    WARNING: This company falls under the name Queens Quality Management. There is NOTHING quality…read moreabout them. They allow their properties to be filthy, not maintained and without a super. They increase the maintenance costs due to "operational expenses" and provide no information on what it's for. They allow the president of the board and what they claim is an "on-site manager" to manage the property I live on. They recently revamped their website to try and make themselves look more professional, but I'm begging you to check the reviews everywhere. You will be robbed of your money with no clarity or transparency on what you're paying for. They will send companies to try and fix things in your apartment that are super cheap because they don't fix anything properly. The property I live on is falling apart. They claim to have 24 hour surveillance. That is a BLATANT LIE. The president of the board and the "on-site manager" have cameras on their phone and in their apartment. We are charged for a security guard monthly. It's such a scam. Who is going to be on the property to help someone who is being attacked? There is no security. Queens Quality Management and B&L Management is a scam. I'm warning you, do not buy or rent from this management company. You will lose out. You will be treated very poorly. I promise you that. It is now, the next day, 10:51 AM and NO RESPONSE. I just sent another request due to lack of heat. They knew how to raise maintenance, but, forgot how to service the shareholders. Otherwise, it is a great place to live.

So, it is important to acknowledge and appreciate exceptions of excellent service and reliability; praising individuals who show competency and pride in their job duties, along with respect, courtesy, and value in their interactions. VNYPM has proven themselves to be this anomaly, deviating from low expectations by restoring confidence and care, rather than sustaining doubt and apathy. As a shareholder for nearly 20 years, in a Pre-War Queens Co-op building, my comparative observations about the detached, duplicitous, ineffective multiple management companies, and unqualified absent Supers I have had the misfortune to witness; have been transformed by Anes with his conscientious responsive team. Especially outstanding, Amy with her diligence, kindness, and delightful sense of humor; and, Izeta with her empathy, flexibility, and trustworthiness. Anes, one of the owners, is accessible via email or phone, and has responded promptly with genuine concern and diplomacy to any urgent matter I have had, particularly health related required accommodations. Thanks to Anes employing Neoly, we finally have a professionally skilled, and dependable live-in Super, who is attentive, friendly, and hard-working. When VNYPM was hired several years ago by our newly elected board, they took over a huge mess; from financial debt and instability, to prior mismanagement negligence, a mendacious incapable Super arduous to fire, and many complicated major repair and maintenance issues. Throw in a pandemic, which created complex and combative lockdown and safety issues to navigate, and additional financial strain on the residents and building. Because of the smart guidance and leadership of VNYPM, and their recommendations and partnership to the Board, it is really remarkable we are now in the best financial shape this building has ever been in, with visible improvements of a modernized elevator, and demolition and installation of tiled stones to our expansive exterior entrance. Looking forward to seeing the interior painting started, and floor cleaning finished, which will make all the difference to re-establish its faded glory, Every building's situation and priorities are different, but they all have the same management needs for dedication, responsibility, accountability, consistency, transparency, prompt honest communication, and decisive action. Management companies are being hired for their expertise, but, let's not forget they work for us, even though they are managing us! VNYPM shows an understanding of this reciprocal relationship, and how properly servicing these demands guarantees mutual success and stability for them, and our residential buildings. VNYPM is receptive to suggestions to what they could do differently or better so they can continue to grow and learn, efficiently problem-solve, and provide the highest client satisfaction. This open readiness to listen, is a significant distinction for me. I applaud VNYPM's willingness to think outside the box, and knowing when to compromise wisely. They offer creative innovative solutions, using only limited available resources, that realize the individualized vision for each building. This makes them uniquely qualified in my estimation, as they are both frugal, and inventive. Hope my positive review provides clarity in your consideration of VNYPM to manage your property. I simply asked for clarification regarding newly imposed co-op insurance requirements and how the coverage thresholds were determined. Rather than receiving transparent answers or supporting documentation, I was repeatedly told the requirements were "non-negotiable," threatened with fines, and ultimately informed that management would "not engage further" because the conversation had become "repetitive." As a shareholder, asking reasonable questions about building policies, insurance requirements, and risk management should not be treated as an inconvenience. At no point was any actual explanation provided regarding whether these limits were based on insurer recommendations, legal counsel, lender requirements, claims history, or any formal analysis. Instead, responses felt dismissive, defensive, and unnecessarily combative. Professional property management should include transparency, accountability, and respectful communication with residents -- especially when imposing financial requirements and penalties. I hope ownership takes shareholder concerns more seriously moving forward and improves how management communicates with residents.

On top of everything below, the building also has an ongoing roach problem, and the laundry facility is far too small for the number of tenants -- it's almost never available when you actually need it. I lived at a Ciampa Management property (Belshire Manor) for several years. Maintenance staff were responsive early on, but that changed over time, and management itself was consistently terrible throughout. The apartment was in poor condition when I moved in -- it looked like nothing had been maintained in years aside from a coat of paint. Within the first few months I had to report rusted, damaged, or moldy appliances, and inconsistent heat in cold weather (at times far below legal temperature). Several of these were eventually addressed, but only after repeated follow-up, and some things were never fully resolved (more on this below). Smaller issues (loose tile, flooring issues, fixtures falling off the wall) I ended up fixing or managing myself rather than dealing with the maintenance process. A recurring water leak from the ceiling began early in my tenancy and was never permanently fixed -- it continued on and off for years. Each time it happened, someone would patch the immediate issue rather than address the underlying cause, and it would recur again with the next heavy rain. By the later years, when I continued to report the same leak, I was met with hostility instead of help -- raised voices and comments dismissing the complaint because I'd be moving out anyway, rather than any actual effort to fix the problem. I also heard from another tenant about a similar leak that reportedly caused their ceiling to collapse, which apparently led to them moving out and pursuing the matter in court. I can't speak to the details firsthand, but it lines up with how persistent and unresolved these leak issues were across the building. Communication was also a persistent problem. The maintenance staff sent to handle repairs didn't speak English at all, which made it very difficult to explain issues or confirm what work had actually been done. I stayed longer than I probably should have -- life circumstances made moving difficult at the time -- but once I finally left, I never looked back. When I moved out, a portion of my security deposit was withheld under a vague description of "repairs and cleaning." If anything, they owe me for years of water damage and stress, not the other way around. When issues are this constant, it's easy to lose track. If you do decide to rent here anyway, save every single email and text, no matter how minor the issue seems, because you will need it later.

The heating takes forever to turn on and even when you use it, the vent barely radiates heat. The living and bedroom don't have any wall/ceiling light fixtures, so you will need to buy at least a floor lamp, which depending on the size of the room, can leave it still barely lit. There seems to always be a floor or two where all the units require extermination when the sign up sheets go up. The only positive is the location
