We have lived in the Solamonte Apts for over 2 years now and love it! The parking was an issue for a time, with free parking without permit, which allowed for people who didn't live here to car pool and leave their cars here. But with a little tightening up, finding parking is more convenient. The grounds are pretty and well maintained. Cameras are around the complex and security is friendly and approachable. The main reason for this review though is to shout out Corenlio and Miriam. All maintenance staff complete jobs efficiently and are friendly but Corenlio greets everyone I see as if he knows them personally. I've seen him picking up trash around the complex, and when he fixed our broken dishwasher, he helped clean up the water overflow and organized under the sink. He does more than his job description should be. Miriam has been friendly, approachable, and personable since our move in tour of the apt. All office staff are quick to help and fix problems but Miriam will have conversation with tenants when she walks around the complex. She said once that our 16 year old dog looked like a baby. So come on, give that woman a raise! Thank you Solamonte for giving us a wonderful place to live. read more

I am extremely disappointed with how a recent rent payment issue was handled by this property and its management. I submitted my rent payment on September 1 and received a receipt confirming the payment. The payment was ultimately returned on September 4 for NSF. My concern is that I was not notified of the returned payment until after the September 1-3 grace period had already passed. Had I been notified sooner, I could have immediately corrected the payment before the rent was considered late. When I contacted the leasing office, I was told that payments are processed when they get a chance. I was also told that the fees could not be reversed. I then escalated the issue to corporate and Risk Management, only to be told that the delay in notification can happen because PayLease is a third-party payment processor. I understand that the property does not control how quickly a bank processes an ACH. What I do not understand is why a resident should bear the full consequences when the payment was made on time, a receipt was provided, and the resident was not notified of the returned payment until after the grace period expired. The situation became even more frustrating because I was out of town and repeatedly explained that I could not physically come into the leasing office. Because the payment was returned, my online payment option was unavailable, leaving me with no way to make the required payment remotely. Despite knowing I was out of town, I was simply told that I needed to provide certified funds in person. I was then issued a 3-Day Notice to Pay or Quit, despite actively communicating with management and repeatedly making it clear that I was willing and able to pay. I was given until September 10 due to the holiday weekend to provide the certified funds. I have now spoken with leasing management, corporate management, and Risk Management, and the response has consistently been that the fees cannot be waived because it is "policy." At no point did I feel that anyone was genuinely interested in finding a reasonable solution or considering the circumstances from the resident's perspective. This experience has been incredibly frustrating and has seriously changed my perception of how this property treats its residents when something goes wrong. Future residents: ask very specific questions about how rent payments are processed, how returned payments are communicated, and what happens if a payment is returned after the grace period. Based on my experience, I would think twice before choosing to live here. I will fulfill my rental obligation, but I strongly disagree with how this entire situation was handled and the lack of consideration shown throughout the process. read more

I've lived at Solamonte 7 years. Started out with previous owner/property management that was great. But the new owner.. shysters and don't give a hoot about their tenants. 1. Rules are sharp as knives and absolutely and no concessions are made under any circumstances for long time always paid on time tenants. The previous owners/management would at least explore your concerns and offer alternatives when possible. 2. I am not referring to lease payments here. I have never been late on payments and do prefer enforcement on rules but they will not budge and they feel like sharks. 3. Office management feels like sharks too. Sure. They come off as really nice and attentive but you better not have a complaint. If you do...suddenly you feel you see a stone cold wall in front of you. Perhaps they fear job loss but you can't pay me no amount of money to work for any company that is soulless and all that proceeds out of their mouth's is blah blah blah and it sucks to be you. 4. Be careful when you move out. They will perform fake move out walkthrough with you and do not note anything outside of normal wear and tear but when you get the final assessment with their fake photos, from another unit, they'll charge you for damages such dirty spots on carpet that you know did not exist before your move out and was not documented during the initial walk through with them with them stating that stains was found on the under padding. What??? Such shysters! If you're going to site someone for under carpet padding then pull up the carpet to show it during pre move in walk through and if you don't do that, you are a fraudster. Instead of move out carpet cleaning they deducted carpet replacement from my deposit...and it was the previous owners that install the carpet that they'd never even been inside my unit to see it until the move out inspection!...thus shysters! 5. This newly leashed unto what should be their great tenants. Zark parking, are also shysters and threaten to tow your car without tenants ability to speak with them to report if the error is theirs. They are only reachable via bot or email with 24 hour response time that does not happen! When you pay reserve and pay for parking spot, you 1. Get messages that spot has expired prior to the time of day it was reserved which is so unnerving and has caused me so much stress and even to tears for fear of being towed. 6. Zark raised the per day parking without notice. When they finally replied to my email asking why, the response was because they needed to raise it. Why did Solamonte allow that to happen to their tenants without notice. Perhaps that increases their cut that I bet they are receiving. 7. You get last minute notice that your existing reserved spot is no longer available while you're at work leaving you to scurry around trying to find another spot to reserve which none may not be available. Why would Solamonte inflict this on their tenants. 8. Instead of Solamonte being upfront and telling tenants that that are now charging their own tenants for parking, their doing it under the guise of Zark and I bet you any amount of money that Solamonte gets a cut from Zark. Be truthful Solamonte!!!...shysters!!! 9. Cleanliness is one of the biggest requirements for me. The grounds are filthy are pristine by and about the leading office. So very deceptive, dishonest, and disrespectful to tenants. 10. The stairs and walkways are heavily soiled and outright nasty. Looks like I live in a lower budget crime ridden area where dirtiness is common. 11. They'll chance you down and harass you like you're a criminal if you bring one extra guest or park wrong spot using that ridiculous company Zark but will not keep property by your living quarters clean. 12. If you plan on living here, expect to pay an additional $224 per month if you have more than one car. 13. My apartment came with garage as noted on my lease but when Zark came, Solamonte counted my already paying for garage as my assigned so therefore I cannot park anywhere else without pausing for a spot. Solamonte! I am already paying for garage in my lease payment so that has nothing to do with assigned parking!!!!! I lived at Solamonte from 2023-2025. When I moved in one of the cabinets had black mold which was quickly addressed I hoped this was a one off issue but over my time living there multiple times police were called on other residents, the security gate would get stuck open and let transients go through the trash. The trash compactor would break every few months leaving the complex smelling of trash. After I moved out I thought I had escaped this place but almost a full year after I moved out I received a collection notice from a collection agency from this place. No attempts were made from the apartment complex to have this resolved (which I had no problem doing) instead they had a collection agency threaten to ruin my credit over 200$ when they could've called me to resolve. I hope i never hear from this place again. Also i verified they had a forwarding address for my new residence and my phone number on file. What a place. STAY AWAY. read more

My partner and I have lived here for over 2 years and we have never had issues, till now. The complex introduced a strict parking policy. We are allowed 2 parking spaces but my partner on 2 occasions did not park in his assigned carport space. Each time his car was towed. $420 the first time, $570 the second time. If your car was towed please read the following. In California, apartment managers must provide reasonable notice before towing a vehicle unless it's blocking access or poses an immediate hazard. Your situation sounds frustrating and potentially illegal. California Vehicle Code Section 22658 requires proper signage and notification in residential properties before towing, and if these requirements weren't met, you may have grounds to contest the tow. First, gather evidence by taking photos of where your car was parked and check if there were any warning signs in the area. Obtain a copy of your lease agreement to review parking policies. Then contact your landlord in writing explaining what happened and request reimbursement for towing fees if proper notice wasn't provided. Our family has lived at Solamonte for a few years and has had a front row seat to the steady decline of the quality of life here. There are a handful of issues to consider before you decide whether or not Solamonte is worth it: Trash - Recently management has switched to daily trash pickup. This was a much needed change, but issues with the trash still persist. I spoke to the city of Rancho, and they acknowledged that they receive complaints often about the trash at Solamonte. The dumpsters are overflowing, and the maintenance workers are often seen tending to this issue. There simply is not enough space for dumpsters for the amount of people living here. I would be especially wary of renting an apartment in close proximity to the dumpster area. Cockroaches/Rat - This issue is mostly likely due to the state of cleanliness here. Overflowing dumpsters, trash bins, dog waste, etc. Roaches are seen scurrying along the walkways, especially during night time hours, and we have had to kill more than one that has made its way into our bathtub/sink. Our first 1-2 years living here it was never a problem. Also, our neighbor's cat killed two large rats in the last month alone. There are traps located near the dumpsters and around the buildings, but it doesn't appear that these are monitored. Pool/Hot Tub - No doubt if you take a tour here, the management will gush about the salt water pool and spa. Pool rules are rarely enforced, with people having loud, large parties over the weekend that subsequently leads to the pool being shut down during the week because the filter has been clogged by someone's street clothes in the pool. And good luck finding a lounge chair. I have witnessed the amount of lounge chairs dwindle to half of what existed just 6 months ago. They fall apart and the maintenance crew quietly removes the broken chairs and management never replaces them. Game Room/Gym - Solamonte put in a nice, new Echelon Reflect that worked all of two weeks. The other equipment is dirty and needs to be replaced. When we first moved (under a different management company) maintenance cleaned these rooms and equipment daily. Not so much now. And, while Solamonte has graciously added pool sticks for tenants to use, Ski-ball and Fooseball are broken. Security - there used to be a nightly security guard to walk the grounds, as well as a number to call after hours if tenants had any concerns (noise complaints, etc.). This service quietly went away. The gates (particularly the 6th Street entrance) is often broken, providing transients to cut through the middle of the complex. There are not lock/passkeys on the 7th Street door entrance (seriously, they've used a closet door handle for that one). Parking - parking has always been somewhat of a headache here, but read carefully the other reviews about Solamonte's new parking policy. It's not good. You can pay even more money to secure a spot (in addition to your monthly rent), park on the street outside the complex (which is overflowing with other residents' cars), or risk being towed. It would be nice if they issued parking permits or something, a perfectly reasonable solution, but instead Solamonte has made a bad situation worse. read more

I am extremely disappointed with the level of professionalism displayed by Stephanie and the property management team. Their enforcement of community rules appears to be inconsistent and selective. While the lease agreement clearly outlines parking policies, these rules are not being applied fairly to all residents. I have personally experienced what feels like targeted enforcement. Other tenants with the same vehicle-related situation as mine are still being allowed to park without issue, yet I am being denied that same consideration. Despite providing photo evidence to support my concerns and demonstrate the inconsistency, I have not received any clear or official explanation as to why my vehicle is being treated differently. Additionally, communication has been abruptly cut off. My emails have gone unanswered, leaving me without clarification or resolution. Professional property management should prioritize transparency, fairness, and open communication with residents. Unfortunately, that has not been my experience. For the low low price of $2,500 + you too can experience luxury living at Solamonte. The apartments are tastefully done with filthy carpet, peeling paint and average appliances. You can enjoy the full Solamonte luxury experience where you can hear your neighbors talk through the paper thin walls, throw ragers on their balcony at all hours of the night, blast their music and TVs, drive like psychos in the parking lot, smoke cigarettes and pot in the units and the balconies, leave their dog poop all over the grass and listen in as they beat the absolute living crap out of each other and have the cops show up on a regular basis. You can enjoy the children at play all afternoon in the summer, as they play with balls that smack into parked cars and garage doors without a care in the world while they scream at the top of their lungs without a parent in sight! They are just being kids! Convenience is a top priority at Solamonte. You can have your garage blocked by people who leave their cars unattended for hours on end and illegally in the fire lane. But don't worry - when you try to call the Towing Company they'll tell you they can't do anything about it unless management calls and let's be serious, they never answer the phone or reply to emails because they are too busy trying to sell this luxury experience! You can enjoy the stunning views of the San Gabriel mountains. If birds are your thing, you've come to the right place! This community allows hundreds and hundreds swallows to make filthy disgusting mud filled nests along your window and not do a thing about it! Then, the birds tastefully crap all over the windows, giving you something special to look at as you sip your morning coffee. And don't you worry, the bird poop is here to stay - Solamonte thinks it a nice added touch to the overall luxury experience! If you're a lover of the great outdoors - Solamonte is too! They love to bring the outdoors inside with mice, cockroaches, wasps and spiders - oh my! And don't worry - there is never a permanent solution to your issue. Solamonte is all about a "quick fix!" But if bugs and rodents are not your thing you better make sure you get to the office before Tuesday. That is when the pest control comes if you miss them - you are SOL until the following week! If you love to liter then Solamonte will be perfect for you! People leave their trash scattered throughout the parking lots and sidewalks without a care in the world! It adds to the overall luxury of the living experience! Here you never have to worry about walking to get your mail. Thieves get it for you - so thoughtful! They destroy the mail boxes and take all your personal information - now that's true attention to detail. Safety is their number 1 priority! The "gates" are always breaking, allowing all the homeless and wanderers to come in off the street - talk about inclusivity! The patrol is never here because they are too busy fighting off the bad guys - don't expect them to show up until an hour later - they are short staffed you guys! Public Notice - Solamonte Apartments (Rancho Cucamonga) I want to share my experience with Sola Monte Apartments in Rancho Cucamonga so other renters are aware. Sola Monte recently changed their parking policy without giving proper notice to residents. My household followed all instructions and submitted all required vehicle registration documentation for both of our vehicles as requested. Despite this: We were informed the day before the new policy went into effect--when they planned to begin towing vehicles--that one of our registered vehicles would not be allowed to park on-site We were told it would be subject to towing, even though all information had already been provided There was no written notice, no advance warning, and no opportunity to correct or appeal the issue We acted in good faith and complied with every request, yet we were still placed at immediate risk of having a vehicle towed through no fault of our own. Changing policies that directly affect residents' property--especially with something as serious as towing--without reasonable notice or clear communication is unacceptable. This situation caused unnecessary stress and disruption and shows a lack of consideration for tenants. I strongly encourage anyone considering renting here to ask detailed questions about parking policies, notice requirements, and enforcement practices before signing a lease. So we toured Solomante and other apartments the beginning of August 2025. We ultimately chose Solomante because of the unit we toured. It had a beautiful balcony that was a dealbreaker from the rest of the other apartments. So we applied, payed our holding deposit for this specific apartment. They ran our credit, we signed all leasing documents for this unit, and we were approved! So we bought furniture, set up our Edison electricity account & WiFi plan, bought renters insurance, told our current landlord we are moving, and packed up all of our stuff. 2 days before move in date, they call us and said the apartment is not available anymore. They were not transparent and did not want to tell us why. The most they said is that it was a maintenance issue that would take more than a month to fix and it is their policy to not give details. They said the only thing they could do was give us a "comparable" unit at the same rate. To them this was acting in our best interest and that we should be grateful for the "comparable" units they are offering. Their definition of comparable unit will shock you. The unit they offered was either near the famous disgusting trash dumpster, or next to the Main Street where it is so noisy they put some sort of glass on the "balcony" to barricade the noise. I put balcony in quotes because this was not a balcony. You don't get fresh air and you don't get a view, and it's entirely enclosed. After speaking to the manager they also offered another unit that is a bit bigger, no balcony, near the noisy street, BUT has a front entrance patio that other people "shouldn't be entering." These units they offered were DRASTICALLY different than the agreed upon unit we signed for. Even Keith the leasing agent agreed with me that the balcony is drastically different. You can imagine how furious me and my soon to be wife were. We are not crazy people who leave reviews from every bad experience we have. We both have solid careers , solid credit, and decided to move to Rancho Cucamonga because of how well we are doing right now. I decided to leave this review because I felt an obligation to share my experience to others. At first we were hesitant about moving here because of the reviews. We decided not to give them much weight but man I wish we listened. Learn from my mistakes and avoid this place. Other things that made this experience horrible was that Solamonte management was very difficult to get in contact with, they refuse to tell us why the apartment was getting taken away from us, they won't put anything in writing, they didn't make a compromise with us such as letting us live at the "comparable" unit until the other unit is available, did not show any empathy for the amount of stress they caused, admitted to me that this is not a rare thing that happens and to quote Stephanie the Community manager "other people are pretty okay with the switch." I'll let you guys decide if this would be something you'd be okay with. Solamonte wasted our time, breached the contract, hit our credit, caused us so much stress, gas, and money. It's just not worth the hassle to commit living here for a long time if this is the treatment you'll get. Thankfully we were able to get our money back. We are taking this as a sign from the universe to stay away and we are thankful we dodged a bullet. Solamonte, No you are not sorry, no their isn't anything you can do to make this post disappear, being hesitant and not replying to my emails makes me believe you did something illegal, you are extremely suspicious, and yes I did file a complaint with the State, housing authority and considering lawsuits. read more

I have a hard time pulling my car in and out but no one is ever monitoring the "fire lanes" maintenance is always around and since they work for the apartments I would hope they'd be the voice of the "community " but they sure don't care. So glad I'm out of this place. Brought my complaint up several times, even my neighbors had the same issues and nothing ever changed. If you want your monies worth living in a "luxury complex" this isn't it. Pools always closed, so is the gym. Look elsewhere. read more

The worst place to live. The Management group changed and it somehow became worse. Parking is a mess. Garages and parking spaces always blocked. The security doesn't do anything to make residents feel at peace. Police are always here. Rent goes up but the quality keeps going down. Homeless in the community areas. Homeless sleeping in the gym. Rats running all over and NOTHING is maintained. I've had rats in my addict for 4 months and I was just given rat traps to deal with it. The front office staff doesn't care about the residents and it's most likely from poor leadership above them. Honestly, everything here has been perfect. We just moved in and are already so happy with our choice to make Solamonte our home. The office staff, Myriam and Leo, have been super responsive and helpful with our move. I called several times between us applying and moving in and every time, the team seamlessly gave us a quick response and was able to answer all of our questions. Super friendly! The apartment itself is gorgeous. The floor plan we have is so spacious and I could not complain about a single thing. We love it! Very excited to get even more settled in. read more

This is not a place to rent from. If you need something don't call they never answer the phone, going in would be the best but they don't help you either way and make the problem your fault, I haven't had AC in 2 weeks and their response is that I'm complaining it's not cool enough for me when it doesn't cool below 80, so ironic how when you go into the office they have theirs set to 70 but me letting them know the AC doesn't get cooler then 80 is me complaining. What a joke! Yes I do have a pet and with one of their maintenance guys stating he would sue if he got bit and also on another occasion said as long as he can KICK MY DOG it would be ok, not funny even if he was trying to make a joke! They are mad at me for not allowing them inside when I'm not home. With statements like that, yea I don't feel comfortable even if Im watching from my cameras. I gave them so many times to come when I was home but I guess the AC not working isn't a priority for them, they are expecting me to have someone come here to allow them in when they can't give me a window of time when the AC company can come as if people don't have a life! I will say the first company that came out the guys were awesome, they came at the time I said I was leaving but asked if they can meet my dog and both of the guys got down on the floor and played with him so he wasn't scared, the whole time they were here they talked to him and made him feel ok, awesome job on their part but they have nothing to do with the people who work here. Stay away from this place if you can. I'm sure it's not all units have issues but mine has had a couple and it wasn't easy getting them addressed. Still my AC isn't working. I've asked over 3 months ago about pressure washing and blowing the build up on the floor and still nothing, I bought my own blower and do that myself, because it's so gross with all the dog hair and trash. I wish there was a zero star option. Here is the latest. My fiancé refereed me and we were told in person by Leo and Thomas that she would get $500 off her rent. Well month 1 and no credit then month 2 no credit. We spoke to Thomas in person and he told both of us that it would come on this months rent. Well this month came and no credit. When my finance called they lied saying Thomas didn't tell us that and are denying the referral fee because "proper steps weren't taken". What are those steps you might ask, they don't know, they just blame it on each other. So beware! These people lie, cheat and steal. Don't come here if you want honesty and don't expect to get your referral $$, apparently that's a total lie. Ive been here for almost a year & i have to say the quality of Management has completely went south. You can never get a hold of anybody in the office, must call at least 10 times before someone picks up the phone. Not to mention when you actually speak to someone they never have a direct answer for you, very shady place. Wouldn't recommend anyone to move here. Management doesn't care about tenants for what you're paying considering renting elsewhere. There is a reason why their last 20 reviews are 1 star. i have lived here for 7 months let me save you the trouble, i will be updating later tonight with details. i used to go to the pool every weekend and read. i have personally met people that do not reside here have bbqs with 7+ people yet i was the only one approached and accused of having too many people there (mind you i live alone and had one friend with me you're allowed two, we were conversing with my neighbors making new friends). stephanie shewmaker, office manager came out and told me and my "friends" to leave the area for breaking the rules. i asked which rule i broke and my neighbor even defended me stating he was a resident himself not a visitor. long story short i did not leave because i live here and shortly after my fob was turned off i could not retrieve my mail or go to the restroom by the pool. i went into the office to ask why they did this and they refused to answer or speak to me but instead only responded to my friend (a non resident) when she repeated my questions. i have a 15 minute video of this interaction ! it resulted in stephanie calling the cops saying i was trespassing and i spent the day in jail. i have never been to jail in my life. the cop released me later and dropped the trespassing charge as that would never hold in court. the following day i emailed corporate and they assured me they would look into the situation. instead ... 3 days later i was left an eviction notice for 3 days to leave. 1. i am a single woman in a 3 bedroom lets be realistic and 2 retaliation on a tenant is illegal. little do these pee brains know i went to criminal justice school. i was scared to leave my home, go to the office for help or even read my book at the pool. ive been bullied at my own home for months. i lawyered up and won against their false eviction. my next step is now finding a new home and then seeking justice by counter suing each person that signed in support of that eviction. mind you before moving here i shared with leo that my last apartment flooded and i lost everything and i had to live out of hotels and i was simply tired and wanted to stay here for years ! leo also signed in support of my eviction stating he was a witness to my "erratic behavior". he lied in support of his fellow coworkers and since then has refused to schedule any maintenance requests i put in. Anytime i go to the office they threaten to call the police. not to mention the rats that come because they decided to not pick up my trash as well, i have pictures of that too. my neighbor offered to put my trash with theirs, sad ! When i texted the office they ignored me at first but i kept on and then they referred me to a third party contractor saying the trash wasn't their problem and i would have to reach out to them myself ? The same people they hired. This is just the tip of their wrong doings. i will be updating this with pictures and videos once i get the okay from my lawyer. Another issue for all residents- THE KIOSK HAS BEEN DOWN FOR OVER 3 months but their priority is bringing food trucks?? I can't even retrieve packages, visitors, or food deliveries. This place is actually pathetic. The movie area doesn't even work lol. Gated community but they keep multiple gates open constantly may as well take them down. I need to go apartment hunting now but I'll be back with more of their nonsense because the list goes on read more

Don't move here. Didn't have a mailbox for 3 months, parking is a nightly disaster, maintenance requests regularly get closed without actually getting fixed, cockroaches. Yes you have the normal stuff like kids screaming at a pool and other things caused by the tenants, but this management group truly does not care about their residents. If you send an email they will barely read it and respond without answering your question/concern in any way. At one point they replaced all of the smoke detectors in the apartments, didn't do it correctly, and all of the smoke detectors in the complex started going off constantly and through the night and had to be replaced/repaired. Now they're even managing to pull BS after I've moved out by trying to charge for wear and tear, paint, etc which they are not legally permitted to do based on California law. Nobody from corporate or the regional office has contacted me since they responded to my original review. Still finding dead roaches in my apartment (4206, don't move into that unit!) They responded to my notice to vacate because of uninhabitable living conditions with a lease renewal letter.... How unprofessional! The leasing office truly doesn't care about its tenants at all. Glad we're moving soon!!! read more
