I read good reviews of this place before I moved in so I was excited to live in the apartment. Everything was great except for this maintenance issue currently happening to my unit. My apartment's bathroom ceiling was leaking all of a sudden last Monday and maintenance came at 1:30 am to stop the leaking from the upper floor. (Thank you, Oscar came in that middle of the night) And then another maintenance person who is an outsourced guy came in the next day which is last Wednesday and did some work and put this fan for drying the area to prevent mold issues in the bathroom. However, the maintenance guy said he will come back in 2 days which was supposed to be last Saturday to finish the ceiling so I could use the shower. He never comes back or contacts us. The ceiling issue has been more than a week now and I am so frustrated. My husband called the office a couple of times but no follow-up or response. I took all photos for the record. I'm not going to mention all the horrible things that happened when we were there but get this: We moved out end of June 2021 and they call us today in August 2022.. for a "late trash fee"?!?! Coming from out of state my boyfriend and I were pretty nervous for our move considering we both had to start work right away and had little room for error. I am so happy we chose this building because the staff took care of so much and relieved many worries we had. The leasing consultant I worked with, Adia, was very communicative and informative about how the move in process would work throughout our application. The team also knows the Glendale area like the back of their hand which made us feel at home quickly! So far I cannot recommend this place more! read more

When I moved in, I had some little issues with the apartment but they fixed everything right away and was very apologetic for things they were not aware of, so that made me happy. It's actually quiet here and good community of people. I had a small issue and they were very understanding and helped me out. This is a nice place to rent. read more

As a former tenant of nearly 2.5 years, this review is just my perspective of things. First, let's start with the good: - Adia, from the leasing office, is absolutely amazing. She's incredibly kind, hard working, responsive, and seems to genuinely care about the tenants and the property. - George & Oscar from maintenance are some of the most hard working folks I've met. During the later parts of my tenancy, they were the only 2 maintenance guys, and were overworked to the bone, but still smiling and doing their best. - AT&T Fiber is always great to see and use. - Never had a power outage during my tenancy. Now, onto the bad: - The building is falling apart. Take one look at it during your tour and you'll see: cracks in walls, paint chipped everywhere, dents in the parking structures, elevators with broken bits everywhere, carpet that looks damaged and stained, and the worst? The smell of pet piss in every corridor. Disgusting. - The other leasing people & the manager: while they're not "mean", I can tell there's a certain "you're a resident now, so we don't care about you anymore, unlike when you were a prospective tenant" attitude to them. - I have to call out Brittany, who I think was relatively the newest leasing agent, for being incredibly condescending and giving serious attitude and eye rolls often. - The fitness center/gym: equipment breaks and takes FOREVER to fix it. In fact, by the time I left the building, the shoulder pressing bench was broken (the seat cushion was missing) for MONTHS, and it was still not replaced by the time I left. To top it off: people bring their kids, pets, and friends/have long loud phone calls in this relatively small gym, therefore adding to the difficulty of getting a workout in. - Fire alarms go off constantly, but that's not unheard of in apartment buildings sadly - Pets would relieve themselves constantly either in corridors or on the elevator (too many times I've stepped foot into an elevator to be met with a puddle of urine). - There are TWO BUILDINGS in this community, but ONLY ONE parcel locker area. Anytime we'd get a delivery, it would almost always not be delivered or take several attempts for them to figure out to read the instructions to deliver to the main building's parcel lockers. This was so incredibly frustrating, and the best part is that the second building has ample space for a second set of parcel lockers, but god forbid resident's "luxury" lifestyle and "luxury" pricing be met with appropriate mail circumstances. - The pool, or I mean puddle? I mean come on, you can't swim at all, at best you soak in it for a bit. Not to mention it's only in the main building. Oh, and the main building has no connected bridge or anything, you have to cross the street. - The main building's parking gate would ALWAYS be broken for MONTHS. So much for secured parking for luxury prices. Now for unit specific stuff: - The IN UNIT smoke detector would go off ALL THE TIME when cooking, even if it's not at all smoke-y, and it was beyond annoying and frustrating, which made cooking nearly impossible - We'd frequently have issues with a leaking bathroom sink, and it was never clear why, and despite maintenance's best efforts to fix it, it was to no avail. Hopefully it was actually properly fixed after I left... - NOISE. If you're not top floor, you'll hear footsteps ALL THE TIME. It's not that they're "stomping", it's just terrible build quality that has no insulation. The pipes and beams will rattle, and the bass vibrations echo throughout your unit. - Street noise is also awful. Being in Glendale, you can expect cars to be incredibly loud and modified to just be obnoxious, but being so close to Brand, you'll hear what sounds like race cars all the time, even late at night. Windows are NOT double paned, so don't count on them. - Finishing in the units are cheap, and bad quality. AVOID the Brand if you want a nice place to live. The prices charged are absolutely not worth what you get. read more

I reside in the West building of The Brand since 2016. The leasing office personnel are friendly. When I submit a maintenance work request, the problem is fixed within 24 to 48 hours. What I love is the location of the property is very convenient and walking distance in the heart of Downtown Glendale. My unit is close to the elevator and trash room. read more

Do not live here. Sure it is close to a lot of places like the Americana and Galleria, but its not worth it. The rooftop and common areas are littered with uncleaned dog poop. People leave trash in the stairwells which will remain there for months. The walls are super thin and can always here people stomping around from upstairs and your neighbors watching tv/listening to music. I have had to resort to sleeping with ear plugs. Parking is a complete joke - people don't abide by the rules by cars parking in handicap stalls, unmarked spaces and using guest spaces for multiple days. Smoking is quite common from people on the balcony or common areas (nothing is ever done about it). Packages get stolen frequently. The trash and utility fee is a crazy amount - for my studio I paid the cost of a two bedroom. I was charged a $150 cleaning fee even though I left the space completely clean and $250 for painting even though I patched and took extreme care of the apartment. Literally will Nickle and dime you for EVERYTHING. The only good thing is they offer is free EV charging and maintenance was always quick (hence the extra star) but considering the cost to live here and the stuff you have to put up with DO NOT LIVE HERE. read more

I have lived at the Brand for just over 2 years now and couldn't be happier. The staff has always been incredibly generous and accommodating to my needs. I am incredibly happy with my apartment and maintenance has always been incredibly fast to act if there were any issues that needed to be fixed. The Brand is also in a perfect location in Downtown Glendale, and I've been able to walk to restaurants and stores without issue. I have felt very safe and secure in this building for the last two years and don't see myself leaving anytime soon. read more

UPDATE TO MGMT RESPONSE: Since I can't reply to Mgmt's response, I will reply here. The treadmills are most definitely not working properly. The 2nd one shakes violently once up to speed, the 3rd one has a slipping belt and dials that do not respond to the touch, and the 4th one also has sticking dials. If you think just because they are turning on means they are functioning properly, then I assume you never work out. And, yes, I have told the office SEVERAL times about these issues. If they were working properly, I wouldn't be wasting my time talking about it here. We ARE signed up for parcel pending, it's simply that our packages aren't delivered there. They are either left out or delivered to the office. I'm pretty sure I clearly stated this in my review that we pay for the locker service. I wouldn't say that if we hadn't signed up. I noticed how you didn't mention the unreasonable noise. As for the smoke, it's people outside of their apartments too -- also, as I CLEARLY stated. People will smoke right in front of the courtesy patrol and they do nothing. I appreciate you are trying to save face, but no, you are not strictly enforcing the no smoking policy. Nice try though... UPDATE: We're we'll into our 3rd (and most definitely last) lease here at The Brand. It's way past time for an update. First and foremost, if you want any peace at all, live on the 6th floor. If you choose an apartment with someone on top of your head, you will inevitably hear stomping, furniture dragging, items dropped, people running. We've had over 4 different neighbors above us and it's always the same. Probably not a people problem, it's a building problem. Wouldn't hurt if people would sit the heck down for a beat from time to time. When we moved in (July '17), we informed the office 3 of the 4 treadmills didn't function properly. We've told them about these problems several times. They claim they've had them "serviced", but in a building this large and the constant use, they desperately need to be replaced. Part of the justification for the high rent is that we don't need to get a gym membership, the least they could do is have equipment functioning at 100%. Worth mentioning: there have been 4 managers since we've been here in 2.5 years. There is only one person in the office that still works here since we moved in. So, not a whole lot of consistency. The mail system is a nightmare. We have a locker system, But we rarely get packages there. They are either delivered to the office and then they close before we get home to pick them up or they are left in the open. I should mention that we pay monthly for locker service. Lastly, the building reeks of weed 24/7. I've, of course, informed the office. They said they can't really do anything unless they know who it is. It's our next door neighbor and TONS of others, people on the roof, in the stairwells. It's simply the office not enforcing the rules in a smoke-free building. And it's disgusting. All of this (and more that I haven't mentioned) for the low low low price of $3500/month. Good times. Sharing photos of overflowing trash, packages left out in the open, a lovely woman who thinks outside of the door is a comfy place to sleep. I lived at The Brand for 4 years and would have given only 1-2 stars if it was not because of Misty and the maintenance team. Misty and the team were the best, but I'm rating this based on my overall experience over 4 years. The first few years with previous management teams and managers were not very pleasant. Only Mark was responsive and cared about residents back then. I didn't move out earlier just because it was convenient. After Misty, the current manager, came, though, I started to see some improvements. This new management team was very responsive to my questions, requests and concerns. Misty was very nice. She really cared about this community and residents. The maintenance team was the best! Yes, there are still trashes, dog poops, smokers, loud neighbors, etc., but there were fewer of them compared to a couple of years ago. All these things actually tell a lot about the quality of tenants too. There were too many irresponsible tenants who didn't clean up after their dogs, those who left trashes everywhere, and those who smoked in the buildings. They thought they could just get away with it. The management team can remind us about the rules, send us so many emails and put up fliers everywhere, but if the quality of residents is low, they won't listen. One thing that they really have to work on is the security. There are not enough security cameras in the buildings, the garage door was broken all the time, and people from outside of the community can get in through some fire escape stairs without a fob. Tip for moving in and out: - Be serious with your move-in inspection. Take a lot of pictures, especially stainless appliances. Put flash light on them and try to capture all scratches as much as you can. This can help you when they conduct a move-out inspection. They can charge you if there are scratches or magnet marks on the fridge doors. - DON'T hire a professional cleaner when moving out. You will get charged for cleaning fee anyway. Clean it as much as you can and don't leave trashes behind you. You will pay $115 for cleaning fee. Very reasonable in my opinion. read more

We loved the vibes and introduction to this place when we first found the listing thru Zillow. That was because we had a different person assisting us that was called in to help but eventually not a permanent staff so we lost ahold of him after we signed the lease. In the beginning things were okay. The first month we noticed a rancid smell through the hallway all the way up elevator that lingered long enough for us make a complaint about it. After a couple months the smell slowly started to dissipate but the same smell still comes out from our sink even after pouring bleach and other cleaning liquids down it. We asked if we could switch buildings for same layout and price and they agreed but when we saw the other building it was a completely different and much smaller layout & tiny kitchen compared to the large kitchen we got. We told them to let us know if anything similar would open up but that never happened. We dealt with issues like a random parking curb right near the entrance of the garage in which you can tell has been ran over many times including both of our cars. The curb even though got painted is still there and people still hit it. Then we started to deal with neighbors upstairs making a ruckus partying almost every night past curfew of 10pm. Called security a few times, complained to office thru e-mails numerous of times, went upstairs to say something and nothing changed. We had to deal with it until they moved which was around March nearly 5 months. And I was pregnant so dealing with this during first trimester was a pain. When contacting the office about it they finally mentioned that the neighbors left but that there was going to be construction for about 2 weeks. (They didn't tell or warn us about) and if I didn't say something they barely told us it would go on until Wednesday but it went on for another extra week after that. This is something we should've been warned and prepared for because it's extremely annoying to abruptly wake up to the sound of banging and hammering. Dog droppings everywhere. Up and down hall. Near elevators. On stairs. Small pool. Neighbors never wearing their mask in and out of elevator. Dealing with loud noises the majority of our 10 month lease was not worth the headaches we were paying for. Overall our experience here had no memories worth mentioning and I'm just looking forward to finally moving. They've never accommodated us for all the inconveniences that happened. The only good thing is being close to so many restaurants & mall. But you're better off researching a different place here in Glendale. This place has taught me a lot about what to look for in the next. Please don't waste your time here. read more

It's been about a month since moving in and so far everything has been great. Jadelyn was the one who helped us with our initial tour and getting everything set up when we decided to move. She was very responsive via email and answered any questions we had along the way. We viewed about 4 units here before deciding on our current one. The unit is very sound and looks to be taken care of. Being in downtown, it can get noisy but luckily the windows do a good job blocking out a good amount of outside noise (loud exhausts, honking, and ambulances can still be heard but muffled). The kitchen appliances and washer/dryer are modern and work very well. I love the big windows since they make the unit well lit throughout the day. Being here for a month now, we found some issue's and submitted maintenance requests. To say the least, maintenance has been amazing. They were very quick to respond, typically the same day or the next day depending on when I submitted the request. Kevin has been the one to help resolve any issues I had the past 2 or 3 requests. He doesn't mind answering any questions I have and does a great job explaining what he fixed. Overall if the first month here is any indication of the rest of our time here at The Brand, I'm looking forward to it! read more

Maintenance took four separate calls within 4-8 week period to finally state my A/C is broken and had to wait additional time for replacement. 3. I wish so badly i could end my lease early. They raise the prices while the quality of the place has gone down drastically. Upon looking at the other luxury apartments in the area, they are slightly cheaper with much better upkeep than this place. Anything that breaks gets taken months to repair. My friend who lives in the Altana building pays less than me for a much nicer unit and amenities that are kept well. Anything that gets broken there is fixed instantly. The Brand, on the other hand, takes months to repair anything. This place has dog waste everywhere, dirty hallways, dirty elevators, dirty parking garage. Dog urine absolutely everywhere. The hallway floors were ripped up because of the stench and replaced with cardboard and it has been almost two months like this with no new flooring. It's literally dirty cardboard on the floor. It's so embarrassing to bring any guests. I email the leasing office regarding this and they aren't able to provide an actual date when we will be getting flooring. Also the garage gate to the parking garage is almost always broken so your cars are not in a secure garage and anyone can gain access to the apartment by entering through the garage. It's insane considering what we're paying to have horrible upkeep. In addition the hallways always smell like weed or cigarettes. Save yourself the pain and don't move here. I am counting down the days till our lease ends because they want 3x the rent to end the lease. It feels horrible paying these people so much money for a place that they couldn't care less about basic upkeep. read more

I lived here for 2 years and it was okay overall. Towards the end I was just so tired of hearing my upstairs neighbors stomp around and (what sounded like) rearrange furniture all day - you can LITERALLY hear EVERYTHING - I couldn't stay any longer. Pros: I personally valued the location, the studio loft layout, fast-responding maintenance team, nice & (for the most part) responsive management, and the *general* safety of the area. Cons: Noisy (both hallway/neighbor noise and outside noise - music from restaurants, people yelling, sirens, if you're facing Wilson, it is LOUD... from 5am loading trucks to cars racing/honking on Brand). Guest parking can suck, the parking garage gate is frequently broken, and strange smells in the lobby. Oh, and yes they charge a cleaning fee when you move out but I mean, that's expected. I wouldn't want to move into an apartment that wasn't professionally cleaned beforehand so I get it. Overall, not amazing but really not bad. I enjoyed living there for the most part but if you're a light sleeper... prob not for you. read more

I have been a resident of The Brand for the last year and honestly when we first moved in we loved the location and the leasing staff was really nice. However, the leasing staff turnover was incredibly high, making it difficult to resolve ongoing issues. Roaches built up in the outdoor amenities, guests were constantly towed, and the hallways were unbearable due to high heat and a continuous scent of weed and dog pee. And once the Coronavirus Pandemic started, things really went downhill. Understandably, all the amenities were closed due to the pandemic. However, cleaning was not up to our standards, and the air in the hallways was continuously stale (I suspect the AC was never on). I'll admit that cleaning eventually improved to my standards, but only after the community was given notice that we'd all been exposed to COVID-19 by another resident. I'm now on my final, and worst, month at the Brand. On May 12, the Brand sent us an email at 4:03 stating that we wouldn't have hot water between noon and 4 pm (too little, too late). However, the lack of hot water continued. We were told we'd get an update, but they never followed through. We asked other residents, and they, too, didn't have reliable hot water. One even mentioned that maintenance had actively commented about the issue to them. I have witness statements, and I took video proof of the low water temperatures. However, after multiple weeks without hot water, Brand Management is suggesting that the issue didn't exist, and has told me that I shouldn't expect the building to be capable of handling this many residents anyway (when, actually, coronavirus should space out demand for hot water). So, if you want to live without hot water to sanitize you belongings and wash your hands during a pandemic (and beyond), choose The Brand. Will update the review if things change. read more

I HATE THIS PLACE! DO NOT LIVE HERE! They nickel and dime you EVERY SINGLE CHANCE THEY GET. THE MANAGEMENT SUCKS! Not only do they not tell you about the clubs that blaire music whenever they want (I can literally feel the vibrations in my living room). They have mandatory quiet hours (which they also don't care about). My partner and I have been woken up at 6am every morning by our upstairs neighbors, it was worse when they also kept us up at midnight on weekdays but the management team always just said that there was nothing they could do because they made "normal noises" (even though they never even checked). I guess this building is made of paper because they are the loudest neighbors I have ever had. NOW, onto my current situation. I am finally able to move out and it is like pulling teeth. The management team has called on 3 separate occasions asking for THE SAME MOVE OUT PAPERWORK that we had turned in already, it's like they have no idea how to keep documents organized. They also didn't tell me that I wouldn't be getting my deposit back...they are liars and they are just greedy. EVEN though I am working hard to clean the apartment, the management team has stated that I just wont be able to clean it to their standards and that they are entitled to use my deposit to clean it so I just shouldn't even try. THAT IS DISGUSTING. I can't say enough horrible things about this building. DO YOURSELF A FAVOR AND DO NOT LIVE HERE IN THIS GROSS BUILDING! I will fight them on taking my deposit because that's absolutely skeevy of a big corporation like Holland Residential to do this to regular working people in the middle of a pandemic. They know that people have lost their jobs and not only do they not care, but they will make you pay for their inconvenience read more

Moved in a week and half ago-- really great team that works here. Kevin is amazing from the maintenance team, super friendly, accommodating, and knows his stuff! Adia from the leasing office is also very welcoming and helpful. Considering I moved in during a heat wave, and from another country no less-- the staff has been considerate and welcoming. Walkability to Americana is undeniably easy-- and many conveniences all around. Only drawback is guest parking-but not a deal breaker. I look forward to my stay here. read more

I've been living here for 5 years and I have to say.... The Maintenance crew (George, Kevin, Oscar, and Jose) are awesome! Not only do they respond quickly, but are very professional and polite. I had to leave a review after today's experience. George, Kevin, Oscar, and Jose worked hard as a Team (especially with that big ladder!)... but I have to give Jose a shout out! He helped find the the source of the problem quickly and I'm glad he did! The beeping noise was driving me crazy. Moved in a couple weeks ago and everyone from the leasing office to maintenance team have always been responsive. With so many units in the property, I know the demands of all the issues and complaints can get overwhelming. We had some fridge issues and Oscar from the maintenance team came by fairly quickly and tried to resolve the problem. He repeated this process until we learned we needed to replace the fridge. This was done within less than a day by Kevin and George and everyone has such a great attitude and is willing to help. Most of all- everyone seems to be interested in resolving the problem when one arises, instead of avoiding it. Besides the amenities, walkability, quality of life- the most important factor for an enjoyable rental to live in is having great management. I think The Brand meets that requirement. As I'm coming up on the end of my 2nd year lease, I am left thinking of all the positives and negatives found here at The Brand. Where to begin? My car was stolen from inside the parking garage about 6 months ago, costing me around $10,000 in insurance, car rentals, stolen property within vehicle, and of course, a new car fee. The first question the police asked me was, "is there garage door ever left open?" and my response was, "Yes, all the time". In fact, even when the garage door is working properly, I'd say at least 2-3 times a week in the morning on my way to work, I see the garage door has been jammed and propped open in some way. Even recently, the garage door has been entirely broken, so the door has been fully open with virtually no security for at least 2 weeks now. Every single morning for the last 6 months, I walk out to my car with anxiety thinking it is going to have been stolen again. Because after all, what's changed? The building has implemented no new security and did absolutely nothing to help the first time. I have found cockroaches within my apartment, as well as the surrounding common areas. Dog poop is often left in the building hallways, which unfortunately, I have accidentally stepped in, bright and early first thing in the morning. The neighbors, though rarely seen, are often heard or smelled through loud music and the constant smell of weed. Despite living on the top floor, many people quite literally run and jump around on the rooftop, so it is actually still quite loud at times. The lobby and elevator seem to get cleaned daily, though the actual living floors only seem to get cleaned weekly, causing a buildup of trash, dirt, smells, and floor stains to accumulate. Packages of mine have been stolen from the downstairs locker area as well as when they were left in front of my apartment door. The bottom garage once flooded, causing me to have my socks and shoes flooded with sewage water. Fire alarms often go off for no apparent reason. Just last night, the fire alarm went off at about 10:30pm on a Sunday night and continued for about 20 minutes at deafening volumes. Currently, despite these issues and many of the amenities/features of the buildings still being limited in some way due to COVID, my rent continues to go up about a couple hundred couple dollars. Last year, in the middle of the pandemic, with all the amenities being fully closed, my rent went up and the building would not budge in price in any way. The building stated back then that if I wanted to get a reduction to my rent, I would need to move to a cheaper unit, which is what I did. So, I took a full day off work, lost all my wages for that day, cancelled/rescheduled all my meetings for the day, paid movers more than $500, and moved all my stuff just one floor up; all to save just a few percent on rent. Now, at the end of my 2nd lease, I am left deciding on whether to renew here or not. My rent is going up about $200 and unfortunately moving to a cheaper unit within the building is no longer an option due to the price hikes, so the question I keep asking myself is, is it worth it? The staff is nice and the location is good but frankly, the negatives are outweighing the positives, and for living in a "luxury" building, the value is just not there in my opinion. If you are considering living here at The Brand, you can likely afford a number of other apartment buildings within the area. I'd really recommend at least checking out the other apartment buildings nearby. Though living here at The Brand is not terrible, it's not great either. read more

The staff is super sweet and very attentive. The building is a great place to meet new people. It's kept very clean and there's plenty of things to do in the neighbourhood. Love living here and my dog loves meeting all the pups on the rooftop! read more

As we're approaching the end of our lease and considering whether we will be renting with The Brand again or moving on, I think it's a fair time to update my previous 4 star review. A couple things that are not to be taken for granted: The Brand is the best apartment complex I've lived in in terms of quality and how the building is made. I have lived in other luxury complexes before that had no noise control; I was able to hear the water running when people would shower upstairs. That's never been the case here. I can not hear anyone next to me or above me. I've had people over in the club house in the West building and while they've been loud, I stepped outside to make sure the noise level was ok from the outside and I could hear nothing. I have never run into another tenant that wasn't courteous and sweet. My husband and I have met some really great people living here. The Brand hosts community events where they cater and residents can go mingle. They also bring food trucks every other Wednesday. The Brand has two fitness centers, one in each building. The main building has a 2 story fitness center with cardio machines and weights galore. The smaller one is a studio that has classes every week, but also has a projector that allows you to choose a class and work out on your own with a virtual instructor. All the main amenities have wifi as well. All the amenities are kept clean, as well as the trash rooms and the hallways. The Brand offers the best location from all the other competing complexes near by. With Chipotle, Tender Greens, and Pizza Rev basically in the complex, 85 degrees across from it, and dozens of eateries within walking distance, you can't beat it. The Brand is also the closest one to the galleria and the Americana (except for the Americana residence - which I would imagine is amidst constant chaos). The best update to The Brand has been the new manager Cory. His professional courtesy is second to no one. He has great listening skills and is quick to act to resolve potential issues that may arise. With the addition of Cory to the leasing team with Mark, who has been a pleasure to work with from the very beginning of our time with The Brand, the leasing team here is now the dream team. Lastly, we have received our lease renewal offer and while many places raise rent significantly to meet current market value, we received a fair offer that we would happily accept if we did not want to move to a larger unit (possibly/hopefully within this complex). read more
