$4000 luxury apartment that looks like motel 6 when you move in. Mold in dishwasher, urine on the bathroom floor with pregnancy tests. Grime and oil on all kitchen cabinets. To then go back and forth with the maintenance manager for the past two months to fix little things he can't keep his promise on doing. Then the best part is being told by the community manager that it should've taken 3-4 minutes to clean the kitchen instead of the 2 full days it did. "If it was an unlivable situation why did you stay". Felt utterly disrespected and unprofessionalism in the office is crazy. Not one person did a walk through before we moved in on a Saturday. Last weekend I was in the pool with my 5 year old son visiting my dad (my dad rents in the complex). A Little boy that was there was asking everyone if he could "hold their hand" bc he was scared to jump in the pool (mom nowhere to be found BBQing possibly and smoking a cigarette according to other people but I did not see that so I will stick to what I saw). He jumps in the pool and bc he didn't know how to swim pushes my son under water twice using him as an anchor. Thankfully I was right there and de-escalated the situation and essentially saved my son's life and I put the other little boy the ladder to safety as well. My son was coughing and hysterically crying saying he wanted to leave. We left and my dad confronted the lifeguard who was blowing leaves and told him that it's the parents job to watch their kids. Well sir, I was watching my kid it's not my job to watch other people's kids either. But I'm also not a lifeguard! This occurred on Sunday 7/23/23. Last summer the lifeguard was engaged in the pool when kids got rough she used her authority to prevent and de-escalate situations. The fact that this occurred is DESPICABLE and I will escalate this to corporate after we complain to management. UPDATE: as expected, my dad called corporate and they were just as useless as the lifeguard on 7/23/23 told him to "contact management because we have nothing to do with the lifeguard." A little ADVICE CORPORATE: if you do not FIX the situation I fear tragic circumstances for another human being due to your gross negligence of humans lives AND SAFETY. Hope you have strong liability insurance you are swimming in dangerous waters NO PUN INTENDED. PARENTS DO NOT LET YOUR KIDS SWIM IN AVALON POOLS. read more

LOOKS ARE DECEIVING!! Don't let the modern characteristics of this complex make you think you are getting $3,000 a month worth of living. The stove stopped working. The lights went out in a portion of the apartment, all summer the air conditioning would just blow hot air and maintenance had to come many times, windows and doors are not sealed properly so bugs find their way in especially if you're on the ground floor, and lastly THERE IS BLACK MOLD. My family has since moved out and have stopped sneezing however our cat suffers from asthma now and never had it before living at the Avalon. I never felt so sick and even though it was "cleared" from under the sink, it was in the vents and You can tell by how crappy you feel. It's probably not a cold or allergies, its black mold that they can't get rid of. Which is also illegal. Plenty of other places to live sorry but was disappointing and wanted to love it read more

I have encounter three separate low-income apartment tenants that not only through garbage outside there door or smoke pot in their apartment all day long but when they left after not paying rent totally trashed their apts. in addition, Nassau County police are here at least teice per week due to robbery, cars broken into or domestic disputes. Last summer there was a trans prostitute that would show up on weekends near building 13 until cops were called. Maintenance is pretty useless except the one manager who truly cares. The grounds are kept clean. The leasing office is a horror to deal with. If you call corporate sometimes you get the ball moving when it has to do with property problems. I pay nearly $4k a month not worth the unsafe feeling or surroundings. read more

Avalon in Westbury has to be the most unorganized apartment complex I've ever worked in. The maintenance people don't follow directions and upper management doesn't care as long as they can get low skilled low paid workers they're happy. There are numerous safety issues that aren't being addressed the maintenance people are not trained to work on gas heaters or plumbing and electrical systems so it's just a matter of time before there's a carbon monoxide problem, or fire. There are so many water leaks in most of the apartments the mold is growing everywhere, see the pictures I posted the maintenance people can change the batteries in a smoke detector or reset a breaker, but that's about it. I have lived in Avalon Westbury for about four months now and ... this is truly a poor establishment. First, I am barely able to enjoy peace and quiet since my downstairs neighbor is constantly banging on the walls, knocking on my door, or contacting me in some other fashion because he can hear my footsteps and other normal, every day sounds of living. He tells me he is unable to sleep and therefore unable to work. The sound insulation is that awful and unfortunately, there is nothing I can do to change or fix it. Management has been contacted multiple times and has not assisted in finding any reasonable solution. There is garbage frequently piled up near the disposal (which happens to be about a ten minute walk from the apartment - you have to carry multiple filled garbage bags to the disposal, it's a trip/event every time.) Dogs are very common in the complex and there is hardly a waste bin to be found outside, maybe three around the huge complex. Most of the time, people don't bother cleaning up after their dogs because there is nowhere to dispose of the waste. After my first month, I didn't realize my direct deposit had not been setup correctly and after about a week late on the first payment, I received what looked like a notice of eviction from management. It made me laugh actually. Anyway, I pay $3,200 per month in rent and the above is what I'm paying for. This complex is atrocious, I highly recommend anyone considering this as a home to skip it. Do not rent here. When it was time to renew our lease they increased our rent $400/month. FOUR HUNDRED DOLLARS A MONTH. It is absolutely ludicrous. It's such a shame because we love it here and would happily stay 5 years but who can afford it when rent increases more than 15% a year! I lived in Avalon Westbury from 2012 to 2015. The complex is really nice, apartments are good and the neighbor is amazing. Staff is very helpful. The only bad thing about Avalon Westbury is the renewal raise. Every renewal the price raise is too much. Second renewal they raised around 9%. So this should be taken in consideration if you plan to stay long time. read more

Melanie Hines, an agent, at the Westbury Avalon helped us choose the perfect apartment. She was never too busy to return a phone call or email me within a short period of time. She took me on a tour of an apartment that was similar to mine since the apartment I was interested in was still occupied. She had so much patience and was so good-natured while I made a video clip to show my daughter who was away at the time. A few weeks later, upon my request, Melanie even went into an unoccupied apartment and measured a closet so I would know if a piece of my daughter's furniture would fit inside it on Moving Day. She has been so sweet, efficient, and interested in our happiness throughout the entire process. We really appreciate all she has done for us. To Anyone Considering Renting at Avalon Westbury, NY Please Consider -this location had a toxic mold situation where all tenants were evicted in order to remediate each apartment -In order to preserve their tax benefit status, SECTION 8 TENANTS LIVE IN MOST OF THE APARTMENTS IN THE COMPLEX -Section 8 wouldn't be so bad, but their are too many of them living in each apartment -The Section 8 people do not monitor their kids, who ride bicycles and skateboards, screaming around the complex, breaking windows -The tenants have dogs such as rotweilers and American bulldogs that pose a danger to the other tenants, I already know of two incidents where tenants dogs have been bitten by these larger attack dogs -They bring too many people to the pool although supposedly you are only allowed one guest per tenant -the Nassau County Police Department came to the complex this summer as there was a two year old child unaccompanied with nobody else around, they had to search to see who the child belonged to. The Avalon's most recent campaign is to "repipe" all of the plumbing and bs the tenants that it has nothing to do with the old mold situation. We have a young child and two small dogs and we are deeply concerned about the quality of the air and water We strongly recommend you don't move here. read more

We recently moved out of the Avalon. While there we loved the apartment but when we moved out they billed us for new carpeting. They claim the carpet was new when we moved in but on move in day the manager was very happy to point out the carpet had been freshly washed. They have been very uncooperative in trying to resolve this and quickly sent it to a collection agency. Beware when you move out to be very thorough with pictures and a walk through with the manager. Make sure you get a signature from them indicating no damage before you turn in your key. read more

This is by far the worst place we have lived in. They care so much about maintaining their outer appearance to attract more tenants that everyday it's something going on regarding maintenance. Whether it's making you move everything in from your balcony so they can paint, to cracking your door open so they can also paint, to blocking off hallways so they can wash it, to blocking off parking a so their maintenance crew can park, etc. the list goes on and on. They also just put in more "reserved parking" spot, meaning taking away our normal parking space and charging people more for it monthly so they can make more money. Our building is constantly being reconstructed so there's people banging and hammering 12 hrs a day, the noise never stops. It's supposed to be a nonsmoking policy but our building smokes pots and cigars like crazy, and worst part, it's centralized air unit so the smell is shared among all the units, yup we are sniffing in pot smell almost everyday. They are always changing and cutting off hours to the recreation rooms, making it harder for people to use it. The list of negative things goes on for much longer...oh and one thing I left out, the place is infested with cockroaches. I killed about a cockroach every 2-3 days, so far I've racked up a handful. They come out from cracks, running all over the kitchen counter and bathroom, and I also found it in our bedroom one time...beyond disgusting. read more

We moved into the Archstone Apartments in June of 2013. When we first moved in we had to pay a $500.00 non refundable pet fee ( plus an additional $50.00 per month charge added to the rent), $150.00 per resident non refundable fee for credit checks, $700.00 non refundable amenity charge and a $750.00 refundable security deposit. Our monthly rent payment was $2,420.00 per month for a one bedroom apartment on the third floor with no elevators. The apartment was very nice with a winter view of the pool. Parking near our apartment was limited and it involved parking far from your apartment. Not bad when you are just walking to your apartment, but carrying groceries or in inclement weather is not fun. The snow removal during this past winter was absolutely horrible. The entry gates to the community were out of order and left open more often than not. The community also allows section 8 residents to live in the community for the tax breaks. This is not an issue except that Avalon allows families with numerous children to live in apartments that are not designed for to many occupants and therefore the people living in these apartments have to store items on the balconies to make room. When our lease was up in June 2014 we were advised that our rent was going to increase to $2600.00 per month and we would have to pay $700.00 per year for the amenities instead of the one time charge. The staff there is definitely sales minded and when we questioned the large increase we were advised by the "Customer Service Supervisor" that the increase keeps up with the area prices. We also had a scheduled appointment with same to have a pre exit inspection of the apartment. After waiting at the apartment for the appointment for three hours, I was advised by the staff that he was not in the office and that he would contact me via phone. Well, the phone call never came. The staff could care less that we were going to vacate the apartment instead of paying the higher rent. It is obvious that Avalon does not want long term residents. They can charge new residents for all the non refundable fees every time a lease expires. If you are in the market for a long term rental apartment, I would definitely look at other communities, unless you don't mind throwing away money on a monthly basis and hiring a moving company on a yearly basis. We hope this helps in your decision on where to live and hopefully you wont have to waste your money on non refundable charges and moving companies. read more

I have lived in Avalon Westbury for 5 years now. Recently I had a major water leak from my bathroom to my closet. During this time I was asked to stay in a hotel for a few nights while the problem was being fixed. I have a 3 month old daughter so you know how complicated that could be. John and Sal who are the matience men in our complex was beyond helpful. They were there everyday figuring out what was wrong and having the right people to fix it as soon as possible. John offered me to stay in a vacant apartment as an option while my house was a complete disaster and offered me his personal air mattress so I could stay and not have the complete inconvoence of moving all my child's belongings with me. How kind, Compassionate and helpful he was during this time really made what had happened in my apartment not an issue at all. Also, have me his personal cell phone number just incase there was any issues that arose after hours. These men were constantly looking out for me and made sure I was taken well care of. I am very thankful for kind and hard workers as they have been for years for me. read more
