Don't move here -- Belshire Manor (both buildings and pool in this complex) are run by Ciampa Organization Management. On top of everything below, the building also has an ongoing roach problem, and the laundry facility is far too small for the number of tenants -- it's almost never available when you actually need it. I lived at a Ciampa Management property (Belshire Manor) for several years. Maintenance staff were responsive early on, but that changed over time, and management itself was consistently terrible throughout. The apartment was in poor condition when I moved in -- it looked like nothing had been maintained in years aside from a coat of paint. Within the first few months I had to report rusted, damaged, or moldy appliances, and inconsistent heat in cold weather (at times far below legal temperature). Several of these were eventually addressed, but only after repeated follow-up, and some things were never fully resolved (more on this below). Smaller issues (loose tile, flooring issues, fixtures falling off the wall) I ended up fixing or managing myself rather than dealing with the maintenance process. A recurring water leak from the ceiling began early in my tenancy and was never permanently fixed -- it continued on and off for years. Each time it happened, someone would patch the immediate issue rather than address the underlying cause, and it would recur again with the next heavy rain. By the later years, when I continued to report the same leak, I was met with hostility instead of help -- raised voices and comments dismissing the complaint because I'd be moving out anyway, rather than any actual effort to fix the problem. I also heard from another tenant about a similar leak that reportedly caused their ceiling to collapse, which apparently led to them moving out and pursuing the matter in court. I can't speak to the details firsthand, but it lines up with how persistent and unresolved these leak issues were across the building. Communication was also a persistent problem. The maintenance staff sent to handle repairs didn't speak English at all, which made it very difficult to explain issues or confirm what work had actually been done. I stayed longer than I probably should have -- life circumstances made moving difficult at the time -- but once I finally left, I never looked back. When I moved out, a portion of my security deposit was withheld under a vague description of "repairs and cleaning." If anything, they owe me for years of water damage and stress, not the other way around. When issues are this constant, it's easy to lose track. If you do decide to rent here anyway, save every single email and text, no matter how minor the issue seems, because you will need it later. read more

Terrible rental building. The Super takes forever to respond to requests and that's if you call or speak with him directly. Submitting paper requests is pointless. The heating takes forever to turn on and even when you use it, the vent barely radiates heat. The living and bedroom don't have any wall/ceiling light fixtures, so you will need to buy at least a floor lamp, which depending on the size of the room, can leave it still barely lit. There seems to always be a floor or two where all the units require extermination when the sign up sheets go up. The only positive is the location read more

Stayed at 4430 Douglaston Pkwy. Had a great experience with the building and the landlords. Very helpful

Moved in a few years ago and each year it got a bit worse. They never update services or infrastructure. Basic services like heat and hot water are very inconsistant. You'll have to complain to HPD to get them to do anything. When you complain, they'll try to harrass/retaliate with illegal fees. This is not a good organization. If you have a dispute, it's best just to take them to housing court and have it settled by a judge. The rent is overpriced for what you actually get. If you can move somewhere else...do it. read more

It's 2026 and still there is no heat in this building called Rosemary Royal. Tenants have complained over 100 times this winter alone. Everyone is looking to move. DO NOT RENT HERE! They do not provide heat!!!! run, they ignore emails, babies, the elderly with health issues in their building. Tenants are getting sick and still no heat. Stay away from the Rego park building But I'm sure all their buildings are the same. read more

STAY AWAY!!! Horrible management. Only cares about $$$$. Not tenants. Old AC units, and no Vetting of tenants. A lot of undesirables rent in this place. read more

The worst management!! That's all I have to say! They are only there to collect the rent and that's all! If you have any major issues and need adequate repairs in your apartment, expect them to cut corners! This is not against the super, when honestly he's the only one who does most of the work, but when it's clear that repairs would need more then just a one man's job, expect management not to react! Don't rent from them! read more

If you love having no heat in the winter and sleeping in a 55 degree apartment that you're paying way too much for, this is the landlord for you. My building has many problems and the response is generally indifference. The super doesn't answer his phone or respond to my complaints. I've lived in better apartments off Jamaica Ave. After I had only lived in their Belshire Manor building for 2 weeks my AC was already not working, my shower rod that they just installed fell down on a Saturday night and I had to go buy my own, and a giant roach crawled under my front door. The super and management do not appear to care about these issues. It's extremely disappointing that there were so many issues during my first two weeks at the building and they just continued. Like many buildings in New York, they appear nice on the outside, but are being very poorly managed. Now I've lived here for a few months and the heat has been blasting nonstop to 80 degrees and the landlord and super have not bothered to respond to my complaints. After blasting heat all week, there's no heat on the weekends when it's freezing. I think they're turning the heat off on purpose because no one responds to my complaints that there's no heat. 311 doesn't help because they're so slow they by the time they respond several days or a week later, they've already turned the heat back on. This building is a disaster. read more

DO NOT RENT from this organization if you care about your health!! This company routinely violates the warranty of habitability. When they turn on the heat, it's constantly below the legal limit; this means that it's constantly freezing in the apartment! In addition, there is rampant smoking in the building, which is against the law. This exposes tenants to second hand smoking, which is dangerous for health. The company is unwilling to do anything about it; I think they have little to no understanding of how damaging smoking cigarettes is, but that's probably because of crass ignorance, and deliberate negligence. If you are locked in a lease, my advise is to begin constructive eviction, keep filing complaints with the city, and SUE the hell out of this company, since there is more than enough evidence to hold them accountable. read more

What is Ciampa? Well, it's a property management organization. More specifically, mine. For me, there's nothing really to compare them to, since it's my first apartment that wasn't part of a University. But I have to say that Ciampa gets on top of things. I only had a problem once with the water bill looking way out of proportions and the dispute amount was put on hold by someone who left and never told anyone about it. Other than that, their buildings are maintain quite well (they own several in Flushing). Laundry rooms are all clean and operating. Apartment problems are always fixed in a timely manner. And they even help mediate an issue with a neighbor. I think good management companies are hard to come by these days. read more

The location of the apartment was great, never had any problems with bugs or anything. Clean and maintained. But the management is kind of faceless and seems to only be there to collect your money, not make you a happy customer. Any email I've sent to them required repeated re-sending to get any attention. Any time I called, the person I needed to speak to was never there. The super speaks English only when convenient. The heat in the building seems to be based on time, not temperature. So in the middle of the winter you're freezing and in the spring and fall you have to leave the windows open to cool down. I don't think they realize they would actually save money by basing the heat cycle on temperature instead. There have been multiple incidents where they did not properly communicate construction or maintenance that affected me. For example, once they posted a notice (only in the elevator which I rarely took) that the cars in the garage needed to be moved while they paint. No problem, I don't park in the garage. But the notice never said anything about the cars outside (you have to pass through the garage from the back lot) and that they had the garage completely closed during painting so they could paint THE FLOOR. Who paints a floor? It just gets marked up immediately. So I was stuck unable to use my car for a few days. After living there for four years, they were not willing to offer me a month-to-month lease, even at a higher price. The only NYC landlord I've had who did this. So you need to plan your next apartment or home purchase around the exact end of your lease. That said, they did offer me an extension on my lease when I needed it which was very helpful, but I did have to fight for it, for what seemed like no good reason other than they didn't feel like helping me out - a small inconvenience for them could have greatly helped me. They need to realize they run a building where people live and their decisions make a big impact - this isn't some corner store. read more

The worst management ever. They will be prompt to your calls and emails when you're trying to lease, but will never respond once you move out. Either the person is out of the office and will be back "the next day," only to call back the next day and she won't be available all day. I am trying to receive my security deposit back but they have been avoiding my calls for the past 3 months. Dear JULIE and DAWN, go take a time management class or something. Must be way too busy to call someone back! Oh.. and their apartments are filthy. I don't know why their bathroom vents don't work. read more

No complaints so far beside neighbor disputes ( once this bitch wanted to call a fucking police ) ! Why ? Pencil fell on the floor or too many times walking to the bathroom, supposedly she lives right downstairs to my Appartment.Other thing Super don't understand English when you have a problem with some Amenities broken when you desperately want a handyman to fix it.Other than that , life is good. Nice elevator but sometimes it breaks down & you take stairs that's fine , another way to get thick & fit. I take it.Did you just see that lonely water bug on the floor ? I am ok but time to call pest controller, mucho "Vasura " Super. to be honest It's actually a very clean building , they mop & vac hallway , smells disinfecting solution Mr Clean. but some units smells Crack ! Maybe I need to stop right here ... Also the good thing is you also do smell D&G & Salvatore Farragamo ! You decide ! ! read more

If you decide to rent, be aware. Although your paperwork is handled by their employee, Julie will still charge you brokerage fee.It sucks. With plenty available vacancies you may want to go somewhere else. Parking lots go the highest bidder, no matter if you live in their building or not. Bidding is handled by building superintendent and money goes to his pocket Every phone call starts with the question which building you live in. If you don't, OK, if you do they check if you up to date with rent then they transfer you. Employees either have no names or first names only. Documents are never signed with names. read more

Parsons Terrace is a nice place to live. I'm very happy with the response whenever we need something done.

In complete agreement with the negative reviews posted for Ciampa. It is impossible to get an actual answer or even a response from anyone at Ciampa. Specifically, Julie does not respond or provide answers to your questions. We want to make sure no one makes the same mistake we did signing a lease here as it has been a terrible experience. With Amazon moving in, they are taking advantage of that and trying to push people out. When they finally responded, the response we received is that a letter has been sent and all the letter said was that they believe the price is fair for current market conditions. They have ceased charging the preferential rent of $2,600 and are asking us for 165% of our previous rent ($4300!). In the renewal lease, they did not list the preferential rent price which actually seems to against the terms of their own renewal lease (we will be pursuing this). They are currently marketing other apartments in the building for $2,350 and $2,800, yet are asking us for ~$4,300. The doormen and maintenance people are amazing and will miss them. For anyone looking to rent in Long Island City, look at other apartments other than Packard Square (Ciampa Organization) to save yourself from our experiences. read more

Just got lease renewal for studio apartment in Ciampa's Cara Terrace building on 118 Street in Kew Gardens, Queens. So, my rent now is $1450.00/ month. New rent offered by Ciampa...$ 3000.00 106% increase. I know, you won't believe it, so here it is, the picture. I am just curious what are the basis for this retaliatory action, cause it clearly is out of wack. After I requested review and re-consideration of the new proposed lease, Ciampa explained to me in a letter, that actually $ 3000.00 for a studio is "relative to the market condition". Is it? No, they advertise studios in the same building for $ 1600.00 a month and 2BR for $ 2400.00. It is just me they seem to have a problem with. What is kind of bizarre is that I never missed my rent payment in those 7 years there, never was even late with rent. And yet, these people push out good paying tenant for no good reason. Be aware of that before you even consider renting there. read more

Ciampa Organization - a notice from the ciampa management office - General Contractors Near Me - Flushing, New York

See all

I agree with all the negative reviews below. Ciampa has to be the worst management I ever had to deal with. NOBODY RESPONDS TO EMAILS AND CALLS. It can get very frustrating when there is a question about your lease or the building. All they care about is your rent money. It seems like not only the LIC buildings but everywhere Ciampa manages in Queens the experience sucks. read more

Although the building is nice, clean and no bugs, the management is terrible. We had no laundry for 6 months because of the fire and all they did was hanging a note in an elevator that there is no laundry and you have to use the other buildings laundry. With all that saying they charge you late fee the day after your payment is due. The guy named JEFFERY in their office is the meanest person I've ever talked to. Crappy management! read more

This is the worse management company ever! Just read the other reviews and this is eaxactly what Ive gone through. The only correspondance they send to tentants are the rent bill. A bunch of croaks. They never write back to emails or respond to phone calls. They give youw rong info and when you question them they deny their staff would say that. I hope I get my security back or they will be hearing from my attorney. They need a better leader to train their staff of their customer service skills! Thank god I took a video and pics of super approving the condition when we left! read more

If I can I will give them 0 star. They are not professional at all and very rude. they don't know how to deal with problem and have jerks working for them. We rented an apartment at their location in Astoria 1456 31st drive. The building looked good and new but it is all about showing off. The quality or material suck. When you are inside the apartment it is not isolated at all. You can hear noise even at the top high floor. You can't sleep because of the noise coming from 21st street. Also when it is cold you feel all the cold because their windows are not isolated and broken. They don't repair anything. On the lease contract they tell you that you don't have to pay for water and gas. Yayi! well No, it is a scam. Their heater is and water boiler is hooked to the electricity and it runs 24 hours so you get a $200 bill per month! PLUS they charge for hot water. the funny part is the water was supposed to be free as it is mentioned on the contract. They will tell you cold water not hot! LOL in other words they make you pay the water. It is all bullshit. What is next? in winter season, it is cold and not isolated so good luck. we had to get an extra heater to keep the house warm. The Manager Jeff super rude and childish and stupid. yeah all of that and I'm being nice! every time there is an issue they will tell you to leave your information name, phone number and will call u back. They will never call u back. Why? because They are RUDE! We have been paying online our rent bills for one year and never got charged convenience fees. Guess what? last two months they charged us $90 which is not mentioned in the lease contract nor on the paiement platform. Also our friends left the building 3 months ago and they didn't give them back their deposit of $2400. They left the apartment clean and nit. No wholes no damages, nothing wrong. Ciampa doesn't give a shit they take your money or try to take it by ignoring your calls and emails and complaints. Do yourself a favor, save your money, time and energy. stay aways from these scumbags where they try to take advantage of you only. There are many other nice buildings with educated and customer service oriented people that you can rent your apartment from. Not from this........ with no education and manner and even consideration to humans. It tells a lot about how they are and what they represent. read more

Nice apartments overall compared to other buildings in Queens. But crappy management. Not the worst. But still there to collect checks and not do their jobs. Lawsuit happy. If youre late a week or two you may get an eviction notice instead of a simple phone call. Avoid! read more

THE WORST MANAGEMENT!!! Do not rent from them. Never respond to emails unless it's about paying rent. They will never get back to you and the staff is never available and when they are, they're terribly rude. I would never live here again.... wish I read these reviews before signing the lease. Just moved out with an early termination fee... they never tried renting my apartment out (wasn't even listed as available) so on top of the regular rent I had to pay, I was charged a fee for "early termination". Place is a scam. DO NOT RENT HERE!!!! read more

I've had the "pleasure" of living in a Ciampa building for nearly two years. The only reason I did renew my lease once was due to my job-and nothing else. Finally, I've had it..I'll take a longer commute to avoid staying in any building run by this poorly run "organization" again. Let me tell you why: Ciampa overcharges for everything, you pay above market prices and get little in return. In a rent stabilized apartment, you not only pay for water used-you pay for your HOT water as well. I had to move my car out of the garage (a small sub-compact) due to the spaces being too small and the entryway far too dangerous. Repairs: I had to wait six months to have repairs done on my apartment-a broken fridge, a leaky toilet-all calls and emails to the "Home Office" went to a staff that either has no clue-or couldn't care less about what to do. Often, I was told to call the super-a nice guy whose English is non-existent. My building has an exterior recreation area that is closed to all-shame they didn't tell anyone that before the lease. Washers and dryers in the laundry area seldom work. Electrical appliances are Home Depot cheap-they aren't efficient in any respect. This includes the A/C and hot water heater unit(s). Cheap, inefficient units that will drain your pocket when the Con Ed bill arrives. (BTW, I keep my apartment at 79 degrees in the summer-and turn them off when I leave-I still had a $300 electric bill! Closet space is minimal-and poorly arranged. Bedrooms are so small that a bed and dresser will not fit in the room no matter the arrangement. the kitchen is crowded-you simply cannot work in a closet sized kitchen-and I do mean CLOSET! I saw better growing up in a railroad tenement in the 70's. There are many other apartment s building in the area that give a far better bargain-and much more room-I've found one and have only three weeks to go. Do yourself a favour-avoid anything run by Ciampa-you will be glad of it!e, I'd have to say they aren't worth it. read more

Living in the Bellshire Manor was a nightmare. Victor Hidalgo the maintenance manager promised me that after my one-year lease expired, he would let me move into a different apartment in the building. He lied. He kept telling me and my wife that there was nothing available, but there were actually plenty of apartments available. As a result, I had to call in my former realtor and had to pay him a thousand dollars to get me a new apartment there. If Hidalgo never lied to me, I would not have been out that thousand dollars. My realtor told me that when he spoke to Victor Hidalgo, Hidalgo said he was carrying a grudge against me because I complained about having no hot water in my previous apartment. I had NO HOT WATER in my bath or shower for an entire year, and Hidalgo did absolutely nothing about it. In addition, because this immature, unprofessional maintenance manager Hidalgo was carrying his childish grudge against me, my apartment wasn't ready when I moved in. The tub in the bathroom was filthy and had never been cleaned. The air conditioner in the bedroom was not installed. The kitchen counter was broken and no one painted the kitchen or applied caulking around the sink. The bathroom wall behind the toilet was cracked and disgusting. There was no shower curtain. I wish I could attach photos to prove all this, because I have them. Do yourself a favor. Find a different place to live or you will probably regret it. read more

Im only giving them two stars because of Doug. Everyone I Spoke to here was either nasty or didn't bother trying to help me. I paid my rent on time and they charged me for a late fee, told them it was their fault ( the date on the check was proof also emails sent constantly and phone calls to check up on why it didn't get deposited) but I still had to pay a late fee and I was charged check fees as well. I talked to a lady who was so nasty and unprofessional, rude and seriously ratchet. I asked to speak with a manager and shes the one that picked up, yet today I spoke with a manager , Doug so she was lying. My issue hasn't been solved yet, but Doug has been helping me a hell of a lot better than anyone at this company. If you need help and are frustrated with the people here just call and ask for Doug. read more

Stayed in there nicer building for a year. They never had any proper communications with tenants whatsoever. One time, the hot water broke, and the whole apartment went without hot water for two days. This is in NYC, can you believe it? People were asking doormen what was happening, but nobody got an answer. They should have been shut down. They were also pretty disorganized when we moved out. We moved out for over 100 days and still haven't got deposit back (despite the 60 day agreement). What a con management. Stay away from them. read more

Ciampa manages new properties called Packard Square and Packard Square North in Long Island City. The parking lot next to the buildings has a loud gate alarm that rings all day, morning to night, every 5-10 minutes. It is disturbing all the tenants on the east, west, and north sides. Ciampa has refused to do anything about it. Not only that, it has locked all the tenants of the new building into leases and will not let us out or even allow us to sublet. All of the tenants I know in the buildings feel trapped into living into this really awful noisy environment. The alarm is bad enough, but the traffic noise on the east side of the building is also very bad for several hours a day. The street lets people onto the queensboro bridge and the honking is constant. Do NOT move here --- you will regret it! read more
