CLARIFYING SOME REVIEWS: From what many reviews have in common is that many tenants that have multiple vehicles use up all the guest parking spaces which leaves no space for actual guests to park which I do see happening, I saw a mini van parked with a windshield cover and it had an imprint on the floor from previous rainy days which led me to believe that it has not moved for a few days so that vehicle does belong to a tenant who has multiple vehicles or multiple people live in one unit which is not a 2B/2B with two car garage. Other reviews point towards getting charged at the end of the lease but those are people who either didn't have a deposit or don't know how that works. It is obvious that those reviews were made because they were upset. Some others were about noise complaints? But it was during the day which technically is okay, I mean no matter where you go there's gonna be noise unless you get a house in a secluded area away from everyone and everything. Last but not least, the leasing office. When you call to talk to someone you will almost never get a hold of them which is not good for the complex. You will get the AI 99% of the time. The reviews that point towards the leasing office may be accurate and true so just be aware of that when you call. I am yet to decide if this complex is right for me or not but I will update my opinion and thoughts on this review if this complex is the chosen one.

I searched for a artificial grass company and found this one on Yelp. With 5 stars and many…read morereviews it fit my bill. I filled out a web form and then was soon contacted by Lindy. She arranged a time to come by and survey the small patch of my front yard that has had dying grass since the trees overhead have gotten older and fuller. She came promptly on time, took measurements and made recommendations on the type of turf based on my plans for the surface (nothing). Later in the day, I got a bid from her and I signed the online paperwork, sent in a deposit and they scheduled a day to come out and install. They showed up on time, did the installation. They also cleaned up the site with a power blower and left me the remainder of the turf for me to use however I saw fit. There was a slight miss where they didn't cap one sprinkler head out of 10 and so the sprinkler was pushing up against the turf on my test run. They came later in the week and fixed it to my satisfaction. Lindy was on top of all this including the scheduling, the visit to go over the completion checklist, as well has handling the crew to get them back out to fix the lone sprinkler. Additionally, during the day of the installation, another Southern Turf staff member came out to survey the work just to check on the progress. I would recommend them for future work, if I had any.

They all showed up on time and were professional and friendly as well. They maintained communication with us through out the process and made sure we were satisfied before the job was done. They also left our home spotless when they finished. The end result gave our house a clean, refreshing look! The turf looks so luxury and at night it looks just at gorgeous! Kids run a muck, yes kids should be encouraged to be playing outside, but they are running around vehicles, drive ways at risk of being hit by a car and all the complex does is send out messages to all residents instead of direct communication with residents with young kids. A vehicle ran into one of the buildings and it took them almost 2 months before repairing the building. Vehicles with LOUD exhaust aren't addressed directly asking them to not rev their engines at ALL hours of the day and night, just again a passive aggressive email to all residents even though vehicle descriptions are provided to the office. Safety lights are not replaced when they go out or start flickering. Passive aggressive emails are sent to all residents about patios being a mess but residents don't seem to be addressed directly. They do deserve the second and third star because the staff is AMAZING.

Last Friday the manager told pest control I was not able to stay in my apartment, and after I ask for help finding somewhere to stay I did not hear back until Monday morning. The pest guy said he had not seen a worse fire ant infestation and he did not know how to get rid of. I had been bit and pest guy was not. I had no choice but to move out since there was only silence from the manager for 3 days. I was not going to stay in apartment 2103 and get bit again.

They lied to me over and over again, they wasted weeks of my time, and then on top of all that they stole $200 from me. Full story: I contacted Tramor at the Arboretum to apply for an apartment. My main contact was Madison. First red flag: Madison was weird and standoffish in our interactions, unlike most apartment managers who are friendly and trying to make the sale, but I just ignored it because the positive reviews don't lie right? Oh how wrong I was. Second red flag: They wanted me to use some strange encrypted messaging service to do my application and pay the $230 application fees and $200 refundable deposit with a 3rd party payment site. It was all very messy with very poor directions, but I'm good with tech so I figured it out anyway. The whole system was very amateurish and sketchy compared to other apartments I've applied to, but I ignored this red flag to my peril. Third red flag: They wanted me to compile a very detailed accounting of all my income and losses in a special form, along with bank statements for a year - this is something no other apartment has asked me for. I spent hours compiling all this information and creating the special form that they wanted, but turns out this would be a complete waste. On a Saturday I finally submitted the final information needed for the application. Madison got back to me that day and said the application would be processed by Tuesday. At this point I thought great, the process was weird and something seemed off, but I would just wait until Tuesday and most likely I would be approved (I have a great credit score and solid income so I always get approved to every apartment I apply to). Spoiler: I was approved, but ended up rejecting their offer for reasons that will become clear. Fourth red flag: Tuesday afternoon rolls around and I still haven't heard from Madison. I contact her to ask how the application is going - no response. I wait two more days until Thursday. At this point I start to suspect something is very wrong with Tramor at the Arboretum and I shouldn't have ignored all the other red flags. I decide to go with another apartment (that I am happily living in now), and contact Tramor at the Arboretum to tell them I'm not interested anymore and would like a refund on my $200 deposit. Still I receive no response from them at all until Friday the next day. On Friday they finally tell me that my application has been miraculously approved! But unfortunately because it was approved they now cannot refund my deposit! So after I received no contact at all from them for 5 days, after I repeatedly tried to get them to respond, they only respond a day after I request a refund and they say that somehow the application was retroactively approved beforehand, but they never told me about it? In a nutshell, the management here is terribly incompetent at best, and straight up scam artists at worst. Even though my application was approved, I would never in a million years trust my living space with people like that, so of course I rejected their offer. Avoid Tramor at the Arboretum like the plague unless you enjoy dealing with nightmare management.

Madison and Melissa were an absolute pleasure to work with. Both of them always had great energy and positive attitudes every single time I would go into the leasing office. They were always very helpful. Tim, the head of maintenance does a great job with his crew. The maintenance team was always very efficient in addressing any needs and the property as a whole always looked immaculate. The property for the most part was very quiet and the place seems to attract good respectful tenants. If I wasn't being called elsewhere I would have stayed even longer. If I ever move back to Austin, I will definitely be looking to move back there. I highly recommend this apartment complex for your next home!
