Starting my review here for invitation homes, so far it has been a 5-star experience. From the very beginning they have been amazing. I want to thank Racheal our leasing agent for being so helpful and communicative with our application process. We were having a hard time figuring out some details with the application process, and Racheal was the only one amongst all the homes we applied for that was compassionate enough to give us the steps needed to get everything done. So thank you Racheal, you deserve all the kudos! Secondly, I just finished my walkthrough inspection with Larry, and he really went above and beyond to notate every little thing that wasn't up to his standards. I appreciate him taking the time to make sure that we were covered on the condition on the home. I also appreciate him taking the time after our orientation to go through and make some quick repairs. AVOID THIS COMPANY AT ALL COSTS!!!!!! The Federal Trade Commission (FTC) sued Invitation Homes for deceiving renters, charging mandatory "junk fees," unfairly withholding security deposits, and illegal eviction practices. The $48 million settlement required the company to refund consumers for hidden costs like smart home tech and pre-existing damages. I am currently super sick due to a black mold issue that has yet to be addressed in the home I am currently renting from invitations homes along with door frames that are rotting so bad my front ant back doors do not properly close. this has now caused high humidity levels in my home leading to mold seeping out of my air vents. I have spoken with multiple people and put in multiple maintenance requests just for them to keep denying or putting of the work. They don't hold themselves accountable as they do tenants. They WILL take your deposit and nickel and dime you for fees and damage. Imagine coming into problems from day one then getting screwed out of your deposit because they say you didn't do something professionally. Below are pictures of when we cleaned our carpet when we moved in. It's worth noting my husband does this for a living. I have pics of the doors where they put putty in the seals instead of getting a door that actually fits the frame. Then you will see the dishwasher they eventually replaced a month after move in. I have an email saved with everything that was wrong with the place on MOVE IN! That house was not ready and had not been checked since a month prior. There were at least 28 items that needed attention. From the lawn, the hornest nest hanging above the front door, nailed shut windows and missing screens. Unrepentant corporate greed. They are still using the exact playbook the FTC just fined them $48 million for. Do not rent from Invitation Homes. If you do, expect them to completely hollow out your security deposit when you move out, regardless of how pristine you leave the property or what your contract explicitly says. They are running a calculated corporate scheme designed to systematically steal tenant trust funds, relying on the fact that most people won't have the time or resources to fight back. Here is exactly what they will do to you: 1. They charge for pre-existing conditions and normal wear-and-tear. They hit me with over $1,000 in routine "make-ready" turnover charges (painting, basic cleaning). Fortunately, I have a time-stamped pre-move-in video explicitly proving every single minor cosmetic blemish was there before I ever set foot in the house. They are literally trying to make departing tenants fund their property upgrades. 2. They invent absurd "junk fees." They actually charged a $28.75 "Trash Fee" to throw away a single empty cardboard roll and a package of backup HVAC filters left behind as a courtesy. That scales out to an automated corporate labor rate of over $850 an hour. 3. They execute illegal contract clawbacks. They illegally converted $1,000 straight out of my security deposit trust account to retroactively snatch back an advertised move-in marketing concession--directly violating the explicit terms of their own Lease Agreement and Buy-Out Addendum, which strictly prohibit using deposit funds for lease buy-out charges. The Customer Service "Insulation Playbook": When I presented them with proof disputing these fraudulent charges, they completely stonewalled me. They deliberately ignored my communications for nearly three months, holding my funds hostage. When I attempted a final call to resolve it, they kept me trapped on a two-hour phone hold, only answering minutes after the local office had closed for the day to ensure I couldn't speak with any local management. This systematic stalling is an intentional strategy to wear tenants down until they simply give up. The absolute worst part? They generated this fraudulent ledger in March 2026, the exact same month the federal government distributed $47.2 million in refund checks to 444,131 of their previous nationwide victims. They learned absolutely nothing from the Federal Trade Commission's historic enforcement action. We've been with invitation homes for six years now. When we move to Burleson Texas, our rent was 2100. They're now wanting us to pay 3200 for a house in Burleson Texas. That's not worth more than 2500 a month comparing this to all other homes on the market for rent in this town. We managed to get the house down to 2800 but there's no house with our amount of bedrooms even closely nearby that is 2800 the most expensive ones we see or 2400. They are pretty much price gouging us. They offer a transfer service but they want first month plus another security deposit plus the rent that's due for the place that we're currently in which is 2800 making it impossible for us to get out of this house. Basically now we have to pay 3100 with all the added on fees a month just to live in our quiet little country town that we've been part of for six years.! there should be laws about jacking people rent up this high! Going to be writing some letters and advocating this needs to stop! Then when you need to get in contact with the Addison office, you can never get them on the phone then when you drive up to the building, the building is locked so you can even speak to anyone! Money hungry company all they care about is profit! Just be warned if you're looking for a long-term rental, this is not the company to do it with. They eventually will race to rent so high you will not be able to afford to stay in your home. We watched our neighbor three houses down move out two years ago. He was at 2800. He said enough is enough and moved., it took them four months to get his house back on the market and they reposted it for 2100. I basically try and squeeze as much money out of view as they can until you had enough. They offer same company transfers. We're currently trying to transfer due to the rent being so high but then they hit you with your first month rent and new security deposit for new home while still having to pay your last month rent at the home that you're currently in.. so if you try to move to a house that's 2100 you effectively owe 4200+ another 2800 at the house that I'm at who has this kind of money fluid? Finally after a years Invitation Homes has done it. I had a few violations on my account and yes i reached out to Shay Smith in the legal department which is in Arizona! She stated let me send a email over to the billing department and have them reach back out to you. We'll guess what no one responded! I reached out to Patric Jellison who is my property manager and who's horrible about returning emails or calls yes I have a paperwork. Finally get a call back after I did an Google review! Mind you itnwasnt my local office, but she attempted to help! They stated they would remove one of the fees and make sure that I didn't get anymore fees before my rent was doubled. Guess what no one called back. Mind you Patric Jellison is HORRIBLE PROPERTY MANAGER. Attempted to reach out to him and they told me each time he was in the office give him a few hours to reach back out to me.....He never did! Now they have added 2 more months to my account. Actually renting and the maintenance from them was fine. Hidden fees grilled us and after 5 years we moved out. I'm currently fighting with them and getting the run around of "the check is in the mail" for my security deposit refund which I desperately need because I paid money towards my Mother in law's funeral actually believing my check was in the mail. I call corporate and get told they're putting an alert in, and then I still get sporadic emails from the local office, just enough for them to say we're in contact and they're working on it. I've been with the company almost 4 years and it's been problem after problem. The most recent problem is after having a/c issues and my ceiling cave in... A technician comes out and notice wasp in my attic. He takes photos and schedule pest control to come out. Months later, the company bills me for pest control as if I set the work order. I've tried to resolve this matter however, Rodney States is NOT a people's person but yet a racist prick! I've contacted the company on several occasions in reference to the charges and no positive feedback or response. Now rent is due and they are expecting me to pay the expensive rent and for them scheduling pest control yo the residence which is unfair because I didn't ADL for pest control neither did I make the work order. This will be my final lease because this company doesn't value their residence at all! Nor is it a priority to resolve billing or maintenance issues. They manage bills so terrible. You pay for next month's bill in utilities also while paying for combined electricity and or gas which jacks up your monthly payment an extra 600-700$ in rent. We've been renting for almost 6 years and this is by far the most stressful company we've ever dealt with. We can manage our monthly bills but never the underhand 600-700$ they always decide to combine. They add rules without even telling you, no consent and they don't accept any other form of payment other than electronic pay which is the only company that does this. My toilets wouldn't completely flush and water was backing into the tubs. I placed a maintenance request and it was assigned immediately to Clear Plumbing. Anna called me to schedule a tech to come assess the issue. Anthony and Jose arrived early and made it possible to use both the toilets and showers until the next day when the real work would begin. The cast iron pipe needed to be replaced. All of it. Bright and early the next day (a Sunday!!!) a five man crew showed up, ready to work, led by Leo. They stayed almost 12 hours and dug, with gorgeous precision, trenches and a tunnel through my backyard. They placed and connected new pvc pipe and made sure it was water-tight before they left that night. The next morning, three men returned to put all the soil back in place. I returned home from work that evening to an immaculate backyard and spotless patio. I can't imagine what this cost but I'm very thankful it was done, and so quickly. It was worth every penny, I assure you. This is an old house and has (or had) old pipes. I'm very grateful to Invitation Homes and Clear Plumbing. Thank you so much!! read more

If I could give zero stars, I would. Renting from Invitation Homes in Dallas was the worst mistake of my life. The house was INFESTED with roaches, ants, and termites from day one. The bathroom had BLACK MOLD everywhere, and they never bothered to remediate it. The air vents? Caked with YEARS of dust and filth--breathing in that air felt like a health hazard. They tore up my master bathroom and then just... left it like that. For SIX MONTHS. Half my house was unusable, and they did nothing to fix it. No urgency, no care--just a complete lack of professionalism. When I tried to move out, thinking I could escape this disaster, they STOLE my deposit and then had the audacity to send me to collections for DOUBLE the amount. I've called and emailed them repeatedly, and they won't even bother to respond. This company is a SCAM. You'll wait a week and then they'll send another company out to do the same thing. When you try to call the local office it will just keep routing to the call center that all go off the same script. STAY AWAY!!! I have been calling to speak to the property for weeks now because of what occurred to our AC unit and yet still no call back. We were without AC from 9/14/2023 to 9/24/2023 with 113 degree weather. That is absolutely ridiculous with 3 children in the household. Our house was at 95 degrees at ALL times. They could not get ahold of their 3rd party vendor and had absolutely no care in the world during this ordeal. That to me is ridiculous. I gotta say Maintenance here is so bad when you need something fixed! They put Band-Aid on things and not Fix the actual problem because they don't wanna spend the money. It takes over three trips and some things have took over 3 to 6 months to fix. When people don't have heat in the snow thing should be instant. Nobody is on the same page. They need a lot better customer service. And Better management. I used to think it was the maintenance man that were bad but it's the management maintenance man are excellent. I love the house I moved into and Ashlee was so helpful every step of the way! The only few draw backs I would say is the mandatory additions of the filter charges and internet provider. However, I just see it as being a base charge for the rent and the provider isn't horrible with options to upgrade if needed. The house needed some general maintenance due to a recent storm damaging the roof and they promptly came out and fixed it as well as getting rid of some wasps nests at the front and back door. They are quick to fix any issues and answer any questions. I would recommend renting from Invitation Homes. read more

Pain to deal with billing, they manage the utility bill make it difficult for you to know what you are actually paying for.

I've had the worst experience with this company since they bought the portfolio from Street lane homes. I've called, emailed, chatted with representatives regarding my utility statement since they were "Transitioning" . Everyone I spoke with kept saying " oh the system is transitioning and your utlitly statement should arrive soon. Then I get an email saying your statement will generate as of 6/01/2024 and you will not be charged during the transition period. As of today, I've never received a statement after still reaching out after multiple requests. So I ended up not renewing my lease due to the crime in the neighborhood the rental was in plus the inconsistencies. NOW that I've turned in my keys all of sudden. The ledger is updated and I'm being back charged for all the utilities when I didn't even know how much of the water I was using, gas, etc!! No statements no invoice or nothing but now they want to keep my full deposit plus charge me 700 + for utilities prior to June 01 when the letter said I WOULD NOT be charged for prior due to the transition. Now remind you, the home was left in great condition and fully cleaned as they didn't charge me for any property damage. I'm super upset with this as the only thing invitation can say is "Well we can split it up in payments" that's all we can do. How would you feel if you are steady asking for your utility statement but since it's an error on their end you have to suffer the consequences. When I was street lane property my utilities was ALWAYS paid on time with no late fees I RECOMMEND EVERYONE TO DO THEIR RESEARCH BEFORE RENTING WITH THIS COMPANY. I have several unapologetic, disrespectful words to say about how customer service has been since moving in August of 2023. We've put in repetitive requests for several things to be repaired and replaced. We have yet to see any of it to get completed. It's actually funny to see how a company who states they represent all about helping their tenants truly do a wonderful job at failing to do so. Don't rent from this company!! Our AC went out last summer in Texas heat of 112-114 F temps & it took them a month to fix the issue. They only brought these stand up fan systems that basically blew the hot air around. We had to borrow a window unit from a friend and buy another window unit that was bigger to keep the downstairs temp at right under 90degrees inside. All of the showers were upstairs and we had to go up to 100+ degree temps upstairs to shower. We had to move a mattress downstairs to sleep on the floor. We even had to leave the property for 1 week bc our dogs were in physical distress in the heat. They said they would reimburse us for the difference in price of the utility bills because we were running those window units 24/7 & we contacted the Dept with invitation homes that was supposed to reimburse us and they said they would not do anything to remedy or reimburse us. Horrible customer service. They don't care about the people that rent. You are just a number to them that generates income. We continued to be good tenants that paid rent even though they were in breech of the contract by not fixing our AC. After all that they tried to raise our rent $500 per month!! BAD!!Invitation Homes, Atlanta , Ga. I made a shower head replacement work order on 6/15/2024. To come and find out I was going to be charged for. This repair is at no fault of my own, but it is the original shower head from me moving in 4 years ago. The only reason I did not attempt to repair it myself because this home is very old (built in 1974) and I did not want to place the wrong shower head on the line. So, I did what any normal tenant would do put in a work order. Unbeknownst to me billed for this. I reached out yet to another NEW property manager, and she stated to me the charge is valid because the shower head was working when I moved in 4 YEARS!!!!!!! AGO!!! I told her, this repair is due to wear and tear of this shower head, and it was a cheap one in the first place, which is why it dismantled. I am a great tenant, NEVER been late or rent. I have treated the property as my own. Henceforth, put thousands of dollars in the property because when I first moved in 07/2020 there was a carpenter bee infestation and a spider infestation, I had to complain nearly in tears to get this taken care of, countless repairs where needed on this property, looks like they purchased this home from a eager seller who wanted cash, and did 8K worth of rehab in it & threw in basic appliances. I had to pressure clean the home, and get it professionally cleaned and disinfected. The front & back yard had never been treated for bugs, so I had the exterminator come and do that, my daughter has bad allergies one bug bite we are in the ER. This particular property manager lacks empathy and is extremely rude, and has NO courtesy for a long ongoing tenant that treats the property as it's their own. Lastly... I'm a licensed realtor and property manager and the proper protocol is to have your maintenance come out and give you a quote, and you determine with the tenant a fee will be applied if need be , if the tenant is at fault, that is the professional way. Meanwhile I was told by Ms MAAM, that every protocol is different. Well that's ok, because I'm sure Grec will love to hear about this one. I'm so happy I'm purchasing a home soon, so I won't deal with this garbage anymore! These folks make me a better PM for my tenants regardless of the situation. I will say this , this makes me reluctant to call in any repairs. S. Thomas & Brian were awesome property managers back in 2022 & 2021, This Atlanta office has been through much turn over these past 4 years, seems like they are not vetting property managers enough. Scheduling hours for maintenance and Procare visits need to be accommodating for normal working adults. We cannot just leave work whenever IH/Procare wants. Technicians should have adjusted hours for evenings & weekends. How else would we be able to afford rent & qualify for income 3x the rent? I'm sure the rest of our experience with IH will be inconvenient and painful to say the least. Hopefully the new home holds up until our lease is up. Update: There were no trash receptacles at the house. After jumping through several hoops, being provided spam numbers from InvitationHomes employees in order to call Conservice, it was discovered the IH never requested receptacles for the home or "registered" us so now we have to wait 8-10 days for receptacles to be delivered. I hope the InvitationHomes office in Addison Texas will appreciate having trash delivered to their door until I receive my receptacles. read more

Run away from this company. They were sued by the federal government for withholding security deposits and junk fees. They did not learn. Trent was suppose to be 2295 a month but realistically 2800 with all the hidden or junk fees. You will never get a hold of your local office no matter what number or time you call. Calls go to maintenance or contact center and both will promise calls from local office that never happen. A junk fee of14.95/mo for smart home (ring on the house),10 months out of 12 failed to work. Mom missed many vital doctor appts but they continued to charge for the fee. One time they added a regular door bell yet charged the fee. 9.95/month filler fee. Filler is subpar and had to buy my own. The filler never showed and every three months required a call to their contracted company. Forced to pay rent online through a third party website and average fee of 100. Day two and the home flooded and took weeks to resolve. I had to pay the electric bill to run their industrial fans to dry out their property. Property was not in the advertised condition from description or pictures. Had a at least 15 work orders. Each one required a visit to access and then you need to be home another day for issue to be "fixed" they go with lowest cost contractor and fixes will continue to fail. There is no way to get credit or concerns addressed. They kept 2100 of my 2500 security deposit for random fees that were not part of the ProCare move out or what you would expect a tenant to do before move out. They want you to clean and fix anything so they can just turn around and rent to another unsuspecting person. Run run run!!!!!!!! Rent from a local owner. When I first posted a review concerning a "Security Deposit Refund" 9 days ago, a person responded immediately and asked for information about me and the house I rented. The person said the information would be turned over to an executive committee. What I find to be typical with Invitation Home, I still have not heard about the money the company owes me. Again, they committed to the refund in previous emails. The recommendation not to rent a home from this company has been reinforced. If you rent a home from another person or business, when you move out of the rental, hopefully you'll have an easier time getting the money owed to you. I believe Invatation Homes is motivated to not refund money owed because the money they keep is 100% net profit. I recommend you rent a home from Invatation only if you have no other choice. read more
