As a returning customer to Creekview realty, I knew exactly what to expect when using this service. I was pleasantly surprised to see that the process had become even easier, and at a lower cost too! If you don't require a bunch of hand holding, and you understand that the market will drive the sale so long as you are priced right and show your property well, then this service is an excellent way to utilize the MLS and not lose 3% of your equity to someone else willing to hold your hand and complete some paperwork on your behalf. There are varying levels of service to choose from, and you can add a la carte services as you see fit for your market, so the level of service you do receive is highly customizable. This time around, I skipped the CMA, since I was very aware of the local market price point. I chose the full service option, because it's an excellent value for the cost, and I could see that they negotiated certain aspects for me to maximize value and to ensure we were informed every step of the way, since our buyer opted for non-traditional financing. As a result, we closed the deal in record time, allowing me to focus on the logistics of a cross country move instead. I also purchased the professional photography package, which I was able to get expedited so I could list at what I knew to be the ideal time for maximum exposure. Of course, at closing I had to cover the buyer's agent fee, which could have easily been reduced or eliminated if more people utilized Creekview or other similar services! Considering how big a financial transaction selling a home is, I'm surprised at how little research most sellers do to discover the many ways they could effectively market their home, and save thousands of dollars in the process. Over the years, I've made sure to inform others, and I know of a few other people who listened and were grateful to keep more of their equity in their pocket at closing, and a few others who know know and will utilize the service in the future. We sold our home in Austin, TX last December. It was our first time selling a home so we were a little nervous but Creekview was great to work with! We worked primarily with Spencer Mulgrew but Cassie and others on the team were always available and helpful too! When we were deciding to sell our home, our friends Jose and Kady, told us they had sold numerous homes using Creekview Realty. We initially tried "For Sale By Owner" and advertised using local ads and Zillow. We had a few showings, but I personally believe they were just looking at homes and not looking to buy. After a month of casual showings, we decided to give Creekview a try. We paid for the MLS service as well as the paperwork option. In my opinion, people who have had a few sales under their belt could complete the paperwork with minimal help; however, I'm glad we had Creekview handle the paperwork aspect of the sale. We could have ckmpleted the paperwork, but we found ourselves swamped with "other" activities (i.e. downsizing belongings, coordinating new housing needs, changinging addresses, starting/stopping services, etc.) The bottom line is that we felt the cost of the paperwork service was worth every penny. We also liked the feature where Creekview coordinated all showings. If there was one thing that was a little confusing at first, it was knowing when we were showing the house versus a buyer's agent showing the house...but we learned how to distinguish the two. The absolute best thing about Creekview is their customer service. I probably sent 10 to 15 questions to Creekview and all questions were promptly and sufficiently answered. It didn't seem to matter if it was Bailey, Cassidy, or Victoria answering our questions...they all seemed to be up to speed with our sale and situation. Mega Kudos for not giving the, "I'll have to wait for __________ to come into the office to answer that question." All in all...we're extremely glad we listened to our friends and chose Creekview! We used the flat fee listing "delux option" (don't remember the actual name) from Creekview Realty and were very happy with the service. The relationship is very matter of fact and business oriented. John is very knowledgeable and actually works well for his clients even after you've paid him and the house is under contract. He provided better service than the last 2 standard realtors I have used. We saved about $8K on the listing and sold faster at a higher price per square foot than the nearest comps. Don't listen to conventional realtors that tell you that you won't sell for as much or as quickly...they're just trying to protect their inflated commissions. If you've ever sold a house before, you are definitely familiar enough with the process to give this service a shot. I will never sell through a conventional realtor again, and will continue to use John. We will most likely check out how the buyer rebate option works through John as well when we relocate to Dallas...so stay tuned. Also, keep in mine when reading any low review that John's service is about 15% of the cost of a standard listing on a 300K house. You are expected to put some effort in to make things successful. The same goes for buying...you are stepping away with 66% of what a conventional realtor's commission is...you can't expect to get away with not taking the advice of a professional that is providing a solid service to you for 1/3rd of the cost. For his service to work, it has to be streamlined and efficient...he can't take the time consuming risks that are against his better judgement or his capacity would be greatly limited. read more

Being a former Realtor, I was comfortable selling my home myself, but had not been in the field for over 10 years. I had previously sold a home in another state using an MLS listing service and it had gone well. I was mainly looking for a company in which it looked like a Realty firm was doing the listing and not a For Sale By Owner (FSBO) look or sign. I researched many companies since I knew there were some bad ones. You will need to be ready to do most of the items yourself, even though there is an option to purchase additional, more complete services. I knew my home would sell quickly since I was in a hot area in DFW and it was "staged" to look like a model. I used all my own things, just decluttered and kept it clean. I had the roof and major systems checked and repaired before putting it on the market. After calling and "interviewing" several companies, I settled on Creekview to list our home on the MLS. They answered my questions properly and seemed knowledgeable about the process. Their website is very informative and helpful. I only purchased the MLS listing service, which was $500. This included: 1. a yard sign. It was important that they have a professional yard sign that did not easily identify it as a FSBO-type sign. (They could be a little bigger). 2. Full MLS Listing, important because used by Real Estate professional and more complete than what the public can see. 3. Lockbox (SUPRA) that real estate professionals use 4. Listing can be scheduled through CSS - which is the showing scheduling service that professionals use. I also indicated that I would pay a Buyers Agent commission of 3%. I felt this was important to get as many real estate professionals to show the project as possible. Just the MLS listing service is probably not for those who have not sold property previously or who are not familiar with the process, laws, contracts, etc. For an additional cost, you can purchase more services if you are not comfortable, but I can't speak on the services for that. Initially, they did not have my listing completely input when they said and we had to make a few corrections. Overall, they were quick to respond and correct problems. There is not one person assigned when you sign up for MLS listing service only. Everyone in the office is "on the case." You will probably speak to various people over the course from listing to closing. Everyone was friendly and helpful. I received emails and notifications promptly. I had 4 offers in 3 days. The bid we accepted was received on the 2nd day. Our house closed in August 2013. Creekview requires certain paperwork be sent to them within 24 hours of closing, so be sure to follow their instructions. Overall, I was happy with the service and the personnel. We used the full-service Creekview flat fee to list our home. Started out great, but the ending was a nighmare. I believe that in a normal market this would have gone much better. The problem is the short staff and inability to work with you in person. Even though we paid for full service we ended up doing all the negotiations without representation. Plus, I could not get the phone agents or management to understand our concerns, the impression they left us with is they are extremely wealthy and have no concept of the real world. Creekview is paid upfront, so we found out that they are indifferent to the sale of your home. Overall they are unpleasant to work with, and at times literally laughed at our inexperience as non-realtors. If you value a personal and pleasant experience, I do not recommend creekview. read more

Creekview realty and specifically John Prell single-handedly made our home sale fall through. He did not follow up on our buyer getting an appraisal, even after several times of me asking about the appraisal. Eventually, two weeks after I asked them about the appraisal and after repeated asks, they called to tell me that the buyer did not have an appraisal and the house wasn't going to sell. John's standard is to tell a seller they need to lower their price. John sets very low expectations on selling your house. If you use John, be prepared to advocate for yourself. NOT recommended at all. You are better off selling your house yourself or going with a regular agent as a seller. Zero stars. read more

I am so glad I found Creekview Realty based on the recommendation of another agent that I had wanted to work with initially but could not because of licensing. I was trying to sell my house back in May, and this was our first time selling a house using this type of For Sale By Owner method. I read many Horrible reviews from people who had used other FBSO companies, and there were plentiful to choose from, but you just don't know who you can trust. So Finally we decided to try Creekview Realty. Here are the things that appealed to me about this company. 1. Flat Fee Listing for Seller. You only pay $495 in order to sell your house. That would cover 6 months. 2. You get full MLS listings. This is very Crucial for me as people nowadays shop for houses online and most likely using MLS.com. 3. You get a Yard Sign with their Creekview Realty on it. This is good so that people can feel secure when trying to inquire about the house you're selling, versus other companies who simply have "For Sale By Owner" on the yard sign. FOr some buyers, that For Sale By Owner can be daunting. 4. You get a Supra Lock Box. All you have to pay is $50 and it's FULLY Refundable once you return it to them in the same condition as you received them. 5. Every forms that needed to be filled is done online. LIsting agreements, Sales DIsclosure etc. 6. You get a Specialized Agent who will handle your listing, BUT that agent is not going to represent you when doing Negotiations or Communicating with the prospective buyers/buyers' agents. Instead they will arrange your meeting through the CSS (Centralized Showing Service) and you can approve/decline appointment showings via sms/phone/email. Very convenient. 7. If you want the agent to fully represent you, I believe you only have to pay an additional $500. I could be wrong, but please check their website. 8. Upon receiving the payment of $495 and the fully refundable $50 deposit for the Supra Key Lock Box, which you can pay using Credit Cards, they ship the yard sign, and the lock box, overnight to you. 9. Any inquiries about the house will be forwarded to you, if it had not already been handled by the CSS. 10. The last thing that appeal to me the most. You get to deal with a REAL PERSON. Not a computer or an automated Answering Machine. This is rare for FSBO type of listing. Whenever you call, you get to talk to their super friendly staffs, and if they missed your call, they would promptly call you back. You can even email them and the response time is amazingly fast. I get to deal with Jasmine, Emily, John etc. They are all super friendly. I know this sounds like a cliche, but since the housing market in Houston, Texas is super hot right now, I sold my house within a few days. My pricing and my staging of the house of course highly contributed to the speedy sales, BUT, had I choose the wrong FSBO agents, things can go disastrously wrong. I used Creekview Realty for the sale of my Condo in Austin, and I was very pleased with the process and results. I purchased the basic listing package. My condo is located in a desirable neighborhood and in great condition. These factors certainly played into the ease of the process. Other than the confusion I had with Creekview's brochure tool, I found everything I needed from this service to price, list and close on my place. They offer excellent information on their website, and anything I could not find on there I was able to discuss with someone in their office. I found that the staff was available during extended hours, very knowledgeable and always willing to help. It was such an incredible savings over paying a listing agent 3%. I did spend time finding a photographer (they offer this service as well) and did the brochure myself using Word (super easy once you have the pictures). I also needed to be available for calls and to negotiate with the agents more than if I had used a traditional service. I felt the savings was well worth the additional time I put into the sale. I would definitely use this service again to sell my home if the market is strong and I do not foresee many issues with the inspection. read more

Review of selling in San Antonio area. I tried to use Creekview Realty to sell my home in the San Antonio area. I was not able to sell my home at my asking price and was consistently told to lower my price. While that should have sold my home, I was unwilling to take less than fair market value - otherwise whats the point of using a " flat rate" agency, I could have turned it all over to a local full commission realtor. My overall review of Creekview is OK - pros: 1. The staff was always friendly and responsive. I would call and would always get an agent or someone on the staff. 2. It was amazing how fast things were changed to MLS-I would call in the morning and "realtor" would have my changes noted - pictures or price reduction. 3. Signage was good-professional looking - lock box was the same as the other agents but secured with a zip tie to my door. 4. Centralized appointment system was very good - only had 1 15 min notice call. cons: 1. Minimal guidance from Creekview except - take more off the price - your obviously overpriced as your not drawing traffic. I guess it comes down to a break even equation - do I list under the market value with the idea I'm not spending as much on commission or do I list at market value hoping to maximize the creekview difference. 2. CMA was very generic and not very useful. 3. the lock box - Box was sent with the shank closed and had to use a zip tie to secure to something. I was worried that someone would cut the zip tie and then take a hammer to it, to break it open to get my key. not likely to happen but still concerning.... 4. not much follow up on my home. Creekview did not reach out to me at anytime once the contract was signed. If you want a flat rate agent that will get you a great sign, and on MLS (which drives all the zillow, realtor etc) so your house is out there - AND your very comfortable doing everything - than Creekview is where to go. If you need guidance, some follow up calls, reviews of your pictures or staging ideas then you need to seek the full service agent....its not happening here. I'm not sure if selling with Creekview is the best way to maximize your dollars-if your willing to accept 2-3% less than fair market value this works but I'm not sure if results in the bargain it touts itself. read more

They don't actually do anything other than list the house online. don't waste your money! They fill their online reviews with fake bots and fake reviews. If you call and change your mind, they say no refunds! Don't make the mistake we did and go with this half wit company. You get what you pay for! Buyer's agents and brokers will refuse to show your house when they see Creekview. They don't respect companies like this. You think you will save money, but think again you will lose out on 50% of buyers because they will skip your house. You will be blackballed and your house will sit on the market for a much longer time than usual. Our house sat for several months! It pays to go with a professional brokerage that has connections and fully represents you. They have a physical agent meet the buyers at your house for every showing. Wow, after selling two houses thru Creekview with zero issues I'm very confused and upset about the buying option. I was just told that a 205k offer on a 230k house was not worth his time to submit. John with Creekview said I should offer my highest amount first. Huh, that makes a lot of since. I told him where I wanted to be with the final price but he chose to tell me I was a waste of his time. Who throws out the final offer first. It's his choice whether to do business with me but his strategy blows my mind. And anyone who says I've been doing this for 30 years as an excuse to speed up the process needs to retire. Agents need to be on both the buyers side and the sellers side. Good luck growing your business John with that strategy. John, I hardly think starting a 205k for a 230k house is that lowball of an offer. Plus, your service is dedicated to the consumer doing the work with us getting 2% back, which is a great service. All you have to do is submit an offer. This is not normal realtor-client relationship because of your unique service. You asked me what my highest number was and I said 215-217k. I never said "multiple lowball offers". I love how you add that I wasn't listening to your advice. It's because I disagreed with your advice. So in conclusion a realtor with Williams suggested I submit a lower offer at 198k and I disagreed with him and we submitted at 205k offer and they replied with 220k. Not far away from the 217k. Maybe you should put on your website a disclosure that if you don't go with what I say your first offer should be then don't bother wasting my time. read more

I had a great experience with Creekview selling my home. I paid for the full representation and it paid for itself many times over. I'm sure you can find reviews from people that opted not to go with the full representation and think the did well but the agents at Creekview have sold many more houses than you and probably many more than the buyers agents that they are negotiating with. That's a huge advantage in negotiations and saved me several thousand dollars on top of thousands of dollars in commissions that I didn't have to pay. I highly recommend Creekview if you are willing to do a little extra work and research yourself. Read all the information on their website. It explains exactly what you need to understand before signing up for their services. I am NOT saying this is for everyone. You need to understand that there will not be someone there in person to hold your hand. They are not coming to your house to tell you how to stage it or to take pictures (I strongly recommend hiring a professional to take pictures if you are not experienced in photography). They are also probably not going to be as familiar with your area as a local realtor so their CMA is probably not the best to establish the listing price. The listing price is probably the most important part of this process but there is a simple solution. I would recommend you contact several local realtors and ask them each to do a CMA. Most will gladly do this for free for the opportunity to pitch to you why you should let them list your home. (I don't think you need to be dishonest in this process as you can disclose up front that you are getting CMAs from several agents). Once you have the price and some good pictures Creekview will take care of most everything else. They will respond to your questions very promptly both over the phone and email. They are very professional and it is easy to tell that they know what they are doing. read more
