I've been here for over 2yrs and now that my lease is coming to an end I want to say that if you are looking for a quiet neighborhood, great atmosphere and outstanding staff that is always there to help you whenever, The Howard is the place for you! My wife and I moved into James Terrace last summer and we really liked it. The building was pretty nice, nothing fancy but definitely not dirty or grungy. It had great amenities: a swimming pool, fitness center, rec room, laundry, and parking. The apartment unit itself seemed a little dated but again not bad, not the best but definitely not the worse. The office staff were not very personable or overtly friendly, they were just there for a paycheck and didn't seem to care too much personally about their tenants, but that wasn't a major issue since we never really had to deal with management that much. Other than that we loved our home and planned to stay there for a long period of time. Then as soon as our lease was up they told us that our rent was going to be raised over 18% from $1,350 to $1,595! That was if we signed a year lease, if we went month to month the increase was over 25% to $1,695! I am aware that Glendale does not have rent control laws so management companies can raise rent as much as they want but that doesn't mean that they should! If they wanted to renovate and update the apartments as people move out and raise the rent for new tenants moving into some brand new apartments then that would make a little more sense, but to raise it that much for the loyal tenants who don't have any upgrades or anything new done to their homes is ridiculous! For these prices you could go somewhere like the Archstone or one of those other expensive, newer buildings, and get a much fancier, cleaner, and more updated home than James Terrace. In the same boat as the previous reviewer Carlos G, my car was also stolen when I lived here! It was just outside of the building entrance right in front of the steps. I just thought it was a freak, one-time occurrence of my car being in the wrong place at the wrong time but considering Carlos had the same thing happen to him, I hope this isn't a trend on Howard Street. Overall James Terrace is a pretty nice building with good amenities that is unfortunately ruined by a sub-par office team and a horrible, greedy management company. I would not recommend moving here because you will be overpaying to begin with, and who knows what they will end up charging you in a year when your lease is up! read more

DONT LIVE HERE! I lived here over three years but if I knew what kind of people owned this apartment I wouldn't have lived here at all. building it self is ok. Its not the best apt ever built but its not bad. Gym that has few old machines with actually pretty nice treadmill and a bike. But it wont make you into an NFL athlete so find yourself a gym lol. Spa and other amenities thats SUPPOSED to be there never worked in all three years and few months that i was there. They just never wanted to fix them. So that's all for the building. Yes it does flood with nasty dirty water often and one time it stank in the worst possible way. And that damn elevator does break down often, its slow as molasses, and only two in a building this size?? stingy bastards these owners are. Here comes the BAD part of what I felt as I lived here. There must have been like 3-4 times that the manager has changed and all of them except for the one named Maria, was horrible. Terrible attitude with disrespect every time you need to call about something, like you owe them something and they are going out of their way to help you. There was a white girl who I don't even know that name had this "what do you want?" type of attitude that just blew me away. She didn't last long at all... I guess so many people complained so she got booted out fast. But there were worse ones. Residents had complained to me out of blue how terrible they were and it will take too long for me to write so Ill just say "where in the world did they find these subpar nasty managers??" I do want to say Maria was the only good manager they had. At least she cared and she had heart. People liked her and lot of us wondered why she left, but most guessed that the owners were probably why. So what did it for me was the owners. You could live there 20 years but don't expect anything from them. you are just a number and a 1600$ a month to them. When the price hike came few months ago I asked them to give me just a month more of current rent before the price raise so I can have little more time to look around to move out. The owners said no! And I lived here for around 40 months! Price raise was around 250$ and these rich multi property owners could not do it for me after over three years of being a loyal tenant. Greedy bastards. There was a 85 year old lady who lived there since 2004 (10 years!) and she told me that owner does not care about you and is awfully slow to fix anything big. Owners raised 300$ on her as well. Live here two month, live here 20 years, makes no difference. The current managers are better than old ones that were just horrible. They are more professional but they also wont rush to take care of you as well. I found a place that ill be saving more than 500$ a month and has a better building and a manager so I got out quick without paying that inflated rent. I guess I was lucky to find it so fast but the horrible apt owners gave me the motivation to get out fast. So many people moved out from here as well when I was leaving. Hopefully that's a lesson for you james terrace apt owners... you raise 250-400$ all of sudden to make some money and it will take a long time to make up those lost rent when half of your residents (may be more but it was a LOT) move out! Idiots. By the was the 250-400$ rent increase is WITHOUT renovation to your unit if you were already living there. DONT LIVE HERE! read more

HORRIBLE PLACE TO LIVE!! I have been living here for two and a half years and I have to say it has been a hell ride! All you read about the elevator braking down, the parking flooding with POOP water, and bitchy managers is true. What I hate the most about this place is how they raise the prices by a 250-400 range (depending on your apartment type) saying the property cost has raised due to its renovations, and by the time they raised the prices the renovation weren't even finished; they actually just started. So we got higher cost apartments with no new features available. Actually we got higher prices with a bunch of construction noise and mess to compensate. MORE than 9 month of construction, to be honest it was such a long construction time I cant even recall when they started and when they finished and even yet they haven't open the new features due to the fact that they are incomplete!. They started renovating the kitchens for the vacant apartments putting granite top and new cabinets, and they had the audacity to offer you the resident, already living here to renovate your kitchen for the very low price of 6000 freaking dollars!!!!!!! I cant imagine the MORON who paid that amount of money for a renovation on a property that doesn't belong to them. That type of money grubbing mentality is what runs this place. I think people don't know yet so I will CAP this: THEY ARE GOING TO RAISE THE PRICES AGAIN FOR THE NEXT CONTRACT RENOVATION!!! I asked and confirmed that they will indeed raise the prices again by a 100-200 range. I asked them "Hey they haven't renovated my kitchen, I don't even have new rouge, are you guys going to raise the rent to those who don't have a fully remodeled apartment?" I already knew the answer but I just needed to hear it from them: "YES WE WILL RAISE THE RENT FOR EVERYONE." All in all don't live here. Don't be fooled by the amenities they are nothing out of this world really and the new kitchens is just a cover for the faults this VERY OLD building has. Save your self a lot of headaches and find a better place to live. I am already searching for a new place to live. And for all of you that read this and say: "Oh! well I can move now because they are finished with the renovations and that wont happen to me." You have to think that if they did that once they will do it again. It could be that two month after that you moved in here they decide to renovate the parking and try to fix the POOP water problem, and they have you searching for parking on the side walks of Glendale for 8 month while they raise your rent because they are going to have a new shiny parking. Be smart, and notice how many people are not happy living here read all the other reviews they are clue. read more

When I first moved here, we really had a lot of issues from the beginning. 1 month later, a lot has changed in this apartment management. With new management everything has been going so well for us. So, been here 2 years now and what started as an abruptly pleasant experience has really just dragged on painfully. The maintenance staff is friendly and if you get to know them they definitely come to your aid. As for the office staff, they are nice as well. The gym is clean and has nice equipment. I don't use the pool and barbecue too often but they seem well and intact. The main issue here is the level of discomfort and inconvenience. If you have two cars, you better reserve yourself a second spot for an additional 80 bucks or so a month. Crazy right? Well it'll be necessary since during the week, especially Mondays, Tuesdays, and Wednesdays, you can never find a spot for the life of you. Also, there is a waitlist for additional garage spots, so you will be waiting. Monday and Tuesday nights which precede street cleaning the following mornings, offer little to no spaces anywhere. Some people have the audacity to park middle in a two car spot which just really grinds your gears since some of us may get home later and need to park our cars. I mean, it is an utter disregard for the principles of proper parallel parking which I would assume in a city is common sense and courtesy. Also, during the street cleaning time in the morning you better wake up between 6-7 even if your day starts later just to make sure your car is parked on the opposite side of the street. If you're a student, it would make sense to have your car parked given the various times for schedules but since I doubt that it is the case for everyone, it seems like nobody works, so expect sometimes to have to leave your home and come back at 10am or just sit in your car until someone moves since you don't want a present from the meter maid. Relentless. Now, getting to the apartment. The ground and walkways always seems to be filthy. Again, don't blame the staff. It's the nasty people that have been allowed to move in here. I have found dog feces multiple times between me and my neighbor's doors. I mean, who lets their dog defecate by someone's door and not pick it up at that? Then, another time I found clumps of bird feathers and trash scattered between our doors in the walkway. I doubt there are any enemies here because my neighbor is never around and I don't talk to anyone, it's merely a complete lack of regard for human decency. There are always terrible neighbors. One previous one was kicked out under me and was always blasting electronic/dub music really late, but of course they couldn't realize that this is an apartment and families also live here and probably students who need quiet. The current neighbors across the doorway are great but prior to them was a couple who made really loud cat noises and although I didn't necessarily find it inappropriate, it was incredibly annoying and loud. The walls are thin here and so is the infrastructure. I would venture to say that we probably wouldn't survive an earthquake, but we know this at a whopping $2000/mo for 700sqft. The neighbors that live above me seem sketchy. Their windows are tinted black. Never heard of that in an apartment complex but the main cause of annoyance is the stomping. I mean the ground may shake a little when you walk on it but it's like these guys are in combat boots marching at late hours of the night. It sounds like they're always dropping stuff and then they vacuum at least once a day at 1am. I don't get it, maybe they mean nothing by it but it's definitely not at all pleasant for me. There had also been a notice last year of a 3 week construction project going on for some simple renovations. Well, that turned into 6-7 months. And while trying to have quiet on any given day all I could hear is jack hammering and cutting of metal. It was so unbelievably loud and going on all day that I couldn't even be at home. I couldn't watch tv or even do work with my headphones on. The neighborhood is good and it's close to the freeway. Like I said staff is nice, the gym is pretty sweet, but again... it's an apartment. Of course it doesn't give you all that you would expect from living in a house, but there really should be some protocol as far as tenant behavior goes. It's your place of residence and there are a lot of people living here so you should be courteous. I get it if people are loud in increments walking back home on Friday or Saturday nights but that's not the issue at hand. If you don't expect to be home very often or at all then sure get a place here, it won't matter. But if you're seeking comfort I wouldn't count on it. Oh, and I also forgot to add, sometimes I see spit on the elevator buttons, so I have to resort to using the bottom of my shoe to go up or down. I don't know who does that but I have seen it at least 3 or 4 times and it is so gross. And for those who leave trash by the doors in the garage (too lazy to dump it), fix yourselves. It's not the staff's job to clean up after you. It smells enough down there as it is, put your trash in the dump. Do not rec. read more

I'm giving this place 3 stars because as a new California resident, I thought I had found the perfect place. James Terrace is a beautiful building and being renovated with all sorts of great amenities. I've been apartment hunting for weeks upon weeks now and was blown away by this building in particular. They have everything I want - stainless steel appliances, pool, gym, close to freeways and stores, pet friendly, etc. Even the building's manager who showed me the building was great and extremely informative - especially in comparison to other people I've had the "pleasure" (using that veerryy loosely) of meeting. The only 2 issues was that I was not able to view the actual renovated unit (even though she pretty much had sold me on it without showing me it)....but it was the price. The renovated one bedrooms start at almost 1700 which was wwaaaayyyy out of my budget. If this building offered less expensive units I would have applied immediately - right then and there. So - all in all, great building but waaay too expensive. For 1700 I'd hope to have 24hr concierge, washer/dryer in unit, etc etc.... Sorry James Terrace.... Just a lil too pricey in my opinion. read more

I can't speak on the apartment itself since I haven't moved in yet, but I recently signed my lease. Sherry was wonderful. I went in to look at a 1 BR apartment at 5:30pm on a Friday. It was Sherry's last day and despite being slightly overwhelmed, she was more than happy to help me view an apartment. I described my wish list & budget and she had the "perfect" apartment for me in mind. The actual apartment wasn't ready for viewing, but luckily the next door neighbor was moving in and Sherry was able to contact her and get me in to show me the apartment. I was so pleased with the amenities, I can't wait to use the gym and sauna! I'm hoping in the near future I'll be able to purchase an additional parking space as I have both a motorcycle and car. Hopefully I'll have no trouble parking both underneath, the spots looked pretty big if not. Sherry helped me fill out the application and stayed past her working hours, on her last day, to help me get my application in. I'm stoked to be moving to the property. I'll update my review accordingly, but Sherry set a great precedent for the experience. You can't beat the location, we are so close to the galleria and all major freeways! read more
