    I contacted Welcome Home Real Estate recently and explained my situation; the fact that I was…read moreseeking a studio apartment in Sunnyside for my son who has a poor credit rating but that I would be the guarantor and live out of state. The person I spoke with was super professional, straight speaking but kind, and took her time with me. Her advice however was really discouraging and quite absolute - I was so depressed after getting off the phone with her- she suggested that I might look for a room for him to rent somewhere because with a budget of $2,000 and low credit on his part; that no one would really want to work with that profile or mine as an out of state guarantor. Merely 12 days later, he is now set up with a lovely studio in a nice building, one block from the train in Sunnyside for $2,100. The moral of this story is as "professional" as the professionals may be, consult more than one. Some are more open, more nuanced, more willing to find solutions and more apt to think creatively than others. Find the individual realtor and the real estate firm that best fits your outlook.

I was hesitant to work with a broker at all, but in this market it became unavoidable. Most brokers/agents will deal you the same spiel about how you won't find anything cheaper or better quality than the apartment they're showing you at that moment, or will go on about how this is going to disappear that same day so you better move fast. Hale is the first broker I've ever worked with who was patient, positive, optimistic and beyond helpful every step of the way. We went to see a listing in a fantastic building in Astoria. Unfortunately, it had already been rented and she wasn't notified. She showed me another apartment in the building, and one down the street that was currently having some renovations done. She then offered to get in touch with the landlord and find out what else was opening in the first building and would get right back to me. Hale found me an apartment that was exactly the same as the original listing, but for less rent (and a few more stairs, but not a dealbreaker) in the building I wanted. At the lease signing, since I wouldn't be picking up the keys until a few days after the start date, she offered to then talk to the landlord about not charging me until that day to save me some money. And when explaining how to handle maintenance issues, she told me, "If you're not sure who to talk to, just call me." I would recommend Hale to anyone looking for an apartment in Astoria, Sunnyside, Woodside or Jackson Heights. Not sure if she has listings in Manhattan or Brooklyn, but she was very familiar with the building I ended up renting in and instead of telling me I had to move quick on this place, told me that they usually had one or two openings a month so there was no pressure. And on top of ALL OF THAT, when I asked if there were any furniture places she recommended, she told me where she goes and said to tell them we were friends so I would get a good deal. The existence of the broker's fee is easily justified when you have someone as great as Hale helping you find your next home. New York real estate is a difficult business, and brokers like Hale are rare. I couldn't be happier to have met and worked with her, and recommend her highly.

We stopped by, she took one look at us and we knew it was one of those situations where they're just not interested in helping you. She asked us our price range and immediately hit us with a smirk and told us she doesn't have anything in all of sunnyside or woodside in our price range... Oh and when I asked if she might have anything further out, she literally scoffed and said Jackson Heights for over 2 thousand. I'm currently IN Jackson Heights and I'm not paying over two thousand. Oh, and I asked for a ONE bedroom, you can go anywhere and they'll show you a one bedroom for 1600, I'm actually seeing one right now with someone else. I'm not one to really bad mouth a business, but this was quite blatant and unprofessional.
