I have been trying to reach Xialu Liu, also known as "Raymond" every single day for a week and due to my work schedule I had my mom calling also for me. After an entire week, the agent texted me as "Raymond" said he scheduled a time with us to view apt for 6 PM the next day and then texted me a minute later to let us know the contract has already been signed. This is ridiculous, I don't know who else somehow contacted this agent, I emailed him, left my phone number with the office 2 days ago, and was constantly reaching out on Trulia and Zillow with no response. Going to start off by making it clear that there is a high probability the people who work at this firm aren't all rude and insincere. Maybe they clock out and go back home and are loving endearing people to their families and friends. It is however extremely plausible that the dynamic of this firm and the employees have developed from working under the infamous Sam Zheng. I'm also going to go out on a limb here to defend that perhaps they can even get you a deal at whatever property you're interested in purchasing or leasing. Perhaps even work with you on interest to get you to something financial suitable for you. However, they are not the team you want to work with even with those disclaimers. A deal is a deal yes, but as most know, sales is about experience. It's mostly about the service. Why can some people become successful even when they don't have the best price? Because their service and attitude draws people to want to work with them. Trust. Peace of mind. These dynamics. I personally live in one of the buildings this company manages. Within the past 6 years, two water pipes have burst due to failure to insulate them properly. Both times, major resistance was applied from the company to cover costs of individual apartments that were destroyed. 1-2 feet of water in apartments, holes in the ceiling from all the water pouring through, personal belongings destroyed, none of which they wanted to take care of. Eventually after much arguing and the whole building's tenants banding together to do something about it, they fixed our apartments after WEEKS. When the elevator broke, (keep in mind we have disabled people in the building in wheelchairs) it took them again a few weeks to fix that issue as well. Currently, the garage door is "broken" so they put out notices to all tenants that due to "safety reasons" they will be locking the gates from 11:00pm-7:00am. I would say almost half the cars I see down there have TLC plates. Which means half of the tenants that live here generate their income by driving and for some, it can be odd hours. I myself wasn't able to go to work on time on one day because the person they have assigned to open this broken gate came late. Dead rats in the basement (which yes is normal because we're in NYC) but they leave them on the floor for days before someone removes it. Long long story short, don't do any business with them until their shot caller Sam Zheng is removed from making any major decisions. You're going to lock yourself into some property that they probably manage too and you're going to constantly be disappointed in the service they provide and the way that he degrades people he speaks to. There are tens of thousands of brokers out there who get you just as good as a deal while actually providing good service. Food for thought. read more

I missed an appointment to view an apartment due to an accident and my phone was off so as soon as I charged it I informed the broker Jim Chung and apologized to him and asked if we could reschedule he said "ok"! I called the next day he was dismissive then hung up on me! so I was moving on with my day but he wouldn't stop sending offensive texts and ranting over the phone for (32 minutes) from 4:47pm to 5:19pm I replied him when I was fed up that I WILL PUT MY EXPERIENCE IN A REVIEW he responded: "Love the energy can I make the appointment to show you the apartment again.. no more fighting.. a total misunderstanding and hope to make it right" I suggest dealing with the mental issues first before dealing with the public! read more

Interested in purchasing an apt in a specific (just-built) building I stopped by with family to view some apartments. This wasn't my first time in the building, two days earlier I had been in the building shopping for a 3 bedroom apt. I went back to take a second look and possible purchase with approval from family. In the lobby (at the front desk) Sam Zheng a "associate broker" was the only person available to speak with. He asked if we had an appointment, we did not. This was an open house. And was not busy as it was early in the morning. Plus two days earlier we walked in with no issue an where helped right away. Sam Zheng refused to let us up to look at the apts, he was already raising his voice saying we should have called and made an appointment. After telling him that I had spoken to his fellow coworker previously he finally called someone to show us the property. As we waited i asked to speak with the manager, he told us that he was the owner and manger of the building, which I found out was false information. He stated that he wouldn't have showed his home without an appointment and that I was lucky that he considered showing it to me. *I have never been treated so disrespectfully, I asked for his name, and he yelled at the top of his lungs "what's your name?" in response, Spitting as he yelled. Instead of answering my question. Everyone was shocked. People coming out from viewing apts upstairs where staring at him... i have say i have never been in a situation like this before with a "sales person". As a customer, interested in making a purchase in this building I was completely embarrassed by Sam Zheng's unprofessional behavior. He had to asked to calm down several times. Finally another broker came, an showed my family and myself up to the property but how can I purchase anything after being treated so horribly. In this country, as in many others, civilized people do not treat paying customers like this. I would never recommend this company or location to anyone looking to purchase a home. I hope your company takes appropriate action against this "sales person". ---UPDATE--- After seeing the apt's the broker helping me apologized multiple times, saying "hes just like that" i asked to speak with the mangers of the agency or to get a phone number multiple times, finally after 5 minutes of him asking me "not to get anyone in trouble" he gave me a business card of the supposed owner. I called twice, once he said he was busy and he would call back in 15. Never called back An hour later i called again and explained the situation, turns out he also wasn't the manger, and tried convincing me to talk to my original broker to buy the apt i "liked"....after 10min of me explain how unhappy i was with the situation....seriously? Then i emailed the company through the website.....NO ANSWER What a joke..... how could you trust people like this with your money and future home?
