There is a Giant Gap between someone that has a Real Estate License and someone that knows how to Sell Real Estate in a Buyers Market when nothing is selling and there are ton's of properties for sale. It's very easy to get a Real Estate License but 90% of people holding a license really have no business in the Real Estate Industry--let me tell you. The Folan's have Real Estate in their blood. Their mom was an accomplished Broker that taught them how to sell. I wish I was born into their family. When I needed to sell a condo in NYC during a recession, there were no buyers and tons of distressed properties on the market. Most people told me not to sell--wait a few years--but I wasn't living in it and the monthly carrying charges were eating me alive! Before finding the Folans I hired (and fired) two other Agencies in Queens that did not know the first thing about how to sell a property! They let my condo languish for months telling me that there are no buyers--it's the wrong time! Then I spoke to a lawyer friend of mine in Manhattan--and he told me the only people in Queens that are going to be able to sell a condo right now are the Folans. To which I responded: "What are the Folans!?" "I need a Realtor I said--not a Band!" So I contacted them, and they just know how to find a buyer--they just have a way of doing it that is time tested--and my condo was sold within 2 months--they had 2 Buyers competing--after fussing with 2 other Agencies that promised me the world for 8 months that brought me nothing! And even better--they recommended a crack lawyer to do the closing. This guy was the best! So if you ask me--if I was selling a property in Queens--I would come here. Now I just want to say one last thing--while these ladies look good--you see their picture--they are as tough as nails and probably eat raw meat for dinner. Not helpful. They do have a lot of option but when it comes to money, they charge a lot more than others. The available options are good and a lot. I was looking for a rental house (full house) in bayside for one of may good friends. I went couple other places we could not find what we are looking for.this one was our last stop and easy we find something and went look also like it and wanted to rent it. The the lady comes up 2 month commission that we have to pay her. Hmm that's alit commissions for residential rental. For business I would totally understand but for residential it should be 1 rent commissions for good . I did not want get the deal , we walked out and said we may be back. If you are selling your home, Avoid them for sure!!! They only care about their commission. !!! I put a significant high offer for one of my neighbor's houses(Bayside) around the block through a professional buyer agent who works really hard for me. We had tried to schedule a showing but could not get it. We finally got in at the open house. We made the offer the same day. Guess what, my realtor and I were having a hard time getting updates. The front desk was playing games and probably trying to buy themselves some time. Days later, I was told that the seller had chosen a different offer. I was emotionally okay with losing the bidding war because I had already made my best offer. But it made me really pissed when I saw the number it was closed for. That number is roughly 40K+ below my highest offer. Guess what, the buyer was represented by Maureen Folan. In another word, they don't work for the best interest of the seller, even though there is a higher offer on the table. They are willing to take the lower offer and keep the commission themselves! I had not seen my elderly neighbor from around the corner in a while, and when I saw a For Sale sign on his front lawn go up from this Real Estate Group last month, I feared the worse. I was walking my dog the other day and I saw him planting string beans in his yard so I stopped to chat and asked "Where are you going"? as I pointed to the sign. He said he didn't know and I asked what do you mean. He said he got a flyer for a free appraisal, and during the appraisal he signed some papers, and the next thing he knew he had a For Sale sign on his lawn. I told him not to sign anymore papers, he said his son told him the same thing. I said he should get an attorney, he said his son was on it. I told him don't let anyone in to see the house and reject any offers made. I even offered to rip down the for sale sign for him but he declined. He said he believes the sign has to stay up for two more months. What a low, despicable, underhanded, nasty thing to do. I'm preparing my house to sell and received a phone call from one of their realtors, John, the other day. I told him that I'm not ready to list the house just yet, as my dad is ill. Fast forward a few days... John just came to my house and BANGED on my door several times. Startled, I went to the door and saw someone standing on my porch. John, the same realtor from the other day introduced himself. I told him I've received calls from this realty in the past, and felt they charge too high a commission. He wanted to come in, but informed him that I was painting and was NOT interested. He went on and said, "I have a qualified buyer that I'd like to show your home to. When can we speak and set up a showing?" Once again, I thanked him and told him that I was not interested. Furthermore, I told him my dad is Ill right now and I'm holding off on listing it for a few weeks. He had absolutely NO regard for anything I said to him and went on insisting I at least set up a time to sit down with him. "How about tomorrow at noon?", he asked. I JUST FINISHED TELLING HIM THAT MY DAD WAS SICK!!! Don't use this agency. Find one that uses proper etiquette, good business techniques and has a moral compass. There are plenty of realtors around. I was ignored when I was trying to rent a property through them, stood up and lied to continually. What really got me going was the lease. Now I do take responsibility for not reading it carefully until it was ready to be renewed. I would never sign that thing now. But I do remember agreeing that Ann Folan would come by every six months "just to check." First of all, I didn't think she was seriously intending to enter my home (just the outside) and I was in a hurry, so I agreed. Oh, she was serious, alright. I had never actually heard of that before, but every six months she and the landlord called continually to gain entry into my home "just to check it out." When I did some research I found that entry was only mandatory if there was an urgent repair or to show the house to another tenant. She cited the agreement in the lease, and I pointed out that the landlord had not kept up with the agreement either -- after they charged TWO months deposit, I arrived ready to move in with my truck only to find the place trashed and in need of repairs. Ann Folan promised to get these things taken care of, but it was just air. So now the landlord and I are always fighting about this issue, which should have never arisen. Bleh! read more
