    The manager of Preston Management is Karrie Preston. She does not respond to work orders. She does…read morenot have any compassion towards her elderly tenants and the leases that she draws up are not in accordance with state law so be very careful and mindful of details she puts in your lease and make sure they are in accordance with state law in Texas. My mother was in one of her properties for almost a year. She never paid her rent late. Never gave this woman any problems the whole time she was there even tho she refused to fix the AC in the summer and now that the winter has arrived she won't fix the heat. My mother is a senior citizen who was hit by a drunk driver in the past and barely survived. She has health issues that get worse when it gets cold and Karrie refused to fix the heat unless my Mother paid for it out of pocket which is illegal in itself. She has had to use space heaters and her oven to heat the house to attempt to stop her pain and to top all these things off Karrie decided she was not going to renew Her lease because she complained about the situation and the fact she has cameras mounted at her door for personal security. She is making her at fault for having security. I believe this woman is not only incompetent, vindictive but prejudice towards black people in general.

It is difficult to reach SNL Associates for maintenance issues and general inquiries. 3. Complaints include unreturned calls and emails, leading to unresolved problems. 2. Failure to follow up on Maintenance and Upkeep Issues: Residents have expressed concerns over the company's handling of property maintainence. 3. Poor Customer Service: The company has a poor customer service approach, with staff being unhelpful and dismissive 4. Instances of unprofessional behavior and lack of accountability. 5. SNL Associates is not accredited by the BBB and holds a B- rating. The rating reflects, in part, the company's failure to respond to complaints filed against it. (Better Business Bureau). Review the responses from SNL to both YELP and Google reviews. The responses from management is angry and often threatening. These negative reviews are a result of frustration. Clients have no other recourse other than to post an honest review of sub standard service

SNL did address the crime in the complex by having a security guard walk through every night 10pm-10:15pm.(They liked to stand infront of my door and drink, smoke pot). This is not a company that I would ever hire. They don't return calls, they do not follow up, and the City Code Compliance knows their phone number.

    Let me preface this with saying I am not one to leave a negative review for anything…read more Sam Woods , operator at the Dallas Luxury Realty Proprety Management Group is worth reviewing. Sam has a couple of hardworking , knowledgeable members of his team which I infer is the reason they currently have a high rating. However, Sam is far from this. During our stay at one of his groups property's , Sam attempted to bully, intimidated and belittle us. Never in my life have I worked with someone who showed the lack of respect that Mr. Woods displayed. Upon move in the home was infested with Bugs, broken appliances , poor carpet quality and old paint. After months of deliberation and weeks to fix the issue we finally were able to recoup some of the costs that were associated with their lack of property management. Upon move out Sam gave us a laundry list of charges that were not associated with our occupancy and attempted to bully us into paying them out of our security deposit. Sam is not someone I would recommend to anyone and I am hopeful that just one person is able to read this and make a decision to hire his company/ not stay at one of his proprieties. Updating review to respond to Sams comment: I agree that reviews are important , both good and bad. I hope you are able to take this review and improve your services. There are multiple inconsistencies in your response to my review. We indeed did begin our lease in mid August 2022 but did not move into the property until the end of August. Upon move in all carpeted areas were covered in fleas. I have attached a picture to make sure that we are both able to show proof to let the public decide. This was reported multiple times and was not taken care of for about a month. Regarding the appliances. Please check the dates, upon move in there was neither a functioning dishwasher nor refrigerator. The dishwasher was promptly fixed however the refrigerator was not replaced for approx 30 days. Please check dates again, Sam. Regarding the carpet, the carpet was in below average condition upon move in and was very similar upon move out. At no point did a pet enter the home as we do not have one and have an allergy to pets. I maintain that Sam was dismissive and threatening in the process of receiving our security deposit. Sometimes the truth hurts but public forums like yelp give renters the ability to share their experiences.
