The staff at the building is awesome, especially the leasing guy Joe. However, Kathleen the manager is extremely unprofessional. I was a tenant for a year from 2023-2024. I was a perfect tenant; paid rent on time every month and left the apartment in pristine condition when I left (got the full security deposit back). After leaving I asked for a letter of recommendation for the new building I'm applying to live in (out of state). Kathleen was nasty for no reason and refused to give me anything, claiming it was no longer company policy to give letters of recommendation. This would be understandable except for the fact that they literally require letters from other landlords for tenants applying to live in their building. It is a wonderful building. Kathleen the manager is amazing. She is very responsive if you call or email her. The maintenance staff is very responsive. I love it here. I was here when the building opened and they were still doing construction. I have it so easy living here. The building is sturdy and wonderful. The pool is great to have and so is the gym. Having a doorman is key. The high ceilings make this building wonderful to live in. I am on the 10th floor and have been in two different apartments. The countertops are tall which works well for taller people. It is a block from the Mineola train station which makes it so simple to go into nyc. Overall I recommend living in this building. We have been in the building for about 3 years now and have had 2 different apartments. Overall we do love it here. The building is beautiful and apartments are modern with high ceilings and large windows. Building employees at the front desk, maintenance and leasing office have always been great. Building is kept fairly spotless and the amenities are great. We do have things we would change though. Rent is expensive, hours of amenities can be limiting. Covid restrictions were difficult and management doesn't seem to be very caring towards tenants. But overall we have no desire to move and do enjoy our time here read more

This building has the same management problem as, based on Yelp reviews, most other buildings owned by this company have. There is no electronic rent payment in place and you are supposed to send the check over to their main office. The late payment fee is 10% of the rent amount. So, when you send the check, they just claim they have not received it, or they have not received it on time, and get a convenient 10% increase in their rent. And there is also the pool that is still closed, shower doors which are not getting installed for 2 weeks now, chemical smell all around the building, and drilling sounds starting 7AM. Update 9/7/2016 Things definitely did change for the better since the initial review was written. The drilling did stop and most of the building now looks finished. We did get the shower doors finally (although it took a month to get them) and they look nice. The gym is now open and you can go visit the roof deck. The maintenance workers and the doormen are great, never had a problem with any repair requests or package deliveries. Also, I was asked if the area is safe and it does feel very safe. Now, to the things that still need improvement. I was actually waiting to update this review after I try the electronic payment system, which was supposed to go live September 1. That did not happen yet, so I paid with check and will wait for next month to report on that. The pool is still closed. It does look like it will open soon, but it looks that way for a month now and no progress. The roof deck is missing furniture, so if you want to spend some time on the roof you have to make it a "bring your own chair" event. The garage parking spots are arranged in an inefficient manner, with some of the spots being just locked in the middle. And the spots are still not assigned, although the 2nd lvl of the garage, which opened recently, is never full. Update 9/30/2016 Just submitted my first electronic payment today without any problem. And they added furniture for the rooftop garden. That brings the rating to 4 stars for me. Still missing the pool and the furniture on for the indoor rooftop lounge. Nooo!! Just no!! This building is horrific!!! I got attacked by a husky dog in the lobby with a bite to my face and the building manager Kathleen Walker said it was "a matter between me and the owner"!!! Ummm, what??? She is So RUDE and UNPROFESSIONAL in her communication, I can't believe they have someone like Kathleen as the direct contact for residents. If you have children or grandchildren BEWARE! They do not monitor dog breed restrictions in this building, like many other luxury residential choices out there. This is a direct violation of the leasing policy for an unsafe habitable environment, they take NO accountability for the rights under the leasing agreement and are super stingy with money, they refused to break my lease!! Let's discuss the parking situation...I had no parking spot (which was agreed upon in my lease) for months! Before I finally got a spot months later...and my neighbors have complained about rust dripping and ruining their cars in the garage as well as spots being so impossibly tight to get into- One again they take NO accountability. They are a horrible company and so overpriced for what is offered, they are charging city prices and there is nothing around! Make sure you hire your own cleaning crew when you move out or you'll be charged $500. Although they have cleaning crew on staff, and need to clean after each occupant vacates, they still want you to leave the apartment clean as a whistle. Management is a joke and rude! read more

This building was great before COVID-19. Now, even though they put best practices in place that ask residents and visitors to wear masks in public areas and only ride with their parties in the elevator, this rarely happens. The building environment is hostile. Fewer and fewer people are wearing masks in public areas of the building. Half of the doormen don't wear them. One doorman, who never wears a mask, (doesn't even have one in front of him to put on in a rush) was onboarding someone last week, and now another doorman isn't wearing one, while training a foot apart. On top of this, people without masks hang out in the lobby for long durations of time, and nothing is said to them. There is no Super to enforce or make sure that any of the best practices are being adhered to. It is frustrating to live here (and pay a lot in rent) and know building management doesn't make residents' wellbeing a top priority. They are aware of the issues. Many scientists are expecting a large spike in COVID cases soon, and that it will be more contagious and worse than the last several months. Please make masks mandatory to use elevators, especially with others: no mask, no elevator. One cough in the elevator from someone not wearing a mask is airborne for apx 10 minutes. Call each resident if the email isn't effective, or they don't acknowledge receipt of the email. Posters are torn down and get lost among the others. Pleaemployees wear masks and protect residents. Thank you. A week or so later: One elevator has been out of commission for three weeks, making it even more apparent how many people don't wear masks, care about others, or understand prevention and how masks work, while helping make social distancing impossible due to a lines in a small elevator banks. Additional outside persons are entering the building due to the return of nannies and housekeepers, and not wearing masks. Please provide masks for all. Only maintenance and 1-2 longtime doormen wear masks. No other employees have changed their ways, or if they occasionally do, they don't cover their noses. Not helpful or considerate. I have lived in the building for a little over 18 months. I came in when the building was relatively new so I've witnessed it's growing pains which was basically things you should expect from a new building. With that being said the maintenance staff and Management were on top of resolving issues. I love it here. The amenities, location, neighborhood, staff and tenants are all wonderful. Maintenance requests are handled quickly. Eugene the maintenance Manager is always accommodating. Anum in the leasing office is wonderful. Always professional. Always helpful. I would give it 4.5 stars but I don't know how. Lol It's had been a blessing to finally find a place where I'm at peace. The building is well built so you hear minimal noise. It is well maintained. We are right down the block from the LIRR and the Bus Terminal which for me on snow days I walk right down the block to the bus instead of driving. I would like to see more tables outside with umbrellas but basically that's it. I wish I could stay forever but I share an apartment with my daughter for now, so I'm just enjoying it all while I can. Complaints: 1. Over a decade of renting in NYC and I've never lived in a place where the fire alarm goes off more than in this building. And it happens ALL THE TIME, basically every other month. Once it went off for 2+ HOURS AT 4 IN THE MORNING. 2. They will not allow you to store anything in the garage (bicycles, storage bins etc) even though the building itself stores construction materials in the garage... 3. You cannot use the pool unless there is a lifeguard on duty..like unclear why there isn't a "swim at your own risk if lifeguard off duty" policy but ok 4. The kitchen cabinets are seriously trash. Made out of some plastic shit and because the ventilation in the kitchen (really all NY apartment kitchens) is a joke the cabinets get greasy and sticky and have to constantly be wiped down 5. Whoever installed the wood flooring had no idea what they were doing. There are big gaps/spaces between the wood planks, you can imagine how disgusting it is. 6. Turn over of personnel is unparalleled, literally a whole new crew of maintenance and doormen every month. It's a safety issue and makes it super inconvenient to tip at Xmas time because you have to relearn everyone's name all the time 7. The HVAC units, they charge a ton for rent but couldn't install central air?? Good news is, more apartments are being built in the area and that competition can only help! read more

Upon moving in she couldn't of been more accommodating for me. The building is beyond clean & gorgeous. All the amenities great to have access to & my brand new car is kept in a garage! Pros - Awesome building with great amenities and staff. I commute every day to city and do not have a car so you can't beat the location - takes about 4 minutes total to leave apt and walk to train platform plus Mineola has a bunch of lines/train times. We have been here 2 years and just renewed for a 3rd year. Also the city views in apartments above 7th floor and facing west are better than any other building in Long Island by far. DO NOT LIVE HERE! Leasing office promised me and my roommate two parking spots before signing the lease, then after 5 months of living here forced us to move to a shared "tandem" parking spot, even though the word "tandem" is nowhere in the lease agreement. They then threatened to tow our cars after we refused to move so that they could make room for a tenant who had not even moved into the building yet. The garage also leaked and left cement residue on multiple cars in the building. Both my roommate and I incurred over a thousand dollars of damages to our vehicles from the leaks yet they only offered to pay us $100. Worst experience I have ever had in a luxury apartment building, Management has no clue how to treat residents. read more

My husband and I lived in 1 Third Ave for 2 years. We loved living in 1 Third Ave. and we can't say enough great things about the building! Being so close to the LIRR was very convenient since I work in Manhattan. Even though the trains are close, we barely heard them from inside our apartment. We had a few get-togethers in the lounge upstairs, which is an awesome space to host a party. We loved to BBQ on the roof, and our favorite thing was to watch the sunsets from the roof!!! Such a great view! And the city skyline makes a beautiful backdrop. Anytime we needed something repaired, the staff were quick and efficient in taking care of it. The building is extremely well-kept. The gym, sauna, and pool are awesome amenities to have, and the people who work there are great! My boyfriend signed this lease in October, and I moved in on April 1. I have been giving it a chance but I can honestly say this is nowhere near worth the money. Pros: Very nice doormen who are always more than helpful; nice building for the most part; extremely convenient for commuting to the city; the gym, pool, rooftop and sauna are all nice to have for those 1-2x a month you use them, if that. However the gym only opens at 6 AM, which means I can't go for a decent workout in the morning with enough time for getting ready before work at 8:30 in NYC. - The girls in the leasing office happen to be very nice and willing to help as much as they can. We were given a spot next to a horrendous parker and they moved our spot after the second complaint. Cons: - Structure: You can tell they wanted this building to go up quickly. The bathroom is not ventilated properly. Within just a few months, the cork started peeling off the door frame and tiles. The medicine cabinet must be too heavy for the wall, because it formed a huge crack which then caused tiles to fall off. Maintenance just painted the gaps with white paint, which looks stupid. The wood tiles in the whole apartment are nice looking, but were not spaced right so it makes it a pain when cleaning. -Maintenance: overall we haven't had too many issues arise, but when they do, they aren't too bad. A few times the toilet flusher needed tightening or the bathtub drain needed to be fixed. - However the super, Eugene, is not efficient in organizing the maintenance. When filing a request online, he comments with the times they can show up and lists the first time as 8 AM. Both of us are out of the apartment all day after 8:30, and prefer not to have anyone in the apartment when we aren't there. The first time, we tell him to show up between 8 and 8:30, he never shows up, and then when we call, he says that he can't be there exactly when we request. But he never said that in response, and if I'm the first appointment, why can't you be there at 8, if not that day but tell me another day you can be? This has happened each time we file a request. However, The maintenance guys happen to be really great and always willing to help. - The garage door was also broken for three weeks at a time and no one sent out an email about why, or when it would be fixed. Costs: Your first parking spot is free, but a second spot (which would be blocking the first spot) is an extra 100 dollars A MONTH, which at the price of rent, is quite ridiculous. None of these things are a HUGE deal. But when you are paying nearly $3,000 a month for rent, it makes a difference. Easy to say I will not be renewing my lease. read more

My wife and I moved into the building in August. After 35 years in a house, I didn't know if I could live in an apartment. We have made the transition and in fact we extended our lease for an additional year. The building and the units are first class and the staff has been wonderful. Walking to the train is a big plus, it is such a short trip to Penn. Mineola is centrally located so it is easy to jump on the parkways and to great shopping. read more

I have been living here for four months now. I cannot be more grateful for the management, I had some issues with the AC and Katie was very helpful and how to get it fixed right away... I didn't really need it right away but she went extra mile for us. I put my complain and they came next day. I think is great having someone 24/7 to help with this type of issues. I'm very happy in the building and I highly recommend living in here... all the girls in leasing office are amazing and not to mention Kevin who is Mr handy man Eric and Ronald it feels like a big family. the worst place i have ever went to try and get an apartment! the gentleman who showed us the rooms was rude and racist and everything else that comes along with terrible service! he was on the phone talking another language which was really rude!. he talked to other staff really rude and nasty. and it seemed he could careless if we lived there or not!. maybe you should find people who actually care and take time to put effort and make people feel wanted!. i would never even feel comfortable with him to be in my apartment. he supposedly says he is the super but couldn't give me an answer to if he could even fix the flooring and kept rolling his eyes. who ever is management should look deeper into this matter. i would never recommend this area of living to anyone!. even other residents that ive talked to outside the building said they are very uncomfortable with him! sorry hope you guys find new staff. i have plenty of friends who are i. the medical field that work right next door who would fins this place great! but not with someone like that!!!! rating. 1.5 read more

1 Third was the best place to move to! Anum and the staff are always pleasant. There are so many amenities that are so convenient here such as an indoor swimming pool, full gym, sauna, and a gorgeous indoor/outdoor rooftop with a stainless steel grill. You can book the rooftop for private events like birthday parties, get togethers, and they have a huge flat screen tv that is mounted above the in-wall fire place perfect for a super bowl party. During Christmas time they have Santa and his reindeers come in for a Christmas party so the tenants can enjoy during the holidays. Living here is like having the best of both worlds-indoor parking so you don't have to worry about shoveling in the winter and the Mineola train station which is about a 2 minute walk. So you can leave your car parked safely in the garage and commute so easily to work, the city, or take the train to the AirTran to JFK airport! My family and I are so happy that we live here. P.S. There are also grocery stores, the mall, and restaurants up the block on Franklin Avenue. read more

We have lived here for 2 years. The location of the building is convenient to the train, beaches, great shopping close by and within 5, 10 or 15 minutes away. The neighborhood is safe and there are always people around due to the busy train station. Not sure why the staff in the building change so often, especially the doormen. The staff in the leasing office, especially Anum are wonderful, friendly and are always available to help with any questions. Maintenance requests are taken care of within a day or two. We enjoy swimming and watching the sunset on the rooftop. The July 4th fireworks around the neighborhood are spectacular. read more

This place is huge and greAt. There is a pool and sauna. The roof is gigantic, it has a east and west side. 2 bbq. Tables chairs and sun tanning chairs.. great to have a party on roof top. 3 garages but they are kind of full so hard to find parking in the street and if you , you have to pay which isn't fair if your paying a pretty penny for rent. As far as residents theres all walks of life, from baby's to elderly people, and all kind of cultures. There really is only one negative and i have talked to about 76 percent of residents including myself as a resident for almost 2 and a half years. The super and the front desk workers make this place so awful. The front desk constantly has new faces and its Annoying becauSe packages always go missing and some of them can be so grumpy and rude. The super lives in the building but he has no manners or consideration for others. Especially if you come from a different background. I have see with my own eyes how he treats his own employees., and the way he talks to them is so disrespectful.. I'm not sure how or why they put up with it. The lady who cleans is a Spanish women and she is so kind and always greats me. I don't know all the boys but there always working really hard and deserve a-lot of credit, especially the tall painter.. there is another maintenance worker who is short with a ponytail. He is amazing. He has never failed to let me down with a work order. He is another who deserves a-lot of recognition , that i assume he doesn't get. And at last but not least. The beautiful and talented Anum. She really sold us and made us feel at Home. I've edited my review due to the leasing office's response. We had issues with mailing our first rent check which had to be a cashier's check. It was a chore working with our bank to get that mailed securely. We intended for it to be sent with signature confirmation but it was sent by regular mail and as we feared, we were notified after a week that this office did not have it. However, the second attempt worked with signature confirmation. Whatever issues they have with their mail will hopefully be averted with electronic payments. Don't know what to say to those who have to send payments by mail! Seems like a crapshoot. Oh and if you have anything bad to say about the place in a review, they'll try to guilt trip you into getting rid of it. After my first review, I was told I could drop out of my lease right then and there. Um thanks for the threat, and clearly I would if moving arrangements weren't already in place. Yelp is meant for bad reviews as well as good. If you can't handle that, don't run a business. Meanwhile they don't apologize for anything they do wrong. Except for that one time a mail package was broken. Thanks for the phone call. Update 10/6: pool is not going to be available any time soon (long term residents of Mineola have said good luck getting that passed through inspections!), construction throughout the building continues. the garage setup is moronic. Just ask to see it or try parking there. There are random Chase bank customers showing up in our elevators asking for directions because their parking lot is linked to ours and no one knows where to go. Any move-in appointments you set up for furniture are subject to random cancellations within a day's notice at their whim due to construction. I moved into One Third Avenue with my husband and 5 year old son in August. We moved from the worst experience/ another apartment building about 2 blocks down. This review isn't to discuss that but I will let you figure out the building on your own. One Third Avenue is a beautifully maintained building. The staff is so kind and they treat us like family. It is a concrete building so you do not hear your neighbors.. AMEN! Our apartment is spacious and very comfortable. I love the high ceilings and many windows throughout. My son loves the roof to play outside and we enjoy using the upstairs lounge for parties. The gym is great, both my husband and I use it everyday. It is quality equipment. Like most people I was dreading move in day. Its always hectic. However, our move here was pleasant and any issues that need to be fixed in the apartment were fixed that day. The building super and his staff are wonderful. I trust them to enter my apartment, fix what they need to and when they leave I never knew they were there. The doormen are all kind and welcoming. The leasing office is very well organized and efficient. All the ladies up there are so sweet and they really work with residents to resolve any issues and even look for ways to improve. Also, every resident in this building has been so friendly. You can tell the whole building is proactive, which to me means a lot as a resident. I love the feeling of living here and everyone knows me and my family by name. Also, the building staff threw a nice brunch and holiday party for residents. My son loved the holiday party, they had Santa come on a fire truck for the kids. These are some examples of showing how engaged the staff is. Many people review the pool opening as a negative and well yes it is in some ways. As a resident I understand that. However, if you speak to management they will talk to you. The truth is, it is opening soon and residents should be little more understanding and patient. But any apartment building you live in there will always be complaints. It is also a new building and for a new building there really aren't BIG issues. I am here for 3 years and when the pool opens I know it will be wonderful, just like the rest of the building. The pool is really beautiful. Yes the rent is high here but I can justify the cost. Our quality of life has improved immensely from our old apartment. I have grew up not to far away from here. There really are no luxury buildings in Long Island as nice as One Third Avenue. We love it here! read more

I have been here for 6 weeks and can say that this is an excellent property. The units are more than just modern - the kitchens have state of the art appliances, the bathrooms resemble that of a 5 star hotel and the layouts allow for optimal use. The apartments also have beautiful hardwood floors, perfectly installed large windows with shades, quiet and efficient air conditioning, and pretty good soundproofing (take notice of this list, Avalon properties). The amenities are even better... outside of the delayed indoor pool/spa opening, the gym is as good as any private health club with its large selection of machines, free weights and aerobic equipment. The rooftop deck and clubhouse is also a major draw. Finally, the service - which is also top notch. The staff in the leasing office is very nice and all of the doormen/concierge guys know you by name and never seem to leave their post. Add the constant direct running trains to NYC being a block away, and you have the luxury of Manhattan style living in Mineola. read more

Fire alarms have stopped (for the time being at least) and the pool is now open, which both make living here much better. The staff remain wonderful. This is really a 4.5 star review, the only reason the building does not get 5 stars is because rent is high for the size of apartments, while many layouts are oddly shaped. This building is as good as it gets!!! If you want to experience top notch luxury living look no further than One Third Ave. I have been living in the building since June and everything from the staff all the way down to the fixtures are top of the line. The building is fully secure with all the amenities any tenant can ask for. The entire staff is nothing short of spectacular. My experience was a poor one coming from the building i previously lived in so i didnt really know what to expect moving into another brand new building but this building blew me away. If you want to experience the highest level of luxury living available on long island this is the place to be. The floors and walls are double thick so you dont even know anyone lives above or next to you. The privacy factor was a huge selling point for me. The 24 hr doorman gives the building a great sense of security. No one can go in or out with going by the doorman. Indoor pool, gym, roof deck what more could you ask for. This is by far the best building i have lived in and i will be a tenant for many years to come. read more
