My property had been sitting vacant with very little activity, and after switching to Westrom, they secured a qualified 2-year tenant in about ONE WEEK, at a HIGHER rent than I previously had. I would never have thought I could get that number. I was absolutely blown away. Jon Westrom, the owner, even met me on a Sunday to walk through the property and talk strategy. I am done with renting from a company that tells you that the privacy fence is a privilege and they refuse to fix it. The back spicket is broken and you can't connect a hose to it plus it's coming out of the siding. My fence is rotting to death. We don't use the pool anymore because adults aren't allowed to have fun. Ridiculous. I'm not talking be inappropriate. We should be able to bring a noodle? As a renter I pay for all of this. We pay over $2200 a month for 1600 square feet and that includes the garage. They care more about the land lord than the tenants. When the lease is up we are out. I recommend everyone do research before you rent. Rent is always negotiatable if you're dealing with honest people! I will not attack anyone 1 person. I feel that both renter and landlord should be happy not just 1 sided. Jon I have discussed these problems with you months ago and I texted you today around 11:50am and it's 5:00pm. You are the one who made the rules and said that the privacy fence is a privilege and your office says it too. In fact you have it in your hand book. You haven't solved any problems for me to write a good review. I told you I would not put a good review in until I see changes. No changes on your end at all. Don't come on here and lie. I respect honest people. You aren't being honest. This relationship will end on the last date of the lease and I will take care of everything you need from me to get out of here. Honest folks. They've managed my property for a while now and have always looked out for my best interest. They're not out there trying to make a buck out of me. Occasionally, when the tenant finds issues, they respond immediately and, if the service cost is higher than normal, they'll ask for my consent (or give me options) before charging it to my account. We are investors from California who began real estate investing out of state (Texas) in October 2020. We (my brother and I) did our due diligence on a few property management firms around DFW and after we spoke with Jon, we knew we found the right person and firm. Jon's team helped us find and now manages 4 single family properties in the Fort Worth area. I appreciate Jon's honesty and openness to discuss his process working with investors and tenants. Having a handful of rental properties already in California, Jon walked us through what to expect when we invest in Texas and when working with Westrom group. What really stood out with Jon and his firm was their commitment to do the right thing when it comes to the tenants and investors. For example, during the February 2021 (low temp) freeze in Texas, Jon made it a point to communicate to us about the situation in Texas and top priority was the safety of tenants during that time, then the properties. I can respect that because if I was a tenant of Westrom group, I would certainly want my property management to care about my safety. When scoping out potential properties to buy, Tyler, our agent (from Westrom Group) gave us sound advice on areas to buy, their rent estimates, problems with properties (if any), including if numbers simple don't make sense to buy. Hands down the best property management company we've ever rented from. We are unfortunately not able to renew our lease this go around because our homeowner is selling instead of re-upping, but we're making a very cognizant effort to try to find another one of Westrom's homes specifically because of the wonderful experience we've had over the last two years. As an agent in the industry - this property management group uses Showing Mojo (a cumbersome and time intensive process) to schedule showings. Only to arrive there and not have an access code. You call and no one is able to assist other than to give you access in another hour and half. This company is highly unprofessional. If you are a person of color avoid leasing from this Westrom Group like the plague. They will work with the owner to look for deceptive ways to keep your deposit. The final move out correspondence looked like an elementary age child wrote it. It had scratch outs, mistakes, and written in pen.They take pictures on their own standard operating move out document with absolutely no commentary so they can't be held accountable.The document has been developed for detail insight of their findings or move out inspections. They intentionally leave it blank, send pictures only, and conspire with the home owner to take your total deposit. They don't provide details where there SR.Leadership (Vp's) choose not to trust but validate the insight the owner shares with the person leasing the home! It is the best scam ever, the homer owner makes up fake damages and the individuals leasing never get to share their insight or perspective on the made up damages. It is truly designed to take the homeowners words over yours without in professional assessment or a non- bias third party. Once the scam is ran, you receive the generic letter with no substance that could be substantiated.They prey on the fact it will be more expensive to take them to court than just walk away peacefully with your deposit gone, so they can do the same horrible thing to the next customer needing to lease. Out of all my years of leasing, I have never encountered a group this incompetent. They send emails to you in an authoritative tone, as if they are masters over you, and your contract. It amazes me in 2020 that organizations even exist with employees of this competency level. I turned in a notice of an incident needing their attention in May of 2019, it still wasn't corrected in April of 2020. They are very selective on response. I haven't met any one in the office that looked like me, which leaves me to believe their service aligns with their hiring practices. Please believe me, do your personal research on this organization, and the key stakeholders who run this operation.It's oblivious diversity is an opportunity! I do believe they don't discriminate on taking your money through this process, it just seems to be more evident if you don't look like them. Run! This management company is low end and has inexperienced poeple in the office. Liza is the must ignorant person I've communicated with in my 13 years in the real estate industry yet. The fixed my toliet with rubber door stoppers bc the foundation at this property is so messed up it made the toliets rock. The fence and also the wood around this house is rotten. They move their office every year, which is a sign of a unstable business. My refridge went out and they replaced it with a cheap, roach infested refridge that wasn't taller then I and I'm 5'6. The garage door fell on my car and I had to threaten and law suit to get my car fixed. I'm moving out of this property it's a shack. If your looking for a home don't rent anything with 2453 in the address. The owner is very very cheap and hates to replace or fix anything. And when they do replace or fix anything they send people out that look like they have substance abuse problems and have to have their girlfriend with them to do any repairs. They had another account with more reviews like mine and they created a new account. BEWARE!!!!! read more

From a tenants standpoint, I give this company 3.5 stars. We lived in one of their properties for about 11 months before buying our own home. The approval process was easy and everyone in the office was fairly nice. The issues I had was with the actual house and getting the management company to work with the home owners. Issue #1: the back door wasnt sealed properly and every time it rained water would come in from the cracks. Eventually this lead to the wood on the side rotting. We would to cover the bottom of the door every time it rained with a towel. It took them three weeks to come out and look at it. Apparently, they have to get approval from the home owners to get someone to check it out. During this time, it rained almost every other day and we could smell the wood that was rotting. Eventually they came and re-sealed the door and it seemed to work. Not as much water was coming in, however, they didn't fix the rotting wood. Issue #2: the A/C. ALL the main windows faced west and during the summer it was brutal. The AC would run nonstop. Well the AC went out when it was 100+ degrees outside. I called around 11am and they said they would send someone out today. Well they didn't. I called back around 4pm and they said the homeowners wanted one of their guys to come look at it the next day. Mind you it was 90 degrees inside the house. Literally unbearable heat even with fans on. I asked if I could call my own AC repair and they said no. So I had my dad come check it out and the fan in the the unit had just came loose and had fallen down. He was able to screw it back in and it worked again. Issue 3: The deposit. They didn't give me back my entire deposit. Charged me $100 for cleaning and $200 for screw holes. I left that house spotless and vacuumed every inch of that carpet before moving out. There were no stains or missing pieces. I literally left the house in better condition than when I moved in. $100 to clean what exactly? The SMALL holes were from pictures that were hanging. $200 for a patch job is ridiculous. It seemed the management company were more concerned with the homeowners feelings than their tenants. Anyways, I'm glad I am no longer renting and living in this house. Good luck to the next person. read more

I would use CAUTION in dealing with this company if you are a prospective tenant. Our personal experience has been surprising, and contradictory to the positive feedback I have read from others on line in the past. Perhaps this company has gone through some internal changes. That being said, we have a strong credit history, are financially solid, and have great personal and rental references, in addition, we meet the other criteria listed in the company's published criteria. Whether or not we were accepted for the property is not at issue given that the current rental market is crazy, and rental property is in high demand. Based on our experience, we feel the company's integrity is at issue. During the application process, I found them to be less than transparent in their dealings with us, not forthcoming or reliable in their "texted" and somewhat cryptic responses. As expected, part of the application process requires submission of numerous confidential financial and identity documents, which we provided to them. As the process has worn on, we have become very uncomfortable with the fact we provided this much information to a company that wasn't conducting themselves in a professional manner in our opinion. I must say in all my business dealings, this has been a rather bizarre experience. I know it is easy to get desperate trying to locate rental property in this market, however, before you pay the application fees, and turn over all your personal information, I would suggest getting a better comfort level with Westrom Group before doing so. You may have a different experience, but I felt it was important to let others know should they be experiencing similar dealings with Westrom Group. read more

I gave one star only because there are no negative stars. I would never rent a dog house from this company. On the coldest day of the year, Jan 1, 2018, when the outside temperature was 18 degrees, the heat in the house did not work. I called and emailed and did everything possible for someone to come out to the house to repair the heater.. My grandchildren, 4 and 6 yrs were living in the same house as me and the temperature was 58 degrees indoors. I was told to be patient by Jon Westrom...I guess when you have heat in your house and it's a holiday you don't want to spend the extra money for a holiday service call. It took until 6 PM on the second day to have someone respond to my heating issue. When I told the service rep that there were small children in the house he replied that no one had told him and he could have come early in the morning. Westrom in my mind is the worst of the worst as a property manager and only concerned with himself. I invited him out to the house to see and feel the lack of heat and of course he declined as any one without a conscience would. I wouldn't have him manage my doghouse if I had one. read more
