Read it again. It clearly says how we made them our agents and how much we regretted it. Oh, wow!!! double shame on you, Yelp HQ! Look at the other reviews! 3 of the 5-star reviews should totally be taken down! 2 of them clearly state that the reviewer didn't hire Shildkret! And one review has nothing to do with real estate. It's someone saying how Shildkret hires their company to do roofing jobs. WTH!! Fellow Yelpers, you can see for yourself how the 5-star reviews are all questionable and how this company has mostly 1-star reviews. They are really nasty and as crooked as the day is long. We found a house in which we were interested. We spoke to the listing agents (Debra Murray and Irene ). We told them we would have the agent we'd been working with contact them in order to continue the process. They begged us to let them represent us (so they wouldn't have to split the commission). They told us that if we did so, they would 1. Do everything they could to satisfy our needs. 2. Give us use of the company truck for our move. Neither one of these things happened despite us making them our new agents. The sellers concealed from us a number of things that were broken (the house was so packed, even the inspector didn't see these things) and the agents were only too happy to assist in rushing us through to help ensure that we did not examine too thoroughly. They never conveyed our wishes to the sellers. Things that would have helped us a great deal and would not have caused the sellers any problem or cost them anything. But not having it done cost us money and a great deal of time. And they didn't even provide the truck for our move! I contacted Julia afterwards and asked to be reimbursed for our costs. She wrote me back a very obnoxious letter in which she stated: That loan of the truck was a courtesy, not a right. That the agents spent far more time with us than with other buyers. That we were the beneficiaries of money expended by her firm. Following are excerpts from my response As to how much time the agents spent with us vs. other buyers, I couldn't say. I would have to guess though that this too is inaccurate as we bought the only property they showed us. I would imagine that you have buyers who may look at a dozen properties before buying, don't you? But of course that is not relevant. The assertion that they "bent over backwards to satisfy us" is ridiculous. It was abundantly clear that they were taking the sellers' side all the way. Regarding your claims of financial concessions by your firm that benefitted us: allow me to address the 3 you mentioned 1. Getting the sellers to leave us a stove. I've never even heard of this one before. There was never any issue regarding a stove. So, I don't know what you are talking about. Are you perhaps referring to the issue of the refrigerator? There were 2 refrigerators. We were initially lead to believe that both would stay. Not only did we not get 2, we didn't even get the better one of the 2. 2. The built-in cabinets in the 2nd bedroom. We do not believe for a minute the agents paid the sellers for them. Even Irene looked shocked when Debbie made this claim to us. The cabinets were in the contract. So, we were getting them. Neither we nor anyone else had to pay extra for them. 3. The sidewalk. Yes, your firm had this done. That's great. But please don't insult our intelligence by implying that it was some act of largess. It was a sticking point between us and the seller. And so, to speed up the process of getting a commission of tens of thousands of dollars, you invested a few hundred. That's just good business on your part. Julia, this was a horrible transaction from start to finish. The sellers' took advantage of us in every way (taking things that they weren't supposed to, trying to sell us things that were clearly included in the contract) and your agents tried to assist them in every way. The day we got the keys, we did a quick walk through and then Irene tried to get us to sign a document stating that everything was in fine shape and that the escrow money should be released. That is both totally unreasonable and totally biased! That is not good (or even fair) representation of our interests.

It's very easy to get a Real Estate License but 90% of people holding a license really have no business in the Real Estate Industry--let me tell you. The Folan's have Real Estate in their blood. Their mom was an accomplished Broker that taught them how to sell. I wish I was born into their family. When I needed to sell a condo in NYC during a recession, there were no buyers and tons of distressed properties on the market. Most people told me not to sell--wait a few years--but I wasn't living in it and the monthly carrying charges were eating me alive! Before finding the Folans I hired (and fired) two other Agencies in Queens that did not know the first thing about how to sell a property! They let my condo languish for months telling me that there are no buyers--it's the wrong time! Then I spoke to a lawyer friend of mine in Manhattan--and he told me the only people in Queens that are going to be able to sell a condo right now are the Folans. To which I responded: "What are the Folans!?" "I need a Realtor I said--not a Band!" So I contacted them, and they just know how to find a buyer--they just have a way of doing it that is time tested--and my condo was sold within 2 months--they had 2 Buyers competing--after fussing with 2 other Agencies that promised me the world for 8 months that brought me nothing! And even better--they recommended a crack lawyer to do the closing. This guy was the best! So if you ask me--if I was selling a property in Queens--I would come here. Or you can go to any other agency in Queens if you really don't want to sell your property but just want to pretend it's for sale. Now I just want to say one last thing--while these ladies look good--you see their picture--they are as tough as nails and probably eat raw meat for dinner. I don't think you are going to get that touchy-feely service here--I did not feel that warm welcoming attitude that I usually look for--nor did I think they wanted any more business from me in the future--but you will get that focused attention to sell your property from professionals that live and breath this stuff.

We had interviewed 4 agents but Tim stood out to us; he was smart and had a good understanding of the co-op market at the time. He explained that it was sluggish but, gave us a realistic price point with which to start. He had an excellent photographer who took phenomenal pictures of our apartment and made it look like a palace! Within a short time, our co-op sold for a good price, without having to hold any annoying and inconvenient "Open Houses". We were grateful for this, especially during Covid. Anyway, 2 months later we were in contract and Tim helped us through all the details. He answered all our questions in detail and responded quickly to our concerns, making sure that our needs were met. Additionally, Tim has wonderful co-workers who were highly responsive and knowledgeable as well. His assistant, Jeanette, was always there to answer questions and help out. She gave us lots of personal attention and accompanied prospective buyers who were brought in by other agents. Overall, the Tim Ho group is by far, the best real estate professionals we have ever dealt with. From beginning to end Tim and his colleagues were attentive, respectful, and did the best job of getting our co-op sold quickly at a good price! I would recommend them to anyone!

Are you paying all cash or you need mortgage?" impatiently asks Charlie. "House sold!", I'm told, after I report that we'll need a mortgage. I then requested Charlie, from this husband & wife realtor team, to please call me should that house or anything else up to a $1,000,000 becomes available in the area. Low & behold, in early April, (mind you, the sign remained intact since February), the same house is listed as an OPEN HOUSE, by the same team! Funny, I never received that phone call? We went to the OH anyway. Amy, the wife, super polite but uninformed, defers all of our questions to her husband Charlie, who was downright rude, dismissive, uncooperative & unprofessional. That sort of representation should ensure a bad start to anyone investing their time & money with him. Poor Amy! I've learned my lesson.

    Generously i have a one star review to Exit Realty 162 street Flushing.I was pressured into signing…read morea 6 month contract last August.they would not allow me to sign a3 month contract which I wanted.Exit did virtually NOTHING to sell my house.I've had potential buyers knock at my door and when I told them to call Mr. Chang they told me they had tried a number of times and he was unreachable!;,The few that got through to him said he told them it was a one family zone and let them walk because they wanted two family..But he never showed them the gorgeous and very large one family homes that were already built on the same block.After four months i said I wanted out of the contract..within 90 minutes he bought over some bogus customer that claimed he wanted to buy my house.At "contract" he offered $40k less that agreed upon! I would not EVER recommend this indifferent,uncaring,unprofessional company opposite 7\11 to anyone looking for a good realtor.

Benjamin called me back (by calling me back, he was already a step ahead of many of the brokers I contacted) and we made an appointment to meet at their office. As a side note, parking is pretty convenient - plenty of meters out front or on the nearest side street, and free on the block behind the office. When I arrived, Benjamin greeted me and we chatted for a moment, and then he indicated that Jason would be taking me to see a couple of places. I had indicated that I was on a tight schedule in regards to finding a place, and they told me they would find me something that day. Jason was friendly, warm, professional, humorous, and unbelievably helpful. I was fairly clear in my own mind what I wanted in an apartment, but, being new to New York and knowing absolutely nothing about Queens, was open in regards to what neighborhood I ended up in as well as some other factors. I have no idea how many apartments we looked at, but it seemed like a lot. Jason was respectful in regards to what I was looking for in an apartment - he even thanked me when I nixed a place based on the creepy hallway (I would have looked at it, but he was having trouble getting a hold of the super). And they were good on their promise - the last place they showed me, I liked, and I came back two days later to put in an application. Fortunately, I did not get accepted to that apartment. Jason asked whether I'd want to see studios and I said that I really didn't, but he encouraged me to take a look at this one place and he would check to see if he had anything else available. When I arrived for our second appointment, I said that I REALLY didn't want to see the studio but he encouraged me to do so anyway. I have had many great experiences with salespeople who encourage me to try something slightly different than what I was originally looking for - if they are really great at their job, they really do know what they are talking about! We arrived at the studio - in yet another neighborhood - and it had been listed incorrectly - it was a one bedroom! And it was more perfect than I could have hoped for. I applied for it right away and was accepted. Throughout the process, both Benjamin and Jason were professional, friendly and helpful. They were also great at following up, keeping their promises, and being on time. They have fee and no-fee apartments - mine had a fee, and it was worth every penny!
