I lived at San Marin Phase 2 for a year. Upon move in, the unit was infested with carpenter ants…read more The ants were crawling up the walls, on the ceiling, and in the carpet. It was quite disgusting. Never spotted a roach in sight, but ants yes. The unit was partially cleaned and the tiles in the bathtub was filled with black grout. I immediately notified the maintenance staff. At that time, they had this guy who spoke primarily Spanish and didn't understand English. So we both used Google translate to communicate with each other. He eventually fixed the issue. I toured the model unit and was in for a rude awakening when I realized the unit I got. My unit had old outdated white appliances from 1989. The oven didn't have the window to inside. The microwave didn't have a turntable and it was cracked. I guess enough people complained about the non-English speaking maintenance guy that I stopped seeing him after two weeks. They hired new maintenance guys who would speed down trails like a bat in hell. In Phase 2, neighbors wasn't friendly and often didn't speak when I saw them. However, in Phase 1, majority of the neighbors are extremely friendly. I've been invited to UT tailgates on Sundays, doggie playdates at the dog park, and overall just greet you. Phase 1 is a great location. In Phase 2, very late at night around 3am, since there aren't any gates protecting the property, non-residents use the pool. I've seen it a couple of times. Only ever blue moon, residents use the pool for the holidays. The biggest perks about living at San Marin that I've experienced were the trailheads behind the complex. Those were a lot of fun accessing on the weekends and evenings. The trails take you from Phase 2 behind Phase 1, into Balcones Woods park, and Walnut Creek. Walking and exploring through the tunnels to the train tracks. Another perk was having the pleasure to interact with Cesar in the office. So helpful, attentive, gets on work orders quickly, and honest. He is one of the best leasing agents. Jodie and the other chick is cool too, but Cesar always is around. A rare perk that most apartment complexes don't have is that at San Marin, it's open parking including the covered carports. You will never have to walk too far to get home. I could always park very close to my unit. Now, they still tow here if you choose to park on the line. Another perk is the location. The complex is close to everything. The Sprouts was nearby, the Target across the street from Sprouts, Juiceland up the way, and Dollar Tree, and the Exxon gas station. Everything is at your fingertips. Now the cons: the management sucks. I never met the manager when I lived here, but I swear he had some vendetta out for me. I know it sounds crazy, but seriously, rent was late one day and yet they gave me an bright pink eviction notice on the door. It wasn't even on the 3rd day. I immediately paid it. Then, I was falsely accused of noise complaints when I wasn't even home. Cesar would always call me leave a message saying I was making too much noise. How can I cause noise when I'm driving around South Austin, in Jonestown, in East Austin, or even in Pflugerville doing my job. I'm not sure. Disappointed to be accused of something I didn't do. The office staff reasoning was because all of the neighbors say it wasn't them, but yet since I was too busy working and couldn't answer my personal phone over my work line, then it must be me. Absolutely wrong. Anyways, I felt targeted and they should go after the ruckus of screaming children. They are annoying especially on the weekends. Constantly knocking on doors then running. When it came to move out, I was charged for the carpet. The carpet was dirty upon move-in. Here's a secret, don't have heavy furniture on the carpet. I honestly don't understand why carpet is still even a thing in this day and age, should be outlawed. Of course, I paid the fees. Another thing to mention is you pay all utilities: electric, water, gas, Internet, and for an outdated unit $1,500 a one bedroom/one bath. Another con is the leasing office doesn't answer the phone. However, I've found that they do answer emails quickly. On weekends, it's only one person working. Another perk is they don't charge you for valet trash. They don't even have that service. Thankfully! I like being able to take my own trash out. I don't like valet trash services. I want to add: the walls are well insulated, there was a family of 4 that lived above me. I never heard a peep out of them, no loud footsteps or stomping. Another thing which was great was the complex constantly updating the grounds from painting the rails on the balcony, repainting the lines in the parking lot, pressure washing the sidewalks, painting the stairways and doors, and maintaining the lawn. Location. You're in-between Mo-pac and 183, quick access to The Domain. One other pro is maintenance typically responds to maintenance requests within one day. Cons: I'll try to stick to items that every resident will have to deal with while staying at this complex. #1 As others have mentioned, with no gate and everyone having access to the amenities I found use of drugs in the fitness center. Picture attached. #2 The front office does not answer emails or phone calls. Your best option is to walk into the office. #3 Though maintenance responds to requests quickly, they don't fix the issue. I had to put in 5 tickets for a toilet leaking because they would come out and say they fixed the leak and the leak would continue the next day. Same issue with the HVAC during the summer. Too multiple tickets to finally have them fix the AC. #4 Cesar who worked in the front office was the only employee there that cared. Once he left, you really just have to deal with a random person who probably won't be there long, cannot answer any of your questions, and genuinely does not care. Example: My lease was ending on a Sunday and the front office is closed on Sundays but no one there could tell me how I would be able to turn in my apartment keys. They just kept saying I had to turn them in when an employee was in the office. Another example: I showed them an email I had sent where I hadn't gotten a response for a few days and one of them told me they didn't see where I sent them an email lol. It was an issue were they were trying to charge me rent for the month after my lease ended. #5 The maintenance team has a garage that would use to work on a boat. I have no issue with that, but I did have a problem with them blasting music all evening to the point where you could hear it in your bedroom. #6 I could keep going with the cons but we'd be here all day.

I know neighbors have had their packages stolen and I know that is a concern with many apartment complex's! Our concern is the winter storms did a number on our apartment and we have been fighting with the office and management for four months now about the brown and black water that leaks into our apartment through the windows every time it rains! They have sent people out here, but every time the new vendor comes out they say the same thing. This is not something that they can fix by just sealing up the windows. This is a foundational problem. The windows are pulling away from the foundation, and it is very troubling and concerning! Not to mention our patio when you look up at the roof, we're on the third floor. It looks like it's about to collapse in cave in! And they still will not let us break our lease. We have three months left in our lease. We have been loyal customers for over six years. We used to love living here and the management and office have had poor communication no follow through. Nobody knows what's going on we keep getting the runaround which is not acceptable and absolutely frustrating.! When initially moving in the grounds were kept pristine, and maintenance was on top of everything. Seems like there was a change in site management 2 years ago and the effort in upkeep has significantly degraded. It's not uncommon to find bags of loose trash, laying on the floor next to the elevator. On the weekends when there's no trash pick up, everyone piles their garbage in front of the compactor, making it impossible to actually get to the shoot to drop trash into the receptacle. Maintenance could easily pick up the trash at the compactor on the weekends when there's no trash pick up, but instead it goes untouched until the trash service comes in on Sunday night to begin collection. The breezeways inside each building (except for the clubhouse) have only been cleaned once in the past two years. There's all sorts of dried trash juice trailing down the hallways from when it gets picked up nightly. An easy solution would be to mop the hallways once a month, and wipe down the spider webs. The gym itself has some very nice amenities, but like everything else maintenance does not keep up on cleaning the gym, and the gym wipe station goes weeks between refills. The machines are caked with dust and sweat because no one cleans and wipes are never available. A few residents bring in their children (ages 5 or less) who run around and disrupt other residents who are trying to work out. A few times a small child was riding their scooter scooters inside the gym. The parent that's working out does nothing to correct their children's behavior from disrupting other residents. Another resident brings her dog into the gym, and then allows the dog to lay on the gym mats that other people would use to work out. Of course, she never wipes down the mats afterwards as the wipes are never available. It's totally understandable that the site management has no control over how trashy the residents act. I appreciate they have sent out several notices, reinforcing proper trash hygiene, however, the issue has not subsided. They could counteract that with increased effort to maintain cleanliness on the property, but that has yet to be seen. We've experienced 3 Service tickets for items in disrepair inside the apartment, and they all took multiple submissions before the issue was resolved. Even then, the quality of the work to repair the issues was of poor craftsmanship, and rarely indemnified to defect to its original state. The pipes aggressively vibrate anytime we use hot water, and every time we get a note that "unit was reset". At this point we've given up and hope a neighbor will complain about the noise so maybe the apartment will actually fix it. Most of the stairways still have light receptacles that stopped working during the ice storm two years ago that have yet to be repaired. In summation, it seems like maintenance and property management just don't care anymore. A lot of friends I've made the past 4 years have been leaving for other properties, not because of rent prices, but due to decline of the property.

It simply never felt like a friendly or welcoming place to live. Unfortunately, my experience with management was even worse. Before moving in, I specifically asked two different leasing agents about the closet dimensions, and both told me it was approximately 5' x 7'. The size of the closet was important to me, so I relied on that information when deciding to lease the apartment. When I moved in and discovered that the closet was significantly smaller than what I had been told, I brought it to management's attention. Rather than acknowledging that I had been given the same incorrect information by two members of their leasing staff, the response I received was essentially, "Well, you have to see the unit." I found that incredibly dismissive. I had asked the question twice precisely because the closet size mattered to me, and I relied on the information their own leasing staff provided. Another major disappointment was the upkeep of the property. During the time I lived there, the residential hallways were vacuumed only about once a month, while the downstairs/common-area hallway was done about once a week. As a result, the hallways frequently looked dirty and neglected. The lack of attention went beyond cleaning. Paint throughout the property was visibly chipped and in need of touch-ups, and dead landscaping plants were left in place rather than being replaced. These may sound like small things individually, but collectively they gave the property a tired, poorly maintained appearance. For what residents are paying in rent, I expected a much higher standard of upkeep. One of my biggest frustrations was the lack of adequate office staffing. Far too often, I would go to the leasing office during normal business hours only to find no one available to help. At times, there was apparently only one leasing person responsible for covering both Windsor Oak Hill and the neighboring property--including leaving the office to show apartments at both communities. That meant residents could walk into the office during business hours and find no one there. I found this completely unacceptable for a property of this size and at this price point. Residents should not have to repeatedly chase down someone simply to get assistance with basic issues. The rent and value were another major frustration. My rent was increased by approximately $70 at a time when many competing apartment communities in the area were offering substantial move-in incentives, including as much as two months of free rent. I was paying $1,664 per month when I left, and afterward I was surprised to see my apartment advertised on their website at around $1,800 per month. I realize their advertised rates changed frequently, but I was still surprised by how much higher the asking price was. Considering the condition of the property, the lack of adequate staffing, and the level of upkeep I experienced, I simply did not feel it represented a good value for the money. Overall, my experience at Windsor Oak Hill was extremely disappointing. Between the lack of community, the way my concerns were handled, inadequate upkeep, chronic understaffing, and what I considered poor value for the rent, this was not the living experience I expected when I signed my lease. I wish reviews describing these issues had been available when I was considering the property, because they absolutely would have affected my decision to move there.

Highlights included a first month free deal, an outdoor pool, and communal workspaces. We don't own a dog but I know Windor's off-leash play area for pups was a big hit for renters, too. Location-wise, I also loved how close we were to MoPac and Sunset Valley. Some not-so-great things we experienced: 1) ANTS. There was a lot of ant traffic around our building and little was done about it even after we provided feedback. 2) Communication with property management. Not sure how they triage renters' needs but we were often passed to multiple staff members before issues were eventually resolved. 3) No *free* assigned parking. It never got too cut throat while we lived there, which might be different once the world returns to pre-COVID times. 4) Recycling. While I didn't mind the walk to the dumpster, it was almost always overflowing... sometimes with completely inappropriate garbage left by other renters, ugh. 5) Move-out cleaning. If you choose the express clean service, remember to ask for clarification on what this specifically covers because we were surprised by some extra charges on top of what we thought was already paid for. For instance they would always quickly leave the property to avoid having their license plates photographed. The management did virtually nothing to help for months, just continual runaround and BS, until finally one security guard took sympathy and helped bring it under control at the end of the summer. Besides the noise: Beware, the tap water is heavily polluted and requires filtration. It is not safe to drink even if filtered. The complex offers free coffee in the community building using the same polluted/unfiltered water.

And the building only has two elevators -- there's literally a third shaft that was never finished because they couldn't afford to install it. The front desk and maintenance staff are friendly and easy to work with -- truly the only bright spot here.
