The level of unprofessionalism at this rental company is unparalleled. I rented from them for 3 years, and below is a list of every of the shady thing Amanda and Suzie ever did:
The electric was shut off by the previous tenant prior to our move-in, and all doors had the keyless deadbolt locked as the previous tenants had left through the garage. Instead of finding a way to access the property through nondestructive methods, they literally threw a brick through the window to access their own property. When we moved in a couple weeks later, there was still glass all over the floor and the blinds were broken. It didn't look like the floors had been cleaned, and neither had the carpets.
We moved in on a Thursday. Their office was not open on Saturday or Sunday, so we didn't get our move in condition form to them until the next week when their office was open again. It was declined, and we were basically told the document meant absolutely nothing. At this point, we realized how much these people do their level best to pull a fast one on you at every available opportunity.
A couple months after that, our AC started to struggle and couldn't property cool the house. This was in June, in Texas. The house got up to almost 85 degrees. Not only did it take them a week to send a tech out, the tech told us that the unit was not up to code and that they were shocked at how much work needed to be done. The tech reported back to the rental company that we didn't have an AC filter in when he checked out the unit (because we had taken it out in case he needed to inspect the filter area), and Amanda and Suzie tried to pin the entire cost of the AC repair on us because we couldn't prove that we had a filter in there the whole time. We fought it, telling them what the tech had told us about the unit not being up to code, so they backed off.
Several times throughout the rest of our time in that house, we kept receiving landscaping violations, first with a warning, then with a $75 lease violation fee for each occurrence. The violations are managed through HOA, which I understand is not within their control. However, we were hit multiple times during periods where North Texas was experiencing week long thunderstorms, when it simply isn't safe to mow and landscape without risking serious injury.
During the pandemic, several e-mails were sent along the lines of "No rent forgiveness will occur. Pay your rent or you will be evicted." There was also an inspection during the pandemic, and in the notification e-mail where we were informed about the inspection, they threatened eviction for anyone who was not able to comply with required repairs in a timely manner.
We had a sink clog the day before Thanksgiving. They pinned us with a $200 plumbing bill because of a shady clause they have in their lease that read "all plumbing blockage repairs are the responsibility of the tenant," completely disregarding the fact that the plumber said the type of buildup he removed could only have stemmed from years of neglect and a lack of maintenance.
While moving out, we were given less than an hour's notice for several viewings. We declined the first one because we already had an appointment set up for movers to come to the house during the viewing window, and we didn't think that would provide the best viewing experience for prospective tenants. We were told "We'll waive the $100 lease violation for a declined showing this time, but know that you will be charged for each additional showing declined." They will look for every opportunity they can find to do as little work as possible while conversely nickel and diming you for every single thing they can find that they can pin on you without a fight.
The company has been rebranded at least twice in the past 3 years. I can only imagine that it's because they want to escape all of the terrible reviews they keep getting, so they have to keep working under different legal names. However, anytime you see the names Amanda Mack or Suzie Vallance, run as far as you can in the other direction. They even asked us to leave them a good review after a previous tenant called them "the worst landlord ever," and I waited until I had moved out so I could back that statement up.
