We were having a hard time figuring out some details with the application process, and Racheal was the only one amongst all the homes we applied for that was compassionate enough to give us the steps needed to get everything done. So thank you Racheal, you deserve all the kudos! Secondly, I just finished my walkthrough inspection with Larry, and he really went above and beyond to notate every little thing that wasn't up to his standards. I appreciate him taking the time to make sure that we were covered on the condition on the home. I also appreciate him taking the time after our orientation to go through and make some quick repairs. Very happy with the move in process so far. Can't wait to see how the remainder of our lease goes!

    Unrepentant corporate greed. They are still using the exact playbook the FTC just fined them $48…read moremillion for. Do not rent from Invitation Homes. If you do, expect them to completely hollow out your security deposit when you move out, regardless of how pristine you leave the property or what your contract explicitly says. They are running a calculated corporate scheme designed to systematically steal tenant trust funds, relying on the fact that most people won't have the time or resources to fight back. Here is exactly what they will do to you: 1. They charge for pre-existing conditions and normal wear-and-tear. They hit me with over $1,000 in routine "make-ready" turnover charges (painting, basic cleaning). Fortunately, I have a time-stamped pre-move-in video explicitly proving every single minor cosmetic blemish was there before I ever set foot in the house. They are literally trying to make departing tenants fund their property upgrades. 2. They invent absurd "junk fees." They actually charged a $28.75 "Trash Fee" to throw away a single empty cardboard roll and a package of backup HVAC filters left behind as a courtesy. That scales out to an automated corporate labor rate of over $850 an hour. 3. They execute illegal contract clawbacks. They illegally converted $1,000 straight out of my security deposit trust account to retroactively snatch back an advertised move-in marketing concession--directly violating the explicit terms of their own Lease Agreement and Buy-Out Addendum, which strictly prohibit using deposit funds for lease buy-out charges. The Customer Service "Insulation Playbook": When I presented them with proof disputing these fraudulent charges, they completely stonewalled me. They deliberately ignored my communications for nearly three months, holding my funds hostage. When I attempted a final call to resolve it, they kept me trapped on a two-hour phone hold, only answering minutes after the local office had closed for the day to ensure I couldn't speak with any local management. This systematic stalling is an intentional strategy to wear tenants down until they simply give up. The absolute worst part? They generated this fraudulent ledger in March 2026, the exact same month the federal government distributed $47.2 million in refund checks to 444,131 of their previous nationwide victims. They learned absolutely nothing from the Federal Trade Commission's historic enforcement action. They view multi-million dollar federal judgments as a minor cost of doing business, and they are actively deploying the exact same fraudulent schemes against new families today. Save yourself the financial nightmare and the administrative stress. Rent from literally anyone else.

    Let me preface this with saying I am not one to leave a negative review for anything…read more Sam Woods , operator at the Dallas Luxury Realty Proprety Management Group is worth reviewing. Sam has a couple of hardworking , knowledgeable members of his team which I infer is the reason they currently have a high rating. However, Sam is far from this. During our stay at one of his groups property's , Sam attempted to bully, intimidated and belittle us. Never in my life have I worked with someone who showed the lack of respect that Mr. Woods displayed. Upon move in the home was infested with Bugs, broken appliances , poor carpet quality and old paint. After months of deliberation and weeks to fix the issue we finally were able to recoup some of the costs that were associated with their lack of property management. Upon move out Sam gave us a laundry list of charges that were not associated with our occupancy and attempted to bully us into paying them out of our security deposit. Sam is not someone I would recommend to anyone and I am hopeful that just one person is able to read this and make a decision to hire his company/ not stay at one of his proprieties. Updating review to respond to Sams comment: I agree that reviews are important , both good and bad. I hope you are able to take this review and improve your services. There are multiple inconsistencies in your response to my review. We indeed did begin our lease in mid August 2022 but did not move into the property until the end of August. Upon move in all carpeted areas were covered in fleas. I have attached a picture to make sure that we are both able to show proof to let the public decide. This was reported multiple times and was not taken care of for about a month. Regarding the appliances. Please check the dates, upon move in there was neither a functioning dishwasher nor refrigerator. The dishwasher was promptly fixed however the refrigerator was not replaced for approx 30 days. Please check dates again, Sam. Regarding the carpet, the carpet was in below average condition upon move in and was very similar upon move out. At no point did a pet enter the home as we do not have one and have an allergy to pets. I maintain that Sam was dismissive and threatening in the process of receiving our security deposit. Sometimes the truth hurts but public forums like yelp give renters the ability to share their experiences.
