That alone says so much about how much we love living here. I truly feel safe and secure in this community, which is such an important thing for me. The staff is incredibly kind and helpful. They always greet you with a smile and are patient whenever you have questions (or call them multiple times like me.) The office gals, Leah, Allison, and Jackie (and I know there is another floater but I can't recall her name right now) are especially sweet and understanding, which makes such a difference in my experience here. They take the time to plan different events for us as residents to help build community and I love and appreciate that so much! Maintenance is also amazing..always timely, professional, and so helpful. We absolutely love Gus!! He's the best and always makes sure everything is taken care of quickly and with care. LOVE the fact that the apartments are modern + updated + have a washer + dryer IN UNIT! The area is mostly quiet + secluded; you will definitely hear trains + airplanes at night as we're pretty close to the airport. Make sure you give yourself a few weeks for the approval process. Plan ahead so you're not last minute scrambling to hear back. I definitely remember I called the office to check for an update multiple times in the process because I didn't give myself enough time LOL The property is also really pet-friendly! You can clearly hear and understand people when they are talking outside. 2) No insulation on exterior walls only Tyvek wrap, followed by the installation of siding. 3)Windows are double-pane, but they are very thin; therefore, very little soundproofing. 4) Interior walls, the soundproofing is so poor that it feels as though there is no insulation in the walls. 5) Interior floors are presswood sheathing. You can hear people walking above you, as if they were in your apartment. 6) No insulation between the floors; if there is, it's very low-grade density. 7) When someone flushes the toilet above you, you can hear the water coming down, as if it is going to flood your bathroom. Similar to Niagra Falls. 8) You can hear people talking through your bathroom fan. Putting all this together, you have no soundproofing from noise coming in from the outside or noise coming from within the building. You can hear your neighbors on each side of you as well as above you and below you. You can hear everything and I mean everything. All the above contributes to you having to pay more for heating costs. Interior 1) Kitchens are very small with limited cupboards, and the handles cut your hands. 2)Cheap kitchen and bathroom faucets. 3)Samsung appliances are not the best; the dishwasher takes an hour to complete (up goes your hydro) 4)Cheap toilets always clog up. 5)You have to wait for hot water because they were too cheap to purchase a recirculating pump. Building in General Regarding moving: single-door entry to the building. Small elevators with low ceilings mean you are limited to what you can put inside them. The poor build quality and high turnover rate allow them to increase rents between tenants. Management: one word incompetent. Final inspection: They not only had you pay high rent, they have this last chance to get more money from you. The deficiencies charges are very high. In conclusion, renters are not getting quality apartments compared to what they are paying.

Multiple times now there have been work vans parked in his parking spot and nothing is done about it. After coming and going, running errands with my friend who lives here we get back, park in HIS parking after having to wait for the workers were originally parked in it to leave. 2 hours later we were notified by a neighbor that they were towing my car because the woman in charge contacted them. She allows random workers to take his spot without his permission and does nothing about it, but is quit to try and get my car towed even though the resident who owns the spot allows me too.

There have been repeated incidents of theft in the parking lot, including multiple break-ins. At this point, my partner's company truck has been broken into three separate times, resulting in approximately $5,000-$6,000 worth of tools stolen. The most recent break in just occurred as well last Friday May 1st. When reporting these issues, I spoke directly with someone from the leasing office. I was told they couldn't do anything about it. During the conversation, I was repeatedly interrupted and not given a chance to fully explain what was happening, which felt dismissive and unhelpful. Unfortunately, I am still stuck here for another year until my lease is up, which makes the ongoing safety concerns even more frustrating. Overall, the lack of security and response to ongoing theft issues has made it very difficult to feel safe living here. I strongly encourage the property to take resident safety more seriously, especially in parking areas.

The water heater and the washer/dryer (even though I loved having an in-unit washer/dryer) take up a lot of potential cabinet space. -Some neighbors are not very considerate when it comes to respecting reserved parking spaces, or picking up after their dogs. -We found a lot of spiders finding their way into our unit. At the end of the day, I'll definitely miss this place and will always consider The Pines as our first family home.

Suggestion for future residents - don't allow any negative comments to play a major part in your decision of whether or not to rent here. Go to the office - bring a list of questions and talk with the staff. Ask a resident that you may see how/what they feel about living here. Get their feedback. Then, make your decision. Kudos to corporate for putting together a great on-site team.

I wasn't sure what my start date was so I couldn't give the notice at that time. She was suppose to email me a form for the termination. Guess what? She never did. I went back to the office when I got my official start date in Atlanta. She told me she didn't have the form (how funny) and I could give her a written notice. I went to my apartment and wrote and notice and gave it to Maria. Fast forward my last week at the apartment, I get a call from Maria that they should have received the fee to break my lease at the time I dropped off the letter. Well guess what they had to wait because my company was transferring the funds to my account. Not a problem. Also, Liz had no idea that I even put my notice in because Maria never put it in the system. And I still don't know to this day where she put my notice. Fast forward to now, my job lagged super hard on getting me the funds. I log in to see if I can pay online and my total is almost 5k. When I look at the fees, they charged me for this month (month of March) even though my 30 day notice has the 7th on there. I was confused because when I talked to Liz she said I was to pay the termination fee and the prorated amount for the 7 days. So why are you charging me for a full month. Not only that I received an email for next month for an additional $700. I sent a email to Maria asking why my total was so high. I explained that I went online to pay and my total isn't correct. And I'm not paying anything until they correct my total. Well guess what?!! Maria never responded. And my access to the site to pay was removed after I sent the email. This place is a scam. And it's a shame because I was there for a little over a year and a half and I really didn't have any issues or problems with my apartment or the leasing staff. Liz has always been great. But Maria is the worse. She seems to know nothing. Because of that I would never recommend this place. First of all I know it's California and everything is expensive but the price is not worth what the apartments look like inside or outside. I seen people talk about roaches. I've never had that issue. Just spiders which should be expected since it is an older complex. But these games with my final fees is Crazy. Beware is all I can say.
