We have lived in this location, going on our 3rd year. It's a nice community with lots to do. From the 2 pools, 2 gyms, a fun little dog park & multiple officers live in the community, as well. We can walk for food at a few locations, gas stations and to get in some exercise. There's plenty of great shopping less that 2 miles away and better options less than 10. Upon leaving, I was hit with excessive charges for items that fall under routine apartment maintenance--expenses that legally and ethically are the landlord's responsibility, not the tenant's. The assistant manager handled the process unprofessionally, overstepping her authority and applying unjustified fees that do not reflect normal wear and tear for a unit occupied for more than 2 years. I highly recommend that any future tenant documents the apartment's condition with photos at both move-in and move-out, knows their rights under the Texas Property Code, and demands a detailed, itemized breakdown of any security deposit charges. This property is vey large. It is the size of 2 complexes which creates a strain on the staff due to the sheer volume of residents. That said, the staff that is present, particularly, the Property Manager; Kalista Brumbaugh, is phenomenal at support and personal attention. Kalista goes out of her way to provide help for her residents when a problem arises. As a single mother of 2, battling legal & financial abuse from my ex, she has provided a living environment and a community that gave us a HOME, a place to create stability and for life to be lived well. Kalista is the most professional, empathetic and effective problem solver I have encountered in any leasing community. Her staff is wonderful! read more

My stay there started off well. I was late with my rent payment by mistake one time in five years. There was an eviction notice on my door the first day. They tacked on a ridiculous late fee that increases by the hour. Vacating was a. Nightmare. My last day I was told my motorcycle would be towed by the end of the day even though my rent was paid for the next two weeks. By the way, they promised the two weeks rent would pro rated back to me. THEY LIE! I was sent an email saying sorry for the "misunderstanding" but were keeping your rent money. Along with a $1100.00 bill for painting. Due immediately. Total move out was over $3,500.00. super bad communication from the staff, they will tell you something that is not correct just to get you on the lease and then they will act like they never said nothing. When I moved here I was told to register any car that is not on the lease ONLY IF THEY ARE STAYING OVERNIGHT. I got one of my car towed because of that lie statement that their staff told me. now I paid $350 to get my car back and they won't take responsibility for their communications. Our family has stayed in this apartment for two years and we loved our stay. We have one dog, who we took advantage of the apartment's dog park everyday. And we loved our daily ritual of walking my dog through their walkway near the pool. I would say it is a dog owner's heaven haha In the summertime, we will frequently visit their lazy pool to cool off during the weekend and our niece and nephew would visit just to enjoy the awesome pool. When my family came over for Christmas, we would go visit the office for a delicious coffee and play table tennis like it's not 50 degrees outside. Then when the new year came around, much like everyone else, we would hit the apartment's beautiful gym, which had a nice setup. They have treadmills, smith machines and other equipment to fulfill our short-lived diet needs:). Needless to say our experience has been nothing but great and we have so many good memories living here at this apartment. It is very shameful that people are based off of this apartment on the dog owner's incapability of cleaning up after their pet. I have seen many efforts by the office to clean up after a resident's pet, which I feel like they shouldn't have to do in the first place if the pet owner had common sense. If you are on the fence, give this apartment a try. And dog owners who are living here, you are the reflections of your pet's mess and I sincerely pity those who don't have decency to think about other residents. read more

Starts off nice, follows through with straight down hill! Trash apartments. The apartment itself very nice. Management sucks! I had a unit with an attached yard. Extra. The yard was for my dog. To do her business in. As soon as she uses my private yard, you must clean up after your pet. Even though the whole community is littered with dog crap. Charged an extra fee for having maybe a pile left. You may not keep anything other then plants and furniture on your patio. You have a broom, that's a fee. You have pooper scoopers that have shit on them. You must put them inside. Otherwise, you guessed it charged. Trash is rarely picked up. Dumpsters overflowing. You can find cheaper better apartments elsewhere. Don't live here. read more

I moved her because I thought it was a nice place and the location was convenient and close to my kids schools. Unfortunately the stay was neither nice nor convenient. I had a horrible downstairs neighbor for almost the entire year I was here. she just moved out at the end of last month and my lease is up this coming month. This neighbor harassed me and my 2 kids. 1 being 5 years old and the other 12. from the 1 st day I moved in she was banging on her ceiling and coming up to my apartment asking what we were doing and asked us to stop banging. We were usually sitting down watching tv or studying during these times. this person would call the police on us at least every 2 weeks for the entire time here. I reported to the office almost every incident. I was told this is typical behavior for this tenant and she she's done the same to other that lived here prior to me and they have tried to offer other units to her but she keeps refusing. things got really bad toward the end of 2024. She would come to my door banging hard and when I would answer she started to cuss me out and call me names and all sorts of racial slurs. and threatening me. This person did this a few times and told me I can report her all I want because she's friends with the manager and she can do whatever she wanted with no repercussion. Like she said, i reported this to management and nothing happened. I am a single parent working in healthcare and my kids have to take our dogs potty when I'm working. This person started to target my children calling them "wetb@cks" and threatening them. She told my 12 year old that he's not allowed to take our dogs out by himself and told him she was "going to have my boyfriend teach you some manners" because he did not respond to her. After this her 40-50 year old 6ft boyfriend began banging on my door doing the same thing. the continued to bang on the ceiling and she would even record them harassing us on her cell phone and laughing about it. I did report this to the authorities and the apartment complex management and even requested a few times to have the regional managers contact information. They did not provide me with that information even after asking a few times. The management team stated they will be evicting the tenant below me but I was told they just didn't renew their lease and management didn't do anything despite all of my police reports and emails and voicemails. I kept being told for at least 6 months that my reports were going to be discussed by the manager and the "legal team" and they would let me know what they decide. Every month it was the same thing. This was not an issue with just me either. Police officers that would come by stated she does this very often with several people at the complex. when she would yell at me and my kids outside when taking our dogs out other neighbors would come out to see what's going on and that was enough for her to leave but they would also say they would contact management because she has done the same to them. This person even threatened my dogs, so when taking them potty I was instructed for their safety to make sure there wasn't any dangers that may have been placed there that might hurt my dogs. One of my dogs did get sick for at least a month, he lost about 20 pounds. There is no way to know if that was a coincidence or if it was intentional. The past couple weeks of her being gone have been amazing and peaceful. When you work in a high stress environment you absolutely NEED a calm peaceful place to go home too. This was extremely stressful and saddening that me and my children had to endure this harassment for almost a year especially when I pay so much in rent. read more

Nice place visually but I'm not sure if it's the thin ceilings or what but we've gone through two upstairs neighbors and have had to complain about both about the late night stomping or noise that constantly wakes our kids up. Also IF you do end up getting an apartment here DO NOT walk through the grass. Dog shit everywhere. They can't really enforce it besides sending out emails to ask people to please pick it up but that really does nothing. Love walking outside in the morning to the fresh smell of dog shit and if your lucky enough you may find some on your shoes to start your day. read more

Dropping them down one star for lack of communication. I have left three voicemails and they have not yet returned one of them. My son signed the lease just to find out they had to make repairs to the apartment before he could move in. We were hoping to have him moved in before our trip to Rhode Island to pick up his girlfriend but that didn't happen. In California our apartment was inspected every six months by the office, but here I guess they don't know there was damages. We had to do the checking up on the status by stopping by, as they never returned my calls. We finally got an email yesterday that we could pick up the keys and move in. Mrs. Texas had to do that as we were on the road. We are moving him in today, so Mrs. Texas and I will be empty nested for the first time in 40 years !!! To the manager, please at least have the courtesy to return phone calls when voicemails are left needing specific information. read more

The only reason I have to even write this review is to HOPE that their management gives me a call back after leaving 15 voicemails and 5 emails. Loved the actual apartment, but management has really dropped the ball on our way out. I wanted to leave on a good note, as we tried to be as good of tenants as possible. When we moved out we DEEP cleaned the entire apartment, and a day later get hit with a nearly $500 bill on move out? They state that the carpet has "heavy traffic" and needs a $300+ replacement. To give context here it is just my wife and I and we rarely if ever had people over. When we originally moved in we noticed a cat litterbox odor coming from one of the rooms carpets (we have no cats) When we called to get it fixed, they cleaned the carpet but the smell remained throughout our stay. No big deal, but when I called to dispute the carpet "heavy traffic" I'm told that the carpets were replaced right before we moved in, yet we have a cat smell that wont go away coming from that "new" carpet?? My wife has sent over 5 emails currently, and I have called SIXTEEN TIMES in the past week to try and get ahold of the assistant manager to talk about this. I've left voicemails, talked with three separate employees and heard nothing from the person I am supposed to actually talk to about this. During this time, we even contacted a manager of another apartment complex we know to show them the pictures of the carpet they said had heavy traffic. They told us there is NO way that carpet needs to be replaced, and that they most likely got a bid from a carpet contractor that will say any carpet needs replacing. (Why wouldn't you? It means they get paid to replace it) I wish I could stop there, but it's the parting gift that keeps on giving. We also get an additional $120 paint fee? To be clear here we had never touched the paint on the walls except for hanging things like signs, paintings, etc. When moving out we patched every single nail hole in the walls. Again when talking to another apartment complex they say its tricker because they tend to charge for things like that but at most maybe $20, but to get a $120??? Sure if we had painted the WHOLE apartment hot pink I'd get that, but this is ridiculous. Last bit of advice here, they have contracted a towing company that will be no less than a 30-45 minute drive from the actual complex. The company is awfuuuuul (lost our friends car) but they still contract them so prepare for a HEADACHE if dealing with that. Their maintenance team is fantastic and I wish there was a way I could give that part of the team a separate review, but this has just left an awful taste in our mouth. read more

The doors on my daughter's apartment are locked and unlocked from the inside when she is gone. Meaning, she locks her knob lock, leaves, comes back and can't get in because the deadbolt is locked from the inside. Yes she has dogs but they are in a kennel with a camera on them so it's not the dogs. They towed her car because she switched from paper plates to hard plates and she didn't "register" the new ones fast enough. Then before the system would acknowledge the registration they hauled her car off a second time costing her over $500 total of both cases and the managers tell you that they'll look in to it and get back with you after they've returned from their convention. If safe, friendly and hospitable apartment living is what you seek, I would seek somewhere else! read more

I filled out an application on the website for a specific move in date, paid the application and admin fee, only to find out the website shouldn't have allowed me to fill out an application because of no openings. Because of this, the complex said they would issue me a full refund. They could not refund the card that was charged, so they said they would issue a check. this was in September, and i still haven't received my refund. I have called multiple times and sent multiple messages with no response. read more

This place used to be well managed, clean, personable staff that maintained personal relationships with the residents Now... the place is dirty, trash dumpsters overflowing regularly, maintenance and cleaning staff not present over weekends and holidays, flowerbeds haven't been mulched in 2 years, constantly spammed with marketing emails with a combative staff that treats residents like they are a burden and an opponent Zero notice apartment checks ( consistently "forgetting to send out notice) I have kids... they like to play on the porch build forts Put up lights. I would give them less stars if I could. I lived there for 5 years. They delayed the "wonderful huge dog park" opening and then when they finally opened it they kept the sprinklers on all the time so it was a swamp not a park. It used to be ok but it has gone down hill very quickly. They will say they are changing things for COVID, like not coming to the unit for routine maintenance or moving out, then the next day they will be announcing themselves at your door like there is no pandemic happening. Management is rude and have unkind humans. Go elsewhere. read more

***Caution*** application AND ADMIN FEE IS NON-REFUNDABLE! This apartment complex could possibly rob you! I applied for an apartment online at this complex. The website would not allow me to apply for the specific apartment online so I had to reach for a team member. Melanie was very kind and helpful while attempting to apply. However, because the portal was not allowing me to apply for the specific apartment I wanted she had to reset my portal. It did not work so she stated because they have the information needed she could take my payment over the phone of $200(app$50; admin$150). During the call I specifically asked what they specifically look for. Another team member stated they go by criminal background and rental history. Days later and calls unanswered by the apartment, I received an adverse letter denying me. The adverse letter does not tell you the reason you are denied. I called park at crystal falls but no one picked up the phone so I had to drive back to the apartment complex. There I met Francisco. I let him know that I was denied and I wanted to know the reason. As stated in the adverse letter to get with the property team to discuss . He stated they could not go into detail about my denial. I continued to question my denial and his responses became more noticeably annoying to him. It was closer to six so I felt unheard because of Francisco wanting to close for the day. Nothing has been done or will be done. I'm out $200. It's sad that apartment complex are able to do this. I could understand if i knew a specific reasoning to why I was denied but they "couldn't" give me on. Shame, shame becareful when applying. read more

Just moved in and so far so good. The folks at the leasing office have been super helpful. The complex has been quiet and they have a lot of amenities. The only downside has been the parking situation, but you can pay for reserved spots. From pool to gyms, they have a lill bit for everyone. read more

Oh where oh where do I begin... parking , dog poop everywhere, nasty breezeways, the gated community that is never gated Because the gates are always broken. The pool gates are always broken and were literally chained shut forcing kids to just pee In the pool instead of going around . I'm on the 3rd floor and I can hear my downstairs neighbors and smell their funny "grass" most of the time upon coming home from work. Gym equipment is crap, the TVs hardly work, broken equipment I've had an electrical problem since I moved in 4 years ago taut is still not fixed and I see that they have my apt marked available for June 2nd however I was told that I was getting a letter if non renewal because of renovations well that's not much time to renovate. Have dealt with broken AC, broken sink pipe that the maintenance guy fixed with duct tape and said it would last 10 years. several of my outlets have never worked , blown breakers, broken dishwasher and mind you I was the first person to live in this unit. I've looked at several properties and only new builds have more than 50 apartments available or coming available. Let's talk about Barney fife , their "patrol " guard who is probably as real as Casper because he is never around although they say they have one. They screen their calls better than the presidents people do, if you have complained about stuff forget it they will NOT answer your call instead you may get a text but good luck on them answering back. The ENTIRE staff with the exception of Melanie is absolutely worthless. The pool on phase 2 is out of control with unsupervised kids whom shoot toys guns (air soft pellets ) or whatever they were shutting from their balcony to the pool, called office and do you think they came or sent Barney , yeah NO I HATE moving and was furious for they way they handled it And lied about it but it's apparent from the 50 units coming soon that I'm not the only one they are non renewing Or maybe the others are tired of the piss poor Management as well. So it appears if you make complaints that are valid you get retaliated against and sent a non renewal. The dumpster areas are constantly gross and overflowing and I would definitely recommend one of the newer properties in the area which their are several and stay as far away from this one as possible . Let's see how long it takes them to refund me the 6 days of rent that I won't be here because I literally found a place and moved within a week. read more

I went there for a tour and the leasing staff is extremely friendly. I immediately fell in love with the complex once I saw it. There was a hiccup when I went to apply the same day as I looked as the apartment I wanted was leased before I submitted the application.
