    *06/30/26 UPDATE* So I decided to lease here, was told the…read moreunit was "READY" and the website stated that same thing, however when I went to get the keys and do the inspection for the checklist I came across quite a few problems. I have put 13 maintenance requests this morning which is a lot for a unit that should've been actually ready for a tenant to move in. It looks like the maintenance team only went in and patched the walls and painted everything and called it a day, the rest of the unit was never even inspected to see if it needed something. So far this isn't looking good, so if you are considering on leasing here just take this with a grain of salt and make your decision. I do want to point out that I just moved in and I'm going to give the maintenance team the benefit of the doubt because we're all human and it could have been missed or something but then again who knows. I will keep updating my review as time goes by. ----------- Toured this place in June, gate wasn't working because "a new one was just installed" The amenities were decent, the pool area was nice (I'm not a pool person) the gym was not too small but also not too big, I do wonder wether or not it gets too busy during the week that you cannot workout due to all machines being used. CLARIFYING SOME REVIEWS: From what many reviews have in common is that many tenants that have multiple vehicles use up all the guest parking spaces which leaves no space for actual guests to park which I do see happening, I saw a mini van parked with a windshield cover and it had an imprint on the floor from previous rainy days which led me to believe that it has not moved for a few days so that vehicle does belong to a tenant who has multiple vehicles or multiple people live in one unit which is not a 2B/2B with two car garage. Other reviews point towards getting charged at the end of the lease but those are people who either didn't have a deposit or don't know how that works. It is obvious that those reviews were made because they were upset. Some others were about noise complaints? But it was during the day which technically is okay, I mean no matter where you go there's gonna be noise unless you get a house in a secluded area away from everyone and everything. Last but not least, the leasing office. When you call to talk to someone you will almost never get a hold of them which is not good for the complex. You will get the AI 99% of the time. The reviews that point towards the leasing office may be accurate and true so just be aware of that when you call. I am yet to decide if this complex is right for me or not but I will update my opinion and thoughts on this review if this complex is the chosen one.

GLAD we aren't the only ones given the other threads. It's FACT, not perspective at all which "Your Perspective" is polite tyranny, is dissmissive & avoids confronting the issues they are given. THAT these are FACTS should not be ignored so.. We will continue down this path of see you all soon. 2 years after moving out, new management they STILL cannot respond. WE gave them back 5 keys.. They only gave us 3 BUT still, even though the checkout picture SHOWS we gave them everything back they to this DAY are charging us $215 for what they received. This place is BS. The management in Boston won't talk to you at all. Period. They simply believe they have the right to charge anyone @ anytime for anything. Do they tell you about all the fees or shared utilities when you move in? Nope. It's good to avoid this place at all costs, you have so many other higher quality places to deal with. AVOID THIS place.

We were close to having our landscaping company build it. I'm really glad we brought in a specialist instead. Mark came out, measured both areas, picked the one he thought worked best, showed me the design, and asked what I wanted. I told him: tough, hard to play, something that simulates real golf. That's what we got. Letting Mark design it the way he thought was best was the right call. The customer service was incredible. The pool company had left the drain area unfinished, so Mark drove to Lowe's, picked up a drain cover, and came back to finish it himself. He even updated where the irrigation should run to make it a fun, usable four-hole green. That level of attention to detail, not just letting things slide, was consistent throughout. We also had them install artificial turf in the other area. With young kids, Mark thought about details I wouldn't have, making sure it was soft underfoot and wouldn't get too hot. He really listened. He came back a week later for a walk-through and cleaned up the edges to make sure it was exactly what we wanted. The price was very reasonable for what we got, and the end product is so much fun. The green is tricky. You have to get the pace and angle right. I'm pretty sure one of the holes is impossible, but maybe that's just my golf game. So glad we brought in a specialist. The work from Mark and the team has been amazing

    If I could give zero stars, I would. The Conley Luxury Apartments are anything but "luxury." From…read morethe moment you move in, you'll realize you've been completely misled by their false advertising. They lure people in with big promises like "2 years free rent"--a blatant lie. Once you sign the lease, they'll twist the fine print and leave you stuck paying for a place that's nowhere near the standard they sell you on. The living conditions are horrible. The smell of weed constantly lingers in the halls and even seeps into the units. On top of that, there's constant noise all day and night, making it impossible to relax, let alone sleep. The walls are paper thin, and management does absolutely nothing about complaints. Speaking of management, they are liars through and through--completely unprofessional and dismissive. The staff will promise fixes and never follow through. The so-called maintenance is a joke; requests go ignored for weeks, and when they finally show up, the work is sloppy and temporary. To make matters worse, the place is infested with roaches. That alone should disqualify this building from ever being called "luxury." Between the pests, the noise, the smell, and the dishonesty, you're paying premium rent for poor quality of living. Save yourself the money, stress, and disappointment. There are far better options out there. Do not be fooled--The Conley Luxury Apartments are a scam.

Kids run a muck, yes kids should be encouraged to be playing outside, but they are running around vehicles, drive ways at risk of being hit by a car and all the complex does is send out messages to all residents instead of direct communication with residents with young kids. A vehicle ran into one of the buildings and it took them almost 2 months before repairing the building. Vehicles with LOUD exhaust aren't addressed directly asking them to not rev their engines at ALL hours of the day and night, just again a passive aggressive email to all residents even though vehicle descriptions are provided to the office. Safety lights are not replaced when they go out or start flickering. Passive aggressive emails are sent to all residents about patios being a mess but residents don't seem to be addressed directly. They do deserve the second and third star because the staff is AMAZING.

So many people reported issues with mold and I wish I would have researched more thoroughly before trying to live here. We reported extreme mold growth in unit 10307. Extreme weather caused rain water to enter our guest closet in our 2 bedroom 2 bath apartment. We reported it the day we found it on 06/16/2026. The apartment came to assess it the next day and management told us via phone that we would be liable for repairs because "we didn't report it fast enough". During their first walk through, all they did was place a purifier in the room. They did not a) clean or remove the soaking wet carpets b) spray moldicide c) close the air vents to prevent the spread of mold. They left it untreated for 7 days in the apartment and left us to breathe in toxic mold spores with absolutely no concern for our well being. We hired a 3rd party mold examiner that confirmed aspergillosis and penicillium was growing. They also reported it was UNSAFE to stay in that apartment. Day 7 they came to cut the dry wall and repair the roof leak. Mind you they left it with just tarp and tape over the bare wall for almost 3 weeks. We just received a notification on 07/14/2026 the wall was fixed (see photo). We told management we wanted to exit the lease due to failure to remedy repairs and our health risk. Alexa, told me there would be an additional fine on top of the 2 months rent we paid for a 2 bed 2 bath - when we couldn't utilize half of the facilities. She told us to opt into a 30 day notice without clearly explaining what was on the notice or what it would cover or what the fees entailed . When we denied , she still gave us the $1700 fine and placed the blame on us. Again, not clearly telling us what we were agreeing too. I had over 2k in damages from the mold. 2k in moving costs. And 3k in money towards an apartment we could not safely use. This is a predatory property with even worse management. They are constantly understaffed with maintenance. And the maintenance team is not properly trained to deal with the majority of problems. DO NOT RENT HERE ESPECIALLY IN BUILDING 10. Other residents have also complained about mold. They are habitually deleting bad reviews as a cover up.

    This place is horrendous. Do not trust the positive reviews. I did and I paid a terrible price for…read moreit. Something is deeply wrong with the management at Tramor at the Arboretum. They lied to me over and over again, they wasted weeks of my time, and then on top of all that they stole $200 from me. Full story: I contacted Tramor at the Arboretum to apply for an apartment. My main contact was Madison. First red flag: Madison was weird and standoffish in our interactions, unlike most apartment managers who are friendly and trying to make the sale, but I just ignored it because the positive reviews don't lie right? Oh how wrong I was. Second red flag: They wanted me to use some strange encrypted messaging service to do my application and pay the $230 application fees and $200 refundable deposit with a 3rd party payment site. It was all very messy with very poor directions, but I'm good with tech so I figured it out anyway. The whole system was very amateurish and sketchy compared to other apartments I've applied to, but I ignored this red flag to my peril. Third red flag: They wanted me to compile a very detailed accounting of all my income and losses in a special form, along with bank statements for a year - this is something no other apartment has asked me for. I spent hours compiling all this information and creating the special form that they wanted, but turns out this would be a complete waste. On a Saturday I finally submitted the final information needed for the application. Madison got back to me that day and said the application would be processed by Tuesday. At this point I thought great, the process was weird and something seemed off, but I would just wait until Tuesday and most likely I would be approved (I have a great credit score and solid income so I always get approved to every apartment I apply to). Spoiler: I was approved, but ended up rejecting their offer for reasons that will become clear. Fourth red flag: Tuesday afternoon rolls around and I still haven't heard from Madison. I contact her to ask how the application is going - no response. I wait two more days until Thursday. At this point I start to suspect something is very wrong with Tramor at the Arboretum and I shouldn't have ignored all the other red flags. I decide to go with another apartment (that I am happily living in now), and contact Tramor at the Arboretum to tell them I'm not interested anymore and would like a refund on my $200 deposit. Still I receive no response from them at all until Friday the next day. On Friday they finally tell me that my application has been miraculously approved! But unfortunately because it was approved they now cannot refund my deposit! So after I received no contact at all from them for 5 days, after I repeatedly tried to get them to respond, they only respond a day after I request a refund and they say that somehow the application was retroactively approved beforehand, but they never told me about it? In a nutshell, the management here is terribly incompetent at best, and straight up scam artists at worst. Even though my application was approved, I would never in a million years trust my living space with people like that, so of course I rejected their offer. Avoid Tramor at the Arboretum like the plague unless you enjoy dealing with nightmare management.

Madison and Melissa were an absolute pleasure to work with. Both of them always had great energy and positive attitudes every single time I would go into the leasing office. They were always very helpful. Tim, the head of maintenance does a great job with his crew. The maintenance team was always very efficient in addressing any needs and the property as a whole always looked immaculate. The property for the most part was very quiet and the place seems to attract good respectful tenants. If I wasn't being called elsewhere I would have stayed even longer. If I ever move back to Austin, I will definitely be looking to move back there. I highly recommend this apartment complex for your next home!
