Used to be a great place to live but wish the staff and residence clean up their own trash instead of leaving it near dumpers that turn into a flea market scavenger hunt. There were months where construction trash was outside on the sidewalk waiting for pickup. They blame the city but only our building management leaves out dishwashers or other appliances at the end of the block. The walls and ceilings are paper thin, you can hear all the noises throughout the courtyard. It's been non stop contruction of fixing roofs, new remodels and other project that made the community look worse like the dirty flooring throughout. Cleaning has been another area of weakness that every hallway and elevator smells of piss from dogs and leaky trash hauled from apartments. There is constant noise from helicopters and freeway where the whole building shakes. The gym and shared restrooms get completely ignored, flooded and not supplied with toilet paper. Never move above the gym unless you want every wall to shake and not get any quality sleep. There is graffiti around the corner which the Howard refuses to fix and blames the city. Elevators are constantly broke at least a few times a month making it difficult for folks. They do not offer any solutions. First floor apartments get flooded after heavy rain and impossible to pick up mail without wearing boots. I seen units get water inside their units. The apartment above me flooded my unit twice from clogged drains. Police get called often here for disputes and shouting matches from drunk idiotic neighbors. I called a few times for domestic violence issues. Loud music and pool parties is another new trend that has started here almost every weekend. We see dozen guests showing up in the small courtyard and everyone hears it down the hallways. I feel bad for the neighbors I talked to who live there. The neighborhood is not safe if you walk your pets, there are packs of coyotes that roam the area and many people and dogs have been threatened. City does not do anything about them till someone gets bit. Past years their was a den across the street. Do not take your dog out in the nighttime when it's dark or carry a stick. It's only a matter of time before you meet the 3 coyotes that terrorize the neighborhood. The descent neighbors are all scrambling to move out. It's all going downhill. STAY AWAY! read more

I have been a tenant here for quite a few years and I love living here. Especially because of our leasing agent Diego. While people have come and gone in the leasing office, Diego has been here and a rock for me. He is the main reason I have continue to live here for as long as I have. This man always goes above and beyond more than anyone that I have seen working here. He makes me feel like a part of the family, and not like a stranger who lives in an apartment complex and is isolated. Lived here for about 2 years! My fiancé and I absolutely LOVED it! The manager Anastasia was always honest with us, super helpful in anything we needed and the entire staff is no different. Any maintenance issues were taken care of right away, they have a lovely pool and bbqs and we would lay out in the summer. It is a quiet community which we loved! There isn't a pet area but the street it is located on has plenty of grass and trees and isn't busy. The apartments are really nice with wood flooring and granite countertops. The only downside to living here is that they don't have a washing machine and dryer in unit but they do have a laundry room where you can pay to do your laundry. There is a 24 hour gym, sauna, and a room with wood flooring and mirrors to finish your workout or do a group workout. They have a common area with a huge tv, nice couches that you can come in and watch your favorite shows anytime, as well as a full kitchen and lots of tables, desks, and books to sit at and do work or have friends over. Oh and a pool table room! You get one garage space which is nice since they do street sweeping 2x a week. We will truly miss this place!! This review is based on fact with all emotions removed to provide an accurate warning to others before making the mistake I had in living at The Howard in Glendale. I lived at The Howard from August 2015 to July 15, 2016 and left as a result from being harassed and threatened by the management of the apartment. On July 16, 2016, I sent my keys, a cleaning receipt, and a detailed letter to Decron Properties Corp. My one year lease ended on August 20, 2016. California law states that a tenant is legally permitted to break lease when the landlord makes physical threats of violence or harasses a tenant. In exchange, I received a collection notice detailing erroneous claims of being charged. I never received my deposit and I paid on my own to have the apartment cleaned prior to leaving. The main reason for leaving is the harassment. An example was on May 5, 2016 at 8pm a harassment report with the Glendale Police Department was filed against Kavell Ferguson (in management) for harassing my girlfriend. On May 7, 2016, I received a retaliation notice from Kavell Ferguson accusing my girlfriend of yelling at him. Another example was on June 19, 2016 at 3pm, more than 30 people were in the pool area with a large dog and people smoking. When Jessica (in management) saw my girlfriend, Jessica boasted of having "a key to my apartment" and "if I can't get rid of her, it's time to evacuate her dog." On June 20, I received another false accusation claiming my girlfriend's small dog was causing problems when her dog was in San Diego at the time. The apartment fines residents for having an animal or smoking near the pool area; however, this behavior is acceptable when management and their friends are visiting. California Civil Code Section 1940.2 clearly states that it is illegal for a landlord to harass a tenant for the purpose of influencing a tenant to vacate a dwelling. Each violation carries a $2,000 fine. The secondary reason for leaving is the vomit, blood, urine, and feces which litter the elevator and walkways. I have many videos and images of vomit and blood remaining in an elevator for more than four days. According to several residents, the management receives money to clean but keeps the money for personal use. I have detailed accusations claiming dates when neither I nor she were even in the state of California at the time. I have more than 7 pages of examples along with video and pictures of harassessment and false accusations. If you enjoy being harassed, threatened, and accused while being kept up all night by parties until 5am and walking over blood, vomit, urine, and feces, The Howard Apartments is the perfect place in Glendale. read more

While my general review for the apartment remains mostly true I just wanted to provide a warning to all current and potential residents: The likelihood that you will receive your deposit back is almost zero. You can see for yourself in my photos that I left my apartment immaculate but was stilled charged an unreasonable cleaning fee. I spent a lot of time trying to reason with The Howard, explaining that the condition I left my apartment in clearly falls into the legal definition for "normal wear and tear" and that they are potentially illegally withholding my deposit for dubious reasons. Even based on their own lease I should be returned my deposit, however, they continue to refuse. I have spoken to my lawyer who advised me to simply take The Howard to small claims because I would undoubtedly win. If they have done to me, it seems reasonable that they have done this to a lot of other residents as well. I hope others do not let them take advantage of you by defending yourself and also consider litigation, even if it is for no other reason than simply doing the right thing. Lived here for a little over a year and could not be happier to have moved away. The Howard gives you all the glitz and glam during your tour but once you move in you'll realize it's not at all what it promises to be. Awful incompetent management, complaints that never get solved, laundry machines that eat your money periodically, really smelly fly-infested trash room and elevator lobby, people moving out constantly, and plumbing problems that persisted through the 15 months I lived there. Read more for a thorough breakdown: The biggest problem is the property management. The maintenance staff and Connie (who works at reception) are all very nice. But the manager of the apartment complex, Anastasia, is one of the most condescending, passive aggressive people I've ever met. She was very nice during our tour and when we signed the lease, but don't let that fool you - once you move in, she'll give you the attitude. Noise complaints and other types of issues she will blame it right back on you instead of solving the problem. We once had a kitchen pipe burst on another floor which flooded our kitchen area and everything was soaked with brown gross food waste. Anastasia barely acknowledged their plumbing issue, and we had to spend 2 days cleaning out the gunk in our kitchen. They never followed up or reimbursed us for the kitchen supplies we had to throw away. Another time we had maggots in our apartment, which we suspected was due to the fly infestation in the trash room, either some flies sneaked into our apartment through the elevator, or the maggots came up through the pipes. We're very clean people and have never had maggots in the many years we've lived in apartments. We tried to ask management for help but again, Anastasia just blamed it on us...for having a TRASH CAN in the kitchen. Which actually was empty the day we found the maggots, and the maggots weren't even coming from our trash can. She never once admitted to having a fly infestation in their trash room and instead blamed us! The Howard claims they're a "luxury" apartment, and charges you an exorbitant rent. And yes, they have some amenities, but the decor and cleanliness is no where on par with other luxury apartments in Glendale. Its location is also not as convenient as those apartments that are on the Brand. Locals know this too because the Howard is NEVER at full capacity. Their "for lease" sign is up all year long and we noticed empty units and people moving out all the time. We moved to CA from the east coast so that's why we didn't know, but after living here for over a year, we know better than to renew our lease. We remember when we first looked at the Howard, Anastasia told us that apartments get filled very quick, but don't be fooled by her tactics! There are spots open all year long, you don't have to rush to settle on the Howard. I've talked to multiple tenants when I was living in Howard and they all said they couldn't wait to move out! The rate for these mid level apartment complexes in Glendale should be around $1600 for a 1B and $2000 for a 2B. NOT the crazy prices Howard asks for! They'll give you a "special price" for the first year but there will be a $200 increase per month if you want to renew the lease! After our year lease was up, we've found a way better apartment with an affordable rent with just some patience and looking around. Also, other people have mentioned this and it's true - you WON'T get your deposit back! not only did we not get our deposit back, we were charged $600 on "repairs" even though the condition when we left was well within "wear and tear" in California tenant laws. We just don't want the hassle of going to small claims court with this awful predatory company, so we just ate the fees. Don't be like us and make the big mistake of signing the lease! read more

*Department of Health has been called several times on this building especially during the wet months as the garage gets flooded each time -- for days! And it's not rain water, it's back up sewage water that they have failed to maintain. *There's only two elevators on this building, and it keeps breaking down. At some point both elevators were not working. As I am writing this, the other elevator has been broken for THREE weeks! and there are elderly people on wheelchairs on the upper levels. read more

The Howard is a building that looks fine on first glance but once you live here for a few months you notice the myriad of issues with units and the building. Any time it rains expect the units and building areas to have a lot of excess water or just straight up flood causing damage the property manager doesn't want to fix. Kitchen and bathroom sinks flood constantly and the water pressure issues went on for months until enough people complained. Elevators constantly broken and filthy, also finally inspected this year but went without since 2019. The management is unwilling to credit renters when issues arise like the fact the incredibly loud construction is a hindrance to people who still work from home. Be prepared to hear everything from your upstairs neighbors as well. Apart from all the building issues the laundry room always has some washer or dryer broken and other residents refuse to come in time to get their clothes making the already small amount to W/Ds even smaller. I was very disappointed with my experience living in The Howard. At first glance it seemed nice however that was far from the truth. Tenants let their dogs urinate all over the indoor hallways, everyday I'd be stepping over dog messes. The elevator was constantly stuck (at least once a month) my UPS guy got trapped in it twice. There is NO insulation in the walls you hear absolutely every word spoken from all of your neighbors. The fitness room is so filthy I was never able to use it for yoga and drunk tenants watch TV in the weight room at night making it pretty awkward to utilize the machines. DO NOT MOVE HERE!!!! Ever since moving here, there has been nothing but trouble with the apartments and the complex itself. Since living here for only 3 months, management has switched 3 times already, and every time it was a worse management crew. When I had toured the apartments and the complex, it was newly remodeled and neat. What I had liked most about it was the little perks The Howard provides for its residents, such as a complimentary Keuring machine in the club room and water in the gym facility. They have taken away the Keurig machine and now water isn't even available at the gym, not to mention the dirty equipment with sweat marks over it that the janitors don't clean up. The complex itself is very crowded, with a ton of a families. It is very loud at all hours of the night, especially in the club room. Some of the tenants are so sketchy and there have even recently been reports of vandalism in the garages. What gets me the most is the lack of service provided at this complex. My sink had clogged up within 3 weeks of moving in, and a maintenance guy came by my apartment 3 times that day and poured some pseudo-drain-o down my sink only to have not fixed it at all. I called the after hours emergency line and they said a plumber would be there by 8PM, only to not show up until 9:30PM. My apartment was supposed to be "newly renovated" but my shower head was already clogged my first day of moving in. Needless to say, save your rent money and go somewhere else, or even use it towards a mortgage instead. The Howard just isn't a good place to move into. read more

This is hands down the worst place to live in Glendale. I lived there for 4 years ONLY because I got in when rent was cheaper than $2150/Mo for a 1 bedroom. What a f***** joke. I wish I could rate it less than 1 star. Can't tel you how many times my apartment flooded and/or the AC Heating system stopped working or dripped into the walls in the middle of the night. They're excuse was, "These are older AC units and thats how they work." The Manager chick and her female assistant, ( if you live there, I'm sure you already know who they are) are absolutely worthless... Yes, amenities are cool and the apartments are a decent size, but the management, is ABSOLUTELY HORRIBLE. They don't care about their tenants nor the fact that the majority of the units have major plumbing issues. They always have some BS excuse as to why units keep flooding and why they can't get it fixed right away. They think painting over water soaked drywall with obvious growing mold fixes the problem. Don't get blinded by the new paint and amenities at this building. STAY AWAY FROM THIS PLACE. ITS REALLY A SH** HOLE. I'm so glad I moved last year. I've got friends living there now that can't wait to move. There are literally a million other buildings with the same if not better amenities and WAY BETTER MANAGEMENT PERSONNEL. I live at The Howard with my boyfriend and we are so happy to have landed here! We moved here from Minneapolis in September and could not have picked a better place to live. Our apartment is updated and cute and we love it! I am at the pool a couple of times a week and it is beautiful and quiet all the time. We love our underground Parking. The complex is always kept clean and we have only had great experiences with the maintenance and management. Extra stars go to Erik, the maintenance manager. He is always working around the complex and has been quick to fix anything anytime we have needed anything! We have found not only a great maintenance man but a friend in him and we are very grateful! Anyways -- we have zero complaints. Ana is the office manager here at the Howard and she is the single reason why we signed our lease on the spot. We came, we saw, and were impressed not just by the apartments, but really because Ana was so awesome. My girlfriend and I have left every apartment we've lived in together with a bad taste in our mouths because of the awful staff. I believe that you need to make where you live the happiest place you go to on a daily basis and with that said, having a good relationship with your office people makes it that much easier. We we're looking for apartments online and came across The Howard; neither of had the time to take off work to fly to California to see the apartment but we went ahead and placed a deposit to hold one. Then comes the Amazing Anastasia. Not only did Anastasia make our application process smooth but she also assured us that our apartment would be just the space we needed with a beautiful view. Upon our arrival we were nervous but we are finally moved in and love our space and our view! I wanted to add a follow up to my first review. We have now lived at James Terrace for almost 5 months. Cassandra, the woman who replied to my post, is the on-site manager (who moved in when we did). If I could give her a rating separate from the building, she would get 5 stars. Whenever we've gone to her with a question or complaint, she's responded with a solution and a smile. I'm not sure what more you could ask of a manager, other than the company to give her more control, because she really knows how to keep tenants happy. She advocates for us and helps whenever she can. We are going to have to leave before our lease is up for job and medical reasons (completely unrelated to the property). Cassandra is doing her best to be fair, but make our lives easier. She has been leading this property in the right direction, and I'm confident that she will continue to make it an even better place to live. In her short time here, she has: Added a lot of new gym equipment Fought for better hours and more access to the gym Improved the poolside scene Gotten to know her residents and checks in regularly Set up a cool fitness program in the gym Added extra overhead lighting above our parking spaces (which we did not even ask for, we simply went to her with a minor security complaint) Many more... I had a lovely time viewing The Howard during a house hunting trip to LA. The grounds are well-maintained, the gym is well-appointed, and if you work from home, they have a legit business center and resident lounge that's simply gorgeous. Connie and Anastasia were super friendly and the biggest drawback was that rent fluctuates daily on corporate-run apartments. There was only one available for CLOSE to our move in and overnight, it went up $50/mo which is $600/year and that really made it a no go for us. The biggest pros here are the friendly staff, the great grounds, and the north Glendale location which is walking distance to SO MUCH, We would have loved living here and if their avail dates work with your move dates (seriously, don't even go unless you're ready to put down a holding deposit that day because units and prices move fast), then hop on this. It's a best-kept secret and you're going to get a lot for your money. The renovated units are to die for and VERY well-appointed. read more

Ever since the new community manager, Anastasia Andrade, has been involved with the building I have seen great improvements in the quality of the property. I think she's doing a fantastic job. The leasing consultant, Mila Alvarado, has been great as well. She's always on top of it and quick to tend to the tenants needs. They are both very professional and friendly. The building is very well taken care of. We have an excellent maintenance staff (Eric, Jose, Sara) who work very hard to keep the place pristine. Whenever a problem arises they are quick to help and offer solutions. I'm happy the property has such a tremendous managing staff. read more

I have lived at the Howard Apartments for the last 11 months & if it wasn't so expensive to move I would leave at the end of my one year lease. The leasing/management/ team here at The Howard is awful. For example, I locked my keys in my car a couple of months ago and Connie Villavicencio refused to open my apartment for me so I could get my other set of car keys. This was against the Decron ( owners of The Howard Apartments ) written policy rules which states that in case of a lockout during regular business hours management will use the master key to gain access for the tenant. I had to pay almost $100 to a locksmith to get into my apartment. This past winter the tenant's above me overflowed their washing machine and hundreds of gallons of water poured into my unit. I was told by my neighbor that the tenant who caused the flood had illegally installed a washer/dryer in their unit without permission. The managers here have NEVER had the tenant remove the washer/dryer. The managers here are Jason Dizon & Diego Gonzales. I have more complaints which I will post in the days ahead. Both teams go above and beyond to solve any issues I have and are just lovely people. The majority of the time they are resolved in under 24 hours! I have never been able to say that of any other building I have lived in. The building is older but the amenities are great. Ugggg. I would avoid this place like the plague. The current manager (Anastasia) is totally disreputable - I wouldn't believe one word that comes out of her mouth. My Father lived at The Howard and was a quiet tenant. After he moved out (just as a previous poster has stated) his security deposit was never returned. (My dad also left his apartment in immaculate/spotless condition.) However, each time he tried to contact Anastasia, he either couldn't get her on the phone, or she would pretend to be completely clueless about his situation. In addition, his emails were never answered. This type of unscrupulous, dishonest behavior is unacceptable on many levels - but it's especially galling coming from someone who is supposed to be well-versed in landlord/tenant law. And it makes me wonder - is this the type of employee Decron Corp. hires to represent their Property Management Company? Someone who resorts to unethical business practices? Because if it is, I can guarantee that The Howard is going to get a LOT more complaints (along with lawsuits filed) in the future. Worse yet, when my dad still lived in the complex, he used to speak every now and then to the friend of an elderly woman who lived in the building. Because of mandatory renovations, this senior citizen was forced to move from one apartment to another, which was quite a hardship given her frail health. (I believe she is in her late 80's.) The friend told my father that THE HOWARD never returned HER original security deposit, despite repeated requests/promises to do so. I've been here for the past 4 years and cannot be happier.The management company has renovated several areas of the community including the pool area furniture, hallways, elevators, landscape and much more. Their apartments are beautifully renovated with stainless steel appliances, kitchen backsplash, fireplaces AND hardwood floors. The manager Anastasia is very helpful. She's quick to respond and address any concerns you might have. The maintenance team is super friendly too. Great location, just walking distance to Wholefoods, Nordstrom Rack, banks and much more. I was very nervous about moving into this apartment complex because of all the bad reviews but I was moving cross country and needed to find somewhere to stay, quickly. I moved into a newly renovated unit on the third floor and was very impressed by the sleek materials and overall look of the apartment; everything was brand new. I did have some issues similar to other residents that were fixed as soon as I put in a work order so no complaints there. The building is quite old so it's understandable that many things are in need of replacement/fixing. The best part about this apartment complex by far though is the new manager. Cassandra really goes out of her way to make residents' feel like their needs are taken care of, regardless of how big or small the issue is. If I had to choose again, I would choose the building because of the renovations but I would stay because I am confident that the property manager has what it takes to keep up the high standards. read more
