Do NOT live in these overpriced apartments. Here's my honest review after living at Gatehouse for two years: Cons: 1. Terrible senior management - My car broke down overnight in the drop-off zone, and I immediately called and left multiple messages to inform them. Despite that, they towed my car without any warning. To make matters worse, the leasing office initially offered to help cover the towing bill but later backed out. There were no signs indicating the area was a tow zone. After two years of paying rent and being a responsible tenant, it was extremely frustrating to be treated this way at the end of my stay. 2. Cheap construction - extremely thin walls and ceilings with zero soundproofing from neighbors or city noise. 3. Constant maintenance issues - leaking pipes, broken floorboards, and frequent bug problems in the warmer months. 4. Unreliable elevators - at times completely out of service. 5. Outdated gym - a treadmill was broken for months without repair. 6. Disorganized package room - a chaotic mess with no real system. Time wasted digging through my neighbor's packages. 7. Inconsistent apartment temps - especially in winter, when heating settings couldn't be adjusted. 8. No sense of community - neighbors would speed dangerously through the drop-off zone. Pros: 1. Great location - close to downtown, which was very convenient. 2. Excellent maintenance staff - shoutout to Dario for always being helpful and responsive! 3. Nice rooftop - recently updated with new furniture and a great view. Final thoughts: While I appreciated the location and made great memories with my roommate and friends, I would never recommend Gatehouse to them. For the amount of money I was paying, the quality simply didn't match. This building has potential, but it's clear the ownership doesn't care to improve it. I moved into Gatehouse 75 Charlestown on December 31st 2024 and could not be happier. The community is welcoming,, spotless (thank you Alex) an: has positive vibe! I signed lease with Eric (leasing manager) who went above beyond to make things less stressful and easier on me since I am not the most tech savvy. I initially took a tour with Sheila property manager who was welcoming and explains how entering works. She was so friendly and outgoing and can tell she enjoys her work. When the apartment I was taking was ready, Kaitlin assistant manager walked me through and took note of outstanding work that need to be done and made sure that was complete. Dario, Maintence manger is super friendly and welcoming and takes pride in the building and makes certain the residents are happy. He's very Responsive to work orders and couldn't be more helpful. I found my long term residence and couldn't be happier The location is perfection too! read more

This is the most amazing and positive apartment experience I have ever had. Gatehouse is the perfect upgrade from the shabby and "old" apartments of the all-too-common Boston experience. What struck me most about the building was the smart use of space. Each unit is thoughtfully laid out in the best way for that unit, rather than making it meet some standard shape for the building. That makes each space very unique feeling and not cookie-cutter. I could list the amenities, which are six miles long, but what I'd rather discuss are the things that they do that aren't even advertised. 1) They are absolutely THE MOST pet friendly people in regards to pets in an apartment. We honestly feel left out that we DON'T have a dog. The finagled a special discount on local retailers for dogs and even a monthly BarkBox. There are always treats in the lobby and there is a pet walking area behind the building with bags for "messes." 2) My sister broke her foot just a few days after moving in. We had shipments coming with furniture almost daily. The staff on site was so kind to bring all our shipments to our door knowing I was out all day and that she was home alone needing things to do. They also helped us move our car to a safer location so my sister didn't have to use her crutches on the ice during the snow storm to get to her car. She could safely get to it in the underground garage. 3) Our brand new oven broke within days of moving in (I am a chef and baker by trade). Within minutes they lined me up with an open unit so I could complete my cooking and even though it was during the holiday season, they had my oven fixed in just days, which included ordering a part. It was this attention to detail that goes above and beyond. 4) The club room is absolutely amazing. It's a place where all people can congregate and even have a free coffee while they hang out. I work from home quite often and use it to get work done, so I don't have the distractions of home to contend with. The roof deck, in building gym, brand new appliances, 7 days a week on site staff, and all that is great, but it's the heart of this building and the staff within it that make this your next home. I've been meaning to write a review to help paint a better picture of what living here is really like. The reviews up here are 6 months old--- before the building was full and people lived above you and things started being "worn" shall we say. Yesterday's events (building fire alarm going off for over an hour and a half, (fire dept "couldnt get it to turn off" which by the way we never got any kind of apology email or anything from Management) ultimately made me wait no longer to do what I've been meaning to do- tell the truth so that no-one else makes a wrong move to this place. Before I go down my list of problems, I do want to preface this with the fact that the location is pretty awesome and the employees on site in the office are really awesome as well. They go out of their way for you, which makes it hard for me to write what I'm about to, but I know they didn't build the building and make decisions on how to cut costs as much as possible. So here it goes. It's new, yes, it looks pretty, yes, but man is it CHEAPLY constructed. there is no soundproofing between floors- if you want to know what time your upstairs neighbor gets up, goes to bed, gets home from work, gets a glass of water from the fridge, plays music.... Then this place is perfect for you. I have lived in many apartments across the country, old and new, and have NEVER in my life had such noise issues as I do at Gatehouse. It's terrible. I've met people who live next to or above the gym, and from what they say it's an even bigger nightmare. Oh, and forget about living underneath the roof deck--- I met a guy who said he can hear every step above him. As a tenant, you shouldn't have to feel like a nuisance by simply walking around your own apartment, nor should you have to live everyday with footsteps above you, especially for how much this place is charging for rent. it's only a year old, yet something is breaking every week-- typically it's an elevator or garage door, and always at the worst times. Not that those are important things used daily by the couple hundred plus people in the building or anything. The garage door is literally something a single home property would have, not industrial like it should be for a large apartment building.. My friend got stuck in the elevator for a half hour......absolutely ridiculous. The front door breaks occasionally too, thus leaving it "accessible" to whomever may roam in. A couple weeks ago we were asked to move all furniture away from windows so they could remove our screens for window washing.... it's been TWO weeks and we still don't have screens. I mean really? The carpets were definitely bought from some major clearance warehouse-- they are a living lint attraction. The size of the parking spots are a joke if you have anything other than a Prius. Yes, I get that it's the city and I'm happy to have parking (for a fee I should add) but it's really a maze (or fun if you like 9 point turns) trying to park a car some days. It was built in a hurry, you can tell. Shortcuts were taken (paint job is terrible in my unit, as is the grout job in the bathroom). Poor craftsmanship-- two kitchen drawers are difficult to open because they bump the stove door. Closet doors that are on tracks are so awful. The track is some sort of cheap material that is constantly being pulled down by the weight of the doors. Like I said, too much "use" on things that are used everyday. To top this all off, there is ONE guy who takes care of all maintenance issues. This place spent more money on the West Elm furnishings in the lobby and "community" room than it did on the actual spaces people would be living and sleeping in. No problem!) + Wholefoods (across the street) + parking (in garage) + laundry (in unit)+ smoking (prohibited in building) + management (always here and they are always on top of it) + gym (have not used it) + roof deck (awesome) + central air conditioning (can't live without it) + nice finishes (floors, counters, etc) + safety (its good)= Smiley face $,$$$ well spent. Negative Equation: Price (really? $2,600 for a one bedroom) - appliances (illusion of high end, you can wrap crap in stainless steel and call it luxury) - plumbing (run water in kitchen and shower gets cold) - noise from neighbors (it could be worse, and has been in other buildings) - gym (have not used it) - smoking (although prohibited I can smell that it is not easily enforced. I recently moved in to this building. My first month was great. Good location (esp. if you commute to the North Shore). Big apartments and nice neighbors. The past few weeks I have noticed that the upkeep of the building exterior and interior has drastically deteriorated. The common areas are dirty, the equipment in the gym does not work or is placed in dangerous areas, the elevators and halls smell of urine. I have reached out the management and they are not responsive. There was a manager onsite. I think he is on vacation. It's too bad. I want to like it here. read more

Moved in late August 2013 with the first wave of people. We had looked at West End Towers, North Point, and Park Lane as comparable buildings (coming from Back Bay brownstone). Gatehouse was by far the cheapest upfront costs and the rent was in line with others. Being a new place and having a really easy commute with the T right across the street was the winner (Oh, and they take dogs!). The staff is always helpful and responsive to anything you need. The apartment itself has a lot of nice new amenities and while we pay a lot for the square footage, it is a bit bigger than some of the other buildings we looked at. I do think the floors/walls are a bit thin as we can always hear our neighbors, but maybe a few more floor carpets would solve that (note to person above us!). There were night doormen for a while in Aug/September, but I don't know what happened to them. Although we did see a few sleeping, so I can't say it was a huge benefit since we don't have much of a concern anyway. read more

We moved in when the building opened and have had a great experience so far. One major plus is that the management is here 7 days a week, and they are extremely friendly and helpful. Great location (T, Whole Foods, Charlestown, North End), lots of floor plans to choose from, brand new (so stainless steal appliances, contemporary bathrooms, etc.), and awesome roof deck. Although it sounds like some people have had a good experience here, ours has been horrible. The biggest issue by far is the noise. When they built this place, they put it up quickly and I think they cut some corners, because you can literally hear everything going on in the apartment above you. It's at the level where the noise will wake you up at night. We've addressed this several times with management, but they have not done anything about it. Noise is definitely the biggest downfall, but we've also had other issues - broken appliances, issues with car in parking lot, and cracked ceiling/walls. Maintenance was quick to repair the walls, but then forgot to lock our apartment afterwards so it was open for the entire day. We have lived in a few different "luxury" apartment communities, but this one is not up to par, and definitely not worth the $2,700/month for 700 square feet. It's too bad because the location is great. read more

I leased an apartment at the Gatehouse six months ago when moving up from DC to Boston for work. I thought I'd really lucked out as it's in a convenient location, very modern and has all of the amenities I was looking for. That excitement was incredibly short lived once I spent a couple nights in the apartment. As other people have mentioned, the walls are paper thin. I heard my neighbor sneeze through our common wall and I'm pretty sure he heard me say "bless you" in response. Not only do sounds come in as if you're all living in one big happy family, but smells do too. If your neighbor is cooking, you'll know what they're having. Not from out in the hall, but actually through your own vents. It's infuriating, especially given the cost of rent here. I can't imagine how this building is to code, and, if it was built as quickly as others have mentioned it was, I wouldn't be surprised if it's actually not to code in some places. What surprises me most though is all the high reviews you see on various sites for this property. They're not at all accurate. Every other renter I've talked with says they're only going to last a year. If that. I will say though that the Berkshire employees have been great in terms of trying to help. But there's nothing they can do outside of having it inspected. It's not their fault the building is terrible. read more

We just moved in a few weeks ago but so far we are really happy at Gatehouse. The buildling is brand new and beautiful! Fixtures and appliances are all modern, gorgeous hard wood floors. Everything is well maintained and the staff is friendly and helpful. The location is unbeatable (right next to the bunker hill plaza with Whole Foods, CVS, bank, post office, papa ginos). It's too cold to enjoy it now but the roof deck adds major value to the building with views of the city, a grill and a ton of seating. We looked a few different options in Charlestown (all managed buildings) and are happy that we settled on Gatehouse. read more

An excellent location with an easy access to Boston and Cambridge. Close proximity to grocery stores, CVS, post office, etc. Of all the amenities available, the panoramic roof deck is definitely a hit. First, let me say that this is honestly the first Yelp review I have ever written. I usually read reviews and take them into consideration but I am often weary of them because companies can fluff and consumers can lie. This is not one of those times. This review felt important enough for me to write. PROS: Gatehouse 75 has a wonderful location, cheaply built but with beautiful tall ceilings, great windows, fantastic roof deck, gym, etc... and there is a great community of people who live here. CONS: safety, safety, safety All that said, there have been several break-ins and theft. This happens and it can be expected in any community. The red flag here is that the management doesn't lock the front door as they are supposed to do after business hours. On multiple occasions - and as recently as last night when a homeless man spent the night squatting in our community room - myself and other residents have walked right through the door hours after the building closes. Berkshire Communities and the management team have been notified several times and their response is dismissive, inconsiderate and they always point the blame back to the residents. Just so we're clear there is no way for a resident to lock the front or side door; it has to be done by management. This is really the icing on the cake with Berkshire Communities. There are countless other complaints that myself and other residents have but I'm not going to list all of those because at the end of the day if you don't feel safe where you live all of those other complaints don't matter. RECOMMENDATION: My recommendation would be to find an apartment community that is run by someone other than Berkshire Communities. Up until 3 months ago the building was managed by Bozzuto Company - and it was a very different, pleasurable experience. I would recommend that you move to properties that they manage. read more

Review : I frequently use Yelp and understand that you can't judge an establishment based on one or two reviews and that some people are opinionated. That being said, I felt it was important to share my experience living at Gatehouse. I moved in at the end of 2013 when the building was not full. While others have negatively reviewed the noise, I cannot comment because I lived in a corner unit that was quiet. Here are the positives: 1. Decent Whirlpool appliances, great stackable washer and dryer and a nice fridge with water and ice dispenser. Dishwasher, stove, and microwave okay; my microwave broke within 2 months. 2. The interior is nice with charcoal colored faux-wood floors and granite counter tops. 3. Building is always clean and residents are very pleasant. It's mostly a 30-50+ crowd of working professionals and some small children. 4. Very convenient for retail in Charlestown and the orange line. 5. Heating and cooling system worked excellent and the utility bills were always reasonable. Negatives: 1. First and foremost, as others have commented, the building was constructed in a hurry with cheap materials. My apartment had paint spatter on the floors, grout issues in the shower, warping of the flooring, screens coming apart, leaking pipes, etc. The building fire alarm goes off for extended periods of time and on one occasion, took well over an hour to shut off because the fire department could not locate the shutoff controls without the sole maintenance person around. 2. Management. Others failed to comment on the overnight coup that occurred in 2014 when Bozzuto was replaced by Berkshire Properties. Bozutto was nice and the staff was friendly. Their job was difficult but they tried their best to accommodate everyone's requests. They often had social events that made you feel a sense of community. I cut Berkshire some slack because it's hard to take over an apartment building that's up and running. But after a few months, the excuses weren't cutting it anymore. Here's the real review part and why it deserves 2 stars at best: Berkshire management is awful. The staff is cold and dismissive. Any conversation that I had with them felt like I was being spoken to like an idiot or that I was ruining their day by bringing up any issue. When they took over they installed a package concierge so there was absolutely no interaction with them anymore. The system doesn't accommodate larger packages so if you ordered anything larger than 2x2 foot box you were SOL until the office was open. Every fedex and UPS employee commented on how much they hated the system, how it slowed their route down, and eventually just stopped using it. Returning to the cheaply constructed building, the garage door is like something bought at discount from Lowes. It was in no way suitable for a building of that size and frequency of use. It routinely broke and would remain open for days on end. Several residents, Including myself, had their bikes or parts of them stolen because of this. Management's response, sorry, we are not responsible because the garage is not considered secure. Mind you, these were not children's huffy bikes stolen. They were road bikes that range from $500-2000. Lastly, there are no more social events. Every email seemed to just tell residents what they are doing wrong and what new rules they wanted to impose; "quiet times" and such. It is a pet friendly building but they only seemed to want to chastise pet owners. There is a small dog run area that is completely buried by snow plows in the winter. The other grass areas surrounding the building are off limits to everything and everyone so your dog has no where to go unless you dig out an area (which I did for people last year) or you and your dog can ice skate. In closing, if you hate your money ($2700-3800 not including utilities and now water usage) and want to be ignored or treated like a child by a management company, this is the place for you. read more

We have been living at Gatehouse 75 for 2 years after it was first built. While the building and location are wonderful, the management was poor at best. Gatehouse's management was changed this past year and we are so very pleased. The lobby has been finally put together, repairs have been made, service is immediate and top-notch. And our resident Services Coordinator, Glynece Kokkalis, is largely responsible for all of this. She is personable, efficient, seems to truly care about the building and its residents and takes a personal interest in everything. Thank you, Glynece! I love living here. It's like hotel living and it's perfect for new families. The elevator makes it convenient to move strollers around (no more lugging a stroller and a bucket up multiple flights of stairs). The rooftop is great for entertaining with spectacular views of Boston and a grill. The business center is a great way to get away from those kids to get work done. The community room is a large space to hold playdates. The onsite gym is clean with updated machines to help get you back into prebaby shape at all hours of the day and night. Angel, the property manager and Glynece, the resident services coordinator are the first friendly faces you see when you walk into the lobby. They work hard to make you feel special and welcomed. They are efficient in communication and getting things done to the best of their ability. To top it off, every couple of months they host community events in the lobby. It's a great time to socialize with your neighbors. The building is new and the rooms are large. Unlike the small rooms in the older three families that are common in Charlestown. The closets - oh the closets! It's like I live in California again. The master bedroom walkin closet is as big as my daughter's former bedroom. The kitchen's are equipped with a gas stove, not you usual rental electric stove. The location is the most convenient in Boston. You are in the best community, Charlestown - the suburb inside the city. Leave your car and walk or take the T into the city or to Assembly Row. Walk to the Navy Yard and take a water taxi in the summer. The residents are diverse. Just like a community should be. Look no further, this is the place to live if you want to live in the city, enjoy your neighbors and still have room to move around and store your stuff. read more

We've only lived here a few months but I'm pretty happy so far. The place is not cheap (like everywhere in Boston) and there's not as much as square footage as I'd like, but the community is generally pretty nice. When I need something fixed, they come quickly and leave a note, which I appreciate. They even know our names which is a nice touch. I've had no issues with security or anything like that. We'll see how things go once I eventually move out, but for now, I'm pretty happy. read more

We moved into Gatehouse right when it opened and we love it here. Everything is brand new, beautiful and incredibly convenient. The Community College T stop is across the street, as well as a brand new Whole Foods across the street. It is right near Main Street of Charlestown, which has other shops and restaurants. It is a short walk into North End when the weather is nice. The gym in the building has top of the line equipment and is never crowded. The staff is here everyday, and is very helpful and so nice. Any maintenance requests are done in a timely fashion. They are always doing things to add a nice touch, like having candy and water out and a coffee machine in the common room. Being pet friendly is the best for us, with a nice area to take the dogs out with a "potty" station with poo bags and hand sanitizer. They have garage parking as well as outside parking spots available for a decent cost. And the roof deck is beautiful with a nice grill, great views, and comfy furniture. While the rent is expensive, you get what you pay for. The convenience and top notch amenities are worth it. read more

Management: I've waited until I moved out to write this review. Some management companies are great when you're apartment shopping, ok when you are living there, and treat you like crap when you move out. This is not true of Buzzuto, the management company of Gatehouse 75. They give their staff leeway to actually treat the residents right all the way through. They host resident events about once a quarter and do try to be pretty inclusive with their themes. Rebecca is an awesome manager and really tries to make the community as tip-top as possible. She sends a number of emails keeping everyone up-to-date with what's going on in terms of events or what's going on with the property - I prefer over communication than under-communication. They also don't make you pay for the cleaning for the next resident, which has been the case in other apartments I've lived in. Real 5-star service. Construction quality: Yes, I agree that it wasn't the best constructed building but management does try to do their best with what they got. For example, some of the parking spots are ridiculously small and/or hard to get into. Management took out a spot (and therefore less rental money for them) so that cars could spread out a bit more. As for noise, it's luck of the draw I suppose depending on your neighbors. We could hear our neighbors through the bathroom vent and cooking smells came through as well, but thankfully they kept similar hours as we did so it wasn't a problem when when sleeping. There were also little things like the stove was slightly tilted so that when we opened the drawer next to the stove, it would hit the oven door so you had to pull the oven door a bit to open the drawer. The windows don't feel well sealed, so the apartment got really dry in the winter and we lost heat through the windows (we put up plastic tarp and curtains and used a humidifier to counter those issues). We faced Rutherford and could hear quite a bit of road noise. Paint job was also uneven, but they do paint between residents so maybe the next resident in our apartment will have it better. Location: Awesome. I will miss being so close to Whole Foods, CVS, USPS, library, etc. The T is a 4 minute walk and well-lit at night. We regularly walked to the North End and Cambridgeside Galleria too. Easy access to 93, and very driveable to stores in Somerville (Target, Home Depot, Stop & Shop, Assembly Square shops, etc.) Also, if you live in Charlestown, you can get an EZ Pass that gives you a steep discount when crossing the Tobin Bridge, which is great if you go up that way regularly. I forget what it's called, but some sort of resident program and you get an orange EZ Pass tag. All in all, Gatehouse 75 got docked 1 star because of construction quality. But having awesome managers make a big difference (sometimes management companies can be so horrible that even if it's a great apartment, you can't wait to move out). I would recommend it to friends with the construction caveats. read more

I have lived in Gatehouse 75 since October and it's been a great experience. The office managers are very receptive and helpful. The building itself is clean and the amenities are great. The location is convenient to get downtown and the whole foods is pretty clutch for groceries, although it is expensive. I do wish there were more restaurants and bars in Charlestown. Our room is also very worth the price and the unit is spaced really nicely. Positive review all around. I have lived in six neighborhoods all around Boston in the last six years and I hope to stay in this building for the forseeable future. read more

Nice looking building, good location, great maintenance on site. I really like that is it near Whole Foods and the Orange Line. The 3 stars comes from the poor soundproofing. Though everything is new and looks nice, the noise that comes through from above is a bummer. Listening to all the walking back and forth from above, kids running, occasional barking - I wish I had know that before I signed on the dotted line. read more
