I have been living in Aven Ridge since June 2023. I originally moved from Florida to Texas due to family reason. It was really easy to setup the rent from Florida as the staff has been amazing. They accommodated me during the time so that once we moved to Texas the place would be ready. It was very easy. It is because of the amazing staff at Aven Ridge even though I have not been to the place and just relied on the internet to see the pictures. Then we moved and when I came to the place I loved how natural it was the lighting in our apartment was nice and you could feel the positive vibe. I do want to give a moment to give thanks to Sabella Wallerstedt as she was the one who has made everything happen and has assisted me through the process. She has given me so much advice. Aven Ridge does have events that bring the community together and majority of the people are very kind and nice. You do have several options when it comes to the monthly rent payment. You can do it online or in person or you can go to Walmart or HEB. However I do prefer the e check as it directly takes it out of your direct deposit without a fee. Now there is a credit card or debit card option however there is a fee for those to process but there is that e check option. You can add multiple payment option. I love the mail house as there is the option to get your Amazon delivery to the Amazon hub that is in the mailing room and you can pick from there when you drop by the mail never had any issues with my delivery now if the Amazon hub is full they would deliver your package to your door step. The gym is adequate for me as it has helped me loose several pounds as there are sufficient cardio and machine and its not really crowded as I go around 6 - 7 pm daily. The swimming pool area is very nice and you can do grilling there and invite guest. The internet is amazing as each apartment has AT&T Fiber and very easy to sign up all you have to do is scan the QR code from the hub or modem in apartment and will let you setup right away depending on the plan you choose very fast internet speed. They do allow you to move to a different apartment as I had to downgrade and the process is very easy just need to let the office know and Sabella made it so easy to do so. The club house perks you get free coffee and hot chocolate but bring your own mug as that is way better and I loved during Christmas they had a gift wrapping station that I was able to use to wrap all my gifts saved me money having to buy Christmas gift wrappers. Now there are some cons that I have noticed but the PROS actually outweighs them however I do see the staff is always attempting to fix those issues and address them and for me it that is a PLUS. I have come to love this place and I plan on staying. I do feel very safe living here as there are two gates that you need to use a key fob or you can dial a key code to enter. Weather right now is nice and you could take a stroll around the area and is nice. I like my place as its windy where I am so there is always a natural brisk at the place as its on a hilltop. So its always cold at night even during summer time. I just can't wait to summer time where I can use the pool. Thank you Aven Ridge for making this a home for me.

If you're considering living here, please read this first…read more During our lease, we dealt with constant maintenance issues that were never properly resolved. The dishwasher always had a foul smell, the kitchen sink repeatedly clogged, and the breaker would shut off -- even after a maintenance visit where we were told the clog was from the previous tenant. The washer and dryer in-unit were extremely outdated. The dryer finally broke at the end of our stay and at that point I couldn't afford another 3+ days waiting for maintenance again. Cleanliness around the property is shockingly bad. Even though this is advertised as a "non-smoking" community, residents frequently tossed cigarettes and trash into our personal valet trash bin. Hallways and stairwells were often dirty, with spilled drinks and garbage left out for days. We contacted management multiple times and nothing changed. One morning I opened my door to find someone had dumped an entire bagless pile of trash all over our welcome mat. Noise was another nonstop issue. We experienced neighbors blasting EDM loud enough to vibrate the walls on weekday nights. We politely asked them to stop -- and they just did it again the next day. Another neighbor would open their balcony door while their baby screamed for long periods as early as 7am, louder than my alarm. The upstairs neighbors stomped constantly. There was no sense of respect or community. Security and access were also a complete mess. The pedestrian gate battery was stolen repeatedly for weeks -- I use that gate daily, and I'd come home tired from work only to find it unusable again. The car gate was so unreliable that management changed the guest code to 1111 because the keypad barely worked. On top of everything, be prepared to get scammed when you move out. They withheld our entire $500 deposit and even charged us nearly $300 extra for repainting, new carpet, and "cleaning" -- the exact same routine turnover work that every apartment already budgets for. The worst part is that management actually sent us a move-out inspection quote stating the unit was in "excellent condition" with minimal wear. Then suddenly the charges appeared anyway. It felt dishonest and predatory, like they rely on tenants not fighting the fees. Make sure you document everything, take photos when you move in and out, because this place will absolutely try to squeeze every last dollar out of you on the way out. Overall, this was the least neighborly, most stressful living environment I've been in. Every week there was something new to deal with. For the price of rent, it's not worth the frustration, lack of upkeep, or complete absence of management accountability. Save yourself the headache. Look elsewhere.

Wake up, kill roaches, come home kill roaches, chill at home kill roaches, killing roaches before showering, and before bed. It's an everyday ritual. It's disgusting. The southbrook is so quick to send email at any little I convenience of theirs, but won't go out of there way to make this right. It's not in their nature. Unless you give the money. Money is there only goal, it keeps them up at night knowing they might not get to keep your deposit at the end of the lease. Worst living experience reward goes to The Southbrook! Any five star reviews you read are probably written by the roaches.

We had to have the heat up because the windows are so badly made that they cold was coming directly threw them, when the wind blew the sound was loud and could feel it coming in. These are not worth what they are charging even with their free months. Don't waste your money here. Just go elsewhere, there are better apartments that you won't be throwing your money away. If I can get a video of the sounds of the winds coming through I will post that. And how is it that there are actually 6 reviews of this place but Yelp only showing one. Something shady about all of this with this place. Only a few months left on our lease. And yes....if they find out you are talking bad about them, you are on the "hit" list and are a target from that point on. I don't care though because I am outta here soon. I've uploaded a picture from a most recent bill sent to us. i am telling you move on from this place they stick it to you like no other apartment complex will ever do. Sickening.

I have been living at Gramercy Northline for roughly a year. The original staff was a bit rude but…read morenot as bad as the current staff. About a week ago we found a large amount of black mold in our guest bedroom... I hired a company to do third party testing so make sure it would be safe to cut out while still living here... Normally it wouldn't be an issue but with my wife being pregnant and having a young daughter I wanted to make sure there were no health concerns. The leasing office tried to break in without my consent (2 times) to start the work before the test results came back. I asked over and over for them to wait a day, which they threw a fit over. Instead, they gave me a 2 day notice to leave otherwise they would go the "eviction" route. In case anyone tries to move into the TH2110, largest and most expensive unit at Gramercy, make sure all the mold has been removed from the upstairs: Bedrooms, closets and bathrooms.

(Could that be the reason for 5 stars??) It became evident that there may be some reading comprehension issues so let me explain.....This review is not a complaint about the plumbing issues. It's about the audacity of charging me after move out (and after I was told in writing I only owed the final water/sewer bill) AND after having me move into an apartment in such condition. If it were about the plumbing issues, I would have posted many more pics, including the move in pics, but I'll save those for later. The first year living at reveal54 was ok. The property is pretty and quiet. The honeymoon soon faded though. The staff respond to emails only about 25% of the time. When my first lease was up, I talked to the manager and an employee about transferring to a 2 bedroom. We worked out all the details and set the move in date. I found it odd that the manager asked me how much I put down for deposit because she couldn't find it. When the transfer date came, I went to the office to get my new keys and turn in the old. The manager admitted she forgot I was transferring and said she thought the male staff was handling everything and he thought she was handling it. Needless to say, they were not prepared for me to move that day. They gave me the keys anyways and when I entered the new apartment, I immediately noticed it wasn't clean and there appeared to be plumbing issues because there was dried sewage water in the bottom of the shower AND bathtub (nasty). I also observed brown splatters on the toilet and on the wall behind the toilet. The floors appeared dirty and had not been mopped. I let the manager know of my concerns and filled out the inventory form in detail. The manager sent over maintenance to paint over the brown splatters on the wall as it did not come off by cleaning. Before I moved I noticed in my portal they had uploaded a "blank" inventory form so I sent an email about it questioning why it said blank when I filled one out in detail at move in (with handwritten notes on the back). The young female staff eventually responded to my email and said she was waiting to hear back from management about why. It was crickets after that. Zero leadership there which is typical. I say all this because I recently moved (when the horror of that second lease was over) and they had the nerve to CHARGE ME for "touch up paint" and an oven clean. Not only did I move into their filthy ass apartment because they forgot I was transferring that day, I had to get a professional cleaning done after the continued plumbing issue. Then after I moved, they took a picture of a black mark on my wall (indicating the need for "touch up" paint) that THEY caused when they moved my bed to "clean" the sewage flood in my bedroom. I even specifically talked to them after the incident to let them know not to charge me for that knick on the wall they caused and they assured me they would not. This is almost laughable. Because I know they're reading this, hit the self clean button and use a white out pen ....goodbye lol

If I could give zero stars, I would. The Conley Luxury Apartments are anything but "luxury." From…read morethe moment you move in, you'll realize you've been completely misled by their false advertising. They lure people in with big promises like "2 years free rent"--a blatant lie. Once you sign the lease, they'll twist the fine print and leave you stuck paying for a place that's nowhere near the standard they sell you on. The living conditions are horrible. The smell of weed constantly lingers in the halls and even seeps into the units. On top of that, there's constant noise all day and night, making it impossible to relax, let alone sleep. The walls are paper thin, and management does absolutely nothing about complaints. Speaking of management, they are liars through and through--completely unprofessional and dismissive. The staff will promise fixes and never follow through. The so-called maintenance is a joke; requests go ignored for weeks, and when they finally show up, the work is sloppy and temporary. To make matters worse, the place is infested with roaches. That alone should disqualify this building from ever being called "luxury." Between the pests, the noise, the smell, and the dishonesty, you're paying premium rent for poor quality of living. Save yourself the money, stress, and disappointment. There are far better options out there. Do not be fooled--The Conley Luxury Apartments are a scam.

Last Friday the manager told pest control I was not able to stay in my apartment, and after I ask for help finding somewhere to stay I did not hear back until Monday morning. The pest guy said he had not seen a worse fire ant infestation and he did not know how to get rid of. I had been bit and pest guy was not. I had no choice but to move out since there was only silence from the manager for 3 days. I was not going to stay in apartment 2103 and get bit again.

The kitchen has a fantastic working triangle for the "wanna be" Chef in me! The living area is perfect for my furnishings! The master bedroom and bath are spacious and well appointed! The amount of drawer and cabinet space is phenomenal! The Master Closet is spacious and well designed! The appliances are top notch. The Secondary bedroom I use as an office and is PERFECT for my needs! The Guest bath again is well appointed and guests are often commenting on how big it is! The 1-car Garage is beyond the usual 1 car garage I have seen anywhere! Plenty of space for tool storage, extra refrigerator, and other storage! The thing I really enjoy is the spacious backyard and back porch! My flattop cooker and smoker grill fit perfectly there! I am SO PLEASED with everything associated with The Villas of Mason Hills! This place is horrendous. Do not trust the positive reviews. I did and I paid a terrible price for…read moreit. Something is deeply wrong with the management at Tramor at the Arboretum. They lied to me over and over again, they wasted weeks of my time, and then on top of all that they stole $200 from me. Full story: I contacted Tramor at the Arboretum to apply for an apartment. My main contact was Madison. First red flag: Madison was weird and standoffish in our interactions, unlike most apartment managers who are friendly and trying to make the sale, but I just ignored it because the positive reviews don't lie right? Oh how wrong I was. Second red flag: They wanted me to use some strange encrypted messaging service to do my application and pay the $230 application fees and $200 refundable deposit with a 3rd party payment site. It was all very messy with very poor directions, but I'm good with tech so I figured it out anyway. The whole system was very amateurish and sketchy compared to other apartments I've applied to, but I ignored this red flag to my peril. Third red flag: They wanted me to compile a very detailed accounting of all my income and losses in a special form, along with bank statements for a year - this is something no other apartment has asked me for. I spent hours compiling all this information and creating the special form that they wanted, but turns out this would be a complete waste. On a Saturday I finally submitted the final information needed for the application. Madison got back to me that day and said the application would be processed by Tuesday. At this point I thought great, the process was weird and something seemed off, but I would just wait until Tuesday and most likely I would be approved (I have a great credit score and solid income so I always get approved to every apartment I apply to). Spoiler: I was approved, but ended up rejecting their offer for reasons that will become clear. Fourth red flag: Tuesday afternoon rolls around and I still haven't heard from Madison. I contact her to ask how the application is going - no response. I wait two more days until Thursday. At this point I start to suspect something is very wrong with Tramor at the Arboretum and I shouldn't have ignored all the other red flags. I decide to go with another apartment (that I am happily living in now), and contact Tramor at the Arboretum to tell them I'm not interested anymore and would like a refund on my $200 deposit. Still I receive no response from them at all until Friday the next day. On Friday they finally tell me that my application has been miraculously approved! But unfortunately because it was approved they now cannot refund my deposit! So after I received no contact at all from them for 5 days, after I repeatedly tried to get them to respond, they only respond a day after I request a refund and they say that somehow the application was retroactively approved beforehand, but they never told me about it? In a nutshell, the management here is terribly incompetent at best, and straight up scam artists at worst. Even though my application was approved, I would never in a million years trust my living space with people like that, so of course I rejected their offer. Avoid Tramor at the Arboretum like the plague unless you enjoy dealing with nightmare management.

Madison and Melissa were an absolute pleasure to work with. Both of them always had great energy and positive attitudes every single time I would go into the leasing office. They were always very helpful. Tim, the head of maintenance does a great job with his crew. The maintenance team was always very efficient in addressing any needs and the property as a whole always looked immaculate. The property for the most part was very quiet and the place seems to attract good respectful tenants. If I wasn't being called elsewhere I would have stayed even longer. If I ever move back to Austin, I will definitely be looking to move back there. I highly recommend this apartment complex for your next home!
