I have been using 1st Choice Property Management to manage my rental properties in Keller, TX for over 10 years and during that time they have always provided excellent service for me - and for our tenants. They are very responsive and knowledgeable. 1st Choice also goes above and beyond - the roof of one of our properties was damaged by hail - and the first damage assessment was for below our deductible. As a remote landlord I was unable to assess the damage first hand - however, Rob and Angela were convinced the first damage assessment was too low and so recommended that I get a second opinion. And kept politely prompting me. Good news is - they saved me about $10,000 - the new assessment meant that the insurance paid for a new roof! ZERO STARS- Do not buy the house at 101 Lochness Lane. The sunroom leaks and the ceiling leaks. There are rats and mice in the house. Would not buy this for anything. They will take your money and run!!! As professional people, our lives require us to rent at times. We always treat the home as our own. In leaving our rental with 1st Choice, we were absconded of our deposit for no reason. We left it in great condition, but they kept our deposit. Rent from someone more reputable. read more

Since I have started leasing with your agency 3 years ago your maintenance man Mr. Hogan has always been very professional, timely, understanding, helpful and show great work ethic. I have had a few issues which he has always been willing to exceed expectations, from my Hulk incident yanking the string out of the ceiling fan in my bedroom, to my hot water heater flooding the place, appliances in the kitchen being half broken, and even the old AC unit on the frits which is of the up most importance in this God Bless Texas heat, normal every day home maintenance. Chris has never made me feel like I was a bother and being a female with maintenance needs that means a great deal. He has always been willing to help and answer any questions I may have even when it may not be an idea time for him. As a tenant Chris has proven to be a great asset to your company who has always gone above and beyond for me. He deserves a pat on the back if not a raise for dealing with us difficult tenants! Also i would love to brag about your agency as well. I have always had great customer service when calling never once has anyone been rude or hateful from your office. Lynnette Sibley has aided me in the resigning of my leases over the years and I just cant say enough of her either. WORST LANDLORDS EVER!!! We rented from this company back in November of 2009 - small home, somewhat decent neighborhood, but we liked the monthly rent price, and just moved back to Texas. We needed a place while looking for our first home. So we contracted for 1 year lease with them, and then in Nov 2010 we extended the lease another 6 months. We never had any issues with the company, (except maybe a couple maintenance calls that could have been more efficiently done, or in a more timely manner) but for the most part was good landlord management until we bought a home and decided to move out. We purchased our first home in March 2011 and gave them our 30 day move out notice April 1st. Our lease was up in May, but we knew we had to pay rent and were prepared to. However, when they accepted our move out notice (via email, mail and phone) they sent us a move out checklist - which we followed by. We hired professional maid, carpet cleaners and my husband cut and trimmed the yard right before turning our keys in (4 days before to be exact). We submitted our receipts and waited 30 days for our depost back. Now keep in mind, we put down $400 pet dep for each dog (we had 2) and $900 security deposit (equal to 1 month of rent). Now when you rent you don't expect your entire deposit back, (my parents were landlords for 8 years, so I knew the ropes and reigns), but you expect what is rightfully yours. THis company DOESN'T DO THAT! They scam you into keeping most if not all of your money. We only received $349 back. I know we had dogs, but they didn't even use that as an excuse for keeping so much of the monies, and I wouldn't have argued (not that we trashed the place with our dogs, it was left in the original condition it was moved in with), but with dogs you just can't argue the fact. But after I wrote them a long letter disputing the refund amount, they then used my dogs as an excuse, not the first time around though...hmmm.. Anyhow, so they charged us to have it cleaned (carpets and maid) - did I pay for this already out of my own pocket, now they are deducting it from our refund $308?? Oh I see how this works - they deducted it because we didn't opt to use the company they prefer - but t hey didn't require that - if they had we would have used them. But they were significantly higher than most (even the ones advertised on TV). Then they charged $30 for mowing and $30 for gutter cleaning (my husband mowed before we left, and gutters weren't our responsibility)...hmmm.. Then they charged us for a maintenance issue in the master bathroom. IT was a mildew issue (due to cracked tile and no sealant - all before we moved in mind you) and when I reported the issue to them before we moved out they said no worried they would handle it after we moved out, it was mildew due to normal wear on the tile (they agreed it wasn't our fault), but then they charged me $45 for it afterwards. Are you kidding me? To top it all off, when I wrote them a dispute letter the owner (who I had originally dealt with and addressed the letter to), didn't respond, he passed it off to the leasing agent. Not a professionally wise choice. I know that I am probably never going to see that money again, but now it's the principle of the matter. They ripped us off and don't even care enough to try and handle it professionally. They just keep switching their excuses around and making up BS to cover their asses. DON'T USE THIS COMPANY EVER!!!! read more

My husband and I were looking to move into a house after living in a small apartment for many years. Now mind you we had been looking at homes in the area and we just feel in love with one. It just so happened that 1st choice had the model home that we looked at that day before on the website and it was for rent. The owner had just moved out of state so when I looked at the house it was not ready to move in yet, But I feel in love with it . Within tow weeks we signed the lease. The process was very easy and simple. The deposit was reasonable and the rent was with in our range. Within two weeks we moved in and made ourselves at HOME. Whenever there was an maintenance issue they were right on it, within 48 hours. We never had any issues with 1st choice and when the owner decided to move back to Texas to her home, they were willing to do everything in their power to help us find another home. The move out process was as easy as the move in. We received all of our deposit back even for the cats. Whenever we decide to move again we will be using 1st Choice Property Management again. read more
