in a year of living here. Don't worry, just like with noise ordinances, they're all bark and no bite. Since the hallways at night already smell like weed, there's safety in numbers! If you're a buzzkill and think that your smoke shouldn't creep under other people's doors-so what if they used to but don't seal anymore, there's always the stairwells! My partner and I were tenants at this property for a year. 1. The location is perfect--close to the north end, across the TD Garden, a few steps away from Quincy Marker, and a 15 minute walk to downtown Boston. 2. The concierge is wonderful-- very attentive and engaged with the community. 3. Compared to other buildings, this property has relatively decent amenities. 4. Management is perhaps the worst. The manager and staff do not care about residents; they do not respond to requests; are unfriendly driven by new tenants rather than keeping existing tenants and are not able to create any feeling of community. read more

The building itself is gorgeous and brand new, and the resident community is eclectic and pretty tight knit as we have our own Facebook page for Victor residents with a lot of activity. The location is next to none being so close to North End, TD Garden, easy access to highways, 5 min walk to Charlestown or Beacon Hill. Approximately 30 steps from the North Station T stop! The management staff was quite strong when I Moved in late March/early April, however there has been a full turnover in the 5 months that I've lived here creating a lot of instability. Buildings like these thrive off of personal relationships between residents and building staff, there are a few exceptions like John, Carol, Emily & Anthony who are AMAZING concierge! There are a few things that need immediate attention, such as the non working industrial washer & dryer (blankets and quilts don't fit in apt machines and it's $40 to get a blanket dry cleaned by Sarni's through the building). There are also only 2 moving carts for the 200 apartments in here, reason being "there's not enough space to put anymore carts", mind you it's a brand new, $134 Million building opened this past October, but they only allowed for 2 carts....one of those frustrating things that unfortunately have been happening too often lately. Otherwise, the building, residents, location.......it's great, a lot of fun!! Overall, I love the building, love the community, just wish Simpson Property Group would keep a keener eye on their Victor staff, making sure resident concerns are properly making their way up the ladder, and not getting lost in the shuffle. read more

I'm writing this review after having lived at the victor for 8 months... Very nice building with great amenities. The location is extremely convenient as it is above the North Station T stop and a short walk to North End and Whole foods. There is also a CVS and liquor store right next door. It is a 10-15 minute walk to MGH. Getting to the airport takes 5-10 minutes at most by cab. The basketball court and gym are very nice, and I have been pleased with maintenance, building management, the front desk staff, etc. Although the location is super convenient, there are two negatives (the only 2 negatives for this building, in my opinion) that are related to the location. First, the building is right next to the TD Garden, and you can hear noise from outside, especially on game / concert nights. There is also some construction going on near the building which may be problematic for people who like to sleep in on weekdays. We've never been particularly bothered by the noise, but just something to note. Second, the location of this building definitely has an urban feel - the buildings around it are new high rises and it does not really feel like a neighborhood. Although this is a downside, I think the convenience to the T and other amenities make up for it. The building is very secure with key access required to enter and 24 hour doorman. Overall this is a really good option for people looking for a convenient, full service building in downtown Boston. read more

My girlfriend and I lived here during our first year here in Boston. The building is spectacular, and the amenities are top notch. The building staff was nothing short of exceptional. During the year we had a couple issues with our disposal and window and they had it fixed within a few hours. During this past winter (which was god awful) there were no issues with the building and it was ideal having north station right there when the trains were actually running. The rooftop is ideal for lounging and having a few cold ones; unfortunately "One Canal" built their building 2 stories higher taking away the beautiful view of the city skyline. You're still able to see the north end which is great. Would definitely live in The Victor again. read more

We have been residents of this apartment for a year. In our opinion, one could not ask for a lovelier place to live, with every amenity considered in its design. More importantly, the staff, led by Ms. Hilary Behrens, provided superlative service in a consistently cheerful and courteous manner throughout our stay. The location is literally "convenient to everything" in Boston, including the North End, as well as downtown. For those who do not have a car, the public transit T stop is literally across the street. Otherwise, there is an underground garage- very important, particularly given the horrendously harsh, snowy winter we just endured this year. Outside parking would have been only attractive for those who enjoy shoveling mountains of snow and ice. The amenities, noted above, include an indoor basketball court and fitness center, business center, and several function rooms, as well as a beautiful outdoor grille and sitting area, and a deck that had a spectacular view of the city. The building crew is very well-prepared, supremely responsive, and keeps the facility in immaculate condition. There is a 24 hour concierge, and even a computer display board indicating if you have received a package. To top it off, the building has its own website, allowing you to post notices, and make reservations for the function rooms and grilling area, as well as service requests. In summary, though the rent is not inexpensive, we feel that this is a very fine establishment, worthy of your consideration. The people who work there have only one thing in mind- your satisfaction! There are multiple points to make concerning the overall living experience here. Firstly, I will focus on the positive. All of the concierges are rock stars. They are kind and courteous and truly seem to care about the residents. Awesome job to all for that and we thank you. The actual apartments themselves are pretty nice. The amenities are above average and seem to be of above quality. I essentially have no complaints there. The worst of all is the management. I would say to all prospective tenants, you will be hard pressed to find more incompetent, unprofessional and disingenuous people collectively than the leasing staff. The lack of accountability is alarming. Quite frankly, the person that me and my family dealt with through out was either misinformed on their own policies and procedures or simply lied. Either way, that is unethical at the least. This coupled with the fact of the methadone clinic just one block away and the fact that on any given day whether day or night you will have the luxury of watching people pee or even poop outside the back of the building makes this experience somewhat tarnished, notice the sarcasm. And then there's the parking issues. For approximately two weeks that I can personally attest to when the temperatures were 80+ degrees, the sensor on the garage never seemed to work. So, if you are paying between $450-$500 a month for parking and expect to utilize this feature that you are contractually obligated to pay and expect to actually get the service you pay, good luck with that. Think about that for a moment. You pay for a service, get to a point where you feel you have to almost harass the staff to fix the issue to attain the service you pay for, all the while no type of reimbursement of even something miniscule as a good faith gesture, you know the very definition of customer service, they look at you perplexed and bewildered. There were four instances in just one week that we had to sit outside for over 20 min because we were not able to get in the building. UGH! Must be nice to sell a product or in this case a service to which you don't hold yourself accountable in either an ethical nor legal capacity to actually make sure your customer is receiving said goods or services to which they have paid. Be leery when coming here to what you are told. Simply put, make sure you see the answers to whichever questions you might have are in writing in some capacity. Also, even though we were told upon signing our lease that it is transferable to other properties through out the US with their management company, when it came time to actually pursue this option it seems no one knows their own policies. We were actually told, posting signing a lease, that they aren't sure if that is a corporate option and that no one has ever asked about that prior to us? Hmm, don't you mean that no one has inquired about that prior to our first asking the question upon signing a lease to now post signing to actually utilizing this? The list of issues is too long to continue, so I digress. read more

Don't expect to receive ample assistance with move-in or follow-up on promised commitments but do expect to receive heavy-handed correspondence reiterating management stance on things such as 'lounge access'. When faced with a short notice, cross country move right before the holidays, we really just hoped to find something that "would do". Instead, we found The Victor and it was "Lease at First Sight"! The building is new, central and gorgeous. The apartments are well designed, full of light and more affordable than some of the similarly appointed apartments in the area. The Victor: victorious in being the best place to live in Boston, hands down. The rent is NYC prices but so is everything else around here, and the amenities can't be beat. Free coffee and tea on multiple floors, awesome terrace, exclusive rooftop with gorgeous views, best gym I've seen in any apartment complex in addition to several other lounges and "sports rooms." The concierge is fantastic and the location can't be beat (right in front of the T). Love this place. read more
