    DO NOT USE 3G FOR PROPERTY MANAGEMENT!!…read more Throughout the time that I used this company for property management they were happy to take my money but did NOTHING to monitor the property or care for it. I received calls from neighbors about the yard multiple times, and was once notified by the city regarding the yard. HOWEVER, the crowning jewel of my experience is that the tenant basically moved out but left multiple dogs locked in the house for 2 - 3 months, and they urinated and defecated throughout the house, rendering it a hazmat site. The repairs cost $25k, and 3G didn't offer a penny towards the repairs despite admitting it was the worst thing they'd ever seen. Please see the photos below and judge for yourself how they "manage" a property. Most landlord insurance policies won't cover pet damage -- mine doesn't -- so I am stuck with the entire bill. DO NOT, UNDER ANY CIRCUMSTANCES, USE THIS COMPANY FOR PROPERTY MANAGMENT!

We had a piece of tape blocking the switch for the dish washer. We explained this to them when they inquired about the tape. A few months later we got charged for an electricial to fix the dish washer power because the dish washer was not working. They basically forgot that the switch for the dish washer existed and it ended costing us 300 USD. 2. There was an issue with the sewer line. They sent a company to inspect it and they said we needed to replace the sewer line. We we inquired about the issue and requested pictures we received pictures of pipes laying on the groud not a video of the inside of the pipes explaining why the sewer line needed to be replaced. We we told them that the pictures they sent did not make any sense we got no response from them. 3G never looked at the pictures sent by the plumbing company or if they did, they do not have the least amount of common sense. 3. The attic access door was inperfect condition but the wood was broken in two places, nothing major. First they told us that it needed to be fixed as it was normal wear and tear. We did not accept it to benormal wear and tear. Then they said it was broken from the beginning but it was never reported and the attic access door was not showing in the pictures we had. 4. Based on the agreement with 3G Properties we advised them 30 days before the end of the lease we had that we were not going to continue renting the property or at least not with them. This was advised in March 2024. When we got the final statement in May 2024, we had been charged some what 400+ USD under the argument that they had scheduled the fixes before they new that the house was going to be sold. 5. The list goes on and on... If you make "mistakes" worth 300+ USD on a regular basis you end up having a significant amount of money at no cost. They are either a bunch of crooks or just plain dumb. They do not take any responsibility for their mistakes which end up costing you. I DO NOT recommend them.

He spent answered our questions, providing objective data regarding how many homes they sell, how long their listings typically stay on the market, and provided comparable homes in the area. The Rhodes team made the selling process incredibly easy and took extra steps many other Realtors don't such as the home staging, professional photographs of the house, and a lot more. The Rhodes team knowledge of what it takes to sell a home really paid off - our listing looked amazing and we went under contract in a few days. We were supported through every step of our home sale. We've recommended Russell to our friends and neighbors!

    I had an ***extremely*** bad experience with Jim Striegel, as follows:…read more My wife and I hired Mr. Striegel to sell our house in Flower Mound, TX. He came to our residence, and we signed only a seller representation agreement with Jim. That contract eventually ended without a successful sale. During 13 months' period, we got two offers that were too low to be accepted. After the Seller Representation Agreement ended, we found another agent. (Our house was sold in less than 3 months with our new agent, at asking price.) Just before we closed the deal on the new house, Jim called us. It was the afternoon of July 29, 2020. He claimed that we must use him as an agent to buy a house, because he had a Buyer's Representation Agreement that was signed by us. We have no recollection ever signing or agreeing to this agreement. That document had our signatures on it. We have no idea how it was that signatures looking so similar to our actual signatures ended up on this document. Needless to say, we suffered severe emotional distress after Jim dropped this document in our mailbox. Jim said, we have to cut him a check for 7% commission of the new house value (that we have to cut him a check for ~$30,000). We contacted Coldwell Banker to report this issue. Coldwell Banker assured us that they are "handling this matter internally" and that they "have received no information supporting the validity of the alleged Buyer Representation Agreement between you and Coldwell Banker." Coldwell Banker "apologizes for any distress." As of Aug 17 2020, Coldwell Banker has "terminated Mr. Striegel's independent contractor agreement which ends Mr. Striegel's affiliation with Coldwell Banker Realty." Photo documentation is attached. Do NOT enter into a relationship with Jim Striegel. If you do for some reason find yourself involved with him, make sure to scan every single contract that you sign with him immediately and on the spot (the iPhone has this feature). Do not use his handwritten contract. Use digital signatures only. The above review is my personal experience. My daughter, Kathy, posted a review previously about our experience. Mr. Jim threatened her with a letter from the lawyer E.F. Mano DeAyala at the firm Buck Keenan. We have retained our own lawyer to make sure this review stays up.

We pay over $2200 a month for 1600 square feet and that includes the garage. They care more about the land lord than the tenants. When the lease is up we are out. Communication is a nightmare; days go by before she bothers to respond. To make matters worse, she tried to tack on a bogus $1,800 "advertising fee" that does not exist anywhere in my lease. I read it front to back -- it's simply not there. This is not just unprofessional, it feels dishonest and predatory. Alexa comes across as greedy and completely indifferent to tenants. She's far more concerned about padding her commission than doing her job with integrity.

This company sets a new low standard for customer service and in the time I've been under one of their battered roof's I've dealt with rats, a water leak in the front yard for over two years, an overly restrictive lease that leaves the property unsecured. You'll have no sense of privacy, will get slow responses when things break, and will deal with one of the cheapest owners I've had the misfortune of forking over money to. Zero maintenance on anything in three years, they complain and are slow to react when something breaks (three months for a microwave to be repaired one time) and break one promise after another (fireplace didn't work when I moved in and it was my problem; roof damaged during four major hailstorms with not repairs). And now, for the last part of my lease (17 days) I'm required to grant access to the property to anyone who gets access to their key box ten hours a day, seven days a week. TEN HOURS A DAY (9am-7pm), 7 DAYS A WEEK. The prospective tenants will love showing up unannounced while I'm in the bathroom, given that I have Crohn's disease. Alexa and John Goodman run a shoddy operation, are brutal to work with, and will leave you festering in a rat infested house lacking in general maintenance and care all while quoting an illegal lease to you as they break every item they can vaguely justify. I've never been late on a payment, invested my own money to make the place more livable and nice for a divorced father with a twelve year old I only get part time. True criminals in my opinion based upon three years of experience.
