This place has HORRIBLE management and is health risk! Beware of mold! Be sure to look through the 1 star reviews on google, here, and yelp. So many people reported issues with mold and I wish I would have researched more thoroughly before trying to live here. We reported extreme mold growth in unit 10307. Extreme weather caused rain water to enter our guest closet in our 2 bedroom 2 bath apartment. We reported it the day we found it on 06/16/2026. The apartment came to assess it the next day and management told us via phone that we would be liable for repairs because "we didn't report it fast enough". During their first walk through, all they did was place a purifier in the room. They did not a) clean or remove the soaking wet carpets b) spray moldicide c) close the air vents to prevent the spread of mold. They left it untreated for 7 days in the apartment and left us to breathe in toxic mold spores with absolutely no concern for our well being. We hired a 3rd party mold examiner that confirmed aspergillosis and penicillium was growing. They also reported it was UNSAFE to stay in that apartment. Day 7 they came to cut the dry wall and repair the roof leak. Mind you they left it with just tarp and tape over the bare wall for almost 3 weeks. We just received a notification on 07/14/2026 the wall was fixed (see photo). We told management we wanted to exit the lease due to failure to remedy repairs and our health risk. Alexa, told me there would be an additional fine on top of the 2 months rent we paid for a 2 bed 2 bath - when we couldn't utilize half of the facilities. She told us to opt into a 30 day notice without clearly explaining what was on the notice or what it would cover or what the fees entailed . When we denied , she still gave us the $1700 fine and placed the blame on us. Again, not clearly telling us what we were agreeing too. I had over 2k in damages from the mold. 2k in moving costs. And 3k in money towards an apartment we could not safely use. This is a predatory property with even worse management. They are constantly understaffed with maintenance. And the maintenance team is not properly trained to deal with the majority of problems. DO NOT RENT HERE ESPECIALLY IN BUILDING 10. Other residents have also complained about mold. I would NOT recommend renting at this property. My experience with Greystar / Aven Ridge has been extremely disappointing since the latest management team took over. Despite having written documentation showing my lease terms and proof of all payments made, management attempted to charge me additional rent beyond my lease. They also claimed that I abandoned my lease and assessed reletting fees that I do not believe were justified. Throughout the process I found management to be manipulative and deceptive in their handling of my lease and billing matters. Be sure to keep detailed records of all lease records, correspondence and payments if you choose to rent here. Based on my experience, I would strongly advise prospective tenants to carefully review all charges and consider other housing options before signing a lease with this property. read more

Buckle in! This is long(sorry) Shadyyy shady place. I hate to give a bad review on a place that we called home for almost three years. So let's start with the positives and a little insight as to why I think a 2 review is necessary. We had the best neighbors and the maintenance guys were quick to get concerns addressed. And they alone deserve more than 2 stars. Why 2 stars? If I was looking for a place to live these are the honest reviews I'd want and the things I would want to know, the sort of stuff behind the smoke and mirrors. I've listed below a few but I could list at least 2 more events Again, we lived here for three years with two dogs, so there was normal wear and tear throughout the apartment. We did a deep clean of the entire apartment from top to bottom and I take pride and leaving a space as clean as I possibly can. We were and are the type of renters who always pay on time if not early, and we're not problem tenants by any means!! 1.) the amount of dog owners who did not clean up after their pets was disgusting this property has minimal grass so everywhere you looked or walked you bet your seeing piles of this everywhere. We made several complaints to the office and a general email was only ever sent. 2.) The walls and the floors of these apartments are very very thin, you will and can hear everybody around you. Keep this in mind if you are not on the third floor. 3.) The communal areas of the property were almost always broken, fire pits, grills, shade sails at the pool. Messy trash areas, and missing gym equipment. 4.) At some point throughout our time Aven Ridge advised us that they were no longer going to accept renters insurance from a company Lemonade. At the time our choice of renters insurance was lemonade (fine we will shop around and find an "acceptable insurance company"). We were pressured to purchase renters insurance through THEIR preferred provider, when we chose not to( because we were quoted better coverage for less $$) they continued to push that we had to use their preferred provider, which is false, Texas is a open market state. 5.) Last, but not least we chose to break our lease. We were advised by office staff several times that we would need to do was provide notice of when we would be moving out, that we only needed to pay our lease break fee, and final month of pro rated rent (makes sense, doable). We provided a notice with in the correct amount of time in person and over email along with our forwarding address. We had to remind Aven ridge multiple times about the lease break because it was never posted to our account to pay. ( weeks later eventually it was posted to our ledger, though we paid the fee EARLY). 6.) They removed our parking access AND Amazon locker access, several weeks before our actual "move out date" and failed to send us documentation to our provided new mailing address. Two months later we received an email about a balance due of over $3000. We were shocked to say the least. This email provided no breakdown or details of what these costs. Greystar and Aven ridge have still failed to provide a detailed breakdown as requested. Now the minimal amount of information that we have been provided in regards to these costs are due to a lease "deal/special" that we took at the most recent lease renewing. And charging us the last few days of our rent claiming we didn't pay because we paid it one day early. (MAKE IT MAKE SENSE) read more

We too have mold and alerted office and was told will get to it when we can cause we are short staffed and its not a priority!!! WHAT? we have a 1 year old and 5 month old kids that are now getting sick. Asked me to sign a paper before they clean it up saying its not mold! Absolutely not! With the amount of money the rent is, they can't even accommodate me in any way. Very disappointed and sad that my kids are sick and they could care less, only about how bad they will look. read more

My first year was great, absolutely loved it but as soon as I renewed everything went to s#$%. There has been an abandoned vehicle and they haven't addressed it even after multiple reports. Kids run a muck, yes kids should be encouraged to be playing outside, but they are running around vehicles, drive ways at risk of being hit by a car and all the complex does is send out messages to all residents instead of direct communication with residents with young kids. A vehicle ran into one of the buildings and it took them almost 2 months before repairing the building. Vehicles with LOUD exhaust aren't addressed directly asking them to not rev their engines at ALL hours of the day and night, just again a passive aggressive email to all residents even though vehicle descriptions are provided to the office. Safety lights are not replaced when they go out or start flickering. Passive aggressive emails are sent to all residents about patios being a mess but residents don't seem to be addressed directly. They do deserve the second and third star because the staff is AMAZING. read more

I have been living in Aven Ridge since June 2023. I originally moved from Florida to Texas due to family reason. It was really easy to setup the rent from Florida as the staff has been amazing. They accommodated me during the time so that once we moved to Texas the place would be ready. It was very easy. It is because of the amazing staff at Aven Ridge even though I have not been to the place and just relied on the internet to see the pictures. Then we moved and when I came to the place I loved how natural it was the lighting in our apartment was nice and you could feel the positive vibe. I do want to give a moment to give thanks to Sabella Wallerstedt as she was the one who has made everything happen and has assisted me through the process. She has given me so much advice. Aven Ridge does have events that bring the community together and majority of the people are very kind and nice. You do have several options when it comes to the monthly rent payment. You can do it online or in person or you can go to Walmart or HEB. However I do prefer the e check as it directly takes it out of your direct deposit without a fee. Now there is a credit card or debit card option however there is a fee for those to process but there is that e check option. You can add multiple payment option. I love the mail house as there is the option to get your Amazon delivery to the Amazon hub that is in the mailing room and you can pick from there when you drop by the mail never had any issues with my delivery now if the Amazon hub is full they would deliver your package to your door step. The gym is adequate for me as it has helped me loose several pounds as there are sufficient cardio and machine and its not really crowded as I go around 6 - 7 pm daily. The swimming pool area is very nice and you can do grilling there and invite guest. The internet is amazing as each apartment has AT&T Fiber and very easy to sign up all you have to do is scan the QR code from the hub or modem in apartment and will let you setup right away depending on the plan you choose very fast internet speed. They do allow you to move to a different apartment as I had to downgrade and the process is very easy just need to let the office know and Sabella made it so easy to do so. The club house perks you get free coffee and hot chocolate but bring your own mug as that is way better and I loved during Christmas they had a gift wrapping station that I was able to use to wrap all my gifts saved me money having to buy Christmas gift wrappers. Now there are some cons that I have noticed but the PROS actually outweighs them however I do see the staff is always attempting to fix those issues and address them and for me it that is a PLUS. I have come to love this place and I plan on staying. I do feel very safe living here as there are two gates that you need to use a key fob or you can dial a key code to enter. Weather right now is nice and you could take a stroll around the area and is nice. I like my place as its windy where I am so there is always a natural brisk at the place as its on a hilltop. So its always cold at night even during summer time. I just can't wait to summer time where I can use the pool. Thank you Aven Ridge for making this a home for me. read more

100% do not recommend living here. To each their own, but my husband and I have not enjoyed our time here. My husband had moved to Aven Ridge around April of this year. I just started moving in after we got married in October. We both have been having health related issues like persistent headaches, abnormal skin irritations, nasal congestion more than normal, swollen eyes and irritation, chronic fatigue, throat irritation, and shortened breathing. We are pretty healthy individuals, so I did a lot of research. We have consistent humidity our apartment. The air is always wet regardless of whether the fan is on auto or not etc. Due to this we came to the conclusion to take an at home mold test just in case to start narrowing down root causes of our symptoms. We took an at home mold test 10/20, afterward you wait up minimum 72 hours before you can ask for analysis. It test came back positive. Written notice was dropped of 10/25. They came to look at everything and replaced a filter that looked like it was never replaced before move in, in his AC unit on 10/28 which they have "no record of". It was disgusting, even they said out loud that it was bad. As I conversed with them about the mold, Brandon kept telling me they could not be the ones to identify mold and kept underplaying it by saying it was just dust and mildew. I fully understood that they can't identify mold. Brandon said they would get back after talking to risk management about what they planned to do going forward. Next day we got an email about them asking to plan a time to do sanitation. A sanitation of what? They wouldn't even confirm if it is mold or not, but they want to come in to clean something they aren't sure of? Although I do appreciate the quick turnaround time, we requested that they get someone to do a test on their end to identify that it was in fact mold because we had confirmation it was. This would ensure it was remediated correctly, leaving no trace of mold in our apartment after they sanitized. After being redirected to Jenna she refused, saying that they would not be paying for that but we can pay for someone to do that ourselves. It's ridiculous that they want us to pay out of pocket for something that isn't even ours to maintain. All we wanted was to confirm professionally that it was mold, then after the cleaning test again to make sure the ventilation system was cleared. But would not cooperate with the options we requested. They had a vendor come in anyway on 11/8 after avoiding the requests we made prior to them sanitizing, afterward Jenna blatantly lied saying there wasn't a filter originally in our unit and that was the reason for the growth in response to questions we sent through email, but there was a filter. They continue to make excuses and dance around the issue. That should have been serviced before my husband moved in either way. Long term and even short term exposure to mold, causes severe health risk and issues. This is a pretty standard health protocol and they refused to do it the right way and that is what we are most upset with. There have also been previous cases of mold not handled correctly. This is awful management and customer service. Especially when avoiding all his statements/questions in email and not willing to own up to their poor practices. We are big on integrity and respect, and do not believe they care about our health concerns. I want to be clear I chose not to fully move in because of this. Look into Greystar communities management, they have 1.5 star reviews. Also in addition to this parking is just awful, you can never find a place to park. They claim luxury living but the build on this apartment is truly atrocious. The walls are paper thin, you can hear EVERYTHING. We feel like we have no privacy and feel so bad that other people don't have their own. We wont recommend anyone to live here because of our own experience. Very unhappy. My wife and I moved from Oklahoma City to Leander late last year and we struggled to find an apartment complex that was fitting and as tremendous as Aven ridge. For the price and the location this is by far the best deal we could find, so we took it. We haven't had any issues with any of our neighbors with any of the management. Everything has been superb. Sabella is by far the best property manager we have ever dealt with. There are managers out there who genuinely don't care and are just looking to take money and get people signed with the lease. Sabella is hard-working and she will get you the best possible care and treatment when it comes to finding the right home for you. read more

It makes me so sad that my great experience here at this "Luxury" apartment complex turned sour in the end. I wouldn't call this place "Luxury living". There is a gym, a pool & a lousy excuse for a dog park. The people around here have dogs & fail to pick up after themselves, so watch where you're stepping. The Bryson neighborhood is also on to those who walk their dogs from Aven Ridge & complain constantly because again, these residents are not good dog owners. The parking situation is HORRIBLE. We were the first to move into our apartment after it was built & got hit with so many annoying things to keep up with as time went on. The fridge made a horrible raddling noise like it was trying hard to cool down, sometimes shaking the floors. The dishwasher was always backed up & never worked properly. There were so many dings in walls & wood chipped on the doors around the place after the construction workers were done. Our windows never fully shut. The spout from the ceiling oozed yellow water all the time. Here is why I am not overlooking any of this. When moving out, we cleaned the apartment from the top to the bottom. Everything was spotless! We were told they would come in, deep clean & that the carpets would not be brought up & replaced, we would NOT be charged with the basic cleaning. Well, they lied. We got hit with ridiculous charges in the end. One lady in the front office told us we did an amazing job if we were only charged for the cleaning of the carpets & painting of the walls. She even admitted that those who worked there and recently moved out ALSO got hit with outrageous charges & didn't see her deposit back. To us it sounded like they needed to redo what the builders messed up & those moving out are going to cover that cost. This lady laid out everyone's business. When asked to see pictures or proof that we had stains, they couldn't prove it. I showed my pictures & said it was the basic wear & tear of living there for 2.5 years. The cheap carpet is not my problem. All of the cleanings should have been basic things the APARTMENT should take care of for their next tenant. If you're thinking "Well I am super clean &this isn't going to happen to me" I thought the same. I am not the only one who has been hit with this scam Greystar and Aven Ridge are running. I am warning everyone who asks me for my opinion on this apartment complex (I get asked quite a bit) & those friends I have made at the complex who are still living there. read more

I lived at Aven Ridge since it opened and enjoyed my stay of 2.5 years up until the very end. I rented a 1 bedroom with them with my wife and we simply outgrew it, so we chose to not renew and instead move in with family temporarily to save money for a future home. We thoroughly cleaned our apartment from head to toe, filling in nail holes, deep cleaning the kitchen, bedroom and bathroom. We basically did as much as we possibly could to avoid accruing any "damage" fees. We vacuumed the carpet and made it look as pretty and new as we could given the fact that we lived in there for close to 3 years. A week later, we receive our final account statement which shows $267 of "damage" charges. Naturally, we spoke to the office to find out what this could have been from. It turns out that residents are being held responsible for replacing the carpet and re-painting the walls after move-out. That was being factored into the $350 security deposit put down originally. Mind you, my wife and I did not have any pets or young children in our unit, so this was their choice to replace the carpet at my own expense. I am in the process of getting Greystar exposed, but please think twice before signing here. If they are replacing carpet and re-painting the walls in a unit that was left in as good condition as possible with no pets or young children, imagine what else they charge other ex-residents. DO NOT sign here if you want to get your security deposit back. Very poor and dirty management. Go elsewhere. You have plenty of options. Thank you. read more

Had a tour of Aven Ridge apartments and thought they were so beautiful. The lobby was modern, clean, spacious, and very comfortable. The staff was knowledgeable, kind, not pushy. Answered all my questions. Thought the prices were reasonable for the space and amenities that are included. The pool was beautiful, felt like I was at a resort. Total plus. Would highly recommend to see it in person. Also easy freeway access for anyone needing to commute, and H.E.B near by. Great location. read more

I've lived in this complex for a little over two years, during which time I've had a mostly positive experience. Some things are beyond the complex's control, such as loud and inconsiderate neighbors - apparently they don't build apartment walls as thick as they used to - but overall those issues have been few and far between. I haven't had many occasions to call them, but when I have, the maintenance staff and property management have been fantastic! They've responded quickly and effectively in my experience, and I have nothing but good things to say about them. I love my unit, which is on the third floor and has vaulted ceilings, giving it a really open feel. It has stayed free of pests and features the space and amenities I need. This complex also uses Amazon Hub for package deliveries, which I hope they never stop using!!! It's so convenient and I've heard horror stories from other complexes in the area that make their residents use Fetch instead. The grounds are walkable for those with pets, parking appears sufficient, and I also appreciate that they put together community events pretty regularly.
