TLDR - they are trying to EVICT me over their own clerical error!!! Absolutely terrible management. I hate to write this review, as I've loved living here for 5 years and the building has been awesome, but I'm at my wit's end right now. Highland House accidentally double charged me on rent for Nov 2023. I paid the correct amount that I owe and emailed management *SIX* times about the issue. They even admitted over email that it was their mistake and promised to fix it. However, they've still failed to fix the mistake in the system and I just received an *eviction* notice on my door today, even though I've paid every penny I owe on time! It's absolutely impossible to get ahold of anyone in management and they basically never respond to emails. Yet they can find the time to walk up to my door and leave a letter full of "eviction help resources." INSANITY. read more

I have been living here for the past 3 years, and I highly recommend this establishment! I want to give a special review of Mr. Felix Smith. I remember first meeting Mr. Smith when he started working here. He is sincere, friendly, accommodating, resourceful, and excellent as a Front Desk Concierge. He's organized and goes above and beyond to help the residents, and I must say especially me. I have a medical condition that oftentimes affects my ability to walk. He is aware of it and has opened many doors to make sure I make it to my rides, helped me with my packages, personalized messages delivery of perishable items and flowers, and dies it with joy!! I consider him a significant part of my support system, especially in my healing journey. I love living at The Highlands of Chevy Chase, and am very thankful for Felix Smith. read more

The highlands is a clean and generally quiet place to live. However for the extremely high price tag, there are definitely better places to live. there have been numerous false fire alarms, consistent elevator outages, and terrible communication from the leasing office. They closed the (almost only) amenity, the gym, for remodel and promised residents gym passes. Three months ago, and now they're saying they wont be doing that. The other amenities- gazebo and roof top- are generally unusable due to poor lighting. Also, "smoke free community" is not enforced as people are routinely smoking going in and out of the lobby to smoke. read more

The people working at the management are the worst we have ever seen. They do not really care about their tenants. You have to beg them to do their work. Never expect a call back from them. They will call back immediately if their bosses or Pollingers' supervisors call them, but not you, the tenants, because you are way less important than their bosses. They forgot they work in the service industry and to provide good customer service is the key to running the business. They never do what they say. They are very arrogant and disrespectful. The way they treat tenants speak a lot about themselves, which is that they are not happy people. How could people expect them to improve their poor customer service quality when those rude, arrogant, and unqualified managers are still working in the management? Our honest and sincere advice: 1. Do not rent here unless they reshuffle the people and the managers in the management on site. 2. If you decide to live here, make sure to document everything, including through photos and written communication with the management, just in case you have to go to court to get your deposit back or to prove they lied. We are so glad we moved out and moved into a better place with way better customer service. read more

I moved to Highland House six years ago. The past few years, I have seen deterioration in the maintenance of the building. The elevators seem unsafe. I was stuck in one for half an hour with another person during the pandemic. The carpet in lobby is dirty and should be replaced, and the lobby furniture is old and shabby. There is always a big pile of boxes sitting in the lobby. There should be tile in the elevators that can be easily cleaned because dogs urinate on the carpets constantly. The front desk and maintenance staff are fine, but the management is unresponsive. I have written the management several times regarding the state of the lobby and never received a reply. Black paint makes the hallways dark and dreary, but that is a matter of opinion. Highland House is very convenient to everything, and my apartment is comfortable with a lovely view. I plan to stay here as long as possible, but there is a lot of room for improvement. read more

I cannot recommend living here. There is constant construction both downstairs and in numerous apartments throughout the building. The incompetent management is uncommunicative about it (and even told me they don't have the bandwidth to notify residents when construction will be happening on their floors even though it would be so simple to do). Right now, they are removing ASBESTOS from the apartment directly next to mine (which has started prior to 8 am on multiple occasions now). I've brought this to the attention of management multiple times now, and yet it's continued. I've also recently developed pneumonia (which I'm hoping isn't from the asbestos) when I have never had it before. I love the view from my apartment and the rooftop is great (when it's open - they close it down much more frequently than they should), but this is no where near enough to be able to recommend here. I wanted to take the time to write this review to inform potential renters who are considering Highland House West as a place to live. I have experience in highrise living and living at Highland House West and I would urge people considering Highland House West to look elsewhere and "NOT" choose this highrise as your place of residence for a few reasons. Safety of residents. The doors leading into the units are very accessible by credit card. As a tenant, I have forgotten my key multiple times and have accessed my own apartment with just a credit card. This is a very big safety hazard as anyone would be able to do the same. Cockroaches - This has become a very big issue in units since current management has taken over. There have been cockroaches inside units which I view as unacceptable living conditions. Noise is also an issue given this building's proximity to the main roads. Maintenance - Under current management maintenance requests being filled has deteriorated. It now takes weeks and sometimes longer to get a request filled if something needs repaired inside the units. If you are requesting for an appliance to be replaced your request is typically ignored or they will replace it with another used appliance for cost savings purposes. Lastly and the biggest reason I would not recommend this building is current management. In my years of experience with property managers this group of individuals is by far the worst in terms of service. The general manager purposely avoids tenants calls and will have the front desk screen all requests to speak with him. They will always state he is out of the office or in a meeting and the tenant will never receive a call back. The basic operations of the building which were stated above is a direct reflection on current management's lack of care, concern for residents and planning. In summary, until the current building management is replaced, I would avoid choosing this highrise as your place of residence. read more

I've lived in Highland House for three years, and overall it's been a very pleasant experience! Some pros of living here: Highland House has all the features you'd expect of an apartment building around Friendship Heights: a basic fitness center in the basement, a rooftop pool with beautiful views, a piano in the lobby, etc. The building does have (very clean!) communal laundry rooms on every floor, as well as a gazebo and deck in the back (which I hardly ever used, but they're there if you want them). Also, you really can't beat the location for access to movies, shopping, and the metro. But what really makes Highland House stand out is that it's so quiet. I never heard a single footstep from my upstairs neighbors, and only the loudest of thumping bass music makes it through the walls. I lived right next to the elevators, and could barely hear a thing--the loudest noise was the rumble of traffic on Wisconsin Avenue and the occasional jingle of keys in the hallway. There aren't a lot of families living here--it's mostly older people and young couples--which helps keep things tranquil. So why is this not a 5-Star review? First, while most of the building's staff are great, the leasing office can be an absolute nightmare. It took me MONTHS to get a new person added to my existing lease, renewing the lease each year was a colossal ordeal, letters informing tenants of annual rent increases never arrived, etc. If you can get her on the phone, Nancy is very nice and accommodating... but you do need to be persistent. Second, this is undeniably an older building, and has maintenance problems to match. The water shuts off a few times a year for preemptive repairs, and the taps sometimes run red with rust for hours afterward. (Management is pretty good about warning people beforehand, but it's still inconvenient.) Even these repairs don't catch everything; look for signs of water damage on the ceilings. Within the individual apartments, drastic humidity fluctuations make the paint crinkle and crack--for the damp times, get yourself some of those desiccant crystal tubs or a good dehumidifier, because the bathroom never fully dries out. Speaking of which, the ventilation is quirky: my apartment lacked a bathroom exhaust fan, and every door latch constantly leaked cool or hot air. Plus, I could always smell what my neighbors were cooking, because the over-the-oven vents connect the kitchens. Thank goodness this is no longer a smoking building! (Also, as long as I'm complaining, the nearby Giant is closing in early 2020, leaving Whole Foods as the only grocery store in easy walking distance. Definitely a bummer.) However, don't let all this discourage you from considering Highland House--the building is sturdy where it counts, and maintenance usually fixes small issues promptly and without a fuss, which is a huge plus. All in all, I really enjoyed living here. I moved out because I needed more space for less money, but if you're looking for a convenient first apartment in DC (and can afford this area) or a cozy place to retire, Highland House might be right for you. read more

This is a warning that the leasing office here, in particular David, lie through their teeth. We were told and confirmed 3+ times that there was a fixed utility fee (It's the reason we picked this apartment so we asked many times). Our first full month's bill comes and the utilities are not fixed and double the price we were told. After 4 days of attempting to contact the office, he said he didn't remember and that I was incorrect before trying to pin blame on my significant other even though I was also there and also asked him. This same situation occurred when touring apartments. We were originally showed a 1000+ft apartment. We came back the next day to talk about signing a lease and he tried to tell us that there hadn't been any apartments that size available and instead tried to rent us an apartment 100+sqft smaller for the same price even though a bigger apartment was available on the website. Other comments, The temperature in the building is uncomfortable for a majority of the year since they do not switch the hvac until its way too late, and the heating runs way too hot even in winter unless it's under 30 degrees outside (can easily hit 80 inside). Rental increases have been well above average for the area the last couple years. The fitness center is too lacking to actually replace a gym membership and some free weights would go a long way over a handful of machines. The smell from the trash room sometimes permeates the building. The car garage in the west building is pricey, tight, busy, and difficult to navigate through even for a sedan. Positive: The front desk workers are very kind and hard working. read more

In my six years as a tenant of this building, I've had a series of unfortunate events, ranging from slight unpleasantness (having my laundry stolen straight out of the machine), to the moderately unpleasant (living next to a psychiatrist who runs his practice from his apartment and whose patients constantly knocked on my door), to the painfully uncomfortable (having the cheap paint strip off the walls and unto the carpets), to the absolutely outrageous and insulting kind of experience: receiving a summons to appear in court for an alleged failure to pay rent. Through all of this, I remained loyal. Today, however, I can honestly say that I've lived through the last drop. I just spent my entire morning in the Maryland District Court, due to this building's staff utter incompetence and lack of professionalism to handle a clerical error. Thank you, Highland House. I've lived in Highland since May 2017. In the first year everything was good. The staff also friendly. By the way, everything seems fine until you face any serious problem. In that case, NO ONE CARES especially property manager. We complained on OCT 2018 about the mechanical problem of the noise. The noise made by running water during the nighttime (1 am -6 am) our neighbor. But property manager just disregard it, and he even did not answer our email for more than one month. After three months all they did just replace the facet! They have not tried to solve the problem at all. They mostly care about the appearance of apartment and not solve any issue or take care of tenants. So I don't recommend Highland house building! read more

I have just moved into Highland House this month, so I wanted to write a review addressing my experience leading up to choosing Highland House and the move-in process. I am still "getting to know the community" and living experience; so I can't really speak to that other than to say so far so great! What prompted me to write the review today is to call out the exceptional kindness, service, flexibility, and professionalism of the staff I've been dealing with in the weeks leading up to my move. First and foremost has been AMINAT OLADELE, the leasing consultant I dealt with through the entire process. Aminat is a testament to this organization's focus on customer service. She made my move very smooth, answering each and every question with patience and knowledge (and there were many). On my first visit to the property, she gave me an extensive walk-through and did not make me feel rushed at all during my visit or in my final decision. Additionally, Aminat's follow-through post move-in has been exceptional and I can't say enough about how working with her has been a breath of fresh air. Secondly, on the day of my move, I encountered some unexpected hurdles which (without making this a long story) resulted in me needing to temporarily store some large furniture that did not fit in my apartment in the loading dock area until I could arrange for someone to pick it up. The staff - and specifically - Aminat, KURT and RICO were extremely helpful in navigating me through that stressful experience. Their accommodating and easy-going demeanor ensured my transition into Highland House has been a positive experience. One last example I'd like to cite of Highland House's great customer service is that of Emmanuel. The day I moved in, my toilet valve was shut off and I was unable to flush my toilet for the first few minutes. I ran into one of the onsite maintenance gentleman in the elevator (EMMANUEL) and explained my problem. Rather than push me off to a later time, he came directly to my apartment and fixed it on the spot. I've since worked with an onsite property manager (NATHAN) and have also experienced exceptional service and professionalism. Overall, I think moves can be stressful and especially when transitioning into a new neighborhood and building. The staff at Highland House has thus far exceeded my expectations, so much so, that I felt compelled to provide this review. I love the layout of the building and the amenities. I have lived in Highland House for about 2 years, my fiance about twice as long. Needless to say, we're both fans. The property is kept very clean and the lighting is great. There is always someone at the front desk, and the staff have all been very friendly and accommodating. The management is excellent, which is definitely not the norm. They are always very responsive, and you can be sure that they will be operating within the law and treating you with respect. Maintenance is also extremely responsive. They will always have someone up to your apartment within 24 hours, no matter the problem... and for more urgent issues, they can have someone up there almost immediately. The building is literally central to everything in Friendship Heights - there is a Giant and Whole Foods, access to the Red Line and bus hub, and post office all within 1 block. Not to mention it is across the street from The Collection at Chevy Chase for all of your high-end shopping needs. This is a great building, and you will not regret moving here. read more

the management is great but i won't live there anymore there is a CELLPHONE TOWER on the top of the building that nobody told us about when we were moving in until i found out and moved OUT right away sleeping under a microwave and paying $1900/mo to die is simply NOT worth it, the cellphone towers are located on the west south corner of the building and they're painted in brown so nobody can notice them, so ... if you live there and wake up with headache in the morning from time to time ... now you know why .... (take it from a network specialist) dust prob ... noise at 6am when trucks are backing up into the garages ... but i guess that's how it is ... the echo is simply too loud to open the windows ... LAUNDRY : the worst ever, they have those SpeedQueen economy crap, i remember using them like twice in my 2 years, they do NOT wash clothes, those water efficient pour just little water and WILL leave DETERGENT on your clothes so u'll have to wash them like 3-4 times to get that off, if you live at this place, u will need to take ur clothes outside to a laundromat or some other location where machines wash clothes with water and not with a half cup of water. read more

I love living here... the front desk staff (Kiki and Kurt) are simply the BEST! The walls are veryyy thick and I never hear my neighbors nor have they ever complained about my music playing. The rooftop pool is relaxing in the summer and it is a perfect distance just on the edge of town (only 4-5 miles to Gtown and Downtown). The rent has gone up but, for what you get, it isn't bad given the location and adjacent metroline (Friendship Heights). I was looking into buying a condo but I just can't get myself to move out of this building! My little studio apartment faces the Gazebo and it is quite peaceful with a nice little patio that I can sit outside my room and still have a somewhat urban view/feel to it. There is still plenty of nature around with trees galore and everything you could ever need is within two blocks walking distance... you name it, it is there. I can assure you! Three grocery stores, shopping malls, bus system, salons, restaurants, fine dining, etc. I highly recommend living here! The management is terrific and the maintence guy (Chris) is one of a kind, always helpful, handy and prompt! read more

The management can be quite hostile in some instances and dismissive in others. Typically if you have a question they will ignore you. I have sent multiple messages to them and they disregarded all of them. Constant upgrades such as turning the water off and on, fixing window screens, and spraying the underground garage. The laundry facilities tend to burn your clothing in the dryer even on medium heat. Front staff is nice, but I'd hate to say it, but you may want to try elsewhere. read more

This review is intended purely for the management and leasing staff. The support staff and apartments themselves are fine. We lived at Highland House for about 6 years and enjoyed our time there. However, over the past several years the management team has gone significantly downhill. There have been several instances where I have had to email and call multiple people 4-5 times on the same issue to even get a response - and then additional times for any follow-up questions if it isn't resolved in the first communication. This is particularly frustrating when we were trying to discuss the terms of our lease renewal or get information on move-out procedures - both of which have legal and financial ramifications for us if they are not addressed. This brings me to the most recent - and egregious - example of this poor management and communication. We moved out in mid August and I notified the management well in advance. Nancy (eventually, after much follow up) acknowledged our move-out and (eventually, after much follow up) reserved the freight elevator for us. I specifically asked her in email what we need to do when we move out and were told to just hand in the keys and do a basic clean of the apartment. Move out day comes and we did just that. There was no check-out or walk through with management or leasing. Over a month later, we received a letter enumerating a very large fee (over $1,000) for painting our apartment. It did not have any other information indicating how to pay this, and as noted we were not advised we had to paint upon moving out. Additionally, I know for a fact (having lived there for 6 years) that they re-paint apartments anyway once people move out. I called Nancy to discuss and left a message with the desk. I followed up by email and several additional calls. I never heard back from her. I wanted to just get an explanation for the charge, find out how to pay, and ask to see the bill for painting as the amount charged seems very high for a painting fee. She did not return any of my calls and emails and we just received notice we have been referred to a collection agency for the money. I understand that if we owe money, we have to pay it. However, it is an exceptionally poor way to treat people who lived in the building without incident for years. It is terrible customer service and management to not even return a simple phone call or email to provide some explanation and direction. I used to recommend this building to people all the time - however, I can no longer do so in good faith given the way we were treated and the lack of communication from management. Save some frustration (and money) and live elsewhere. read more
